- Stanko (7/5): Okay - Great location in the vicinity of green surfaces and not too far away from the center. The staff was friendly and helpful, especially Monica. Price was good. A building that is older than the United States of America, rooms were anti-soundproof, I could hear annoying kids that were having a party in the vicinity, and the absolutely horrendous guests that were raging about their packing or whatever. But it was cheap, so there's that.

- Dawn (9/5): Marathon stay - Loved that it was close to Headingly Rugby Stadium and local amenities i.e shops, eateries, bus stops One of the beds in the room was very squeaky, no comfy chair/s to sit on, just the beds. It was very cold and I did have to ask for heating to be put on, they also provided a portable electric heater which was very much appreciated

- Michel (7/5): OK for the price paid - The bed was comfortable & the bedding & towels clean. The hotel was on a good bus route into the city centre & that bus stopped near to all the places I needed to be and ran quite late with the last bus leaving the city centre at 10:59pm. It seemed to be in a safe area. It was adequate for an overnight stay with tea & coffee and a TV to keep up with the news. The shower door of the shared bathroom shower needed to be leaned against whilst you were showering as it did not shut in order to avoid flooding the bathroom. The decoration was tired throughout. The bedside lamp did not work and I needed to switch off the TV at the socket as you couldn't with the remote. One of the sockets wasn't working and another had sparks come out of it when you switched it on or off. You could hear the TV and conversations from nearby rooms which continued into the early hpurs.

- Ian (4/5): Was ok in the end (by chance). - I got a decent old room with a double bed, right at the back overlooking the car park so it's all I needed for one night. Shower was fine. Staff are nice and polite. Honestly, I stayed there 18 months ago and it was a normal B&B. It seems to be a homeless shelter now. When I turned up this time in March to check-in I thought 'I'm not staying here!'. Chavs and scumbags drinking cans of lager on the front yard, people asking me if I lived here. It's a doss-house basically. It was only when I saw I'd got a big room round the back that seemed out of the way and quiet I decided to stay. I was only in town for one night to go to a gig nearby but I would never stay here again in case I got a room near the weed-smoking p*ss-heads that live there.

The location is good, we were going to a gig at the arena. Its a short taxi ride.
The bedding and towels were clean and tea and coffee provided - but no milk !
Breakfast was extra but worth the £7 paid. Good choice and well cooked
The price was great compared to other hotels in Leeds The rooms need a good spruce up, very grubby walls and carpets
Musty smell - and people obviously smoking in the rooms ( and fire alarm sounded at 3am !)

- Neil (8/5): Good value stay in a dated B&B in need of some major refurbishment. - Good value and just around the corner from Headingley cricket/rugby league & Ugly Mugs Cafe. Less than a half-mile walk to downtown Headingley. This is a dated relic of a B&B, in need of a huge refurb.

Breakfast - didn't get it, order the evening before as they may not otherwise be doing many (this was out of season, mid-April). The lowest-pressure shower I've ever been under (although it was hot enough), on the upper floor (Captains Room).
Cracked tiles, broken things, etc
Smell of decay/smoke/mould. The landing/stairs areas reeked of smoke although supposedly no smoking. Guests probably hang out of the windows smoking.
Ripped material on the chair (just remove the chair).
Some interesting looking 'characters' hanging around.

It was peaceful and comfortable. The lady who checked me in was soooo polite and friendly and she did the breakfasts too which was really good. I really enjoyed it. Although the decor was dated, I dont think it was as awful as some mentioned. For a short stay its fine.

Dog friendly. Very dated accommodation and in desperate need of a revamp. It wasn't just the ancient decor, stains on the walls, poor lighting and old carpet, but the mismatched ensuite, bath panel not fitted properly, an electric shower that was next to useless and water damage and peeling paper on the ceilings...to mention a few things.

My son’s room didn’t have fan so he struggled to sleep as it was very hot. None of the lights were working in the room. Struggled a bit when it was dark and I needed to pack things.
- Michelle (6/5): It was ok really iam just fusy - Breakfast ok, £7 each, for 2 of us, full English then coffee and tea fruit juice, and toast and cereal, we were right by the cricket stadium so quite noisy it was a Friday night and there was a game on, location good for food, not far to walk, the hotel is situated unfortunately under a flight path do there are planes coming over every at least hour if not more frequent, the hotel is quite old fashioned the guy said a victorian house but what I paid can't moan for the money, thankyou I didn't sleep but that was the weather

The floorboards were horrendously squeaky meaning I could hear other guests throughout the night. The bed covers and towels were clean and fresh but the hotel stunk of weed and there was black mould in the bathroom. The walls in the room needed a good scrub.

The bed was comfortable. Rooms looks nice, but strange: there is a desk, but no chair. The wardrobe is mostly locked. Not that we terribly needed the furniture, but looks a bit odd. Our room was generally clean, but the whole place is in needed of a good refresh, including bathroom facilities.
