• Yvon (2/5): Insatisfait mais remboursé- unsatisfy but refunded - Grands besoins de rénovations et de nouvel ameublement L’entrée était presque complètement bloqué par des chariots de linge sale. Séjour prévu pour 3 jours, avons quitté la 2e journée. Par contre ils nous ont remboursé 2 nuitées Seul point positif, bien situé près de la Grand Place Needs lots of renovations, cleaning and furniture ! The entrance almost blocked by carts full of dirty laundry Had reserved for 3 days but quit on 2nd day. However, they refund 2 nights, The only positive point, it is very well located near the Grand Place

Comuniqué al hotel y no se hacen responsables por nada. Si te hospedas en Smartflats no tienes ninguna seguridad, ni respaldo. Fue terrible mi experiencia, arruinaron mis vacaciones y me afectaron económicamente de forma significativa

• Mae (2/5): Did not bother to fix hot water - My worst ever stay anywhere in any vrbo or hotel or home stay. No hot water for shower for two days for my family of 4. So we could not take shower for two days. No live person to talk to all to and even though we complained no one came to fix the water issue.
• Edgar (6/5): - I was very dissatisfied why my stay with Smart flats. They do respond to the issues you report, but they do not fix them. The elevator was not working and I of course was on the 6th floor! I reported there was no remote for the TV but never got one. I reported no shampoo dispenser, but they never fix it. They of course respond to my reports, but nothing gets done.
• Verified traveler (6/5): - This location couldn’t be more ideal, the beds were also extremely comfortable, but as for the accurate representation via the shared photos there is no comparison, the apartment is quite poorly furnished and what’s in there gives the vibe of a frat house, the toilet doesn’t flush properly and the shower head was broken and forced it to be used handheld. Also the entrance to the building stairwell was cluttered and quite unsafe with hand rails missing and multiple trolleys full of towels.

No outlet in the kitchen to plug the kettle and coffee machine, unless you put them on the floor. Holes on the walls, wall paper falling apart, furniture not adequate to the place

• RachelD3073 (2/5): Hosts impossible to contact, apartment filthy - beware - If I could rate this 0 stars, I would. We booked an apartment for 2 nights to attend an event nearby. The images on the website looked nothing like the apartment we were greeted with. The website promised a 'loft', updated decor etc. The apartment was unlocked and open when we arrived for 4pm check in, meaning anyone could have entered the apartment. The apartment was filthy - rust on appliances/radiators, mold on the walls in the bedroom and bathroom, stained bedding/mattresses/pillows in the bedroom and 'stored' in a ripped open black bag in a random room, strange stains on curtains, handles falling off the bathroom and bedroom doors, broken shower, a horrible sewerage smell coming from the sinks and filthy dishes, with there likely being more I have forgotten. It is not allowing me to add images for some reason. The worst discovery, however, was several bedbugs in one of the rooms on the headboard of the bed, and dozens of visible bedbug eggs on the border of the headboard. There were also bugs on the pull-out couch/sofa bed. We attempted to contact the property multiple times both via phone and email, both during our stay and before we arrived at the apartment, and despite saying they were available to contact '24/7', we were unable to speak with anyone whatsoever with SmartFlats. Eventually we resorted to contacting Booking.com, who we had booked through, and they were also unable to get in touch with anyone from the property. . The only benefit was that the location was central, approx 10 minutes from Central Station.
• Lotte (4/5): Needs maintenance - This place need maintenance. There is no sink by the toilet. Broken picture frames on the floor. Very dirty vindows. Pillows in a very poor state. Not hot water on the leaving day - so we could't shower before travelling on.
• Pablo (2/5): - El alojamiento tiene muy mal olor, olia a cañerias y estaba sucio. El mismo se reservo para 6 personas, por mo que tenian que hacer el sofa came, cuandi llegamos el mismo no estaba montado y al abrirlo nos dimos cuenta de que estaba roto. Por otro lado hacia frio en el apartamento, ya aue la calefacción no estaba encendida o no funcionaba. Intentamos hablar con el dueño pero la contestación es "se ha informado a los técnicos" y no nos dijeron nada más, un desastre todo. Expedia si me respondio, pero tampoco pudo hablar con la propiedad, lo unico es aue me dio una recompensa en puntos, cosa que lo vi muy poca cosa y nada de devolución de una parte sel dinero. Al final se durmio como se podia, con una cama rota y sin calefacción, o sea con frio.
• Maxime (2/5): Un experience bizarre et désagréable - L’appartement a été squatté par un ou une prostitué pendant mon absence pour aller dîner. Il ou elle devait avoir les codes d'entrées. Je suis arrivé un peu comme la famille ours dans le conte boucle d’or ! Le wc avait des excréments, le lit était défait avec un préservatif jeté dans l’angle de la chambre. Et la douche avait été utilisée ainsi que les serviettes mise à disposition. Un sac était présent avec les affaire de la personne ce qui signifiait qu’elle comptait revenir. N’ayant aucune confiance pour h rester j’ai donc décidé de partir. Aucune solution m’a été proposée à par rester sur place en attendant que quelqu’un vienne changé les codes m. Et je n’ai toujours pas été remboursé après plus de 4 mois. Très très déçu
• julie (10/5): Not up to scratch - The apartment is well-located and spacious, but badly in need of TLC. Many fixtures were broken, and the decor was dismal. The lounge in the sitting room - a fold out bed - was too uncomfortable to be used. Worst, the stair rail in the dimly-lit entry hall had come away from the wall, so was dangerous.
• RavenMoore (2/5): DO NOT STAY HERE!! - There was no hot water, exposed wiring, holes in the walls and mold covering the shower and tub. This property was absolutely nothing like advertised. We reached out to the property with no success and we were forced to find other accommodations. They refused to refund oour money trying to claim that we did not return the key, however, I also have a video of us placing the key back in the lockbox. They are horrible and I will warn every single person I can so that they do not experience the same issue!
• Raven (2/5): - There was no hot water, exposed wiring, holes in the walls, etc. It was unfit to stay in and because the property staff refused to assist, we were for ced to stay somewhere else and now they are refusing to refund our money! They state we did not return the key, howevert I have a video of us placing the key in the lock box when we left! I also have pictures and videos to show all of the issues! Terrible, Terrible vendo that Expedia should DROP if they want to keep customers!

• Daniel (6/5): - What a disappointment. The negatives: we stayed in apt 103 not that we were given a choice anyway. Entry way is dirty and dark and scary looking. Toilets flush poorly, fridge & coffee maker were broken (they had a backup fridge but it was so small), no wifi, tv did not work, instructions do not match appliances, couch is old, not comfortsble and raggedy; shower is poor-shower door does not stay closed, (we called to contact someone and they kept telling us to connect to the wifi…that still did not work). Thankfully someone came next day to assist w/ tv (but couldn’t fix it). super echo in kitchen; felt like in a vast hall. Need more bed pillows. There is a pool of stagnant water that sits out the kitchen window (mosquitoe playground!) Positives: clean, codes to get in worked well. Beds were comfortable, plenty of towels & toilet tissue. Oven worked well and it was quiet. Too many negatives to be pleased. We sadly won’t return.

Fridges and a/c we’re not working. Lots of stairs we were not expecting. Stairway railing in hallway was falling out of wall. Would not recommend. Wasn’t horrible but not good either.

They were finally able to get me an email to try. The shower was head was broken, water barely came out and when it did it was cold water.

Y bajar y subir diario esas escaleras era cansado La ubicación fue lo único bueno pero aún así NUNCA LO RECOMENDARÍA Además que el baño estaba divido, la regadera y lavabo dentro del cuarto principal y la única taza de baño del apartamento estaba en la entrada del apartamento junto a la puerta TE PUEDEN CAMBIAR EL APARTAMENTO UN DIA ANTES Y SOLO TE AVISAN

Et pas de draps ou couette supplémentaire. Pas d’eau chaude. Et service client qui ne répond pas ou à côté et incapable d’intervenir.. passez votre chemin et allez ailleurs.

• Martina (4/5): - We waited for checkin until 4 and when we got to the apartment it wasn't cleaned from previous guests, we had to call and have it cleaned while we were there. Walls are dirty with spill marks, broken blinds sitting in the corner instead on the window and no AC, it was so uncomfortable, especially on the top floor. The walk to our apartment led through a rooftop with AC units and trash. I loved the set up of the apartment with the 3 stories. 2 bathrooms would be nice but that's ok. It has potential is what I would say. U fortunately we spent a lot of money to not be able to relax there after long days of sightseeing.

In this flat you live in the very centre of everything with 5 minutes tops to Grand Place, shopping and sights. The flat is spacious and have kitchen, living room and two good bedrooms and seperated bath and toilet. We have nothing to complain about and would recommend this to anyone for either short or long stay. Thank you Brussels and see you soon again.

No one has emailed me back and I emailed 4 times. I called the next day and phone number and English option did not work. I list 2 nights stay and the company does not care. We were left at 130am with two small kids and no hotel and no communication.

The address can be a challenge to find but really in a very good location. I recommend to park in the Q Park, 22€ per night and covered.

Carefour supermarket just opposite. Easily can get HALAL food for Muslim travelers. About 10 minutes walk to GRAND PLACE and many more What most important is it's value for money.

O incoveniente é não ter elevador, subir 2 andares de escada com malas pesadas foi um sufoco! E pra surpresa, o apartamento é triplex! Mais escadas pra subir com malas!!!! Pemo menos as pernas ficaram malhadas!!! Fora isso tydo certo!!

It's very well located, close to the center and major tourist spots but the street it is on can be quite noisy at night. There is no reception which can cause issues if you need to contact the property urgently but the staff has been helpful in my interactions with them.
• Felipe (4/5): Banho gelado, água fraca, interfone tocando ás 3am - Tive uma experiência desagradável. Minha família chegou cansada de viagem, esperamos até ás 15h pra fazermos o check in e quando fomos tomar banho o chuveiro era muito, mas muito fraco e a água esquentava, mas gelava depois de 3 minutos de banho. Todos tiveram que dormir sujos. No dia seguinte eles resolveram a questão da temperatura, mas o fluxo da água é péssimo. Uma outra questão é que a porta é aberta e fechada por código, eles não te dão nenhuma chave. Tem fechadura, mas eles não disponibilizaram a chave mesmo depois que eu pedi. No meio da noite, por volta de 3 da madrugada o interfone tocou seguidas vezes, o que causo clima estranho, porque sem chave e só com código não passou sensação de segurança alguma.
• Enojado (2/5): - El Apartamento no era el que nosotros habíamos elegido al hacer la reserva, solo tenía un baño completo. No tenía vistas, todo el da a un patio interior con mucho ruido de aparatos de aire. La televisión, solo una en el supuesto salón no funcionaba. Toalla solamente en una de las dos habitaciones.. Distribución de espanto: cocina en la planta baja y supuesto salón ya que se encuentra dentro de uno de los dormitorios y en la segunda planta. No tiene armarios. La limpieza muy justita. Como la entrada se hace a través de códigos no pudimos ver a nadie. La respuesta cuando llamamos por teléfono para decir que no era la habitación que habíamos reservado fue darnos largas. Nadie se presentó para darnos una explicación, ni siquiera para llevarnos las toallas que faltaban. Todo el día subiendo y bajando escaleras tanto para el acceso como dentro del apartamento. Necesita una limpieza de cara importante. Una gran decepción.
• Verified traveler (6/5): - Το διαμέρισμα ήταν τριόροφο στον πρώτο όροφο κτιρίου - κάτι το οποίο δεν ήταν ξεκάθαρο στην περιγραφή - το οποίο είναι πρόβλημα όταν έχεις μωρά/παιδιά, όπως επίσης δεν ήταν σωστή η περιγραφή της χρέωσης του φόρου πόλης ανά κατάλυμα, μιας και ήταν ανά δωμάτιο. Επίσης, χρεώσαν για "ζημιές" 30 ευρώ οι οποίες ήταν 2-3 άδεια μπουκάλια/βαζάκια και ψωμί που αφήσαμε στον πάγκο της κουζίνας. Κατά τα άλλα το διαμέρισμα ήταν καθαρό και καλό.

The instructions for check in were excellent and really helpful. The only thing letting the apartment down is that there was dust everywhere and the walls were scuffed.

• Anisa (10/5): Brilliant stay highly recommend - The flat was a very large space, fit for a group. Great service, any query I had it was answered and resolved immediately. Brilliant location couldn't have been better. Minutes walk from every major attraction. Would highly recommend.
• Pav (2/5): Security issues and rubbish dump in front of door! - Silly price for what was provided. Disgusting street level entrance. Full of rubbish from the smelly restaurants below, and the fact that local people use the area as a toilet.... Then you are met with the disgusting smells of damp and even more rotting rubbish as you walk into the building itself and up the stairs. They don't seem to collect the waste very often. Then the apartment itself was decorated nicely and was pretty comfortable. The kitchen was well stocked in terms of utensils and crockery. However, nice as it was, someone tried to enter my apartment as I was inside. They broke the chain as they tried to get in. I did not feel safe leaving my valuables in the apartment when I went out (there is no safe to lock them in). Also, the provision of only one towel, one tea bag and one coffee pod for a three-day stay is quite miserly and a little bit pathetic for the cost of the apartment. Voilà. Happy with this?
• Laurie (4/5): Spacious, central flat... With random service - The flat itself is an excellent size, tastefully furnished and centrally located. However, being flanked by casinos, do not be surprised to find the entry door often inhabited by clusters of men smoking cigarettes. While it is well equipped to handle winter, like most European accom, there is no cooling, we were unfortunate enough to land a beautifully warm day and all nearly melted. Opening the windows provided minimal relief but ensured we maximised our passive second hand smoke inhalation. The beds were comfy enough, and the kitchen, whilst minimalistically stocked, met all our needs. Our greatest concern however, was being contacted by email at 5pm one evening to be informed a maintenance man would need to enter our flat the next day at 10am. Not comfortable leaving strangers alone with our stuff (maintenance was not hotel staff) we felt we had to wait while this maintenance took place. They eventually showed up well after 11 which meant we sacrificed half a day of our holidays due to management's decision to book maintenance during our stay and not aligning it with our check out. We found this to be a rather odd policy, but there was little to be done about it. On the plus side, although their responses were slow, management do appear to be making an effort to respond to all their client queries via email. Only other quirks to report were that the door handles fell off the doors regularly and internet signal is sporadic at best - but these are neither here nor there...

• Allison (10/5): Faultless apartments - The apartment felt like a home away from home. It was clean, tastefully decorated and, most importantly, in a perfect location. The apartments are not staffed but the keyless access was faultless. Highly recommend these apartments.
• Christoper (10/5): Wonderful apartment in Brussels - Just one night in Brussels the family and some friends. The room was perfect location, close walk to many of Brussels main sights, including the grand place. The room was spacious and very well kept. We wish we could have stayed longer! The only complaint that I have is that we tried to find somewhere for our friends to check their luggage, because they arrived in the morning and check in was at 3, and the hotel was very difficulties not accommodating. They insisted there was nowhere to keep the luggage. Other then that, it was a great short stay.
• Verified traveler (8/5): central location area bit seedy. - clean comfotable flat,wifi i could use. tv would not work.(dont know why just a blue sceen) didnt go to watch tv so didnt report. people hanging around smoking outside flats a bit intimidating.
• Russell (8/5): Great apartment for the price! - Smart Flats was great (just a few minutes from Le Grand Place!) Very clean & large apartment with large comfortable beds & bathrooms! Only problem was this apartment was furnished very sparsely & no reception desk to make a request (even though we had contacted the 24 hr. concierge to make requests!) There were only 4 bed pillows for 4 people--(no pillows even on the sofa!)--& soap containers were largely out of soap with only 1 roll of toilet paper for 4 people! This was an excellent apartment in an excellent location with the exception of the small-needed necessities (like soap & toilet paper--& no attention from the concierge to our requests for them!) We would definitely stay here again since it was an excellent apartment for the price (but would bring our own soap & toilet paper next time!) The lack of pillows was a problem too, but otherwise this was a great apartment!
• Jo (10/5): Couldn't have been better! - The flat was beautiful ..... clean, comfortable & stylish. The location was fantastic. We'll definitely stay again if we go to Brussels. I's advise to bring washing up liquid & a tea towel - it was frustrating having to buy both for only a few days stay! Definitely recommended!!
• Verified traveler (8/5): Great location and flat - We loved the location of this flat, and the flat itself. Great to have a kitchen and bedroom. I think the service could be improved a bit, we had some trouble finding the place initially. The main light in the bathroom was out and we almost ran out of toilet paper- I think the upkeep could be improved slightly. Other than that we loved it though. The décor is awesome and everything was clean.
