- Lavinia (10/5): Gem vintage house - We liked the vintage look of the rooms and loved the interior architecture of the entire house, it's a gem. The location was pretty good. It also has its own parking. The staff was very polite and helpful.

Room was good. Shower was not very powerful at all. Only charging points I could find was a four gang at the bottom of one of the beds.

Sheets on bed itself appeared fresh clean The lack of cleanliness. Unfortunately I didn’t see this until late at night…
Bathroom clearly not been cleaned or hoovered. Dirty marks. And worst of all hairs including pubic all over the floor.
I then looked closely in bedroom. Carpet didn’t look best. And then I looked under the bed and wardrobe and not only bits of rubbish but never seen anything so thick of dirt.
Curtains also mouldy and windows even though open had condensation so not sure if havea damp problem as I also noticed four air fresheners in room
Was so late by time I noticed this , and given that the bed itself seemed clean, I stayed.
I’d read other reviews and picked up it was dated which is fine to me, but first and other people’s private hairs not for me.
Have since complained via booking.com but apparently the hotel couldn’t care less. So that was their opportunity to redeem themselves before I got the email to review.
Lesson learnt , check all this as soon as arrive
- Dane (1/5): This is the worst hotel I have stayed in in my life. Dirty, dark, stank, very poor condition - There was nothing to like about this hotel. It is disgusting. The hotel is dirty and decrepit. The room was disgusting. It was dirty and smelled strongly of cigarette smoke despite being a non smoking room and having 4 (!) deodorisers to disguise the smell - they did not. There were numerous cigarette butts on the window ledge outside the window. Disgusting! The decor in the room was filthy. The bathroom was in very poor condition, cracked and damaged floor tiles which were dangerous. The kettle was broken and had a used teabag packet inside. The carpets were threadbare and badly stained. The bedroom furniture was very old, stained and damaged. The bed was extremely hard and very uncomfortable. The lighting at night in the stairway and corridors was inadequate and poor - I could not see to put my key in the door - I had to feel for the lock in the darkness.

- Darren (1/5): - Nothing at all. This is the roughest, dirtiest, run down hotel ive ever stayed in and i would advise people to avoid it at all costs. Dark, stinky, carpets that have never been cleaned in years, wallpaper hanging off walls and ceilings, bath panels hanging off, tvs not working, scum in kettle, lighting non existant, tiny windows, poor ventilation, oh and a poo left in the toiliet to show how well they clean! This hotel hasnt been decorated since the dawm of time. There also appears to be people living in there on benefits etc. Noise from other rooms and from old pipework horrendous,i didnt feel safe in my room or any of the corridoors, car didnt feel safe in car park full of holes and dips....it feels like staying in a squat.

- David (5/5): I didn’t expect much for the price and my low expectations were fully met. Very handy location. - Bathroom light stopped working whilst in the shower so was in total darkness as the light above the bathroom mirror didn’t work at all. The room was grubby, carpet appeared to not have been hoovered for months. Dirty bathroom with many broken and loose floor tiles. TV remote didn’t work, the batteries in it appeared to have been whacked out of shape with a hammer then forced back in. One night was sufficient!

- Paul (1/5): Stay away. - Absolutely awful place, it hasn’t seen a coat of paint since the last century. Everything. No running water, a mini fridge turned off with a rotten pint of milk a month out of date. No light bulbs.
- michael (8/5): Stayed here twice and it’s my go to accommodation for Leeds ,yes it’s dated but take that away and for the price it’s a - It’s in a great location next to Headingley ,10 minute walk from Burley Station then 5 minute ride into Leeds ,some great pubs and shops nearby ,everything I needed ,kettle ,iron ,storage space and nice bathroom.Breakfast for the price was great . The mattress is thin and firm and the pillows just as bad ,that’s for me anyway but the room was clean .

- Alice (3/5): Sorry but I only slept two hours - The tv The shouting outside early hours. It needed a new side table and old fashioned wardrobe which could be got 2nd hand. I would recommend mould spray and an industrial carpet cleaner.

The hotel has seen better days, it could have done with a lick of paint and some new carpets and personally the bed was a little on the firm side, oh and the car park needs re tarmacking!

The lady member of staff we dealt with was professional, welcoming and with a good attitude. The building looked in some state of disrepair.
Cleanliness was present only where essential.
The cold water tap in the bathroom wasn't working, causing some discomfort.

- Adrian (5/5): Interesting and different - The experience mirror a old fashioned ship kind of taste... Room was kind of cold for my taste as the heating goes blank between 22.30 and 6.30....7am. Except those aspects I couldn't complain. When outside is cold inside the room the heating should be on all night long. Economy to heating during the night is risky for the client.

- Alwyn (3/5): Extremely disappointing. - Nothing Our stay at The Butler Hotel was unfortunately very disappointing. The room was far too small for the number of beds crammed into it, making it feel cramped and uncomfortable. The bathroom was in shocking condition — with broken tiles, deteriorated fittings, and overall poor maintenance.
The beds offered no support whatsoever and sagged badly in the middle, making it difficult to get a decent night’s sleep. The old brown carpet was worn out and clearly in need of a deep clean.
Access to and from the room was also problematic, as the steps became increasingly steep and difficult to manage the higher you went.
Overall, this property is well past its prime and in desperate need of either a complete refurbishment or demolition. I would not recommend staying here until major improvements are made.

- robert (3/5): Avoid this dump - Location was good,large free car park behind Got there and even though i'd paid in advance they had no record of my reservation,found me a room eventually but i don't think it was the one i paid for.balcony had sign on door warning not to be used,toilet didn't flush properly without lifting the lid,matress was shot every time you moved it felt like a water bed and you were gonna fall out.Room was like an oven huge radiator far too big for room,after searching to turn it down found the valve through a kicked in hole in the back of the wardrobe,an absolute dump

- Louise (1/5): Mould, cold and noisy. - The lady at reception was very nice and tried to help There was mould everywhere. Even the carpet had mould in. After being in the room half an hour I felt an asthma attack coming on, which I have not had for about 6 years. The water in the shower was freezing. The room was freezing cold. I actually contacted booking.com as I felt the venue was a health concern. I am absolutely not someone who complains normally. I turn a blind eye to many things especially if the property is competitively priced. But this was absolutely not hygienic. I tried to find somewhere else but there were no rooms available anywhere I looked that I could afford. They moved me into a different room that had less mould and was warmer. But I was up all night worrying, and you could hear everything in the hotel as the walls were so thin. I left early hours of the morning as I couldn't stay in there any more :(

Die Frau an der Rezeption beim einchecken war auch sehr freundlich und hat mir geholfen das Gepäck die Treppe hochzutragen (einen Aufzug gibt es nicht). Das Hotel könnte durchaus etwas renoviert werden. Außerdem war ich 6 Nächte dort und doch etwas enttäuscht, dass kein einziges Mal ein Reinigungsteam da war - auch nicht als ich extra ein Schild rausgehängt habe und den ganzen Tag fort war (und also auch Handtücher etc in der Zeit gar nicht ausgetauscht wurden und der Mülleimer auch nicht geleert wurde).

Quite a good location, easy access by bus from the city centre, and about 15 minutes by car to the airport. A small and cramped room, quite old furniture, a hard mattress like a straw mattress 🙈 The room was terribly stuffy, I had to air it out thoroughly. The bathrooms need renovation, and the whole place needs freshening up. It was okay for one night, but I don't know if I'll ever stay there again.

The room was a bit old which was fine but there were a lot of spiderwebs in the corners. Apart from the spiderwebs it felt clean, just quite worn. I wouldn't want to stay for more than a night.

The staff were great and accommodating in giving us an extra key so we could return late. There was a hole in the bathrooms roof, the room wasn’t that clean and the bed was extremely hard and uncomfortable. Very thin walls so heard all other guests all night.

Clean sheets This hotel is very old. Things on the room are either broken or dirty carpets. The room was noisy and all I could smell everywhere was weed. The shower was so impractical that washing my hair was not possible as the stream was so weak you could hardly wet your body let alone fully wet and soap your hair.
I rarely give any negative reviews. However having travelled extensively and stayed in some low budget hotels I have to say this was not a good place to stay. Especially for £50 per night.

Next time I'll book into the Premier Inn on Otley Rd. - The breakfast was okay and the Eastern European receptionist lady (who doubled as the breakfast server) was polite, efficient and friendly . FILTHY! The room was truly disgusting. Probably the filthiest hotel room I've ever stayed in.
The taps in the bathroom were all loose. There was mould growing on the bathroom ceiling. The toilet seat was soaked with urine and disintegrating. The walls of the bathroom and bedroom were stained with spillages that look like they have never been wiped up. Under the bed there was at least a centimetre of dust and a half-used Vaseline jar on its side!! Eww! The bedside lights were disfunctional and dangerous with bare wires that nearly poked in my eyes. :-(

The full English breakfast was lovely and you could have cereals as well for just 7 pound.
The one thing that stood out for us was the staff.They were lovely people and couldn't do enough for you.

This place gets a lot of things right? And one of those is a really good breakfast and another is a genuinely friendly, warm welcome from staff Radiator in the ensuite of room 231 is stuck on and red hot in the middle of summer

- Richard (8/5): Perfect location, great value. It's not 5 star, but it's a comfortable stay at a great price. - Perfect location to stay when going to watch the cricket at Headingley. Free parking, comfortable beds, all the basics were there - TV, shower, hot drinks, etc. Just what we needed. Missed the turning for the hotel first time around and had to loop back round Headingley in heavy traffic, as we were looking for an actual road to turn down rather than the side passage of the property. Just a note for future guests - this was the fault of the satnav than the hotel - so just approach slowly and keep your eyes peeled!
