- Matt (5/5): Not for a light sleeper. - Good location, cool vibe and nice little room. If your room is on the street level, be warned that there is nothing separating you from the street noise except windows. If you're a light sleeper you will not sleep in or get an early night.
You'll also be able to clearly hear the other guests in the adjacent rooms, including walking above you, suitcases moving around, etc.

- Sephora (8/5): Beau séjour à Kyoto - Ce ryokan était très beau et spacieux, nous avons bien dormi. L'emplacement est un peu excentré mais à proximité d'une gare de laquelle on peut rapidement arriver au centre. Prêt de parapluie au top quand pas de chance. Globalement le ryokan à un tres bon rapport qualité prix. Par contre notre chambre etait côté rue au rez de chaussée et à côté de la porte du bâtiment, la rue n'est pas passante mais quand il y a quelqu'un c'est très bruyant, on dort bien quand meme grâce au bouchons d'oreilles fourni par l'hôtel. Comme dans tout ryokan prévoir un bandeau pour la lumière. La seule salle de bain faisait un peu léger pour les trois chambres certains soirs. Manque de prises électriques (une seule).

- Evie (6/5): Alright for a few nights - We could check in early! It’s nice to stay in an old style building. There was some sort of issue with the drains. The accomodation really smelt and there were even worms coming out of the drains. The bin had no bag in and our room wasn’t cleaned once during the 4 night stay. The check in is at a different place altogether and so there is no one looking after the accomodation. The walls are also so thin.

- Linda (8/5): Insgesamt zufrieden. - Sehr nette Lage in einem ruhigen Wohnviertel mit vielen kleinen Wohnhäusern und kleinen Geschäften. Etwa 5-10 Minuten zu Fuß zur U-Bahn und nur eine Haltestelle bis zum Bahnhof oder zwei bis in die Innenstadt. Matratzen in dem Zimmer oben in dem wir waren, sind etwas dünn - keine traditionelle Futon Matratze.
Die Treppe nach oben ist etwas steil aber man kann bei der Buchung auswählen ob man oben oder unten schlafen möchte. Das Haus gegenüber hatte nachts Neonröhren an, die einen Flur beleuchteten und das Zimmer hatte keine Gardinen oder andere Möglichkeiten das Zimmer zu verdunkeln.

The shared toilet was down a steep set of stairs which might not suit some. I suppose that’s part of choosing to be in an atmospheric old house.

- Thanh Mai (9/5): Excellent cozy house - The staff are very friendly and helpful (she can speak English and Chinese). The house is quite cozy and traditional. It’s close to the station, and the price is reasonable. You’ll need to go to another nearby building to check in. Please pay attention to the notes on the door to find the correct place. The room has a heater and is warm, but the bathroom isn’t heated, so it can be a bit cold when showering.(I visited in the winter)

Would stay there again On one hand the location is very quiet, but once in a while a motorbike would pass by our room. We stayed on the first floor and one of our walls was pretty much made of paper, so the sound isolation was nonexistent. It was not an issue for us, but if waking up a couple times throughout the night is an issue for you, then maybe look for a different place.

- Ariadna (7/5): Central stay in japanese style, with acoustic deficiencies. - The property’s interior is designed in old Japanese style. So as a tourist it was interesting to make this experience. The property was overall clean and well maintained. You have to check-in in another building around the corner. We noticed that just before we arrived at the property. That was a little bit annoying.
The property has very thin walls, so you’ll be hearing a lot from other guests and vice versa.

2階の部屋だったのですが階段の一段一段が細かめなのでキャリーケースを運ぶのは少し大変です。覚悟しましょう。
脱衣所が外の気温と同じくらいだったのでヒートショックを起こさないように気をつける必要があると思います。
それ以外はお値段もリーズナブルでとてもよかったです。ありがとうございました。

- Liam (7/5): Excellent location, but very thin walls. - The location was incredible. Walking distance to many restaurants, train stations, and the river. Highly recommend a sunset with a drink along the river. It isn't clear on the site but the walls are incredibly thin; you can hear everyone coming and going and have to whisper at all times if you want privacy. The rooms are very small and the futons are not comfortable (this may just be because we weren't used to that style of bed, but better to know beforehand if that's important to you).

Clean and renovated. Bath tub was super cute and kitchen very well equipped.
We were there in summer and it was quite hot but great with air conditioner on. Not made for tall people very short door ways. Room doesn’t have a light blocking blinds. Reception is somewhere else but staff were so friendly and delivered our luggage to room!

- Sabrina (4/5): good locations but poor conditions - location was nice, close to kyoto station. this property is probably much nicer when it’s warm. since it’s an old building the windows are very poor, so you couldn’t really heat up the room. it was very loud. you could hear every noise, especially in our room which was next to the main entrance. to use the toilet or bathroom you literally need to go outdoor. so in the cold season not recommended.

- Nam (8/5): Very good - It is in a traditional japanese house. The room is spacy and very clean. Bathroom is clean and warm. Staff is helpful. Location is 15 minutes walking from Kyoto Station or 3 minutes walking from the metro.
The only thing is the reception area is in different place and you need to check-in there.

It is a traditional house, so the house quiteness depends on the level of empathy of the people staying:) A bit luck, for me it was generally lovely people with one outlier at the end😂
- Coral (6/5): See review for accurate building address - DO NOT GO TO THE ADDRESS LISTED ON HOTELS.COM. Go straight to this address to check in: 542 wakamiya-cho; this will take you to the check in office, and they will tell you where to go for your room which is about a block and a half away.
This hotel is a solid 3.5. The adage "you get what you pay for" applies here. My room was upstairs and the stairs were very narrow and steep; lugging one small suitcase up was perilous. The bathrooms are shared but there are three toilets for the 4(?) rooms in the building. There is a shower stall and a soaking tub. The soaking tub would be nice if there were English instructions on using the tankless water heater. This is an old style building so gives you an "authentic" experience for your stay in Kyoto, but in exchange lacks many of the amenities that comes with a standard hotel. There was a small kitchenette though so that is a point in its favor. Check in and check out, once I was provided with the correct address, was pretty simple and easy. I only stayed here one night and it was comfortable for that night, but any longer may be a challenge.

Long check in process - Check in needs improvement, the reception was not onsite and you have to walk 5 minutes to it, but took us 15 mins to find it, the actual checkin process was really long as well and took 10 mins. The accommodation was okay, theres only one toilet and most of the times we have to wait really long before we can use it, the room was so small

- Nicole (2/5): Don’t stay in room K24! - Have stayed in ryokans our whole trip and this one was the absolute worst.
The place itself is fine (same as most of the other typical cheap ryokans) and the staff are lovely and very friendly, however the room we were staying in was terrible.
Every time someone moved in the room above us there were terrible squeaks in their floorboards (our ceiling) which were loud enough to wake you and give you a headache.
Also the wall to the outside street was literally paper so every car, bike and person going past could be heard.
This room was very loud and very distracting. I can usually handle some noise and light during the night but this was ridiculous. I’m glad we only stayed here for one night!

The only down fall was really loud guests arriving at 3:30am on our second night who continued to talk and move around upstairs for another hour into the early morning. The house is very old so the floors creek a lot. I would definitely stay again but would ask the home stay to consider having check in time window boxes as it was really unpleseant to be woken at such an early hour and for the guests to be able to continue loud conversations as they prepared for sleep. - Verified traveler (6/5): One time Experience - Ok to experience the old Japanese style living quarter. The room are on top of each other and the stairs are old style wooden one with no rail. Tough to get luggage upstairs or downstairs. Your neighbor will hear all the noise you make in your room no don't expect privacy. Only one shower and two toilets to share with 4 rooms. The office is about 8 minutes walk from the actual living place, so no staff at where you stay. Ok for one time experience but I would not go back. Just not for me.
