Tawnya (2/5): - The electric would go on and off all night long with no ac all we had were two fans that barely blew and the water did not work twice. The mold in the bathroom tore up my throat. Horrible!!!!!!

louis (6/5): - I wish this review allowed you to post pictures. The swimming literally a swamp, not like they advertise. Launch chairs by beach are falling apart. Water pressure, i can pee stronger than that. Comforter stunk like cheap perfume, moldy, sweaty, not washed. I've written 3 emails never responded. I am sure at one point in time it was everything they advertise, however, now its falling apart, they don't care once they have your money, its over. You're stuck. I believe this should allow pictures to be posted. NO ONE WOULD RESERVE A ROOM if they saw the reality. You plan a vacation, you save, you choose a nice place and when you arrive its like seeing a person that uses filters for they're pictures and when you see them in person you're like , wait a second, wth happened here!!!!! I am just letting you know, of course the decision is yours, but you will remember me. When you arrive and when you try to reach them by email. You've been warned.

Alina (2/5): - Rooms are of very poor condition, no AC, smell of mold. Hot water faucet was broken and “continental breakfast was a joke”, it was a tiny banana and watermelon (or probably 3rd of it) sliced into tiny peaces. Ocean area was nice though
Jarleen (2/5): - This hotel does **NOT** have A/C. While visiting Tulum during hot weather, this stay was not it. The room i stayed in had a cealing fan & a floor fan and that does not help. The other room we had didn't have a cealing fan, and the power kept going out. We didnt last here. We checked in & checked back out the same day. The staff was great thou, they got us atleast one room before actual check in time. The hotel is diff. The rooms are cute its like a jungle, the beds that have an aesthetic are cute ! Just the no A/C is what makes this not a good place to start during hot wather.

Nicolas (2/5): Do not stay there. - The location is great, however, the room was outdated, smelled really moldy, and was without air conditioning. We had to check out and book another hotel because the person at the desk didn't change our room. This is without mentioning the servers at the restaurant who were not helpful and inviting. The pool was disgusting and extremely dirty. Horrible time.

Jill (6/5): - It was a cute spot on the beach and I liked the horses and donkey on site, the swinging bed, the margarita at check in, and the food, but the club across the street kinda ruined the night I spent there. I know it’s not the hotel’s fault, but the music they play is so loud it sounded like it was blasting directly into my room. No hot water and a cockroach found it’s way into my room at some point. Overall just personally felt like it was too expensive for what it was.

Mariajose (10/5): - This hotel is a true beach experience, we stayed up on the third floor the view amazing, the roof made of palm, the all inclusive bathroom is genius. Not to mention the floating bed. Not many electric hook up options (in that room) but who cares. Restaurant has amazing drinks, food and staff it's just feet away from the beach. If you're in the upper level suite, I suggest you use the common area bathroom in the middle of the property, water pressure is much better. Also, bring drinking water there is some provided, however if you are a habitual water drinker it will not be enough. Through there is a restaurant on site, there are also many dinning options with in walkable distance. Not that you want to do anything but sit on the beach and drink Margaritas.
Verified traveler (4/5): - The hotel was beautiful. Amd the staff was great. I booked this hotel for the amenities they had listed on the wedsite. Pool, in room massages, restaurant/bar. When i asked about massage prkces the host told me they no longer offer that service On our second day the entire pool area was rented out for a private party of over 20 guest. We were not informed that this was going to happen and ultimatle we lost a day at the pool. As there was no room to sociañ distance and or even part take in. When i mentioned it to the manager on duty he kindly applogized and said they would get back to me. They never did. The next day as my partner and I steped out we let the cleaners into our room to clean. At some point that gal either forgot to close our door or didnt make sure the lock was engaged. We had returned oveer 3 hours later and our room door was left wide open with all our valuables and passports inside. I once again mentioned to the same manager about this issue and a simple applogy was given. nothing was ever done nor did anyone speak with me about the situation not even a simple dimner or dronk comp. For the price i paid i truley feel this was not the best experience. I will most likely not come back to this hotel and would advise others to call and make sure all the amenites are available during your stay. Also the rooms do not have AC and you are given 2 fans which isnt enouh to partially cool down the room.

Lana (2/5): Be ready to cancel and loose your money! Run! - Literally terrible. 80% of guests cancelled their stay. We also tried to cancel. No aircon, electricity always cutting out, no insulation so the parties are inside the rooms. Very badly maintained with many things not functional or broken. Very uncomfortable. 1. Bathroom water leaks all over with no doors so even people outside can see in 2. Door handles don’t work so one guy was stuck inside the room for 40 minutes 3. Music coming from both street side and beach side so no sleep at all 4. Rooms have no or not functioning shutters, no aircon, no blinds, bad lighting, broken toilet seats, no safe and much more issues 5. Most rooms are up on very high stairs 6. Reception is an underage kid who speaks zero English 7. Owner just offers ppl alcohol to not cancel 8. Food is terrible 9. Uncomfortable beds and sheets not changed 10. Stinking hot inside with only a fan and most the day no electricity Literally the worst value for money ever and definitely one of the worst hotels I’ve ever stayed in.

perla (2/5): - I’ve been traveling to Tulum for the last 20 years every single year. The stay at this hotel was the worst one I’ve ever had. Switch in the bathroom did not work on flushing toilet. No hot water. Room is located directly behind the hotels kitchen so there was smoke since the restaurant opened until closing.
perla (2/5): - The hotel charge me for two reservations when I was only one person. The hotel refused to refund or upgrade or assist in anyway to make me feel better. There was no hot water in the toilet did not flush. I reserved Ocean front and I was directly behind the restaurant and the kitchen that started cooking since early until dawn. The smoke from the restaurant what come in to my room every single day nonstop. I reserved ocean front and I was able to barely see the ocean from my room. Extremely disappointing on this hotel and their ownership and management. I will never come back there again and I’ve been coming to Tulum for the last 30 years. I have never experienced such a poor service in the 30 years I’ve been coming to Tulum staying in multiple hotels.
MG (4/5): - Location was good. But is hard to sleep in a room where bed sheets are moist, towels never dry and there is no a/c to control room temperature and humidity. An ecofriendly hotel can have a/c. Too expensive for a room without a/c.
Urszula (4/5): Very Hot Rooms - The hotel is okay. The staff is very accommodating and friendly. They will go out of their ways to accommodate the guest which I’d very important. The bad thing is lack of air conditioning which is very important in the summer. It was unbearable to stay inside the room. Also, no hair dryer or iron. Although when I asked for a hair dryer I was given a tiny one so, it wasn’t easy to dry long hair. I did not know that cooling means a fan and not A/C. I’d never book it if I knew that unless it was in winter season.

Amber (8/5): - The property is situated on the most immaculate portion of coastline I've ever seen, it was incredible to wake up and walk 15 steps to the beautiful Caribbean Sea! On the downside, the accommodations are fairly rustic with minimal amenities (no air con, no door between bathroom and sleeping quarters, salt water shower/ faucet). I thought this was a small sacrifice given the cost-effectiveness of the accommodations but there were comparable prices throughout the Zona Hotelera that had the 'creature comforts' this hotel lacked.

Cristiana (2/5): Not Impressed. - Upon checking into the hotel, we were put into a room that was not an ocean view room, as we had paid for. It had just been cleaned, so the floor was muddy and sticky and smelt of chemicals. We put our things down + went to use the toilet, which did not flush. We went to tell them @ the desk on our complaints + realized that the door did not lock. They then didn't have a proper room ready + placed us in a lower level (much cheaper) room with double beds that smelt of such hard chemicals, we found it hard to sleep at night. At that point, we complained via Hotels.com + were granted a credit to dine in the hotel, but it really didn't cut it for us. That night, they realized that the hotel didn't have running hot water. The staff made it a joke asking "Oh, but for sure you'll go out tonight, you want to sleep tonight?"... we didn't find it funny, it was actually a bit insulting after we spent money + didn't get what we paid for until the 3rd night of our stay when they moved us to the room type we paid for. At this point, we now had to move our belongings three times. There was a heavy rain which flooded our room + created sticky floors. The WiFi networks were super weak and constantly turning off, which made it hard to be here for my work trip as I was. I know it is Tulum, so we kept our mouthes shut about this. The restaurant staff was super nice, but overall this stay was super disappointing + we will absolutely not return here for a stay.

Rieko (10/5): - I just came back from Tulum. My daughter, 17years old and I stayed in whole 7days in this hotel. We love this hotel so much. The lounge is the right front of the beach. Food there is reasonable price and very tasty. The room is so cute. We just love this place. The owner couple and all stuff are so friendly. We promise to come back again!
Verified traveler (8/5): - Hotel Zulum is walking distance to many restaurants and bars. The food at the restaurant was delicious and very fresh. Yes, the restaurant is a bit pricey but so are many places in Tulum. The rooms need a little remodeling other than that for the price it was more than perfect, specially because is right on the beach. I recommend this property if you are a chill laidback person who likes to be in nature.

The food, however, was over priced and under quality. The rooms are just right - simple and clean, but be aware that swinging beds may not be for everyone. Be sure to ask for standard beds if you or your partner toss and turn a lot. The location on the beach road is in walking distance of great shops and restaurants, but the beach is where its at, and this little hotel has the right price point for spectacular sunrises, all day beach lounging, and quiet, breezy beach evenings sipping margaritas.

I have seen a few negatives reviews about the Donkey being loud - RUBBISH. He is part of the charm and if you cannot handle a 6 second honk every other morning - stay in Cancun!
Greg (4/5): Needs a lot of work - My main complaint about this hotel is about the rooms. Just be aware there are no dressers or nightstands. Just one small table next to one side of the swinging bed in our "upgraded" room. Also, there are no shelves in the bathroom, making it impossible to place any of your toiletries anywhere. The only "shelf" is an upside down shell that has been plastered to the wall that is so small, the bottle of shampoo they give you falls out when you try to use it. There was also never any hot water between 6PM and 9PM. Mind you, adding two nightstands, a dresser and some shelves aren't even that expensive! They could easily do this for like nothing. So odd. Sure, there's a donkey that wakes everyone up at 6:45AM every morning, but I found that endearing and funny. Not so endearing are the watered-down drinks which have hardly any alcohol in them...for 12-15 dollars each no less! I wouldn't go back.

Verified traveler (8/5): Reliving the 69's - Clean. No bugs. Casual laid back 60's vibe. Food in restaurant was good...pizza (I know, who gets pizza in Mexico) was awesome. Be aware, this is not an American hotel. Rooms are sparsely furnished which goes along with the 60's vibe. There is a donkey and an old VW van in the courtyard.
Sara (2/5): - We read the reviews about this place and knew this place wouldn't be perfect but we didn't expect the conditions to be this extreme. The door to our room wouldn't open all the way so every time we had to kinda squeeze in, we also were aware that people have been robbed here so we didn't keep any valuables in the room but we set a trap so we could see if the rumors were right. 30 MINUTES after we left the room we returned and our things had been gone through. The construction work there was constant, the donkey made scary noises at 6am (but he was still super cute) and the food and service was awful, we got the shrimp and lobster pizza, not only did it take 45 minutes to come out but it was super small and thin and literally had 1 piece of a small ball not even bite size fish on each slice (8 slices). We were excited to hear the "annoying" music that others complained about because we wanted to dance! but instead it was dead quiet, we had to walk far down the street to find music. Go at your own risk!

Wifi can be spotty at times but it is definitely available. The staff always greeted you with smiles and having the restaurant so readily available was really nice. The food was basic but decently affordable (considering average prices along the beach) and there was a lot of construction in progress during my stay but it was rarely a hindrance or distraction. I will return to Zulum again in the future!

They booked a tour for our family and arranged airport transfers. The swimming pool is very small and we did not even go in. The restaurant food is very good with a varied menu but the waitresses lacking experience. A few dogs run around and a donkey wanders freely. The whole place is utterly charming.

This meant we had to listen to chainsaws, hammer, and drills the whole time we were at the beach. Our room was right next to the road, so every morning we awoke very early to car horns and bike engines. Our room was also close to the neighbouring property’s garbage, so we often smelled hot garbage baking in the sun. Our room had a regular bed and concrete floors, walls, and ceiling - not the cute hanging beds or wooden roof shown in all of the promo photos. The bathroom has a giant open shower with very cold water - no privacy at all, because the mirror would reflect the shower into the open room. The mirror was filthy, sink faucets were cracked and would spray everywhere. For the price I would not recommend this hotel. We ended up leaving and going to a public beach most days because of the crowded beach and loud chainsaws.

Lauren (10/5): Cute beach hotel with jungle vibes - Loved this beach hotel with jungle vibes. Staff was very nice and accommodating. Room had a hanging bed with hammocks on the patio. The restaurant was on the water with good drinks and a nice spot to relax after dinner and read a book or take in the ocean breeze. They even had a donkey that would come visit and a little puppy. Great stay for a great price during holiday week. Will definitely be back.

A hotel that was probably amazing a few ago...but that have not be maintained: a beautiful bar/restaurant over the beach...but with couches and tables that are half destroyed.... same for the beach furniture.. The bungalows are very nice but no A/C and a lot of insects when you leave the window open to catch the ocean breeze. We were there when Sargassa algaes were pilling on the beach ....making it impossible to swim or stay on the beach because of the odor....
HERNAN (10/5): Live the real jungle eco-friendly spirit of Tulum - No complaints. I got exactly what I was expecting and what I read online before booking. My wife, dog and I had an awesome time in Zulum Hotel. The relaxing and chillout jungle atmosphere was what we most liked about. Meeting Sancho, the Donkey, the pet of the hotel and having a drink with him, was really cool. For a couple of animal lovers and easygoing persons as my wife and I, the experience in this hotel was 10 of 10. The service at the reception as well as the service and delicious food in the beach restaurant made our stay. Live the real jungle eco-friendly spirit of Tulum. We can't wait to come back. My only request would be permanent background music in the beach club area.

Carol (10/5): Basic beauty - This was our second leg of our Tulum stay. We were familiar with the area and types of accommodations available. Hotel Zulum is one of many small non glamorous hotels. You stay in this area to enjoy the beautiful beaches,jungle feel and unique area. The hotel is small with a good out door restaurant. Our room upstairs was full of character and rustic charm. Very basic . All staff was friendly and accommodating. We love this area and type of hotel.
Verified traveler (2/5): Coco Tulum - YIKES - We had very high expectations coming into this place... Probably our first mistake. Our second mistake was eating at the pizza place attached to the hotel on our first night. My boyfriend (and five others who also ate there) became violently ill. For three days of our trip. Because, whomever prepared our food did not have clean hands, the doctor said we caught a virus, it was not food poisoning. The Coco staff did nothing to help us, in fact, we had to go to another hotel and have them call a doctor for us. That same doctor works for Coco but this was never shared with us by the Coco staff while we were in panic mode. We also had to book three separate reservations since there wasn't one room available the whole time, and, they couldn't find the one reservation that was booked in the middle of the trip (also during the middle of our sickness), which caused another headache. All in all, it's a very beautiful place but also very unaccommodating - will never come back.
A (2/5): Great friendly staff but 2 Star hotel at best - This place was under construction upon check in and had many local men “hanging out” in between shifts and breaks. There is zero security check point and no lights so it’s pretty sketch at night. Room was dirty after climbing 3 flights of frightening tree house type stairs and the bathroom looked like something out of a prison. I declined my room and made my way down the road to another hotel. The pool is quaint but not functional or clean for actual swimming and no lounge chairs. The beach area is cute and cozy and so is bar but again like the rest of this hotel all couches were falling apart with holes and mildew. I would say welcome to island life but many other places down the road that invest in the overall esthetic and appeal of their property,

Verified traveler (2/5): Worst Lodging in Tulum - This place was a scam. We LOVE Tulum and would go there again however, Hotel Zulum was a total miss. Their amenities were completely misleading. "Free Wifi" was not available. They DO NOT have 2 bars or restaurants - they have .5. The bottom bar/restaurant were boarded up and in shambles. There "pool" was a pond that the dogs on property swam in and the donkey (I'm not kidding) drank from. The entire place was under very poorly managed construction. The only "bar/restaurant" was in total disarray with garbage everywhere, furniture completely run down, etc. The food was a bust; the drinks were overpriced. Our room had a "jungle view" but what that means is that we viewed construction workers with window treatments that didn't even cover half of the window - we had zero privacy. Their were 3" gaps between the wall and the roof and holes in other places that left us exposed to the outside. The toilet was in the shower space which was open to the room. They did not have 24hr reception. I would STRONGLY recommend that you not pay for this hotel unless you're trying to splurge from your janky hostel the night before. We paid $187 for something I would have only paid $30 for.
Ilona (8/5): - I really like the location however I booked beach front most expensive room and I couldn’t even see the beach. It was facing the beach but couldn’t even see it through the trees. My friend had pool view and paid $100 less and he could see some of it. The other problem was the bed on the swings. Every morning I woke up I was dizzy felt like I was on the boat. The last part that make me mad that even after I left u came back to visit my friends and have food and drinks. Usually I paid cash for them but last time I came and gave them my cc they tried to overcharge me for 2 days and became very rood to the point I felt taken advantage of. I will not be returning there again. Rates seem to change daily and in order not to get ripped off you always have to establish everything ahead

Justine (10/5): HOW DO YOU SAY "TRAVELER'S PARADISE" IN SPANISH? - WE LOVE HOTEL ZULUM FOR ITS RUSTIC FEEL, FRIENDLY STAFF & UN-PRETENTIOUS AMBIANCE. We arrived in the evening, the hotel will be hard to find because the signage faces the opposite way. Immediately, the hotel exuded a very Tulum/Mexico beach vibe. The hotel is in the center of beachside-Tulum and check in was seamless. You will definitely need to use a flashlight to see around in the evening. Our room was at the tippy-top of a 3-story beach house and had a nice view of the jungle and beach from our balcony. The room looked exactly like the photos on Expedia -- a romantic/rustic appeal we found beauty in. The restaurant had the best staff with great food and drinks. You need to try their sushi and Chaya Margarita because it will change your life for the better. The travelers who frequent the public areas became our friends and the hotel's owners (Esteban) and receptionist (Mara) were the greatest. The hotel has prime beach area with plenty of hammocks and beach chairs with the best view of the ocean. The hotel had a very small pool but why would you complain/go in it when you have the Caribbean in front of you? Additionally, the vicinity of the hotel allows you to take the best photos that scream "Wish you were here!" and the resident donkey and friendly dogs are just a cherry on top! If you travel with an open mind and ready to take in the authentic Tulum experience then this is the place for you.
Verified traveler (2/5): - Booked a room last minute because our previous hotel was booked and we wanted to stay an extra day. Beach was in pretty rough shape. Chairs with dirty cushions or no cushions at all, overall very run down feel. We were willing to overlook this since we were on the beach after all. There was also a donkey wandering the beach drinking out of everyone’s beer and eating guests food. The donkey was very cute and pretty friendly but did not appear very well cared for or happy. Our room was basic which was fine. Slight musty smell. Bathroom attached was very dank and damp. The towels on the bed were also stained or maybe dirty? Coackroaches all over the bathroom floor. We were going to try and just sleep and leave early in the morning but when the donkey started crying right outside our door we just didn’t feel comfortable anymore. Checked out at 11:30 pm The only redeeming factor of this experience was the amazing friendly staff. If you are looking for a loud more hostel feel place and can overlook the uncleanliness and sad donkey this place might be ok for you.
chris (4/5): I don’t understand this place!!! - First the pros: Great location (maybe best in Tulum) Beautiful beach Good food Now the cons (and there’s a lot): Place is run down and dirty They play this loud music at night every night and it’s the same play list and it’s loud. During the day on the beach is fine. But at dusk it’s quite bothersome. The rooms are terrible and I mean terrrible even for a nature eco fan. They are filled with bugs. The bug nets on the beds are useless and uncomfortable. They swing from the ceiling and are very annoying. The rooms fill with the stench of raw sewage!!! They try to cover the drains to stop the stench wombochbos ridiculous. It was so bad that we had to leave early and didn’t get any of the money back. It was just disgusting and made us want to be sick. It’s a pet friendly hotel and I mean all pets including a donkey that makes so much noise in the morning. Dogs bark all night. What I can’t understand is for a place in such a great location and with such great potential, if they just fixed a few things it would actually be a very nice place. But it’s obvious they don’t care.
Melinda (2/5): Smelled like sewage, drug users, construction nois - Terrible, could never stay here. Overwhelming smell of sewage from our room, no screens, no fan or A/C, noisy construction, one curtain was just covering a boarded up hole in the wall, food was not good, and people were using drugs on the property. We stayed all of 2 hours and then luckily found a different hotel up the street that was available and checked out. The beach and Sancho the donkey were nice but I would never recommend this place to anyone. Our new hotel said this place is a thorn in the side because they often play music late into the night and sometimes all night. DO NOT BOOK WITH THIS HOTEL.
Hannah (8/5): Wonderful rustic hotel with great staff - This hotel is great value for the traveller who doesn't mind things a bit more rustic. There is no AC in the rooms but they are clean and well laid out. I spent a few dollars more to get the King Suite with an ocean view & it was well worth it. The restaurant on-site was lovely and very reasonably priced.... but watch out for Sancho the donkey because he will try to steal your food! Mara the manager was wonderful and even leant me her bike for my stay so I could get around safely at night. I had a fantastic stay and it was located on the most beautiful stretch of beach!

Andrea (10/5): Authentic Cabaña Chic Spirit of Tulum - Great place. With its hippy chic relaxed atmosphere, Zulum maintains the original "cabaña" spirit of Tulum. Great beach, fantastic terrace for admiring for hours the sea while drinking your favourite cocktail and chatting with friends or other guests. Owners are friendly and always around to discretely check that all is ok. Saw lots of turtles at night.

The food/drinks were surprisingly good considering the minimal kitchen they had. The view at breakfast was great. The pool was gross. It took us a while to check out. The security guard didn't know what to do with our room charges. Still hoping they don't overcharge us.
Annabelle (8/5): - My husband & I had a lovely time staying at Zulum. We stayed in a jungle room over looking the beauty canopy of the jungle. We met us with friends who also stayed at Zulum. It was a beautiful cozy accommodation right in the heart of tulum right on the water. Staff was friendly, amenities were authentic using local resources, rooms were clean. It was excellent being right on the beach! The restaurant/ bar on site was delicious. We also loved Sancho, the donkey who lived on the gro
