- annmZ2291GA (2/5): Dreadful hotel in a great location. Don't book here unless desperate. - This is a great location for a terrible hotel. Extremely run down, cracked hand basin, shower head built at about 5ft 4. Shower basin feels like there is very little support under it. First impression of the room was passable for an inner city hotel, however, there were spill/ splash marks on the wall in the room. The bed needs replacing it was so uncomfortable. The electrical certification on the electric blanket (checked out of curiosity) expired in 2011 according to the tag. Carparking was available in an open shared lot across the road. Be careful where you park. We would never stay here again and certainly wouldn't recommend it to others. I would like to suggest that hotel management/owners stay in room 221 and see how they feel about it!!!
- markwX7370RZ (4/5): Poor Housekeeping - Good location near octagon area with parking across the road. Man on reception was pleasant enough and welcomed us on arrival. Modern room. What let the place down are the housekeeping staff. Poor cleanliness in the room with clumps of long black hair all over the place which hadn’t been tidied up. Check out was 10AM. As early as before 9.15AM, housekeeping staff were very noisy however we managed to get back to sleep briefly. One lady banged on our door at 9.30AM and once I opened the door in shock she said house keeping in a rude manner and said check out is at 10, no apologies for rudely waking us up. The plan was to sleep until 9.50 then quickly get out of there before 10 but we were woken up multiple times by housekeeping then another knock by housekeeping, very rude as if trying to rush us out of there too early so they could do a poor job of cleaning again and just get out of there sooner with no respect to the guests. Due to the rudeness and carelessness of the housekeeping we had a poor sleep before a long drive. Mostly confusion as to why they would be knocking on the door so early, especially more than once. I felt like there was no privacy because of them.

- Natasha (6/5): - Overall it is a cool place to stay, but it would be a lot nicer if it was maintained. The windows were cracked and thin, mouldy. The bath tub jets do not work - nor the power in the bathroom. The carpet is so old and worn out that it’s lifted up leaving a trip hazard in the room. It was also quite dusty. A little TLC and it would be worth the price.

- WilsonMacDonald (8/5): Vist to Dunedin - From the outside, there is no appeal to stay here. It really does need a lick of paint etc. However, pleasantly surprised inside. All the common areas have been restored and refurbished, all look good. Mind you, didn't use the bar or restaurant. The room we were in had been similarly restored/refurbished. Compact, but what you would expect from an old hotel. It's definitely central, less than 5 mins to the Octagon and also the Railway Station. Overall, better than I expected. Would i stay there again? Only possibly, would have liked more space in a room.

Nothing had been moved to vaccum and the shower curtain was mouldy, to name a few things.Bethroom floor was lifting and carpet stained and filthy. Matress was so old and uncomfortable. Worst part was though really got no sleep as everytime someone opened a door or walked along the hall my bedroom door shook like someone was breaking in. Luckily by 3am I figured out if i put towels under the door it limited the movement enough to just be a little shake. I had already tried other things. You could also hear everything in the next door rooms. I didnt expect fancy for the price but clean and functional would have been nice. Sad to see a historic building treated like this

Black mould on the shower silicone, spa bath and bathroom extract fan not working, from my point of view lacking in daily house keeping, and no reply at all from the hotel staff addressing these issues. On the positive side, location was extremely central, a very spacious room, reception staff were friendly and very accessible hotel specific parking (across the road).

- X515ZKrebeccag (2/5): IF I COULD GIVE THIS ZERO STARS I WOULD - If I could give this zero stars I would! From the minute we walked into reception the man behind the desk was rude and abrupt to another customer on the phone. We got to our room to find the door very difficult to unlock this was maybe a blessing because upon walking into the room it was worse than a prison cell. The paint was peeling of the walls, the carpet was hideous and torn and there were cracks in the walls. The window didn't even shut the bathroom was mouldy and the shower was so low I had to bend double to wash my hair. The beds... where do I start. The mattress was 2 inch thick at best and you could feel every single wooden lat below. Not only that but the lats were so unevenly spaced you could fit a whole person through them, this is definitely a massive safety risk as you could fall from the top bunk. We all had very little sleep and have started the morning crippled from a bad back from the awful beds. The toilet leaks and is constantly running and the bathroom door doesn't even lock. The decor of the room looks like something from my dead grandmas basement, it is dated and unsightly as well as unclean. We thought the hotel could revive itself with breakfast as it was advitised as included online but once at reception it was revealed it would be an extra $15, and that was for only toast and cereal! I would not pay to stay in this hotel a second longer than necessary. We have stayed in some questionable places but this definitely takes the top spot!

Very old and dated with scary lift that closes superfast (there is a sign on the lift) - the receptionist was not sure if it was working which did not put a lot of faith in it when she said she thought it was fixed. The cold water tap was really noisy and made a huge noise when turned on. Bed was really soft and aged. Not a pleasant nights sleep.

- Martin (8/5): - Entering the Leviathan is like stepping back in time it has that grandeur and class about it. Unfortunately the old girl is showing her age as she looks tired and the carpets are not in the best condition. Furniture is hapazardly placed all be it all rotan. The room we had was comfortable but cramped. This hotel is a gem with a good polish it would shine as a classic example of how hotels used to be.
- sitdeus (4/5): Tiny room, unattractive breakfast, but central location - We had a tiny room, overlooking the main road (as many rooms inevitably do). The en suite was tiny and the breakfast looked disgusting. However the hotel is well situated for central Dunedin (there are plenty of breakfast places in and around the Octogen close by) and is cheap.

- sarah (4/5): - Furniture is old, one of the mattresses in our room should’ve been replaced long ago. Chairs in communal lounge were so worn out. Communal kitchen was cold, smelled like urine and was poorly equipped. On the plus side the entrance way and dining hall were nice
- MARK (8/5): Quaint but older 2 star hotel - I spent two nights at this centrally located and budget priced but a rather old hotel. Staff were friendly and helpful. Entertaining lift that tries to trap you with its fast doors and a bit of a rabbit warren to find your room. Upon checking in I went to my room and found the fridge missing (much to the surprise of the desk lady when I told her). After some shuffling she moved me to another room where the TV wasn't tuned in - someone had fiddled with it and the lady came and fixed that quickly enough. Quaint old wooden interior which was quite creaky at night when people moved about. A snug but well enough appointed room - decent bed and shower. Free parking across the road seemed safe enough. While between two busy streets, I didn't notice traffic noise. Opposite the museum (worth a look) and near shops. Reasonably priced continental breakfast with a fair range of cereals, toast and spreads, juices and good coffee!! Plenty enough to start the day.
- Taylor (8/5): - Room was very small, nowhere to open one suitcase let alone two. It was clean though! Building is older but to be expected. Parking is across a busy road with no lights/cross walk and lot is very rough/ uneven so not the most user friendly. The elevator is rickety but works!
- Verified traveler (8/5): - For economy accommodation it was exactly as expected, clean and basic. For location it was perfect, close to the museum and walking distance to the octagon and cafe's and restaurants

- Robert (10/5): Great location and everything worked - Great location. Older (aka Heritage) place but incredibly everything still seemed to work just fine. For central city the price was great and with parking right across the road from the front door it was perfect.
