- Leor (1/5): Zero value for your money - It's in a decent location, that's it. The price is absolutely a daylight robbery considering the quality you get. This room is worth 350-400 baht a night, no way did I feel 450 baht made sense for this low quality room.
- Shiloah (10/5): A nice place to chill out and relax - Location. was ok peaceful There wasn't anything not to like
You get your own little space for the
time you are there peaceful.,.
- Itay (9/5): Superb - The owner is super friendly and helpful, the location is great and relaxed and quite atmosphere A bit of noisea on the ground floor during day time and sometimes I can hear this water pump 🤭

- Paul (8/5): all good 👍 - manager was a good man gave me a room that was cool and comfortable as I only booked fan room and it's was great 👍 hotel was close to the markets and easy walking manager offered me a push bike if I needed at anytime nothing it suited me as a solo traveler on a budget
- Judy (7/5): Good - Location near markets and river was good. Room was cool despite terrible heat. Manager was helpful. Value for money..cheap price. Room had no windows. Outdoor seating area was hot and not comfortable. No couches or comfy chairs...just a few hammocks amongst tables and benches.

- Arthur (10/5): Best host ever! - Everything, the owner made me feel at home. Its was everything ok
- Filip (9/5): Superb - We had a great stay at this place! The location is perfect – just 15 minutes walking distance from the center, but far enough from the tourist crowds to enjoy some peace and quiet.
The host is incredibly friendly and helpful. When I needed tips on what to do in the city and where to rent a scooter, he was super enthusiastic and gave great advice. His way of talking even reminded me of Leslie Chow from The Hangover, which made our conversations even more fun!
At night, you might hear some stray dogs outside, but we were informed about it in advance, so it wasn’t a big deal. During weekdays, there is a school nearby, so in the morning you might hear some activity.
Overall, this place is great for travelers who don’t need luxury but appreciate a quiet and welcoming atmosphere. If you’re looking for a relaxed and comfortable stay with easy access to the city, this is a great choice!
- Vinod (6/5): Pleasant -
- Ryan (10/5): Exceptional - Nice and basic but value for money owner boyd ia absolute gentleman can't do enough for you what a man 👏 Liked everything
- Anthony (10/5): Exceptional - Owner was funniest man I have met
- Woolner (10/5): An old school Thai guesthouse - An old-school thai guest house. It has a lovely mix of older, longer stay guests and backpackers whizzing through plus a big outside area means it's easy to strike up conversations with other guests. The owner is a lovely chap who goes to great efforts to keep the place clean. Everything was decent for the price
- Diana (9/5): Good for the price - Clean and comfortable for the cheap price . The guy in charge very nice and helpful There’s school in front of the building , is noisy troughout the day
- Ruth (10/5): Great stay all round!!!! - Great location!! Nice big room and hot showers!! Bobby the host was so nice! He gave us lots of good recommendations and cooked us some delicious food one night. We only booked 2 nights here but extended the stay for 5!
- Monika (8/5): Very good -
- Ellie (7/5): Ok for a short stay :) - Comfortable enough bunk beds & ok location, easy enough to get in to the centre either by taxi or scooter. Very basic but you can’t complain for around £4 a night per person.
- Mykhailo (9/5): Superb -
- Agbayani (8/5): Very good -
- Peter (10/5): Exceptional - This place was very peacfull clean and reasonable. Would recommend staying here if you want to be close enough to the old city but out a bit. Lots of walkable stuff. The staff are lovely and friendly and helpful. Nothing….
- Gregory (5/5): Passable -
- Elvira (6/5): Pleasant - The reception was friendly It felt like someone slept on my bed and no one changed the bedsheet later
I saw a huge cockroach in the kitchen 🤢
Not very clean in general
Location isn't the best as well, you can find much better places at the same price. We didn't have a choice as the whole city was sold out during the festival in November
- Claudia (1/5): TERRIBLE - Nothing One word describes this hotel: disappointing. I chosed based on the photos and comments from other customers and they couldn't be further from the truth. First of all, the cleaning is TERRIBLE (in other words, there is almost no cleaning and you can see from the photos I will post). Fridge was in the room but it wasn't working and it was completely disgusting inside, full of black stains. The bed was so hard that it made my bones hurt. Walls with yellow stains, cushions with worn pillowcases full of pills and the inside completely yellow from use. There was no minibar, television, refrigerator, or free toiletries as stated in the room amenities. And the bedroom window faces the corridor (where the other rooms are and where people pass by) covered only by a curtain. The photographs do not correspond to reality at all because everything looks clean and new and it’s dirty and old. In other words, despite being a humble accommodation (which I already knew given that it only has 2 stars) it does not justify the lack of hygiene and the fact that things are described that the room does not have. And that's why I feel cheated and I wasn't even able to stay at the hotel for the days I had booked (4 nights) and thus lost money because I had to book another hotel.
- Ye (7/5): Good -
- Westicles (9/5): Best budget house in Chiang Mai. - The owner is a super cool dude. Place is 15 minutes walk away from a main tourist walking street which then leads you to the center. 7/11 close by. Few local shops just next door. Nice chill out area with hammocks and tables for smoking and drinking. Honestly have zero complaint. Everything was as expected.
- K.c. (4/5): We didnt enjoy the stay here - Near market We cannot open the aircon because theres no remote inside the room, place was dark, it was hassle to remove the shoes, the host’s humor is not good and more like sarcastic
- Thanipat (9/5): Superb -
- Owczarek (10/5): I highly recommend this stay! The owner is helpful and kind, after few days you feel like home. The location is perfect - Atmosphere and location is great!
- Freddie (8/5): A basic, no-frills stay close to downtown, suitable for solo travelers or budget tourists. - The property is close to downtown, making it convenient for tourists. It’s a good option for a short sleepover stay. The room was very small, with no blankets provided. It only had a fan and no air conditioning, which might not be comfortable for everyone. Not ideal for couples.
- Hugh (7/5): Good option - Owner is really nice and outside area is cool Basic
- Eric (6/5): Pleasant - Location is great and Boyd is nice.
I had a bad room, talked to him about it and we solved it.
Be careful what you book though.
Downtown is walkable if you like walking. 7 eleven is close by and Thai food around the corner First room had a bad smell, think it was some kind of fungus. Took the energy right out of me. The upgrade to another room solved that.
- Denisa (6/5): Good for short stays - The owner was very nice and willing to help with anything we needed. He also changed our room because of noise from the school nearby.
Location is good, quite but still you’re 20 minutes walking from the city.
It’s good for short stay. We stayed for 10 days and that was a bit too much. The bed is not very comfortable and without AC is not the best, but for the price is okay.
- Amir (7/5): Good -
- Chit (10/5): It was a near perfect experience. Would definitely stay again. - We got more than what we bargained for, with comfortable beds supplied with both fans and air conditioning. And clean and spacious bathrooms and shower rooms. The property is a 30-min walk to Tha Phae Gate, the entrance to the oldtown. There are also markets to experience the local culture. If i had to nitpick, it would just be not having any towels. But i didn’t ask the owner either, so maybe he could supply with some towels.
- V (10/5): Exceptional - Very friendly service No comments
- Valz (10/5): Exceptional -
- Becca (7/5): Good - The beds , room and staff where fine. Location is walking distance in to the main city centre.
- Hsarry (7/5): Good - The room is very dark in the night when you close the bathroom and the shower there is no light coming in My room no 5 has no internet on my old labtop but on my phone it worked i will come back for sure but not in room mo5
- Komoe (6/5): Pleasant -
- William (8/5): good value compared with what’s available elsewhere - simple yet practical convenient location
- Osso (8/5): Very good - The owner is a very nice person and gives you many good tips for traveling :)
- แสนคํา (3/5): Poor -
- Sahara (5/5): Ok - Good running water, good location close to a lot of food option and within walking distance of the night bazaar, not close to old city however if you want to see that. No windows, felt like a prison cell with poor ventilation.
No one else in the hostel including owner
- Sarunrat (6/5): Pleasant - Free area is perfect,
Drinking water The buiding
- Mia (10/5): Great value, would stay here again! - Booked a private room with fan, was cool enough. Room had everything you need, even a fridge. The host is kind and helpful, he went out of his way to make sure I had a nice stay.
- Hal (6/5): Pleasant -
- Kim (1/5): It was very uncomfortable and hot. Felt like a prison - Nothing Everything
- Aung (5/5): Passable - No breakfast provided Staff is very un polite
- Barney (9/5): Superb -
- Bhutto (5/5): Passable -
- Aleksandr (10/5): Exceptional -
- Azren (7/5): Good - Mr Boyd is good. No towel
- Soe (8/5): Very good -
- Di (8/5): Very good - Chilled place just out of town, somewhat near the railway station.
Free water & towels, clean bed & room.
Nice hammocks to chill outside on.
There’s a bycicle you can use for free.
- Isabel (10/5): Exceptional - Location, atmosphere and staff are really really nice.
I'd repeat 100% :)
- Mary (8/5): Very good -
- Voon (10/5): Exceptional -
- Miguel (9/5): Superb -
- Hugo (9/5): Nice - The owner is a good man. Bed was comfy and a nice spot to chill outside. Shower and toilet on the same room bit uncomfortable. But room was great for this price
- Anna (10/5): Exceptional -
- Lodder (7/5): Good -
- Enja (3/5): Poor -
- Brēmanis (8/5): Price/Performance 10/10 - Good location, very nice staff. Could be a bit cleaner and tidier entrance in the hotel. And could be a bit more pressure in the shower.
- Quang (8/5): Very good - Very friendly and kind owner. He willing to help and try his best to satisfy our requirement. I love the style of guests, who stay quite long in this hotel, (over a month). Room small, but warm, like staying at home.
- Ben (4/5): Disappointing - It was cheap Overall a little disappointed. Room was very noisy, bad soundproofing to corridor so can hear people walking/talking. Also beside a school, and dogs barking through the night.
AC and TV did not work in our room, fan was too loud so couldnt leave fan on during the night. Bed was not comfortable, could feel the metal springs. No facilities on site when you check out (i.e. no toilet to use once you check out)
- Htun (10/5): Exceptional -
- Amisha (8/5): Very good - Really nice people No air con in one room
- Richard (5/5): Extremely disappointing - The WiFi was ok When arriving the owner said there’s the room if you don’t like it leave. Great first impression.
The shower is a waste of time it’s a dribble.
The room was full of bugs.
The bed was as hard as a park bench the worst I’ve experienced in 2 years travelling Asia.
The TV didn’t work.
The only reason I stayed was it was quite close the train station and I was only staying the one night for an early train. That wasn’t made easy as all I could hear till 11pm when I finally got to sleep was him shouting to the Muai Thai on the TV. At least his worked ha
- Floor(tje) (8/5): Very good -
