Guest Reviews
- Michael (7/5): Facilities were lovely! Customer service was non-existent and troubling when they went out of their way to claim they ha - The location was great, the facilities nice, bed comfortable. All very clean. Lack of customer service. We were sent an electronic key prior to visit so assumed there would not be anyone to greet us. As expected there was no one there. We got in fine but our welcome letter said “Parking is located on property with limited parking spaces; first come; first serve”. There is NO parking on site! The sign at the desk said the staff had “stepped away for a moment”. They never appeared that first day at all. There QR codes EVERYWHERE to get information or ask questions. They all go to a “currently unavailable” response that suggests reaching out to the non-existent reception folks! Using the e-mail link for questions in the welcome letter went to a non-existent email address and when I typed in the correct e-mail address and asked about the parking claim I never got a response in my 3 days there.
- Glinda (7/5): Comfortable room, great location, but this was off-season. - Room was comfortable. Great location. Because the location is so central, parking was a huge negative. I drove around for 15 minutes, called the property number, which was of little help. I lucked out and found a free spot (because off-season). And "water-view" was a stretch.

- Lyubov (8/5): - The Waterford Inn is most amazingly situated. It is right across small but the most beautiful waterfront park where we spent lots of time every day admiring scenery and breathing marine air. There tons of little stores, cafes, and restaurants near by to go to.
We stay in the room 12 and I will not recommend this room to anyone. To be fair the room was clean and bathroom was updated… but … IT IS SO small !!!!
They fit a king size bed in … and it took the whole room… I have hard time fitting myself in the shower and I kept bumping into facet handle. I brought home 3 souvenirs from my wonderful trip — 3 bruises in my arms and leg . I admit it is my own fault that I more than 200 lbs .So correction: room 12 will be feasible for you to squeeze around the bed and in the bathroom if you 115 or less pounds ..
I love that hotel staff was not there most of the time — as an introvert and hater of the “ small talk” interactions. The Inn run by invisible crew that managed to offer clean towels (sometimes),lack the door after hours ( thank you !) , and alway answer the phone ( but not necessary my questions) number provided by sign in the reception desk. The parking is difficult and to my surprise staff could not explain where we can park. We found the parking of cause — expect to pay $30-40 a day.
Overall , I liked this unique and old building
I would stay again but in the room 1, 9 , or 11. They are bigger .
- Eleanor (10/5): - Gorgeous hotel! Will 100% stay again. In a great location, still on the main strip of the town but out of the noise and busy areas. Gorgeous room and lovely set up.
- Brian (10/5): - Space was great
- Kimberly (10/5): Of course absolutely stay at Waterford Inn!! - Provincetown is my Happy place and the Waterford Inn is my first choice when visiting!
David and rest of staff always attentive! Five Star recommendation!
- Scott (10/5): Nice stay - Great little hotel with great location. Close to town and restaurants. Parking was a bit of a problem but we found a spot for for $40 a day a few blocks away but worth the hassel.
- Eugene (6/5): - Although the hosts did a great job sprucing up an old property it had serious limitations. The parking… or lack of anything for blocks was a huge problem. Bags have to be transported up several outdoor stair cases, rough brick pathways and finally narrow indoor stairs. It really made our room impractical for anything but a weekend trip. The air con was struggling to cool the room. The hallways were hot. The bathroom was tiny, but well appointed with shower essentials. The location was great for walking to everything. We just worried about parking our obvious “tourist” car blocks away.
- Anthony (10/5): - All good!!
- andrew (10/5): - Center of town. Clean rooms. No parking thouy
- Aman (6/5): - It’s a good newly renovated property. Easy to get around because it’s in center of the town . Some upper floor rooms could be tricky to get into because the stairs are very narrow
Overall good experience
- Justin (10/5): - Wonderful property conveniently located in downtown Provincetown. Beautiful accommodations lovely host.
- George (10/5): Great little spot - My stay was wonderful close to everything, quaint and quiet right behind Helltown Restaurant. The Staff was super sweet and helpful.
- Elena (10/5): - Lovely hotel, though parking situation was difficult to navigate
- Carren (8/5): - Great view except for the restaurant exhaust fan
- Blake (10/5): - By far one of the best hotels we’ve stayed at in Ptwon. Pet friendly and convenient
- James (2/5): - This property is not up to the standards that they’re charging premium pricing. The building is old and worn out and they try to do a quick refresh on it. Windows don’t function no screens and windows. Electrical outlets don’t function. The building is old and needs a lot more work if you’re gonna charge premium pricing
- Shari (10/5): - Quaint inn in the heart of Provincetown, easily walkable from the ferry so no car is needed!
- Janice (10/5): - Comfy, clean, spacious room with a lovely balcony overlooking the bay!
- Donald (8/5): - Bed comfort was good. Bathroom was nice. Property brick walkways & patios were heavily soiled. Several times the outside sofa & chairs cushions were covered in pet hairs or damp spots.
Someone put their cooler packs and left them in the ice maker placed in the ice to freeze which makes the ice unsanitary.
- Kimberly (10/5): Ptown gem - Waterford has always been my PTown go-to when traveling via ferry from Boston! David especially at Waterford is accommodating and responds to any concerns quickly without hesitation.
- Amy (10/5): - Fabulous location for exploring P-town and for walking everywhere. Rooms were comfortable and clean and bright and beautiful and exactly as advertised. The restaurant adjacent to the inn is excellent.
Note - property might be challenging for people with mobility issues. There is overnight parking across the street for $40.
- Bill (10/5): Great place to stay - Great place. And it's OLD. The floors have sagged. The staircases are not level. The halls slant.
In other words - it was perfect!
Loved my stay.
- Tena (10/5): - Great destination
- Michael (8/5): - The property is very nice and the location was excellent. Thankfully P-town has lots of options for food and entertainment. Parking is another story altogether, but Ptown is small enough that seemingly long distances are actually close by.
- Colleen (10/5): - .
- Linda (8/5): - Good room, good bed, good internet. Limited coffee options but available 24 hours. Small allowance for breakfast at a market. Nice staff but they are not on premises at all times.
- Janet (10/5): - Bed was comfortable, staff were friendly and helpful, and location was great with easy walking to shops and restaurants.
Just note however that stairs are steep and narrow to the 2nd and 3rd floor rooms. So if have mobility issues, may want to contact hotel to get a room on the first floor.
- Lori (10/5): 2 day stay - Great location. Owner welcomed us and upgraded our room. Friendly staff and very clean. Would stay here again!
- Ozuna (10/5): -
- Catherine (10/5): - A million stars all around, it’s a perfect location, property is clean, tons of food and shopping options, 10/10 recommend!
- Thomas (10/5): - Everything was great- room, checkin and location
- Robert (10/5): - A very nice quiet place. Will stay again in the future.
- Matthew (10/5): - Very clean, amazing location and great food options
- Isaac (10/5): - Staff was lovely, amenities were clean and perfect for my needs. Super cute spot, great location. Will definitely be back!
- mr michael j ayres (10/5): - Fantastic boutique hotel. Very stylish, very friendly, perfect location
- Anicea (10/5): Warm, inviting, and immediately makes you feel like you made a good choice! - It’s elevated boutique feel, incredible location and Dave, the wonderful concierge. They had lovely touches, like Waterford inn water bottles! I loved it all
- Yelyzaveta (10/5): - Highly recommend this property! Great location right in the middle of everything you need. David was super helpful and accommodating. We will be back!
- David (10/5): - s
- CLARA (10/5): - Property is centrally located making it convenient for dinning and shopping. A paid parking lot is located right across the street. Property is behind a restaurant so street noise is minimal. I would highly recommend this place.
- Paul (9/5): Superb - Nice room, great staff.
- Lauren (9/5): Superb -
- Sunny223 (10/5): Charming little place in the heart of Ptown. - The room was very nice, modern style and spacious. Bed was comfy. Bathroom was beautiful with a large walk in shower. David (who I'm assuming is the owner) was very kind and welcoming and communicates wonderfully. The location was perfect walking distance to all attractions. And the Inn itself was tucked back from the main street so you didn't hear all the hustle and bustle which I'm sure is a lot more during peak season ( we stayed in the April). Parking was very difficult. It states there is a small lot but upon arrival we couldn't find it so I called to ask I was told it was on street (impossible there) or pay to park in a public lot. There is a pay to park lot directly across the street ($40 overnight) but it was closed that day and other closer lots full. So we had to park at Provincetown Public Parking lot on Bradford Street and walk approximately 15mins. Not a huge deal breaker as the weather was nice but lugging bags wasn't fun. Next time we will have someone dropped off with the luggage and the other park. The only other negative for us was the room didn't have curtains just shades which looks beautiful BUT the porch light and neighbors outdoor lights shined in the room all night along with what I would say is the brightest light I've ever seen on an air-conditioning unit. Now for some this is no issue at all (lucky ducks!) But we both have a hard time sleeping unless it is completely pitch dark. By no means are either of these "issues" deal breakers for us I'll just bring a sleep mask next time and good walking sneakers!
- barbara (10/5): - Just a lovely and perfectly located property! Beds were super comfortable! We had a wonderful stay and a huge thank you to the handsome David - the manager!
- Chloe (10/5): - The room was beautiful and clean. The ocean view was fantastic and the hospitality by David was unmatched! Very close to everything on Commercial Street. We will definitely stay there again and recommend to friends and family!
- C (5/5): Passable -
- Elvi (10/5): - I had an amazing stay. Will surely be back there for sure. Staff was very friendly.
- Elvi (10/5): - Great stay
- GEORGE (4/5): Meh - The place was exceptionally loud. The king bed desperately needs a new mattress and the shower curtain oddly did not fit the length of the shower.
- Cathleen no (10/5): Highly recommend! - Beautiful lodging on a main street so close to shops, restaurants and the water! Easy keyless system for access and the room was large and comfortable.
- Audrey (5/5): Friendly staff and location but disappointing accommodation - Location was great and staff were friendly. It’s in need of refurbishment and upgrades as it’s looking a bit tired.
- Julie (8/5): - One thing strange was we didn't encounter staff to check in but we couldnt find our room. There was an employee cleaning who very abruptly told us where it was. The room was clean and comfortable. The doorknob to the bathroom was broken and
I thought I locked myself in.For what I paid that really should've been dealt with.
Overall was a good stay in a old updated building. I missed the connection and human touch.
- Chris (8/5): - Great location in a quaint seaside village. Limited parking options, so plan ahead. Parking at the waterfront the easiest option ($4ph).
- Deborah (8/5): - Centrally located. Walking distance to town.
My first floor room was next to entry door so was noisy with people in and out till late.
- Verified traveler (10/5): Til We Meet Again Ptown! - My boyfriend and I had a wonderful stay here! The room (corner room/king/w. balcony) was really cool, plenty of space, gorgeous views, and it was clean & comfy!
The service was great as well! Lyla was very kind, considerate, helpful and accommodating! We were informed of the parking situation and how to get to our room before arriving, and told to reach out if we needed anything. 😊
Thanks so much for a wonderful stay! Ptown is an fantastic weekend getaway!
- Scott (6/5): - The waterford Inn is charming, but... nothing fancy. don't let the photos mislead you, it's a very used and abused Inn. But maybe all the inns are like this in Ptown?! Also the front desk person was agonizing to deal with during check in.
- Jeffrey (8/5): - We loved the location of the property as it was near most things to do in Provincetown. Unfortunately the cleanliness of the room was a little suspect. The previous guest had long black hair because it was everywhere on the wood floors and also on the drain in the shower. The view of the harbor was great and the bed was very comfortable. The parking is an issue. On street parking near the inn is almost nonexistent. We parked at the closest pay lot which offered overnight parking which was four blocks away and cost 30$ for the overnight fee. That being said we really did enjoy the location and food at all the restaurants in town. The view of the bay is a little deceiving as there is a restaurant right below the balcony.
- Roberto (7/5): Location amazing, check in easy - Location is amazing! Contactless checkin and access to room was perfect. Things were broken in the room, we were locked out of our room the morning of checkout, some things were broken in the room.
- Brian (5/5): I would not stay here again. - The bed and bedding were very comfortable Level off cleanliness overall.
While the staff was attentive, I did not find them to provide much information
- Pete (10/5): Exceptional - Our dog loves it
- Brad (10/5): - Great property. Good location.
- Michael (10/5): - Very cute
- Natalie (10/5): Amazing stay! Great location & staff - Amazing location, great staff, good sized room, quiet but near all the action. Ivo was super kind, attentive and helpful during our stay and we loved his energy & hospitality. The AC unit in our room was very noisy and a bit difficult to sleep.
- jessica (10/5): - Room was clean and was very convenient location to shops and dining! Shower only. No tub.
- Elaine (6/5): - Entrance is confusing, you have to go through the patio of a restaurant. Location is walkable to popular places but not loud. Room was clean. Old building issue with floor being slanted in bathroom. Also shower curtain was half the size it should have been, I just tried to be cautious to water getting out.
- Mark (9/5): Superb - Staff was very accommodating and friendly. Great location--near the heart of it all but still quiet and charming
- Judith (10/5): - Very nice comfortable accommodations. Staff was very responsive to any requests and readily available even when not at the front desk.
The location is excellent and for a short stay well worth the nightly rate
- Alison (9/5): Superb -
- Allison (4/5): - The property is in a great central location but the hotel is very basic. There is no front desk or staff to greet you, just a sign with an emergency # to call. The one person we did encounter wasn't very friendly and didn't give us our breakfast vouchers. The room is simple with a desk, chair and a mattress on a metal platform bed (not a full boxspring set). Overall it served it's purpose of being a place we could crash overnight but definitely not worth the almost $500 we paid.
- Christopher (10/5): - Highly recommended.
- Kimberly (10/5): - Lovely Room, Staff and overall wonderful experience at Waterford Inn !!
- Michael (6/5): I paid 2900.00 for 4 nights at this facility and definitely was not a good value for the costs. - They did not offer a breakfast but offered 4.00 coffe vouchers to a coffee cafe 10 minutes away.i had to ask for a tv remote and had to subsequently request it to be programmed. I have stayed at the Ritz off season for 700/ night on Amelia island and got far better service, amenities and facilities. I would not stay here again nor recommend this Inn. The floors were dirty, only one pillow on the 1/2 chairs on balcony , bathroom too small, not enough closet and bureau space , their idea of cleaning the room daily on consisted of replacing the towels.
- Giuseppe (8/5): - We enjoyed our stay and the location is perfect. However, the bathrooms could use a refresh and the beds and pillows are very uncomfortable.
- David (8/5): - Everything thing was wonderful
- Peeranut (10/5): - The room was so good and clean. The staffs were so friendly and helpful. The location was so close to everything you need in Ptown. I really enjoy staying at this place
- Lisa (6/5): - Lovely place, great location and attentive hosts! Very accommodating when an AC needed replacing.
- Ibrahim (9/5): Superb -
- James (10/5): - The staff that greeted us very extremely friendly and very helpful with information about the area, hotel room was clean and very nice.
- Jay (10/5): - Beautiful town. Great location. Parking is a challenge
- Saige (10/5): - I loved the Waterford for my stay in Provincetown! In a great spot and slightly away from all the action so it’s quiet but close enough that you can walk anywhere within minutes. We got the standard queen room and it was perfect, so adorable, great closet and nice bathroom. Also Mews pop up was incredible. The food, service, atmosphere and everything overall was wonderful. Can’t wait to plan my next vacation to Cape Cod!!
- Shelly (10/5): Exceptional -
- Elizabeth (9/5): Superb -
- Jordan (10/5): A Charming Stay - Wonderful, charming inn with a friendly staff. Right in the middle of Commercial Street, it's well-positioned for a leisurely walk to all the fun! The room was comfortable, clean, and spacious
- Drew (10/5): Fun - Very cool building
- Michael (10/5): - What a great stay and fantastic hospitality.
- Paul (8/5): - I know that it was Thanksgiving and staff was off, but I was a little disappointed that there was no coffee maker in the room, and that I had to plug the fridge in and wait for it to cool down, little things that I would have just expected to have at the ready. There certainly was a coffee maker on the main floor, but although the place seemed pretty empty, I was booked into a room on the third floor. Anyway, all in all, the bed was great, the room was almost too warm, but I opened the outside door for a bit and cooled it down, and the silly little things didn't matter, once I settled in. Had a great meal at Napi's on Freeman, and a few nice walks around town.
The Parisian Bakery just down the street is always a treat, and I was thrilled to pick up a few awesome pastries! On the whole, the hotel is a lovely place.
- Castagna (9/5): Superb -
- Robert (10/5): Waterford ticks all the boxes! - We love the Waterford Inn! Comfortable rooms, convenient to all things P-Town, and great views of the harbor from many of the rooms.
- David (10/5): Bed was comfortable but there were no dressers to put clothes so had to live out of suitcase and clothes on counter in k - Quaintness No dressers for clothes
- Herbert (10/5): Exceptional -
- Dawn (6/5): Pleasant -
- Janine (8/5): - Everything was fine, but there was no bed changing service during the stay.
- Vincent J (10/5): - We liked the proximity to town, and the homey feel of the building, being a large, old house. It was very clean and comfortable. At night, too much light from exterior lights (nearby buildings, street lighting etc.) was coming in the windows. Curtains or some other way of keeping out the light at night would be great!
- Kevin (3/5): It was old, there were bugs and it was very small. - It was close to everything and it was cute outside the room. The shower had barely any water pressure and it was super old in there. And I had to kill 3 huge centipedes that were on the chair. The bed was not very great either and it was super small in there.
- Samuel (9/5): Superb -
- Mcmorris (8/5): Very good - No breakfast but a coupon for a place across the street
Helpful staff It was not easy to figure out the check in. Luckily there was someone there (about to leave) that showed us the way it works
- Martin (8/5): Very good - Nice location, room was comfortable, staff very friendly
