The housekeeping staff made the rooms everyday and the towels were nice. Air conditioning and fridges were great. It needs some maintenance, the pool bar wasn’t open and there were some areas like the back of the tv that were dusty, and some cobwebs on the ceiling.

- Sarah (6/5): - The hotel’s location is outstanding, just a stone’s throw from the car‑free zone of Hoi An Old Town, making it incredibly convenient for exploring the historic centre, shops, restaurants, and night markets on foot. That said, our stay did not fully meet expectations in other areas. We booked a riverside room, however it did not have a view of the river, which was disappointing given the room category. Despite other reviews mentioning that the hotel is quiet, this was not our experience. There was a fair amount of road noise, as well as noise from other guests. The hotel appears to be frequently booked by large tour groups, and the early‑morning departures resulted in noticeable noise and disruption. On the positive side, the pool area was very clean and well maintained, providing a pleasant space to relax. The gym, however, was clearly well used and not well maintained, and could benefit from updating. Breakfast was okay, adequate but nothing special. The highlight of the stay was the housekeeping staff, who were extremely friendly, polite, and helpful, and consistently offered warm service. Overall, this hotel shines in terms of location, but may better suit travelers who don’t mind noise or those visiting as part of organised tour groups, rather than guests seeking a quiet riverside retreat.

- Christopher (10/5): Excellent hotel adjacent to all the action in Hoi An - Location is very good on the river and very close to Hoi An attractions. Staff was very helpful. I thought the value was excellent. Pool was large and easy to swim laps in. I have no negatives to mention. I suspect reviews trashing the staff are from high maintenance self absorbed jerks. Any noise complaints are related to the high traffic area the hotel is in and it’s just what you have to put up with to stay close to the action.

All the staff were friendly and very polite. The reception and restaurant area were clean. The outside space around the pool was nice The rooms are a bit tired and could do with a renovation. The shower could do with a proper enclosure instead of a roller blind screen which doesn't really serve a purpose. Water from the shower splashes into the main area in the bathroom leaving puddles. The wicker sofa on the balcony was way past it's best and uncomfortable. Sun loungers around the pool need replacing

- JR (7/5): Fantastic location let down by easily fixable issues. - The location of the hotel is great, walking distance to most things but far enough away it is not too busy (the hostel across the river can be noisy but they calm it down at a decent time). The room itself is also really good, very spacious and well layed out. The housekeeping crew were amazing, always smiling and always greeted us when we saw them, my wife loves the animal towels and looked forward to what design they would do next. The breakfast is disappointing. The seating area is way too small for the amount of rooms they have, getting a seat is made harder when a group is there too. Day 1 any free seat was surrounded by dirty plates and we didn't see anyone clean for about 15min after we sat down. Day 2 was better but people struggled to find seating, also the food was very dry and/or very salty. The rest of our stay we went outside for breakfast, thankfully there are plenty of great options nearby. Also the staff need to cheer up a bit, it might be they were focussed on getting ready for Tet in a couple of weeks but still no excuse. Other than the amazing housekeeping crew we were rarely greeted by staff. The soundproofing between the rooms was fine, but the soundproofing to the hallway was not, this was an issue because the layout to the rooms is a long hallway, any slamming door echoes the whole corridor and there also seemed to be alarms on the doors which would go off at all times of the day.

We had a pool beer with a balcony which was very nice, and the pool is big with nice shaded areas. The furniture on the balcony was not very comfortable to sit in and needed some cushions.
- Leanne (1/5): Terrible - The location was central. This is the only positive aspect about all this hotel. Arrive without any offer of assistance to our rooms with our bags, no greeting by reception or any explanation about the hotel. We booked 2 rooms, and both bathrooms were full of mold. Bathroom ceilings were stained with water leaks and mold. Baths were full of cracks, not that we intended to use them, but they were in no state to be used. The couch in one of the rooms was very stained, showed photo to reception staff and they immediately had it replaced. After finding mouse droppings on window sills and balcony, we decided not to utilise the included breakfast. Room smelt damp and moldy. Cleaning staff need to be trained correctly and instructed to report unsatisfactory room conditions. Cleaning staff need to be better supervised, the volume of dust was not acceptable. Mattresses were torn and covered up with mattress toppers and protectors in an attempt to hide the mattress condition. Pillow was also moldy. Lift was filthy as was the bin next to the lift, rubbish removed from the bin, but the actual bin was dirty with rubbish residue and liquid on display in the bin. Check your room before checking in. We had 12 nights booked but checked out after 2 nights. This hotel is well below an acceptable standard and needs some serious maintenance and deep project cleaning.

Really comfortable vibe for us, not crazy busy and fairly low key folks. Probably needs some money put into the building and room as things have worn or are getting old. Hard ask though. Some broken thing/marks/mould/ants. Kinda suited a down to earth Aussie couple pretty well through.

- MickyPaperBoy (8/5): Good Hotel, great location - The Thanh Binh riverside hotel is in a great location, 5 minutes’ walk to the heart of Hoi An. The rooms are a good size and nice and clean. The pool is very good, sunshine all day without any obstruction from the sunshine. The breakfast area is big, there are s choices (Western eastern), the only thing to mention is that most of the food is not warm enough (Bacon sausages, etc) there is a heat lamp above these but it’s not enough. The freshly made omelettes are the way to go; they taste great and are nice and warm. We have stayed here several times before but there seems to be a big reduction in staff members. Still an enjoyable stay.

The room was lovely, everything was clean and the bed super comfy. I stayed on the ground floor which had access to a back outdoor area. The location is perfect, a five minute walk to old town without the hussle and bussle. The breakfast variety was amazing, everything was lovely and fresh.
- Evgeni (8/5): Nice hotel, but must be renovated / repaired to clean unpleasant odor - Great location, big room, good breakfast The room was spacious and comfortable, with a layout that allowed for a relaxing stay. However, a major downside was the unpleasant odor that permeated not only the room but the hotel in general. It was a musty smell, reminiscent of dampness or mold, which did not dissipate even after opening windows or running the air conditioning. Unfortunately, this significantly impacted the overall experience and comfort of the stay.

- Elaine (8/5): The location and view was fantastic.the staff and cleaning staff are just amazing - Perfect location and staff friendly and helpful Initially our room was a bit smelly due to an issue with aircon but they resolved the issue by moving us and we had 5 wonderful days in a perfect room.

- 95emerd (10/5): Fantastic stay in a wonderful location! - We thoroughly enjoyed our stay in this hotel the staff were excellent most friendly and informative - Toán, Luna and Nguyễn went out of their way to make sure we had what we needed. Breakfast was fantastic spoiled for choice and Toán guided us for a massage and hair wash in Sea Salt! A fantastic location overlooking the River and walking distance to all attractions. We would love to go back
- Steve (9/5): The perfect distance from the Old town. 2 minute walk. - The staff were exceptional. They surpassed expectations. The breakfast was average for a western visitor, designed for the Chinese market I think. The location was great. You would not want to be any closer to the Old Town if you like a quiet night. We would stay again. Karaoke very loud from the edge of old town. The motel had no control over this so it is not under their control. 2 night in 7 this has to be expected.
- Richard (8/5): Very good - Room was massive, bathroom amazing. Great pool and loads of choice at breakfast. It's in a great location on the river, not far from boats and restaurants. The patio doors don't keep the noise out well and staff seem reluctant to empty bins
