- Max (4/5): - For the cost we paid, the windows barely closed. The mirrors where falling apart from being so old hardly anything was spent on modernisation or maintenance. The shower leaked and went everywhere but where it should. The last time there was any kind of maintenance or a fresh bit of decorating was way back in Conor clouds time. Would rather pay a bit more and get better conditions. The only and I mean only good thing for this place was the location. Most attractions where in walking distance. No info on where to park. All the site have was generic answers for parking. Boone answers the phone when you have a question, and when you type in on there search page you don’t get any help what so ever. Book at your own risk

Avoid unless it’s very cheap - Being denied check-in at 2:40pm even though the room was long ready, with the door closed in my face after being told in broken English to wait in the street for 20 more minutes was not the highlight of my stay (the problem was solved when I insisted and someone more senior showed up and let me get my key and move on — but still, this gave me a very sour taste).

However this was not the property fault. I liked that my room had all the amenities. Also, the lady was very nice.

Huoneen kunto vastasi odotuksia ja on jo parhaat päivänsä nähnyt. Huone oli kuitenkin siisti, ja WC ja suihku toimivat. Se riitti meille vallan mainiosti! Huone siivottiin sekä kahvi- ja teetarpeet täydennettiin päivittäin. Äänieristystä ei juurikaan ole eli kaikki äänet kantautuu viereisistä huoneista, mutta ei tämä ehkä bilettäjien ykkösvalinta olekaan - ja hyvä niin! :)
Voin suositella Cambridge House lämpimästi ja majoittuisin itsekin uudelleen.

The website says a Continental breakfast is included BUT there is only coffee and tea in the room.

We needed a place to stay for 1 night and it fit that purpose. I left my electric toothbrush there and was able to retrieve it the next day. Very much appreciated.

- Lilla (6/5): - It is an okay place to stay, easy access to the central and the shore. It is nice and warm and the rooms are getting cleaned daily. You can arrange a highland tour from the city which is great.
There is a couple bakery and coffee shop around but our fav was artisan coffee on the corner for breakfast.
We arrived after 10pm, we did called them to let them know. We had to pay 10£ for which is not a problem and we knew that we have to, but because of that or something else, not sure but staff wasn’t particularly friendly. What we also noticed is that the room key opens the entry door too so not sure if others coulndn’t come into our room if they wanted too. For sure one evening the light was on and our chair was in the middle of the room which we didn’t leave like that. But nothing was missing so we didn’t complain. We were at the basement and internet was barely working. Parking is hard to figure out unless you come on a weekend. We booked a private parking not far from there for a day which was about 7£.
- Jennifer (10/5): Perfect for what I needed - It was everything I needed for a 4 day stay in Edinburgh. It’s right on a bus line and the tram is easy to walk to. Everything was clean and the bed was fantastic. I’ll happily stay here again.

The room's walls were marked up and needed a fresh coat of paint, and the door and woodwork also needed a coat of paint. The bathroom had nothing to hang anything on and the bedroom had no mirror. There also was no TV. The price of $227 for the night was ridiculous.

- Robert (8/5): - The single room is a bit tight as is the en suite, but kept clean and the shower is good. The city centre is walkable and will have a tram system nearby on the Leith Walk when it’s finished. Parking ok on the street and is free.

- Glendale (4/5): - We arrived early and were told we could check in early for an extra £10. We declined and left our luggage with everyone else’s and just hoped that no one took our stuff because we also had to pick out our own stuff when we got back to check in. Our bathroom was dedicated to our room which was ok, but anyone else could have easily used it. Also, someone took our towels out and we didn’t have them when we really needed them to get ready for a wedding. Our stuff was still in there and the towels were hanging so we’re not sure why they were taken. We followed the rules to try and get someone so we could get new towers by going outside and ringing the doorbell and waiting but no one came to help us. To that point, the sign on the door with the “once” underlined best exemplifies the entire experience with this property.

Staff: Well-informed but looks like in a hurry. Check-in time is not until 10pm. We arrived past 9pm. ID is needed upon checking in with forms to fill-up. No proper check-in reception. Briefing in the ground floor. If a staff is needed, numbers are in placed beside the door, and to ring the door bell. In-house staff is reachable.
Room: We are in room number 1. First floor, non-smoking, double bed. The room is cramped but okay. Around 5m in space. One chair is available. Bed is big and comfy. It occupies most of the space. Tea/coffee are available. Heater is old and takes time to work. No aircon, just windows. With tv. Well lit. With small bedside table and lamp. Mirror is half a person’s size just near the door.
CR: Clean. No toiletries provided. Towels available. Toilet rolls avaible. Heater is working but it takes some time to get hot.
Rating of 2.5/5: Good enough to stay for a night.

- Michelle (8/5): Friendly clean cheap getaway - This was a last minute trip to the Fringe so was very limited in choice. Rate was reasonable compared to other choices. We had a very comfortable bed and clean and pleasant room with a private bathroom across the hallway which was not ideal but was reflected in the price and was made clear at time of booking. Staff very friendly. Parking is on the street and there seemed ample spaces. 20 min walk to Edinburgh but loads of buses also. Recommend if you want a cheap getaway.

- Verified traveler (8/5): very noisy in the morning, but great hotel. - fantastic area and very close to local shops and attractions.the room was spacious enough and very clean. the bed was comfy but could do with an extra pillow.but the only problem was in the morning the walls are very thin and you can hear everything. the shower the toilet and talking in the corridor as the bed is right next to the door. i think because its a couples many that stay we where lucky that there was no noise on a night time. but for the price and how close it is we would stay again but maybes choose a different room.

We didn't know this was the case. Location is good for playhouse and room was warm and clean. Suppose for money we paid it was ok but we won't return.
- Andrew (10/5): Excellent value for money - It is not very fancy but for the money in Edinburgh it is amazing value. Friendly no hassle check in, i had a small but comfortable en suite room. The location is fantastic, 15-20 mins walk into the very centre of Edinburgh and free parking outside the B and B. If you want high end luxury this isn't right for you but if you want excellent value for money and easy hassle free stay in a central location this is the business.

Hotel was very hot with no fans or reception cover at night. Hotel was also very noisy early in the morning so didn't get any sleep. Bathroom was modern but a bit scruffy with scuffs in the shower and on tiles.

- CK (4/5): No hot water, stained sheet & broken tv! - We stayed for 2 nights in this B&B whilst visiting Edinburgh. On our first evening there, after a day of travelling - I couldn't shower as the temperature dial wouldn't twist and it was on it's hottest setting! We asked the woman at the reception desk if someone could come and look at it, and after about 30 minutes (15 of that was him trying to fix the wrong - perfectly working dial), we had the ability to change the temp, however, we had to leave for our dinner reservation. We had also asked them to have a look at our TV as it wouldn't turn on and the buttons on the side of the TV were against the wall - making it impossible to see what you were pressing.
That evening, when we went to shower (we had just got engaged and were planning on going for a very fancy meal) - we found that we had no hot water in the shower or the taps. After having a long day of walking, and wanting to look lovely for our dinner - I was again, unable to shower prior to going for dinner. The woman behind the desk said that they had turned on the heater and we should have water soon. We didn't then get any hot water and even the next morning we had cold showers. I ended up not being able to shower AT ALL whilst staying here. Unfortunately, the staff didn't see how important this was to us and didn't quite seem to grasp why we were upset.
Even though they offered to give us some of our money back - there was no one to be seen and I had to give my key to the cleaner - meaning I got no money back.

- Mason (4/5): 2 Star Accommodation - ESL speaking host checked us in, friendly, never saw her again. Every door in the house was closed the entire time we were there. We did hear people come in after us, could hear every word they said for about 30 min at 10pm. The aroma of curry existed upon arrival and flared up at each meal. The ensuite was carved out of a closet, you had towels hanging over your head on the toilet, had to step in and lean over the toilet to close the door behind you, had to close the door to get to the shower behind the door. Towels were so old and non-luxurious, grey. 2 flat pillows provided. Visibly clean (didn't want to inspect too closely), heat was turned off during the day, warm at night, hot water, amenities were sufficient. Squeeky floor boards. Felt uncomfortable in the neighborhood, just off the main Leith Walk. Sufficient for our purposes. Overall this is a 2 star Accommodation.

- Jakey (8/5): Perfect room in a good location - The room was really clean and modern with a nice newly installed or well kept bathroom. The room and bathroom weren't massive, but it was perfect for a one night stay.
The hotel was situated about a mile from the main town centre, so it's a bit of a walk to the main shops, but nothing too taxing.

First time booking with hotels. Com and will certainly will be my last place is a joke
- Henry (4/5): Mixed Review - We found the bed too small for two people. If we had it to do over, we certainly would have chosen a room with two single beds. Also, the shower seemed to have two settings: hot and extremely hot. Everything else, including the price, was all right.
- Simon (10/5): Very nice hotel in quiet area. - Friendly helpful staff. Comfortable bed. Awesome rain shower. Clean. Only issue was the angle of the roof in the room going too close to the bed, leaving little space for a second person's head. I was alone ao could not care less.
For this price you will not get any better. This hotel is really good.

The shower is amazing, best I've ever used and the bed was great too, warm, firm mattress and good bounce for night time activities... Besides the continental breakfast being terrible it was a good stay.

- Verified traveler (8/5): Nice hotel close to city centre - 10 minute walk into the city centre not too expensive, very clean. If you want to be picky then there are a few minor bits but we only needed the room to sleep and shower and it was very comfortable and fulfilled our needs adequately. I would recommend if you fancy a short break in Edinburgh.

A smell of mild was coming from the bathroom. That was quite disappointing.
that there were two normal pillows and two cushions that were small and obviously their cases don't get changed new guests. Both my wife and I were not impressed by this fact. I politely asked the reception lady and being very friendly and helpful she brought two pillows to the room for us.

- Dory (2/5): A very mediocre stay - Upon arrival at hotel we were greeted with local signs warning of parking restrictions in local area, when queried the duty manager wasn't very helpful, this fact we felt should have been communicated to guests prior to arrival. Our room was very compact, the En-suite ludicrously so, and the pillows were as flat and welcoming as a pool table. The room window didn't fit very well and only fastened on one side due to poor fitting. One side of the bed had very limited headroom due to the profile of ceiling/dorma window. Over all, a budget room for obvious reasons, which unfortunately spoiled a visit to an otherwise fablious city.

- Eryk (10/5): Very satisfied - Host very kind and helpful, enjoyed the stay. Bed in one of the rooms not very luckily displaced (under a hatched ceiling) but still comfortable. Bathroom squeezed in the room, a bit difficult access to facilities. Room and house absolutely clean, area with free parking on street(if found a space), 10-15min walk from city centre, couple of buses operating on the nearby street make it easier to get to a destination. Overall satisfied and willing to come back next time. Great price2quality ratio.
