- Verified traveler (6/5): - Overall I don’t know that I recommend this hotel.
First, the good: the entire staff was super friendly and accommodating, it was easy and reasonably priced to book a private taxi through the hotel for day trips, and the breakfast buffet was really good.
The bad: it was next to impossible to get any sleep during our three night stay. The walls are paper thin so you hear everything next to and above you. It’s also located on a busy street and next to train tracks (with constant honking by both until late at night and beginning before sunrise), as well as located next to a middle school. I’m not sure if it was due to a holiday or special event, but we were awakened by scores of children on microphones, shouting, and playing instruments beginning at 8am. If you are anything short of a very heavy sleeper, you will struggle.
- Verified traveler (2/5): Disgusting Hotel - This is the dirtiest hotel I have ever stayed at. I expected a budget hotel, but I was shocked to see how dirty this place was. The sheets had stains. There were stains on the walls. There was literally a used tissue with a blood stain on it being used to hold up the glass top of the bureau. They provided flip flops for the bathroom that were very dirty. My husband slept in his clothes, because it was clearly a very dirty room.
- Verified traveler (8/5): - The place is near railway station and the slums are nearby with people stay across street. Not sure safe at night.
- Michael (10/5): A comfortable stay - Nothing spectacular however delivered comfort together with a decent breakfast for AUD35. This compares to a nearby hotel I paid AUD45 that was more comfortable but had to move from because of noise; trains and karaoke bar.
If worried about getting woken by the trains, ask for a room away from the road.

- Tracy (6/5): RUINED OUR TRIP TO MANDALAY!!!! - Ruined our stay in Mandalay!! We asked for a taxi for the day to see 2 waterfalls but we were taken to other locations where we dod not want to go.
Driver eventually found a waterfall but not the right one. Managers attitude when we complained was not helpful and would only give small discount on the price. It was our last day so could not do the trip next day.
Rooftop bar is nice but the room is small and dated. Bathroom a bit old and grubby but decent price for central location.
- Ian (8/5): Friendly staff and good value hotel - Friendly staff who speak a bit of English and always try to help, easiest way to get around is by taxi as the sights are spread around so no ideal one place to stay.
Breakfast was ok, room not massive but for the price it was perfectly adequate.
- Nicola (8/5): Good budget hotel with rooftop bar. - Decent size room with fridge, tea/ coffee and free water, very hard bed tho. Lift was handy so we didn't have to climb stairs. Had lovely rooftop bar and indoor resturant with good prices and good food. Lovely helpful staff. Ok location,close to train station. we walked to the royal palace but got completely stuck in traffic trying to cross South Moat Road so take care if your walking there as there are no footpaths and lots of traffic.

- Luke (8/5): Cheap spot to stay for a night or two - I stayed for just one night before flying out to Bangkok. The staff were friendly and had some good restaurant recommendations. They were also able to book me a quick trip to Mandalay hill, which was a nice way to finish the day.
- Verified traveler (6/5): Close to Rail Station - I stayed at the hotel due to proximity to the railway station. The hotel is average so don't have overly high expectations. Roof top bar isn't bad but is tiny. Breakfast/dining area could do with a clean.

- Stephanie (8/5): Nice rooms and great breakfast buffet! - The staff is very friendly and will help arrange bus, boat or train tickets as well as help with local sightseeing. The rooms are clean and comfortable and the breakfast buffet has many options. The wifi works ok. We enjoyed the rooftop bar and free drink during happy hour.

- Verified traveler (6/5): Worth the value! - The staff was very welcoming. We received good service when check in and check out. The room was worth the value. The size of the room space was on the smaller size however, the roof top view was a good place to relax.
- Verified traveler (8/5): Value for money but bad wifi - Good value for money. The wifi was terrible though and our room was just below the kitchen so we got woken up by their preparation noises in the morning.
- David (6/5): Interesting area - When the taxi brought us from the airport we were concerned about the area the hotel was in, there were many street stalls and vendors - it added to the atomosphere. We walked for several blocks around the hotel and felt quite safe.
The staff were very helpful.
- Verified traveler (8/5): Great hotel at good price - Hotel was great - we extended our stay twice. The staff I very friendly and helpful, and the hotel is relatively central to palace and other points of interest, in a city which is very spread.
- Verified traveler (6/5): Close to rail station - Excellent location to catch the train. Note as with any hotel in Myanmar it is over priced by at least 50% so no hotel in this country should get beyond the star rating.

Pros:
- Friendly and helpful staff (of course)
- Location seemed pretty central with plenty of eating options. Near the railway station and palace complex
- Nice roof terrace with views in 3 directions across the city. Free cocktail during happy hour.
Cons:
- Room seemed small, cramped and badly arranged: double bed pushed against 1 wall and under a window, not much floorspace around the bed. But was clean and with nice views from the upper floors
- Drinks were pricey after you'd been lured with the free cocktail.
- Worst breakfast in 3 weeks. OK if toast and jam is your thing, but the savoury bain marie options were tepid at best, so didn't risk it. We were fed up with omelettes by then.
Of course, the internet was rubbish: this is Myanmar so doesn't count as a con.
We found elsewhere the next time in Mandalay, but missed the roof terrace.
- Alexa (6/5): Great service and food - For a short stay the hotel was great. Very friendly staff and delicious breakfast. The room was very comfortable and large with a small living room attached. The neighborhood seemed a bit dangerous at first but it is close to sightseeing so it worked out fine for us.
- Nhu Nhuc (4/5): a bit run down - Our room had ants. The staff came with bug spray but it didn't help. More just came. They couldn't change our room that night. Fortunately we were a party of 6 so slept in another room. They changed our room the next morning.
The hotel is a bit run down, as Mandalay as a whole is. The staff were good and did what they could, but the hotel just needs a good clean. They should hire better cleaners / housekeeping team.

- Alan (8/5): Friendly hotel - Friendly staff who helped make travel arrangements, small room but reasonable for the price. Breakfast was very good as we're other meals at their restaurant. The driver, Mr. U Soe, they arranged for me was brilliant and showed me so much in 2 days, always providing cold water and snow towels. Wifi was not great.
- Matthew (8/5): Nice Stay - Nice hotel. Rooms are pretty standard, nothing exceptional, but clean. Local is good - almost directly across the street from the train station, near Mandalay Palace and other sights. For the price, it's a good place.
- Jared (8/5): Good choice and value - Great hotel! Very friendly and helpful staff, ready with lots of information and flyers about local attractions and tours at checkin. Quick to respond to needs. Restaurant is great for breakfast and dinner. Location is central, if a little dull. Property seems fairly new and well kept. WiFi could be spotty, but that's Myanmar. I would stay again.
- Nigel (10/5): A real treat - Incredibly helpful staff. Excellent location close to everything. If it is a first visit to Myanmar, the poverty will be a shock but what incredibly friendly people despite all they have been through.
- Sally (10/5): Warm and convenient hotel near Airasia bus station - It is a warm and welcoming hotel with good buffet breakfast. I stayed here for six nights. The manager is very welcoming and informative while the staff is courteous and helpful. A female receptionist on day shift is also informative on transport to sightseeing spots. The male receptionist on night shift is helpful.
There are a few restaurants and supermarket around. Buffet breakfast changes its menu each day, and is quite yummy. The hotel is next to the train station, and would be convenient for travellers taking train.
The hotel is located in ten minute walk to the Airasia bus station to the airport.
I am glad to recommend this hotel to fellow travellers.
- Steve (10/5): Comfortable and friendly, next to the station - I stayed here on two occasions, both excellent. It's not super luxury but for the price, it is a bargain with comfortable, well equipped rooms, extensive breakfast buffet and friendly staff. Right next to the rail station but as there are hardly any trains, it isn't noisy. First time I had a ground floor, windowless room which had great wifi. Slightly stuffy but silent. Second time I was upstairs and it must have been a bad day because the wifi wasn't working very well in the lobby either. All up, I'd stay here again without a second thought.

When we encountered some difficulties changing a booking, the manager helped is find another hotel for one night and even drove us in his own car. Great people and excellent service!

- Treez (8/5): Good, clean hotel just opposite train station - The room was clean and comfortable. The staff were really nice and helpful especially one of the male members of staff based in reception. I felt however that some of the staff were not very confident or experienced although they were very willing to help. The manager was very pleasant and accommodating.
It's a nice hotel to stay and very convenient for downtown and for the station. I would recommend it.
- gary (8/5): very nice hotel - Great hotel. A little overpriced now that there is more competition. Other reviews are right on. Breakfast unacceptable but the service was poor. Dinner was mediocre and a little expensive. All in all, a great place to stay.
- Verified traveler (4/5): Disappointed in Mandalay... - We didn't like the location of the hotel and our room was not as clean as a hotel room should be but the staff were very helpful and friendly. The taxi drivers out front are expensive so haggle for a more reasonable price.
- Girish (10/5): Small hotel with best location - Its a small hotel with best location, just opposite to Mandalay Railway station. Room was very clean with all basic facilities. Good assistance for day tour in Mandalay.
- Laura (8/5): Close to Market - Everyone who worked at 79 Living was pleasant and helpful. We had two rooms for five people. The Double Room was barely bigger than the bed. The Family Room was quite nice, with windows on three sides and a nice sitting area. However, the neon light was right outside one of the windows at night time and the curtains did not completely obscure the flashing. The location was a mixed blessing. It was easy to walk to the markets and convenient and inexpensive to get cabs to the other sights. The neighborhood, however, was very mixed. You had nicely renovated buildings and dilapidated buildings side by side. You had people living under the bridge across the street. This is not going to be a real comfortable setting for a lot of western travelers.
- Lindy (8/5): Location worked out well - Mandalay is only getting to be a destination spot--our hotel was well located to visit the open market and shopping streets (walking distance), and then the Royal Palace, jade market, and Mandalay Hill by taxi. Our group had two rooms: the suite for 3 was an excellent large space--the room for two was much smaller and although we requested twin beds had a king but it was ok. The towels had seen many washings and the duvet barely reached the top ends of mattress. We were there during rainy season but the AC worked great and we were comfortable. There were mattresses standing in the hallways as some of the rooms were being remodeled--US travelers are unaccustomed to that level of casualness but it fits in this developing country. The breakfasts were acceptable and we had room service one night which was also acceptable and timely. The staff worked very hard to please and were efficient and friendly--always a big smile.
