• Shakia (2/5): NASTY AND DIRTY HOUSE. STAY AWAY. - This was supposed to be a 5 day stay, but the house was unacceptable. The couches were stained. The pillows on the bed had yellow stains. The blinds were torn. The shower was not clean. My daughter said there was blood on the sheets in the room she was in. I tried calling and emailing them to be put in another property of there's. I got an aswering service. We slept on our towels and throw blankets being we arrived at 2 am. The following morning I was told they don't have anything but if I check out by 10am they would only charge me for one day. The pictures they show is not the home you get. Nothing close to the pictures of any of the properties you see. Trip ruined, its spring break and everything was booked so we had to book a different room every day with our kids.

• Amy (10/5): - This is a beautiful house with a private pool. It is super close to a number of stores and restaurants (many within walking distance). The rental agency is very responsive and quick to answer questions or offer assistance. I would highly recommend both this property and renting through American Home Rentals.
• BRANDON (4/5): Never again - Only problem that we had with the property we paid for a house with a hot tub And when we arrived there was no hot tub. I asked how much and when we could have the pool heated and I'm still waiting for a response.
• Alison (4/5): Horrible customer service!! - I book vacation homes at least 4 times a year this os my first time booking with American home rentals. I had to call them to get the address to the home normally with every other place they email or call 48-72 hours ahead to give you this information. there was a large group of us who needed the information since we all would be arriving at different times on friday. on the day of i received an email saying the address has changed and we will be in a new location (headache #1). Once i arrived i noticed a foul smell coming from the kitchen apparently the dishwasher was broken and had old water sitting in it. The ice maker on the refrigerator did not work so i had to go to the store and purchase ice bags, and the porch front lights did not work leaving us in complete darkness coming into the home after hours. We called Saturday morning to notify the company and try and have this fixed no one ever showed up we called multiple times and nothing was done also i booked a five bedroom and expected to have a garage because it was pictured in all the photos and also knowing we had fove cars that all needed parking. On the day we checked out there was a random truck that kept riding by taking pictures of our cars that was very suspicious. Needless to say i will not be staying with this company again and will stay somewhere with better customer service

• Peter (8/5): Great family option. - Lovely home. Was comfortable and 'lived in' . The space, bedrooms, washer/dryer, pool and kitchen facilities were perfect for a family holiday with 2 small children. American homes were very attentive. We had some little sugar ants visit our kitchen- I phoned the office and pest control were with us within the hour. Problem solved and additional supplies left in case we needed them. We will definitely be booking again for our next holiday.
• susan (2/5): beware - when we arrived at villa, we were very happy, it was nice and clean, noticed some wear and tear of the villa but you expect that, didn't think to take photo's wish that we had , had a great time visiting the Disney world parks and when we left to stay at universals Loews Royal Pacific for the weekend to do universal parks before heading down to stay in Miami for a week, got an email from this rental villa thought it was a Thank You for using them but no discovered they were keeping our deposit for damage to the villa, not happy as we didn't do any and think this is a scam to keep holiday makers deposit, it states $250 deposit on Expedia but have taken $300, have asked for an invoice and photo's to prove that they have sorted the supposed damage so other holiday makers are not charged for the same damage, have put a photo with this review so would be interested if someone else has been charged for the alleged damage as it was already there when we arrived so beware, take photo's as soon as you arrive at the villa so they can't charge you but better still book with a different company
• Velma (6/5): Bed bugs and green water in the pool - Must of the stay was ok. I like being able to have everyone in one house ( small church group). we were able to cook in, so that save on eating out. One lady could not use her room because of bed bugs & the pool had green water & was not heated even though we paid to have it heated for three days. These are things they can fix.
• Verified traveler (6/5): - It was okay it didn’t have enough tv to accommodate my kids. And on arrival the pool wasn’t cleaned. So we had to wait until Monday morning and speak with someone to fixed the problem. But they took their time getting someone out there to clean it. So I had to spend extra money on top of what I already had spent to make sure they had fun on spring break. So it was 3 days wasted because we couldn’t get in the pool. But overall it was okay good location. But the neighbors parking in the roads when we were told no parking on the side. Made it kind of difficult to get out of the driveway of the house at times. And I think it would’ve been better if they had more tv and had the pool clean.
• ofee (2/5): Horrible Experience - Very horrible experience in this rental home, very bad room conditions. Ants are all over the kitchen and bathroom, cockroach also found in kitchen. This is not the most unbearable thing!! Almost every one in the house was bitten by the bugs,it could be the bed bug!!! And we try to call the office,there always no one answer the phone,and we leave the msg,also no one call back!! I do not recommend anyone to stay in this rental home and as a travel agent by myself, I will not recommend any of my customer to choose this rental home!!
• Phil (8/5): Pretty nice for the price - The home was pretty good overall. Easy check in and out. Clean and well maintained. Only downside was the dryer hot heating up enough to dry clothing adequately or efficiently. Other than that it was an enjoyable experience.

• vsg (8/5): Good location and spacious villa - We were a party of four, with two adults and two kids. This villa was very spacious. It had one king size bedroom, one queen size bedroom, and two rooms with double twin beds. Everyone had their own private bathroom. The living room and kitchen area was very spacious. They even had a fuse table and pool table in the carpeted garage area. A little small debris but overall the place was pretty clean. The only thing you'll have to do it pick up some extra toilet paper, some extra trash bags, and dish soap if you plan on using any dishes (which they have pots, pans, and all sort of cooking utensils in the cabinet if needed), as that wasn't supplied, which wasn't a big deal. They had extra blankets in the closets which was great if the home gets too cold with the air on. I really liked the idea of the alarm that went out every time you opened to the pool area for if you have smaller children. It was well worth the cost, especially for the convenience and privacy, better than being in a hotel suite. The only thing I can't really tell you is what city it was in. Google maps and waze, one listed it in Kissimmee and the other in Four Corners, FL, either way, it was about 15-20 minutes from Orlando which wasn't bad at all. Everything was off the I-4 freeway with a straight shot to Orlando anyway so I didn't mind. The listing was devious, it states it is in Kissimmee anyway. I was provided all the information that I needed when I asked 3 days before. I was pleased.
• Kaitlyn (2/5): - We received the check in information about 2 hours before our arrival, and then were told that they would need to change our house due to the fact that the owner's of the first home would be in town. We still hadn't received new information until I called the day prior to check in. We had requested a crib when we made the reservation and agreed to pay an extra charge to have one. Upon receiving the information for the new home, I confirmed there would be a crib. Upon arrival, there was no crib, I called the emergency number and left a message, to receive no call back, so we had to purchase a pack and play for our 1 year old to sleep in. I found small ant like bugs crawling around in the kitchen, despite a note stating it was treated for pests the day prior to our arrival. When I had contacted American Homes Rental, they stated they would send someone out that day to treat again for pests if we left the key in lock box. I had told them we had left for the day and had the key with us, so they stated they would send someone out the next day. Upon returning to the house, someone had treated the house for pests. While I am happy the was adressed, I felt uneasy knowing someone entered the home while we weren't expecting it. At 2am we were awoken by chirping noise the smoke detector makes when the battery dies. We had to vacate the room; The other rooms were terribly uncomfortable. Despite following up a few times, the company never found a solution for our crib problem.

• Ben (8/5): Beautiful, spacious homes at a great value - We were very pleased that the house we were placed in was actually larger than what we had booked. The house was very spacious and met our needs very well. We did have an issue, and management was extremely accommodating in helping us find another house to switch to. The second house was even a little nicer. The value was what brought us, but by taking care of us when we had a problem, they earned our recommendation.
• Cheryl (6/5): The home we were in was lovely with plenty of room - beautiful home with a nice private pool. However you need to supply your own paper products such as toilet paper and paper towels, and any food you want such as condiments. Close to plenty of restaurants and stores. Highly recommend the Wild Side BBG and Grill it was great. I will stay in home again. Beautiful two story with six bedrooms and 4.5 baths. Washer and Dryer provided but need own detergent as well as dish detergent.

On reflection the villa should have been checked prior to our arrival list of items which should have been done before. Would not recommend American Homes Rental. We travel to Florida every other year so know what to expect.

House was not stocked with anything so we had to run get everything, dish soap, laundry soap, etc. that night but it wasn't listed that it would be. We left extra soap and paper supplies for the next person. Hope they got left in the house.

• Krys (10/5): Relaxing Birthday Getaway - This place is amazing! Did a road trip with friends for my birthday & we all had an amazing time. Clean, well stocked with supplies, you only need to buy food (& alcohol). I loved being here! Would totally recommend it, & plan on going back. Perfect distance from everything major in Orlando!

• paul (8/5): Nice bungalow - We stayed in this 3 bedroom bungalow for aor a fortnight, it's about 20minutes from Disney, Epcot etc., and about 30-40 minutes from Universal, depending on traffic. The bungalow is located just off highway 27 , which gives easy access to Interstate 4 where you can easily travel up to Daytona beach, or down to Tampa and the beaches. The bungalow is well fitted out and all rooms are a good size , pool is great for a family, while we were there the 2 properties either side of us were empty, which was very quiet.
• Cheryl (10/5): Very comfortable - We had a small problem with the check in, but other than that our stay was perfect! The private pool was very relaxing after our long days at the parks. Be sure to let the management company know that you would like the pool heated, it takes 24 hours. The house has all the comforts of home. Check out is definitely 10:00am, the house keeper was there at 10:05!
• mom of two boys (8/5): Nice four bedroom home with three bathrooms. - This was a nice rental home. We especially liked the private outdoor pool and three bathrooms. Kitchen was well stocked with cookware , plates and utensils. There are some cosmetics such as walls in "kids" rooms need painted, carpet is need of shampooing, and game room in garage smells of mildew/mold. We would stay again and great location.
• Jamie (10/5): Excellent villa with pool. Plenty of space. - We stayed just outside Davenport, Florida in a private villa. The villa itself was excellent and was well equipped and spacious. The pool in the back garden was great for cooling off from the Florida heat. Ideally located by being only a short drive from all the Disney attractions. Fantastic holiday that we did not want to come home from.

• Verified traveler (8/5): Home instead of hotel! - Overall A- grade. Concerns: Security system failed, cable TV failed, Wifi password missing, clothes dryer failed, dishwasher minor leak. Pool, beds, kitchen, and overall home was excellent (cost, cleanliness, & location). Garden snake in the front yard sunbathing was exciting!
• Disney tourist (10/5): Great for a break - Loved the heated Pool as we requested it be heated before arrival. Enjoyed the proximity to Disney World (about 20 minutes in traffic). Everything was clean and the beds where comfortable. The parking was a bit awkward with the minivan however as the house is very close to the street. Thank you, this was a great place to stay and I would absolutely come back.
• Mike (8/5): Nice house but horrible management company - Great 5 bedroom house with updated amenities. The only issue was the management company which had poor customer service and extremely rude. The house has a private pool which is stated as being heated on the website. The pool water was ice cold so we could not swim. I called the management company for 3 days regarding the ice pool water and never heard from them. It wasn't until I called Expedia to complain that a rude condescending lady named Celine finally contacted me to explain that the false advertisment of a "heated pool" is only available if the renter pays $30 per day with a 3 day minimum. I questioned why the website stated nothing about the additional cost for the heated pool and she rudely replied "it's Florida, we assume a heated pool isn't needed so we don't mention it to renters". So why mention it on their website? She stated that there was nothing that she could do since I was only staying 2 more days and the heated pool expense requires a 3 day minimum. To add to insult she said that she had the website fixed so that future renters wouldn't be mislead like I was. Nice to know that at my expense and 6 days without a pool that I was able to help future renters.......In short, nice house but know that the pool might be useless depending on the time of year you go.
• Cher (10/5): More than expected! - The house was beautiful. Everything for setting up kitchen was provided. Games in the garage were a real bonus on a rainy day. Celine responded too all our inquires or problems immediately. I will rent again and refer my friends.
