- Esther (10/5): Near city airport - This was a stay close to the airport and it worked out perfectly. We found the property easily near Rory McIlroys home golf course. There was ample parking and the room was large, clean and a great shower. The neighborhood was safe and quiet. We walked in about 20 min to High St and although a Sunday evening we found Lemongrass open and had decent Asian options. We were also happy with breakfast at Joxer. We easily returned our car to Sixt (awesome). And hopped on to the express to the train station for 2.60 Everyone we dealt with in NI and Holywood were helpful, pleasant and welcoming.

- Angela (10/5): - We so enjoyed our time here. The atmosphere of old elegance that remains comfortable is stately is a great fit for us. Our room and bathroom was very spacious. We were not expecting breakfast, but a light continental one was perfect for us. Fruit, toast and cereals were options. It was quiet and the bed was very comfortable. Wonderful thick white towels for our use were much appreciated. If you want modern and glitzy-this is not your place.
- Robert (4/5): - The house was run-down: broken chairs in the common area. The mattress was soft and needed to be replaced. A child and her mother kept us up the first night until after 1 a.m. The next day, two little boys were playing soccer in their pajamas in the living room and told me they lived there. We never saw anyone who worked there after our initial check-in. No water was available and they didn't have coffee in the morning other than instant... The breakfast options were poor-quality items left in a refrigerator in the dining room. The house was obviously at one time a gorgeous property and now is in need of some TLC.

- Amanda (7/5): Great location and nice guest house - Location is great, the room was really clean and the bed is really comfortable! Unfortunately they don't serve breakfast anymore, for me this was the most special thing when I stayed there 2 years ago. This was my second time at Rayanne House Guest, and different from my first time, my experience wasn't good. There was an irish couple on the upper floor above my room, completely noisy. They left the guest house at 23h30 talking really loud, the lady wearing high heels not even trying to be quiet nor respectful. They got back around 4.40 am and the lady walked for an hour in the room with high heels, making it impossible to fall sleep again, while they were moving furnitures, laughing and talking really loud.

Bathroom was stocked with towels and toiletries and bed was very comfortable. Owner was extremely pleasant and accommodating. Would definitely stay again if I was in Belfast.

- Niamh (7/5): Stunning view with the comfiest bed. - The view was stunning and the room was really pretty. Bed was extremely comfortable. Good safe parking to. Lovely bath, great tea making facilities and hairdryer, iron etc. No cold drinks! I couldn't order an evening wine or a cold drink or any snacks. Maybe a vending machine or tuck shop would have made all the difference. I did store my own soda in the fridge in the breakfast room.

- Kathleen (10/5): Beautiful - Beautiful family house. We stayed here over 20 years ago and it is still as lovely as it was then. Highly recommend for anyone wanting to stay in a home rather than a sterile hotel. Immaculately clean and so comfy it wraps its arms around you.

- Anais Skye Yuill (6/5): - Pros: beautiful room, lovely shower water pressure, front desk lady who checked me in (I believe Polish?) was very kind, the hotel itself is beautiful and situated in a nice neighbourhood Cons: 20 minute walk uphill from Holywood/train station, or 12 minute walk from nearest bus stop - so recommended if you have a car. The sound proofing is not great, could hear children running around all day/into the evening and then could hear the next door over showering and the man singing in the shower. Not great. The rest of the staff/owners leave much to be desired. I came in one evening and a woman who I assume at least works at the hotel if not owns it saw me come in and grab my room key from the front desk and just stared at me as she walked to the staff door, didn’t say hello or inquire about anything. Pretty poor customer service for a hotel. Also unsure how this is a 5 star hotel - nothing is offered beyond room and bathroom. No other known amenities, apparently not even house keeping. Stayed 2 nights, no one came in to clean or replace anything which was fine but a little surprising as nothing was mentioned. No other services or amenities were mentioned so again, it was fine but not 5 star at all. Overall probably wouldn’t stay again since it didn’t offer much for the price and is way too far out of the city especially not having a car.

Was awoken at 2 am on two of my nights by noisy guests arriving back in the room above and talking loudly for a long time. Not the owners’ fault of course.

My fault this time for assuming we would have breakfast, but for whatever reason they have stopped doing it. The option of a winter return hoof in and out of town didn't fit in our day so we went hungry. Room was fine. A little cold in the middle of the night as we had a light summer quilt. Another pillow would have been nice too.

- Stephynie (10/5): Great price and huge room to stay near Belfast city - The room was much bigger than anything we stayed in during our trip and was specially decorated very nicely. The price was amazing / half of Saturday night rates in the downtown. Daniel at the front reception was so helpful. He called a cab for us so that we could go checkout the Belfast Christmas market after letting us know that parking and traffic would be difficult. He made our stay in Belfast worth it, also told us about the bus / train options nearby. short commute to the downtown of the city from there, we didn't end up spending more time in downtown Belfast beyond one evening but the price was worth it
- Laura (10/5): - Beautiful guest house tucked away about a 10 min drive, or 30 min train, from central Belfast. There’s no restaurant on site but a few places to eat in the town about a 15min walk away. No nightlife in walking distance but an easy cab drive away. Would definitely stay here again!

- Sam (5/5): Not sure how this place is AA five stars. Disappointed. - Very clean. Comfortable beds and cotton linen. Location for airport great with lots of great places to eat. No coffee machine. Room right by front door so lots of coming and going noise. Cannot see out of any window as glass is all obscure. Breakfast was a very early one with things left out for us but still very poor, sad looking fruit bowl, instant coffee, gone off milk, cheap croissants in plastic wrappers.

The local area was quiet Very little noise from outside the property, due to soundproof windows. Other feedback. Internal doors would benefit from some sound proofing & soft/ quiet close options to reduce noise made by guests.

Listed as room only accomodation but there was actually a complimentary breakfast with small selection of cereals, breads for toasting and plenty of fresh fruit. Host very friendly and welcoming. Old property and some of the furniture looking a bit worn - floor in the bedroom a bit creaky.

- Gerard (1/5): A neglected opportunity - I never write negative reviews.. but we were so disappointed with Rayanne Guesthouse. A truly beautiful building with such potential suffering from neglect. Sadly no attention to details. For example the TV (which we didn't watch) was positioned away on a corner table where one csn only see 2/3 of the screen. The room had a mix and match of furniture that provided no harmony. But the nightmare for us began when we returned at 1am and the key to our room was gone. Probably taken from the unmsnned reception by another guest accidentally?There was a number you call for help.. but this number was inactive. I went into the open office a found a master key which I used to open our room. The alternative was the sofa in the sitting room. The young man in reception seemed to know that the help number is inactive.. so why is it on the recrption desk for the guests. There needs to be a more secure system in place for guests keys and informstion. Oddly there are security cameras in every corner of the general rooms.. but noone looking st same. A real pity that such a gem of a house can be managed so poorly. We will not return!

- Adele (8/5): Lovely old house with great views. - Lovely old house with beautiful views over the lough. I was staying in room 9 (single) and due to the very pretty, but unusually shaped dormer window, there were no curtains. If, like me, you wake when it gets light, bring an eye mask!

No air con, too many stairs and shower was in a bath which was a bit awkward as we’re both in our sixties with some medical issues.

We were comfortable and the first place I stayed where I didn't over heat. Beautiful decor. Staff carried my luggage up to the top floor for me. That I wasn't staying longer!

- Ching (7/5): I really like to stay here but they need to improve the clean - This guest house has a very good surrendering environment, They just clean up my room one time even I stay 4 night! And didn’t refill the coffee and tea bag, did’t clean the trash bin. And the bed side draw still have some previous visitor’s credit card and receipt in it.

- ANDREW (6/5): Short straw - I felt like I had the short straw here when it came to rooms, I booked a three night stay as I was working nearby. My room was small and dark and there was a used towel left by the previous guest in the bathroom. When I told the person in reception they apologised but didn`t offer to get it, so I had to handle it and bring it downstairs myself. my shower was broken and did not release much water, and when I told the person at reception I was given a key to use the shower in another room, but only to use the shower. The reason I've titled this review short straw is that when I entered the other room, it was like being in a totally different hotel, the other room was much nicer and better, if I would of had this from the start I would of been very happy with my stay. however the shower in this room wasn`t great either but better. Anyway I'm due to work over in the area again soon and I doubt I'll choose this hotel again unfortunately

My only grumble is that when I arrived mid Friday afternoon, the front door was closed, and it took quite a while to gain access.
