• Ted (4/5): Be aware…of noisy construction overhead. - Good central location. Quant look and decor. Bed was so so in terms of comfort. Biggest issue was the noise directly overhead from the workers above. Each of our two mornings they began working at 8:00 am despite the property worker telling us they won’t start work before 10:00 am. A major bummer as we were looking to rest in.
• Mary Little Lamb (6/5): - Convenient location near Uffizi. Pretty room with upstairs mezzanine for bed. Room facing the road was incredibly loud with partying down below all night, every night. WiFi barely worked in room and needed a booster. Room was quite cold, too and bed was very uncomfortable (you could feel the springs).

• Vladimir (6/5): Perfect location and nice staff, but the room itself is underwhelming. - The location is great! It is right on the "food street" and very close to everything. The staff was very nice and helpful too. And it was clean. The room layout was unexpectedly inconvenient - the only bathroom in the room is on the 2nd floor and there is no even a sink on the first floor, so if you need to just wash your hands you need to go to the 2nd floor. And the entrance to the bathroom is very low, I'm not a tall person but had to duck. Overall impression is that originally the entire "apartment" was just a room in a larger one, that was re-built into a separate apartment by adding that 2nd half-level and a small bathroom there. Then there is zero sound isolation from the street, if you close your eyes it feels like you are on the street, you can hear absolutely everything. Perhaps their other suits are better.

The property wasn’t the one we had booked as when we arrived we were told there were renovations at our original booking.It would have been nice to be informed of this in advance of our arrival. The apartment we were given was in no way comparable to the pictures depicted on Booking.com. We had to move again to another apt for the fourth night of a 4 night stay.This once again was a downgrade . The pillows were cheap & lumpy in the first apt. The electric towel rail didn’t work in the apt . The microwave in the communal area was broken .

• Kleinta (10/5): An unforgettable stay in Florence! - The location couldn’t be more perfect, tucked in the historic center and just steps away from all the beauty of the city. Marzia was incredibly kind and welcoming, taking the time to explain everything and making us feel truly cared for. We were grateful for the early room readiness and the flexibility to leave our belongings after check-out, which made our trip so smooth. The apartment was charming, very clean, and comfortable, a lovely duplex that felt like a little home in Florence. A wonderful experience we would happily repeat.

The downstairs living area was spacious and beautifully decorated. Host was fantastic, very accommodating when we arrived a little earlier than expected and helped us secure an early morning taxi to the airport. Walking distance to everything on our list. We stayed in a luxury suite and the room we were in had a loft that contained the bedroom and bathroom. The bath tub was beautiful, I used it several times, and was on a little platform close to the bed. The bathroom was small and I’m only 5’4” and I had to stoop a little to go through the door. Heads were bumped several times.

• Srabashi (7/5): If you are young, and enjoy being in the historical Florence, this is the place. - The best aspect of this place is the location. Uffizi is 5 minutes walk, Duomo is 10 minutes. You can even walk to the railway station if not encumbered with heavy luggage. We left one backpack with laptop in the taxi while coming to the place. Mariza immediately called the taxi people, located the taxi (no app booking, no number with us, no name) and made sure the lady returned the bag within an hour. It was a miracle, I would say, and all due to her. I met the owner and he seems to be a nice person too. Enjoyed the coffee machine and the microwave oven. The apartment is part of a 17th century house. On the first floor, no lift. We were told that one cleaning will be arranged, but it was not done. We did not insist also. We were told to leave the used dishes around the dishwasher, but the dishwasher was not run conveniently. The apartment is on the smaller side, with not enough place for storing stuff, if you are staying for a longer duration. We stayed for 5 nights. The bathroom is private, but very tiny and inconvenient.

I loved the split level aspect of the room. The Wi-Fi was really spotty and did not reach our room. But that was our only issue.

• Luiza (9/5): Unique decor and perfect location! - Very central location to explore Florence on foot. Naturally, for such a central location, the streets are very lively, so it can get a bit noisy. Wonderful coffee shop across the street. Lots of shops, restaurants and main attractions nearby. Great, comfortable stay in a uniquely decorated apartment. Check in was a bit challenging. I ended up at a different building due to a Google Maps confusion (do not use the address, just type “Corte dei Neri” if using Google Maps) and gladly I had data to contact the host and sort out the problem, but communication was a bit slow. I realize this was an isolated episode though and it wouldn’t prevent me from staying here again.

She also checked in with us on a couple of occasions during the stay. The location of the apartment was the best feature and so central for most of the sites and amazing restaurants and cafes. The apartment was really big with great, original architectural features and furniture. The roll top bath in the bedroom was a nice touch and the kitchenette had a good size fridge. The bed was massive (bigger than a king size) and the shower pressure was great. The apartment is very central, so it was quite noisy in the evening, including an art exhibition on the ground floor one evening that carried on until late. However, this is a bustling city so you would need to expect some noise and would only be an issue if you struggle with sleep or have children. You have to use the communal area to access a washing up sink and coffee making which was a little irritating in the morning. Some of the furniture was quite old and tired and I couldn't get the air con working. Overall, it was great for the location and size so still a great stay.
• R4649BIsusanb (4/5): Stinky, stained room with smoke from neighbor seeping into our room - My boyfriend booked this room and I had the unfortunate experience of staying there 4 nights. It was disgusting. I honestly don't know how it got such high reviews unless for the location. It smelled of mildew and mold and although it states that it is a non-smoking hotel, there were people in the room next to us smoking and it seeped into the hall and into our room. There were disgusting stains on the chairs and dripping down the walls. You can set the A/C for 70, but it just keeps running until you turn it off. The antique mirrors are completely useless. The only reason I gave it two stars is that the location was decent, the A/C still worked although it didn't turn off properly and the bed was comfortable enough.
• Roni (2/5): - May be the worst place I have ever stayed in. Not clean, no breakfast as advertised, no air conditioning. The host was rude and left for 3 days so there was no one attending the reception desk. Blood on the sheets. Dust all over the night stands. The carpets were a mess. The owner is smoking in the hotel. There were 4 doors to unlock and lots of stairs each time you want to access your room. We didn't pay the occupancy tax because she insisted on cash. Who carries cash. I went to get cash but as I said earlier she left for 3 days. Now she insists I find a way to get her the cash. It's called a bed and breakfast. Uh Uh, no breakfast just a coffee. She insists that coffee is breakfast in Italy. To look at the reviews Im very perplexed and question their authenticity.

• Erik (10/5): - We have been traveling all over Italy for several weeks and this was by far our favorite stay. Our room was huge… had an upstairs bed and main floor had a living room, dining room, breakfast nook area and bathroom. The bathroom was nicely renovated. The room itself reminded me of a movie set from the 50s. Our room had a king bed, and it was in fact a king, not twins shoved together which we have found to be common in Italy. This hotel had only a few rooms available (maybe 3?). Very centrally located right off a Main Street in Florence… a large wood door just on the street is the entrance. Check in was via WhatsApp. The owner took the time to tell us of great sights around Florence, highlighted on a map, restaurant recommendations (take the recommendations for sure!). Highly recommended.

It was also a very interesting room and building with an old world feel. I wish the bathroom was downstairs, or at least a sink. Also, the couch cushions kept slipping down. Given the crowds of Florence and high accommodation costs, we give Dubrovnik and Spl - Great location in the heart of Florence (just steps away from most things you want to see and do)! Fairly roomy and helpful property manager. Absolutely no need for a car. Outside of Lake Como area, this was our most expensive stay over a 3+ week trip. May just be that all of Florence is overpriced (and we shopped) so I would suggest to look for places well in advance.

• Dennis (4/5): - The good: The staff and service are amazing. The location is perfect as everything is walking distance. There are 4 locked doors to your room so you couldnt be any safer. The bathrooms are remodeled and modern. The bad: The beds are old. The sheets are old, there are no screens on the windows so mosquitoes came in and ate us alive. I bought wd40 at a nearby store to quiet all the squeaky doors. With new beds, sheets, and screens, this place would be amazing!
• John (10/5): - Great place to stay in Florence. Very close to and within walking distance of all the major important sights. An old building but with modern amenities ( AC, bathroom, TV, small fridge, kettle, coffee, etc) I loved it. It transported me back in time.

• Camilla (9/5): Nice and cosy - Great location and nice spacious apartment. Very clean and attentively decorated, big comfy bed. Aye conditioning saved us from melting. A bit noisy for light sleepers due to the very central location.
• Karishmah (8/5): Comfortable, great location - This is a great location - 2 mins walk from Piazza Vecchio and the river. The apartment was a good size with separate living room, bedroom. There is a small kitchen in the apartment and a bigger communal kitchen. The internet did not work very well in the apartment. The only place the wifi worked well was in the bathroom, because it was next to the reception where the router was. I believe the owner tracks who is coming in and out - there may be cameras somewhere...so it was a little unnerving as I felt like I was being watched!

• Dawn (8/5): Lovely apartment in the centre of Florence - a great stay for a small family. - A beautiful apartment in the heart of Florence. Very quiet once you are inside and very spacious. It worked well for two adults and a 6yo child. There are shared kitchen facilities but having a kitchen sink in the apartment would have been much better. Just to know that the head room going to bathroom was very low.

• Adrianne (8/5): - The room was large with a full dining and large lounge space. Beautiful claw foot bath and antique timber ceilings. Early entry but had a dirty glass there. There was no breakfast offered at this B&B, I was disappointed the washing machine was "broken" but no laundry room seen. The head room in the bathroom doorway was hobbit sized.. but charming. Location and security excellent but a bit noisy at night. Seemed to be a vibrating sound every five minutes at about 1am and 6am too? There is no lift. 2 flights of stairs.
• Yourong (8/5): Very good - The location is great, very convenient. Very close to all the attractions in Florence. The room is spacious and with cozy style. Noise is a big problem; the bedroom ceiling was too low
• Steven (4/5): - Host seemed nice at first then seemed perturbed when we had to call him because the main door key would not work. The chamber of the lock was loose so he said you have to jiggle it to make it work! We were not told about it upon check in . One half roll of toilet paper without a backup, same with tissues. We saw him on the street the day before we left to ask where we could find a taxi and he was fairly dismissive and acted grumpy as well. The place was very convenient to restaurants and shopping and the museums . Would not recommend 👎

Unfortunately the Laundry facilities were not available after we booked advertised with washing machine and drier but not working. Lock on main door was ‘tricky’ on occasions as loose.
• Paul (8/5): Authentic, fantastic central location. - Fantastic location, authentic and historic feel. Not as comfortable as we had hoped, lacked natural light, no outlook, shared kitchen arrangements didn’t work, complimentary water would have been nice.

• Charlotte (7/5): Great location, excellent staff, good value - Great location, very helpful and friendly staff. Let us leave our bags after check out and went out of their way to help. Quite loud at night on the Friday we stayed (there was a party or a bar downstairs). The WiFi didn’t work at all upstairs in the bedroom and only worked well in the lobby area. Toiletries were limited and toilet paper not restocked.
• Mark (10/5): Exceptional - This is a very cozy full apartment without own kitchen. There is a big shared room with a coffee machine and a table. The location is in the heart of the old town, around the corner of the Uffizi Museum. It is located in a ZTL-area, but you can park your car in a parking garage (called on Google Maps: Parking in Florence), which is about 500 meters walk. The owner Duccio is a super friendly man and Marzia (for the email contact) are extremely friendly and helpful.

• Jebin (10/5): Excellent location & friendly staff - Excellent location, friendly staff and comfortable stay, The hotel is max 20 mins walking distance from most of the main tourist attractions. There are plenty of good cafes, restaurants and supermarkets nearby. It can be a little noisy because the building itself is very old. Bring some earplugs so you can sleep comfortably.

• nomadpinktan (6/5): Location of the hotel is unbeatable - The location of the hotel is simply unbeatable with its proximity to the world famous Uffizi and All'Antico Vinaio. At check-in they offer recommendations for places to visit in Florence, including the top tourist destinations and lesser-known gems, as well as some excellent neighborhood restaurants to try out. They also carefully walked us through the process of getting into the building, which is secured with two locks. However, it's worth noting that they do charge a progressively higher fee for check-ins past 6 p.m. The room is spacious with two-level space, with the bedroom located on the higher level and the living area on the lower floor. The kitchenette, small shower stall, and separate toilet area are located on the same level as the living area. Unfortunately, the sofa in the living area was dusty and triggered our allergies, causing swollen eyes and sneezing. The wifi was down during our stay, which was quite inconvenient. We informed the hotel about the issue, but it didn't get resolved during our stay. Room service is provided every other day, which we were not aware of when we made the reservation. However, the cleanliness of the room is high. Lastly, it's important to note that the hotel only accepts cash for the city tax, so be sure to have that on hand before your check-out. The location of the hotel made our stay in Florence convenient.

• Pooja (3/5): the host Marzia was sweet but I didn’t enjoy my stay at all. - it was well located. The room was dirty, the shower was broken and the bed was creaking. the AC air would not reach the bed so I had to sleep on the couch.
• Maria (6/5): Very good location, nice decor, poor sleeping quality - The hosts (Marzia and Ducho) were amazing, answered REALLY fast any demand, were welcoming and had nice tips for Firenze. Location for me was unbeatable. Right in the corner or everything you want to see in Firenze, going everywhere will take you no more than 20min walking. Dont miss the best Ice Cream in the world, Gelateria Dei Neri just steps from the apt. The apt was clean, very good bed sheets and towels and I love the antique and original decor, like a real imperial palace. You will have to climb (at least, depending the floor you stay at) 2 flights of stairs to get to your door + one more inside the apt. Those are very old european stone stairs, steep. I would not stay there with little kids or older ones. Be light with your luggage. If you have problems sleeping with light coming in, this is not the place to be either. There's no blackout on the windows and the shutters are very old and stuck so they don't close, you sleep with lamp post lights and wake up with sun light and noise from the stores down bellow opening their doors at around 9am everyday. Good to have a bath (beautiful Victorian one), and a separate shower, but the shower is really tiny.
