• Vladimir (10/5): The stay was very enjoable. - The property is centrally located within walking distance to most of Nice landmarks and attractions, it is also convenient to stay with the car since paid parking in the available on the private street.the villa is the landmark by itself, gives you a feeling of the life in Nice during Belle Époque era. The owners/hosts are very nice, polite and helpful people. Nothing.

Sijainti sataman ja raitiovaunun päätepysäkin lähellä oli mainio ja bussipysäkkikin oli aivan villan vieressä. Clemence antoi hyviä vinkkejä ja auttoi pyöränvuokrauksessa. Huoneisto oli tilava, keittiö riittävä ja näkymät pieneen puutarhaan kivat. Sänky oli aika kova ja peitto ohut.

• Irene (7/5): Great apartment and lovely space with very helpful owners just a bit too busy for my tastes. - The owner Clemence was fantastic and very helpful. The apartment had a lovely small balcony high ceilings 10’ doors with a beautiful trompe d’oiel and chandelier. Great small kitchen and large bath. We are in a few times and had breakfast there every day! Comfortable bed and well set up.Lovely Belle Epoche building with great features , well maintained. It is close to the Port and old Nice was convenient to walk. It is right on the man road, the highway ( Basse Cornishe) in a busy part of town so very noisy even though we had windows towards the garden . So if you are a light sleeper as I am it might not be for you.I got bitten by some mosquitos at night as there are no screens just shutters and we kept the the windows open. ( my fault really!) Even with windows closed though and ac on it was not peaceful for me. Nice in general is a very busy place which I didn’t like very much as we come from a quiet place close to nature. But to each his own!

A beautiful apartment within easy walking distance of all th - An excellent location set in a magnificent and spacious villa. Clémence is a fantastic host, warm and welcoming throughout the stay. The Bus 600 stops conveniently just outside the villa, offering one of the most scenic routes along the coast to Èze, Monaco, and Menton.

Very friendly host, family run, always ready to help. Toilet flush tank did not have enough force and refill took very long time. No coat hanging and seating possibility at the room entrance (did not bother my family though)

Bij aankomst werden we hartelijk verwelkomd. We kregen fijne tips, zowel over bezienswaardigheden in de omgeving als over de dichtstbijzijnde bakker en supermarkt. De kamer was schoon, licht en het bed was comfortabel. De villa is prachtig en de eigenaren zijn ontzettend vriendelijk en betrokken. De locatie vonden we ideaal: dichtbij de zee, het vliegveld, mooie wandelroutes en Monaco. We hebben hier met veel plezier verbleven en raden het zeker aan!

• FRANCIS (10/5): Patrimony of Nice and great location - The proximity to the Nice harbour and public transport meant there were never troubles to get to destinations during our stay. We spent much time in the room, which was spacious and light too. We were always glad to return after trips and excursions. The emphasis on the patrimony of the house is very valuable and helped us connect to Nice. Merci à Clemence and all the staff! It was colder than expected during our stay. The arrangements are not typical hotel in Villa Leonie, which is just fine!

Cudowna Clemence, która sprawia, że czujesz się jak w rodzinnym domu i dba o wszystkie Twoje potrzeby. Doskonała lokalizacja, bardzo blisko portu i wszystko co potrzeba pod ręką. Już odliczam dni do powrotu do Nicei i z pewnością kolejny raz wrócę do Villa Leonie!
• alessandro (9/5): Visitare Nizza senza stare in mezzo alla movida - bella location in villa sita in uno splendido quartiere residenziale a 15 minuti a piedi dal centro storico con giardino privato molto bello e tranquillo. Il mare è a due minuti a piedi ma la promenade con le spiagge tipiche di Nizza sono a 10 minuti. Nelle vicinanze c'è tutto il necessario per una vacanza; bar, ristoranti, supermercati. La nostra stanza era ampia e pulita. Molto disponibile la titolare. Una "rimodernata" al bagno sarebbe gradita ma niente di particolarmente negativo.

• Dmitry (8/5): Поменять матрац, унитаз и шторку в душе , тапочки принадлежности , халаты , Полотенца новые ) - Старый особняк , возможность парковки , очень душевные владельцы , всегда на связи , отвечают на все вопросы , тихо , соседей не слышно , улица не сильно мешает , есть кухня , большой номер , ставни нужно открывать иначе очень темно Матрац неудобный , болела спина Батареи включили по просьбе , первый день было холодно , на след дни все исправили , туалет - старый унитаз , шторка в душе - есть элемент брезгливости Нет одноразовых средств для душа , полотенца серые , нет тапочек и халатов , хотя оценка очень высокая и претендует как я понимаю на 4 звезды
• Max (10/5): - Wir haben uns in der Unterkunft sehr wohl gefühlt. Die Lage war absolut ideal: Bäckereien, Restaurants und Einkaufsmöglichkeiten waren bequem zu Fuß erreichbar. Das Studio bot eine angenehme Größe, und die Küchenzeile war überraschend geräumig. Bei unserem nächsten Aufenthalt in Nizza werden wir definitiv wieder hier buchen. -

Private and gated street of villas. I really enjoyed our room with a garden view and balcony. The paintings and high ceilings- admirable. Our dog was also welcomed with kindness. The location is perfect, it’s close to old town and nearest beach on the rocks (but we loved them). The owner of the villa is very nice and caring.

I would recommend it to everyone. And it’s a change from a classic hotel. Clémence and Anahi were both so helpful and kind. They gave me great recommendations and were available on WhatsApp at all times. The property is very well kept and in a safe location. Super quick walk to the beach, nearby supermarket, dock and restaurants.

Situated in a private street, beautiful surroundings. Our host Clémence was very nice, helpful with all we needed. We liked our lunch time on the property garden - very calm spot. There are many details we admired in the house and our apartment. We can only recommend booking stay here and are looking forward to come back soon! We could stay there just a week:) our time was limited:))
• lovelaine88 (9/5): Wonderful stay and we will stay there again if we are back to visit Nice. - The hosts are very friendly and accomodating. They welcomed us warmly and provided us with the tips for the nearest bakery, grocery stores and to get around the city. The bus stop to take us to St Jean Cap Ferrat and to Monaco is right at the front of the property. The property is beautiful with a well kept garden. We were given extra towels upon request and also a late check out. The bed is not super comfortable but we are okay and we slept very well.

Beach, shops and restaurants in walking distance. On compound accessible only to those who live there, feels very safe. Be aware that you hear some traffic noise from the main road. Also, traditional wooden shutters work fine but don’t make the room fully dark - but that’s part of staying in an authentic villa.

• Nikita (10/5): Delightful stay - We had a fantastic stay at Villa Leonie. It is only a short walk from a delightful bakery and from a small beach. It is also close to rental electric bikes which can be used to easily travel to the main promenade and main square with restaurants. Clemence was a very responsive and helpful host. No complaints.

• Umberto (7/5): Charming stay at a Villa with room for improvement - The residence is set in a charming typical Niçoise villa, with renovated apartments and common areas that offer a more authentic alternative to standard holiday rentals. Its location is very strategic: on the road connecting Villefranche to Nice, with quick access to the highway and the port nearby. Naturally, this means you won’t have complete silence, but if you’re used to city life it’s hardly noticeable. The owner was welcoming and cordial, and the villa has the added convenience of a private gated street with safe parking. Unfortunately, the check-in was quite disorganized. Although the official time was 2 pm, we were told upon arrival that the room wouldn’t be ready until 4 pm, disappointing if you already have afternoon plans. To their credit, the owner and assistant did try to find a solution, which we appreciated. It’s also a pity that the room has no balcony. Overall, it’s a good accommodation, but with a few extra touches it could truly live up to its rating.
• Kristýna Ouředníčková (4/5): Cena neodpovídá kvalitě - vybavení je dost opotřebované, okna vedou na hlučnou silnici. - Vila má hezkou zahradu, kde se dá posedět. Personál byl milý a uvítali jsme velmi dobře napsaný návod, jak si vyzvednout klíče. Vybavení bylo značně opotřebené. Umyvadlo špatně odtékalo, vana pamatovala své, bidet nefungoval. V koupelně bylo k dispozici pouze jedno tekuté mýdlo na umyvadle, v kuchyni nebyla utěrka na utření nádobí. Při zapnutí mikrovlné trouby a toustovače vypadly pojistky. Výhled byl sice do zahrady, ale zároveň na hlučnou silnici - v noci bylo nutné mít zavřená okna, jinak by pro hluk nebylo možné spát.

• Ngoc (7/5): Was a sweet stay save for the noise - The location is superb - close to the port and the Nice promenade and within walking distance to Vieux Nice with excellent bus/tram links. The owner and family are particularly sweet and helpful. The property is a bit old (but this in itself seems normal across most places in France) so the walls and floorboards are very thin - you can hear everything next door or upstairs. When your neighbours upstairs or next door move around (and tourists do, with late arrivals and early departures), you hear everything and this can disturb your sleep at 2am or 5am. The villa itself is also by a big road can you can hear loud traffic from time to time.

• Ingrid (10/5): Will definitely be coming back! Loved it here. - The location is about a 5 minute walk to the port where there are fantastic restaurants. There is also a supermarket about 5-7 minutes walk which was convenient. A small beach was also 5 minutes walk south. The main beach is and boardwalk is about 15 to 20 minutes walk. Everything is pretty central and walkable. The owner Clemence was always there if I needed anything and super helpful. Her attention to detail was outstanding. I already miss it!

• Mihaela (10/5): Felt like home in Nice - The location is perfect if you want to visit the French riviera, it is both close to the bus station and a nice walk from the train station(Nice Riquier). It is quiet and peaceful all around. We had dinner in the garden and it was beautiful after a long day of hiking and swimming. It was hard to say goodbye after one week and for sure would pick this villa again. The owners and Jessa are very friendly people and always made sure we had everything we needed.
• Elizabeth (9/5): Great location, easy access to the coast, and truly kind service - The apartment was spacious and had everything I needed, and the location was great — just a short walk to the beach with a bus stop right out front (no need to go to the train station). It’s especially well situated for exploring Èze and Villefranche-sur-Mer, which made day trips super easy. And Clémence was super helpful and responsive — she made everything smooth from start to finish. Last but not least the air conditioning works very well - super important since I was there during a summer canicule. Furniture is a bit dated but everything works properly.
• Greg (10/5): Great choice for a 4 day stay in Nice - Great choice to stay here. Clemence and her staff were very helpful and attentive. Location is fantastic, with a good bakery next door and fast access to the beach (via a private gate) and to the old town. Rooms in the villa are beautifully decorated and the general vibe is very historical, classic and chic. Highly recommend.

The apartment had everything needed for our stay. Lovely little garden with plenty of seating. Clemence and her father were always available. We would definitely book again.

Spacious, clean and stylish with great room facilities and a powerful shower. Located on a private road a short walk from the port and a 5min drive or 15min walk to the old town and promenade.

The position is amazing, right in front of the bus station which gives you great flexibility to reach Villefranche-sur-mere beaches or the train station if you want to explore the coast by train. 5 minutes walk and you are in Port Lympia, or 15 (maybe 20 if you go slower) minutes walk to Old Town. The property is beautiful, a classical. I would really recommend it to any of my friends.

• Ke (9/5): Exceptional place to stay - It was quite an experience staying in this beautiful villa for six nights, we loved it. It was only accessible through the gate of Avenue Gustavin. We had the two bedrooms apartment on the second floor facing south, so street noise was minimal. The apartment was carved out of the family room with the bathroom added on the side, it offers all the amenities while preserving its proud past. Clemence was extremely friendly and helpful, she gave us many pointers for our visit. We drove a rental car so the private street provided us peace of mind. Overall we enjoyed our stay here. There is only one AC in the apartment located in the master bedroom, the smaller bedroom is noticeably hotter, especially during the day. There is no fan in the bathroom so it gets a bit stuffy after shower, we had to open the window to air it out.

I had a room with a huge bathroom. the hostess and her father take care of the villa, creating a super cozy atmosphere. they are so nice and friendly in communication. the feeling that you have stepped into a time machine and are living in a museum

• Daria (10/5): Imagine if you had a villa on French Riviera… - Just an amazing beautiful villa in a vintage style, everything is so clean, every detail has its own history. Privacy, feeling like you are at home. The location is perfect, it’s close to everything. The owners of the villa are so intelligent, nice and attentive people. The nearest beach is on the rocks (but we loved them) others are a bit far.

The garden is a little oasis to relax after a day of exploring or working. The appartment itself had everything I needed. I felt welcome and well looked after during my stay.

Only the front apartments are exposed to street noise - Great host - Clemence is a fantastic host who helps from the very beginning, even before check-in she gives directions on how to get to the apartment. After check-out also full support and the possibility of leaving luggage until we went to the airport. Great location - on the sidelines, outside the strict center, but at the same time a 10-15 minute walk to the Old Town. Very close to the communication center, from which trams run to the airport and all important points of the city. In addition, there is a bus stop right next to the house, from which you can get to Cap Ferrat, Monaco and Menton. Great cleanliness - everything in the apartment was adequately clean, which is often not obvious in premises of this style. The apartment is located on a busy street with a lot of trucks and scooters driving around, which is quite annoying and does not allow you to leave the windows open because the noise is too loud, but with the windows closed it is quiet.
• Erik (10/5): Owners of the house Clemence and her father Christian are wonderful guests, who made every effort to make us feel right - La Villa Leonie is the most beautiful house we ever stayed in, its a historical jewel, 125 years old, immaculate, a total dream house. It is the perfect experience for those looking for a true French Cote DAzur special experience.

• Noel (10/5): Highly Recommend for Quiet and Authentic French Experience - The owners are very friendly and helpful. I enjoyed speaking with them in French, and they were very helpful. The bed is comfortable and the room clean. I got a room with a washer as I was traveling for an extended time. I recommend a room on the garden side. It is beautiful, quiet and the flowers smelled absolutely lovely. I liked the family touch and more authentic feel of staying in France, rather than a posh hotel, which isn't necessarily better. Location was fantastic for me, as I was going to Cafe du Cycliste for coffee and hanging out with other cyclists. The Villa is near grocery shopping, bakeries, and restaurants - maybe 5-7 mins by foot. Shower had great water pressure! There is an elevator, if you need it. Washer in some rooms, line dry outside in the garden, which is beautiful and relaxing. Practice your French with the dad while he is around :) And I returned for a second and longer stay during my two months in Europe. The pillows were a tad hard.

Housed in a charming 1900s building, its elegant interiors evoke the feel of a historic château. The location is ideal — just steps from a bakery and market, and a beautiful 15-minute walk from the Old Town.
