• Steve (4/5): poor hotel - Very surly staff. No porter and no lift. Rooms tiny with no real window. Separate seating area is a two seater bench in an alcove. Why do hotels tell lies. No parking and area had no parking. All in all a bad choice of mid priced hotels. Save your money and go somewhere decent

Il y a tres peu de prises électriques et aucune au niveau des tables de nuit. Les chambres ne sont pas tres bien insonorisées.

• Verified traveler (2/5): money over compassion - I did not stay here. A few days before my trip a close relative passed away in tragic Circumstances I immediately called Hotels.com to try and cancel or even partially refund my stay. The hotel manager was cold hearted and did not try and consider my request. I feel that they prefer greed and money over any human compassion and therefore should not enjoy your money. It is a shame that this is what they preferred. I was willing to pay a cancellation fee. Aside from dealing with a loss of a loved one I had to deal with the financial losses.

• sashiex (10/5): Exceptional service and location - As we were switching hotels from the previous night, we checked in early. As expected, room was not ready so we left our luggages with the concierge. Came back really late into the night and realised that they have already sent out luggages to our room with one of the keycards slotted inside so we could have full access to an already functioning air-conditioner when we enter. That was really impressive for a small boutique hotel, we really appreciated the service and the care the team has shown. We visited during Loy Krathong festival and we really appreciate the Loy Krathong they have given us too! In terms of location, it is inside the alleys so it is quiet, but also enjoy the convenience of being super close to Tha Phae Gate where all the food stalls were. We also have zero complains about the rooms - super spacious and clean. Would definitely pick this over again without hesitation the next time we visit Chiangmai. Thank you so much. :)

• Verified traveler (8/5): Reasonable stay for the price. - Stayed here for a reasonable price during the lantern festival when hotel prices around the area were sky high. The hotel is a 2 minutes short walk from the main road into an alley but you will feel safe enough. Maintenance of the room needs to be better because it feels run down although it seems to be renovated not long ago. Or perhaps renovation budget got cut midway. Staff were friendly, and when we forgot our deposit and left for Chiang Rai, they went out of their way to contact our Chiang Rai hotel and made an arrangement with them to return my deposit.

• Verified traveler (10/5): - 리셉션 직원은 의례적이고 딱딱한 응대가 아니라 적극적으로 투숙객의 입장을 생각해 준다는 느낌을 받았습니다 방은 굉장히 깔끔하고 쾌적했습니다 미니바 안에 있는 음료(물과 코코넛주스, 탄산음료)를 무료로 이용할 수 있다는게 소소한 행복이네요 조식은 뷔페식이 아니고 한가지 메뉴를 선택하고 나면 토스트와 과일 그리고 커피와 음료를 가져다 주시는데 맛있게 먹었습니다 떠나기 전날 밤 투숙해서 체크아웃 후에 공항으로 이동하느라 위치가 좀 애매하다 느껴지긴 했는데 타패게이트 중심으로 보자면 나쁘지 않습니다 오히려 다른 지역들에 비해 밤에 조용한게 상대적으로 좋았네요

• Verified traveler (10/5): Muy buena opción! - Visitamos el hotel en el mes de setiembre. Está ubicado a 15 minutos del aeropuerto y en una locación muy práctica cerca de todo aún caminando. La calle donde está es muy tranquila, silenciosa y no hay ningún problema en andar caminando a altas horas de la noche. El personal es muy atento. En nuestro último día nos alistaron el desayuno 15 minutos antes de la hora en que abren el restaurante para que nos diera tiempo de llegar al aeropuerto. Excelente el desayuno. Es un hotel moderno, muy limpio y cómodo. Buen internet, camas y sábanas cómodas. Te ponen 2 botellas de agua todos los días y todo lo que está en la mini refri es gratis. Mis únicas quejas son: 1. Que por más que les escribimos por la página de ellos o por Facebook unos meses antes de viaje no nos respondieron, tuvimos que hacer una llamada internacional para que nos aclararan unas dudas. 2. Las paredes son muy delgadas se escuchan los huéspedes de las otras habitaciones. Pero de ahí en fuera todo excelente.

Da migliorare il livello di inglese dello staff, anche se si presenta in maniera cordiale e gentile. Le stanze sono nuove e moderne. Colazione da migliorare, troppo basic.

• michelleaF2372PW (8/5): Perfect for the lrice - Small boutique hotel with very basic facilities. Walking distance from both the old town (Zoe in Yellow bar great for a night out) and the Night Bazaar (more buzzing part of Chiang Mai). Room wise - bed was a bit hard, a little loud if you have rude guests shouting down the corridor at 2am but you get water for free as well as Coke and Juice for free which I thought was a nice touch. Overall 8/10 stay.

• Verified traveler (8/5): Good find - Great hotel. No lifts and noone helps to take your luggage up which is difficult (we were on 4th floor). Room is lovely, spacious and very clean! Free bottled water is a plus! Front desk had only 1 person that could understand you and most dont seem like they have knowledge of where to go etc. So better off having that done yourself. Close to night markets and overall shops - close to Mcdonalds which is great for early morning breakfasts before a tour. Overall great location even if at first it seems like its down an alley it is fine. Overall happy with the hotel just better if you could have more help from front desk
• YenL (6/5): It's like a hostel - Location - near to Tha Phae Gate and sunday market, walking distance 10min. We stay 3 nights, room 306 & 307. Toilet smelly, toilet's mirror paint peel off, terrible sound prove especially from corridor. Not many choice of restaurant nearby the hotel. The staff always forgotten to close the door for staircase. it's dangerous when you accidentally fall down from there.

We wouldn't mind coming back. ✔️ Pros: - Good location, near old town and night markets - Room very clean and safe street. - Nice staff; make efforts to speak English ❌Cons: - Bed a bit hard ! - Poor insulation (especially during Chinese New Year...) Also, the toilets window is in the corridor, so anyone can here you. But since no one can see you and you don't know anyone, you can let it go!

• ichigo (4/5): 立地は良いけど裏路地で女性は怖いかも… - ターペー門から歩いて数分なので、立地は悪くないかと思います。部屋も広いし清潔かと思います。 ただ…裏路地にあり、夜歩くには怖く感じる点、エレベーターがないので最上階の４階の時などは最悪、ドアや壁が薄いのか廊下での物音や周りの騒音がかなり聞こえる、また日本人的にバスタブがないのは残念ですが、もっと辛いのはシャワーが固定で動かないので洗いづらい、その様なマイナス点からもう泊まることはないなぁと思いました。 アメニティで歯ブラシがないのも残念でした。 従業員の方は英語も上手だし、対応もとてもいい方ばかりでそこは良かったと思います。

The hotel is walking distance from Tha Pae Gate which was ideal for celebrating new years. There's tons of restaurants and places to explore around there. Breakfast was included with our rate and we were very happy with it. Overall would definitely recommend!

One thing not very convenient is that it does not have a lift. Other than that, it's a pretty valued for money place to stay.

• Zaher (10/5): Amazing hotel - Stayed here for Songkran 2017 and it was perfect! 3 minutes walk to Thapae Gate and so close to all of the action. Rooms were modern and elegant, price was fantastic and service was excellent as well. I will definitely be staying here again.

• Ralph039 (8/5): A small lovely & modern boutique hotel - I loved the place. Small, quiet and in a side street very close to one of the main city gates. Room was lovely, good a/c and shower. As beeing only a 4 floor property there isn't any elevator at this hotel...so if you have heavy luggage and you are located at the last floor like us, you will have to carry all on your own...the staff did not offer any help... Breakfast was basic but very fine and coffee was perfect. I enjoyed my stay very much as it is not like the other busy hotels, it's close to the night market and it's also good value for money. You will love it too ! A modern small boutique hotel
• Kenneth (10/5): Perfect for Our Purposes - We stayed for three nights although we spent one of those nights at the Elephant Nature Park about an hour north of Chiang Mai. One should probably be aware there is no lift in this hotel but my wife and I are both plenty fit and it was only four floors. The staff were very friendly and I would highly recommend this hotel. I imagine I will stay there again.

• Amthu (8/5): Worth for money - Even though there's no lift, this hotel is really worth for money. The rooms are relevantly big enough to put our big luggages and shopping bags. The bed is quite comfortable too. They have an impressive range of breakfast options as well. The most important thing is its location. We just need to walk 2 mins to get to the main road which is very near to the Thapae gate. The reception staffs are very helpful when you ask for the directions or suggestions for your shopping and day tours.

The room was clean, the bed was a little bit hard but ok. The shutters are not very good since it enters too much light in the room from 7 a.m. The bathroom was good but sometimes a little but smelly from the pipes. The wifi is good. Overall good experience and value for money

Good location, reasonable prices, fine breakfast, some steps, nice staff, night watchman. Lobby relaxing, rooms quite nice. I gave it 5 stars because it is a good value compared to competition. Currently construction nearby.

• venyropa (10/5): Convenient and cozy - This place is conveniently located just across the street from the Thra Phae gate in a quieter isolated street, which was safe to walk on. The hotel staff is super friendly and was able to navigate us around the city. The Yi Peng festival was happening when we were there and it helped when our hotel staff told us where to go for the most action. The staff even made us small water rafts so we can float them down the river too. I would recommend this hotel especially for the higher end budget guests.

• Songrene (8/5): Pleasant Stay - Booked a room for 4 nights stay. Although this hotel has no lift, but luckily we got a room on the second floor plus we did not have heavy baggage, so was fine. The lobby staff were kind enough to pin point us on the greatest attractions in Chiang Mai. The room was clean and tidy. Wore out of the mirror wooden frame in the toilet and the non- sound proof room are the downsides of this hotel. Location wise is considered OK, but I think there would be more better choices around town. Generally, the stays were good.

Breakfast was delicious every morning and always delivered with a smile. The location was also perfect as it was close to everything! We really did not want to leave.

• Joanne (8/5): Very nice in convenient location - take ear plugs! - really nice hotel tucked away between night bazaar and old town walls. Staff friendly and helpful. But take earplugs as the walls are paper thin and an eye mask as the curtains are very light. No complaints otherwise though! xx

• Farang (8/5): Good value for money - The hotel is centrally located next to Tapas Gate yet is in a very quiet alley so there isn't any noise from outside gr hotel. The staff at the reception are always friendly and helpful. The room are spacious and clean. There is basically everything you need inside the room. The spacious lobby is a great place to relax. The only area that can be improved:doors and bathroom "windows" (actually openings).They are not all all soundproof. The cleaning staff usually start moving their equipment around and discussing their work pretty loudly between 8:00-9:00 am. and it could be disturbing if the guests are still sleeping.
• baijoe (8/5): Nice hotel - Near to tapa gate, old city and also to the night baazar and located in calm location in a small street. Friendly staff. Our room was a bit use out comparing from the pictures but clean and nice. Loved the mangoes every morning for breakfast.
• 101Trips (2/5): Tripadvisor Guarantee sign should be expired already - The rooms & setting are very much different from what they boasted on the website. The lobby greets you with cheap perfume diffuser. The halls & rooms are not sound proof, and there have always been yelling tourists all the time even though at midnight. All furniture pieces & decor in the rooms are torn down & worn out. But they definitely overcharge guests with the tripadvisor guarantee sign. The reception requests guests to pay all upfront, which is totally fine, but they also collect 1,000 THB for room guarantee which will be paid back to guest at checkout. This kinda tells what kind of neighbors you are sharing the floor with and having to encounter with. Breakfast is of low grade. Cheap croissants and toasts are microwaved and the bacon they serve are not real bacon, just hams in shapes of bacon. And you have to eat your breakfast in the cheap-perfume diffused room. THat's very awful. The room feels like cheap student dormitory. It's not as clean as it should be. The bathroom is very primitive and half of the bathroom's floor is wet when showering. There's no view and the window just faces other building wall. It is a very depressing room even to spend one night. The price they charged was higher than the rates from good hotels or guest houses in the old city. The locale of this hotel is not THAT good. You have to drag your bag for approx 300 meters along the road & getting inside the small lane. It's in a convenient location in general, but with this price you can find more convenient and better service hotels around town. Thanks for the lesson. I'll think twice next time I see the tripadvisor guarantee sign on the website and at the hotel's lobby.
• taka (10/5): ターペ門から近い - 少し路地に入っていますが、ホテルはすぐ見つけられました。 スタッフの方も感じが良く、丁寧に対応していただきました。 エレベータがないのとホテル前の道が狭くソンテウに送ってもらった時は、申し訳なく感じました。
• WAI MAN (8/5): 值得推薦的酒店 - P21酒店就在塔佩門附近，步行只須5分鐘，環境非常清靜，去平日夜市按摩街也只是10多分鐘步程。房間設備尚算充足，打掃得很整齊乾淨。整體感覺常好，值得推薦的酒店。
• annabellevdm3 (4/5): Dissapointing stay at P21 - We were quite dissapointed in this hotel as it was very noisy, not clean and very basic. Although the hotel is not on a busy street, isolation is very bad and you can can basically hear everything that happens in the hotel, which kept us awake at night. The hotel was also not particularly clean. When we arrived our bathroom wall was covered in hair and when we asked for it to be cleaned, they apparently didn't understand us. We had booked a double room which was not available when we arrived, so the first night we had a twin, and the next day we switched to a double. Our bed was also very uncomfortable and extremely hard, with an uncomfortable hole in the butt area. Despite the very friendly staff and good location (in between night bazaar and old town) we would not stay here again.

• Jennie (10/5): Great hotel for a good price - Hotel is great location just outside of the city walls and walkable distance to night bizzare. Really warm welcome when we arrived and allowed to check in early. Staff took the time to go through Chiang Mai map and point out good places to go. Staff continued to be excellent and friendly throughout stay. Room was lovely with comfy bed. For the price we payed we were very happy and would stay again if we got the chance to go back to Chiang Mai.
