- Karen (5/5): not a great nights sleep on a sofa bed when you were expecting 2 kings - When I book a room with two king size beds that is what I expect when I check in. Not to arrive and say oh, we accidentally overbooked and that room type is not available; we have a single king with sofa bed is unacceptable. When hotels start being like airlines and overbooking it is very frustrating. I expect what I reserve to be available.

The rooms are spacious and the two king beds were great. The gym was nice as well, and so were the lobby areas as they had plenty of space to relax or even work (if it was a business trip). The hotel was well located, near a lot of restaurants. And actually, the Canopy hotel which is next door has a great place for breakfast. Also the rate we paid was great for the quality of the hotel. I would have loved for the hotel to have had parking, as I am not a fan of paying $40 for valet parking. My daughter was super anxious to use the pool but unfortunately it was under maintenance. The view was not great as it is next to the port...so not much to see.

Hotel was very pretty and modern. Everything was clean. Great location - walking distance to lots of restaurants and shopping. Harbor is across the street. Valet was quick. Courtyards are generally not on our list of places to stay, but I was very pleased - Great stay!

All double rooms have double king beds not queen. Staff is friendly and attentive and willing to go the extra mile. See Chase at the bar he will get your visit off on the right foot. Perfectly located in the Old Port and walkable to everything. Perfect anytime of year!

It has a very nice lobby, valet parking, and allows you to step right into the waterfront greenbelt, shopping and restaurants. it's definitely a solid choice!

Clean rooms, great shower, nice public spaces, but far and away the best part of the experience was the staff. They could not have been friendlier or more accommodating. Went out of their way to make us feel welcome and be sure every expectation was met. Really made the stay great. Would definitely stay here again.

- chrishV9377XS (8/5): Really Nice Atmosphere and Staff - We spent one night at this hotel - in Portland for a concert and celebrating our 45th wedding anniversary. We had reserved a harbor view room, and requested a nice one for our special night. The staff at the front desk were incredibly friendly and wished us a Happy Anniversary the moment we arrived! We had a very nice room looking out towards the harbor. The bed was so comfortable (not unusual for a Marriott!). The only complaint is that the bathroom sink filled right up and didn’t drain for a very long time, but we seem to be encountering this more and more no matter where we stay! When we returned from our walk around downtown, there was an anniversary gift bag with some goodies and a card waiting for us! The hotel is in a fantastic location close to restaurants, shops and venues all within walking distance. A shout out to Maggie (I hope I got that name right) at the front desk who was incredibly thoughtful and very, very nice! Would absolutely stay here again.

We chose Courthouse it's convenient location to all the sights and restaurants. Except for the Portland Porthead Lighthouse, we were able to walk to all our destinations.We also appreciated he clean and decent+sized gym. What we didn't like was the loud humming noise from the AC in the middle of the night despite it being turned off. Luckily, we're from a big city and are accustomed to noise from the street at night.

- R1347MBsusanc (6/5): Nice location, but better maintenance needed - We booked this hotel because of its great location, within walking/biking distance to many restaurants and very quick car trip to many other attractions. It is newly renovated with a modern look and lots of charging outlets in the room. Friendly front desk staff with complimentary snacks for the guests. Another plus was the pool. Our kids love swimming, this is a must wherever we go. The cons. Though the property looks newly renovated, it’s can be maintained better. Our fridge did not work the whole time despite they had a technician to come up and repair. It stopped working again in the middle of the night and all of our food have gone bad because of that. Huge waste. The shower faucet is broken. It does not stay at where we leave it, the water is either too hot or too cold. We had to be creative and use an elastic band to fixate it. The biggest downside is the pool. The water is extremely cold. We just stayed at the NY courtyard with super warm water, a huge contrast. It doesn’t seem like this one is maintained much at all. The floor is constantly super wet and that made the floor moldy. The ceiling also started to peel. This is a great property, situated in a fantastic location. I just wish it had a better management team.

The Courtyard is close to everything…good restaurants..shopping and the waterfront. Definitely recommend and will stay here again when visiting Portland. Keep up the good work Marriott!

I overheard a man, don’t know his role, he was blasting someone who had not blocked disability access room. My problem was he was actually using profanity loud enough for me, a guest, to hear. Not professional. Housekeeping had to be requested twice. Once at 4:00pl.

The view from the room was beautiful and the bed was super comfortable. Service was five-star and they accommodated my late check out due to flight delays even though they were 100% booked. - BAYRON GIRALDO (3/5): Terrible hotel for a Marriott - Very good location. I was just thinking of posting a comment, but the truth is there are a lot of problems at your hotel. 1. The bathroom in the room and the mirror were dirty. 2. The carpet wasn't vacuumed. I found popcorn seeds; I have photos. 3. The trash can had a piece of paper in it. 4. The biggest problem was the sofa bed mattress; it's not suitable for one person. 5. There are four of us, and the sofa bed wasn't made. We had to call to request someone to make it, but there was no one to do. 6.We booked through the Booking app with breakfast and according to the hotel they don't have breakfast included, they charged us on the bill at check-out after arguing so much with the front desk managers in the end they removed the breakfast charge, what a nightmare we lived at different times in this hotel, the girl at the front desk told us that next time we should make the reservation directly with them 🤨. They said that the breakfast issue was Booking.com's fault, as they knew breakfast wasn't included, but the truth is that the hotel is the app manager.

- E2979FMkristina (8/5): Clean and Comfortable, A Bit Spendy - Great location in the Old Port/Downtown area. The rooms were clean and comfortable and the lobby area is quite nice. Though the pricing for all food and drink is really high in the lobby (and starbucks... $6.50 for a small chobani yogurt!). The pool is quite small, not very warm, and not a lot of seating so if you're going for a pool for the kids I might look elsewhere. Overall a fine stay in a good location, but it all felt a bit overpriced for what you get. That being said, Portland, Maine is a very very cool town and you should visit! Oh, and we ended up with a room with 2 king beds which was pretty epic for our kiddo.

- U5546GProbertk (10/5): Well Exceeded My Expectations - I gave this hotel 5 stars because my standards for a courtyard are pretty low and this well exceeded those expectations. I am surprised that Marriott hasn’t given this hotel a different brand because this was the nicest courtyard I ever stayed in. First the positives. The location is great. Walking distance to so many restaurants and the nice shopping Portland offers. Rooms were very very nice. My adult children shared a room with 2 beds and both beds were king beds which I have never seen. They usually put 2 queens in those rooms. There was a very nice lobby with plenty of seating and games. I also found the gym a decent size with what I needed to get a good sweat. I won’t call these negatives. I will call them “things they need to do if Marriott wants to re-designate this property to one of their higher brands.” First, the front desk staff. Dealt with 3 different people and none were pleasant or welcoming. Second, The gym could use a few more pieces of simple equipment (e.g., some large foam rollers, a basu, another bench) as well as another mirror. They should also test the equipment as even though there were 2 pelotons, one needed some TLC. But I would definitely stay here again.

Condition of pool room needed some work. Pool/water was fine, as were seating and towels, but some signage on the pool with the water depth needed to be cleaned, there is paint peeling on ceiling and walls, and the clock needs batteries as it didn't work. Minor stuff, overall.

The mattress was like sleeping on a stone tablet. We tossed and turned all night. The pillows could have been 10 times better and a few more would have made it nicer.
