- Diane (8/5): - Very clean and roomy Shower didn’t work
- David (10/5): We had a great stay and will be returning. - Cleanliness and quiet. Good pub and good food. Sink no cold water.
Hot water turned off at switch.
No breakfast cereal.
- Seonaid (1/5): I WOULD NOT RECOMMEND THIS TO ANY TRAVELLER - situation 1. Breakfast was very poor indeed - cling filmed wrapped croissant, box of cereal, tub of yoghurt
2. Hard bed, cheap pillows, very light duvet so was very cold
3. No shampoo, conditioner
4. Second night didn't get any breakfast left in room and bed not made up...
- Simon (8/5): - De mooie pub. Geen English breakfast.
- Steve (10/5): Very nice and the pub does lovely food - Clean, tidy and nice and warm Nothing
- Olivia (10/5): Fantastic and comfortable stay - Had a fantastic one night stay in one of the lodges. It was clean, comfortable, spacious and exactly what we needed - with a friendly pub next door serving great food.
- Ross (10/5): -
- Ross (10/5): Fantastic stay - Lovely location and setting comfortable rooms with the added bonus of Wi-Fi also the food and the pub was really good definitely will return Nothing bad
- Ross (10/5): -
- Martyn (4/5): -
- Nicola (8/5): - Would have preferred option of cooked breakfast and fresh pastries
- Graham (8/5): - Location was excellent. Lodge was clean and within easy access to assistance if required. Breakfast very basic. Fresh fruit (banana/apple) would have been appreciated.
- Laura (8/5): -
- Mervyn (8/5): Very convenient location when visiting relatives. - We have stayed several times so most things were as expected. Repairing the gap around the front door would help to keep the room warmer and sort out the water leak under the shower screen would be good.
- steve (8/5): It is a motel in a quiet spot but next to a good pub with food. Large bed, shower and TV…and parking. What’s not to like. - Easy parking outside your motel room. Private, quiet yet near a pub
Third time we have been here. We stayed over Xmas so service was limited eg we didn’t get breakfast.
Was not reflected in the price,
The TV failed but when reported was swapped out within the hour.
- Penny (9/5): Really great value for money. Will return. - Lovely space, private & spacious, clean & comfortable, super stafd
- Laura (9/5): - Staff were great and made us feel very welcome. Thank you!
- Laura (8/5): -
- Lily (8/5): - Exactly as shown, lovely breakfast supplied also tea & coffee
- Joshua (1/5): Not as advertised; plenty of far better options at price in local area. - Not much. 4 night stay. Room servicing poor and inconsistent. Breakfast consisted of cereal boxes, but no fresh milk. TV did not work. WiFi did not work. Concerns highlighted to owner, but not rectified.
- TomStock (8/5): - Lovely room and pub. Perfect for a stay when at a wedding like I was. The continental breakfast was a welcome touch. Staff we helpful and accommodating The pub food times were limited as it's a country pub. For example we checked out at 10am but pub didn't open for food until midday. I understand why but we then had to drive 20mins to nearest place to get breakfast. Obviously the price was high as the market for stays in the area is small but I did feel it was a little steep for what I got.
- Janet (5/5): SHIRT STAY - Convenient to where we needed to be. Shop just around the corner. The bedding was stained. There was a wire attached to the tv which was split which was quite dangerous for children. The toilet wasn't flushing properly. We had to manually stop it flushing by pressing the button again

- discosteve (8/5): A great stay in a spacious room with lovely decor. Pretty location with a great pub next door. - Location great and we ate in the bull inn pub. The food was very good and the staff were fantastic, friendly, efficient and professional.
The room was spacious and the decor and furniture lively. The breakfast was a nice bonus. Whilst the room was clean overall, it wasn't completely clean to make the stay 10 out of 10. Coffee splashes on the wall next to the bed, blanket on the bed shabby shower box dirty. Just more attention to detail would have made the cleanliness very good.
- Deborah (8/5): Comfortable and the food was great - the staff were wonderful and very friendly - Clean and comfy - everything thought of
- Mariana (1/5): avoid this place - We booked in 2 hours before our stay, very bad communication, we didn’t know which one is our house nothing There was a very bad smell in the area, something we never experienced before, my son started feeling sick so we had to leave after 30 min and asked for a refund, the host refused
- Allan (7/5): Pleasant one night stay - Good idea to have a continental breakfast in fridge. Good evening meal in pub. Very pleasant staff No WiFi. TV poor controller etc.
- Paula (6/5): - Clean and comfortable Staff forgot to provide breakfast in room 3 out of thr 4 days. Had to go into pub to remind them. No wifi in room. Not a great view over the pub car park. Could have done with a small table in the room since we were expected to have breakfast in the room.
- Katie (4/5): - Check in perfect but the room wasn’t great… Not as the tv bracket Nothing to do around the area and the pub (owned by the same people)
- Nataliya (8/5): -
- Christopher (10/5): - Friendly staff, Lovely little breakfast waiting in the fridge in room. Comfortable beds and room very clean. The room, breakfast, eve food and BBQ with live music.
- Nadine (9/5): Great stay.definitely would recommend - Lovely room everything we needed. Everyone was very welcoming and friendly. Had lunch in the bull inn. Highly recommend. It was lovely. Nothing
- Harry (9/5): Superb - Great location for what we needed
- Scott (9/5): Superb - Quiet location accommodation good pub food excellent.. Toilet flush wasn't working well. Kep flushing but a tap to the flush button sorted it out when you used it it did say continental breakfast oon fridge.. there was X2 small boxes of cereal on top .. naught else and no milk for the cereal.. thankfully there's a small shop a few minutes walk away for supplies! Pub food was good 😊
- Dale (9/5): Superb -
- Gary (7/5): perfectly located for Dirty Rotten Scramble (OCR mud run) - quiet countryside setting, which I enjoyed exploring, spacious comfortable bed, so I slept fairly good selection of snacks for breakfast included in the price was disappointed to have no WIFI
- John (6/5): Pleasant -
- Christopher (7/5): Good room is let down by haphazard servicing - Comfortable spacious room. Conveniently next to a bar/restaurant
Staff at pub are friendly and helpful Servicing of room was poor. Forgot to provide continental breakfast twice and also one day without cleaning room.
No wifi
- Karen (10/5): Exceptional -
- Karen (10/5): Exceptional -
- Kerry (9/5): Lovely clean, great accommodation with friendly, helpful and professional staff. - The property was very clean and pleasant. The staff in the pub were exceptional and very helpful. Nothing.
- Michelle (10/5): Exceptional -
- Emily (10/5): Exceptional -
- Oliver (8/5): Very good - Spacious room. Nice outdoor seating. Great pub. Lots of hot water. No wifi
Only 2 packets of cereal (booked for 4) and no milk for breakfast.
- Noirclerc (8/5): A fair but pleasant stay - Unexisting breakfast based on cornflakes and cold croissants ! Propose a true breakfast at the pub !
- Louise (7/5): A very comfortable and pleasant stay - In general, I had a really good stay. On arrival I had to go to the pub to get the pin number for the door even though booking.com gave me a reference and a pin number. I didn’t really understand why I had to go to the pub. It didn’t really matter as I’ve arrived in working hours. There were just a few things that I feel could be improved. When you go into the chalet there is a step there. I fell over that, a mind that step notice would’ve been really helpful. The bathroom was really nice, the tapwater was exceptionally hot. A notice there would also be a really good idea. Breakfast was provided, but it was a bit of a letdown. I really like the fact that you provide a pint of milk. The teabags were not wrapped. I like a wrapped teabag, I don’t want everybody else’s fingers on it and I am not a fan of Nescafé granules. A little coffee machine would’ve been really nice, the croissant would’ve been nicer if it had been fresh. A small microwave would also be nice. But as I said, I did have a nice stay. Bed was very comfortable and I slept exceptionally well. I’m very picky. I admit it, but I do think that the hot water and step are safety issues especially if you’ve got small children staying and improving the breakfast and the facilities would really elevate the stay. I did have a meal in the pub that is attached which was delicious, the staff were very nice. I would stay there again.
- Melanie (9/5): Superb -
- Kim (10/5): Overall the room was very good value and had everything I would need - I personally, would have preferred to have some butter to go with the croissants and jam provided. That said the fact that fresh milk was put in the fridge was unexpected and most welcome. Not sure that the front door felt that secure on its own.Would have liked a chain or possibly a bolt on the inside.
- Geary (9/5): Superb - Nice place, good room and great pub Room was nice and clean
- Charlotte (9/5): Superb - The rooms were comfortable, spacious and clean.
- Kevin (6/5): Mistakes happen. But how can you not clean a room. - Room had not been cleaned in anyway ...
Once it was, all was fine but took the excitement away.
We left a day early.
- Stephanie (7/5): Lovely stay in spacious, clean lodges with good heating, a nice breakfast, and friendly service at the pub. - We had a lovely stay in the lodges—they were spacious, clean, and the heater worked well, keeping us warm in the colder weather. The continental breakfast was nice, and we especially appreciated the friendly and helpful service from the lady in the attached pub. Overall, a great experience! The bed was a bit firmer than I personally prefer.
With the rain, the car park became quite muddy. This made it a bit tricky when heading out for the evening, as the dirt and gravel, along with a large pothole, could be challenging for shoes and dresses.
- Elaine (6/5): Pleasant - Location good.
Good size room The breakfast items could be improved. The Quaker add water cereal pots were not particularly nice. Much better to have the variety small box cereals.
The big pot hole just before the entrance to the lodges needs filling. We were able to drive around it. Unfortunately our booked taxi that took us to our event wasn’t able to avoid it.
- Penny (5/5): I used to recommend it certainly couldn’t these days . Will have to find somewhere a bit further from hosp more comforta - Convenient for hospital I had to be there at 7 am Room and bathroom very cold . Knowing what time we would be there they could have put heating on . Last time we stayed there that was done . Twice I asked for second bed to be made up . It wasn’t . Nothing in fridge for breakfast although with the bed , these issues were quickly rectified. The sofa bed is SO UNCOMFORTABLE. Need something on the mattress to improve it . The duvet so thin I was cold all night didn’t sleep
- Julia (5/5): Disappointing - spacious and comfortable. food at the bull was very good Heating not on at arrival. very cold, took ages to get room warm. Bath was not clean. The car park was not lit and not safe due to huge pot holes filled with water. a torch might have been of use. no cleaning supplies or extra toilet rolls.
- Harris (1/5): Disappointed - Location The room was freezing, and there was no heating put on prior to arrival. Two hours before we could remove our coats.
Bathroom towel rail took 4 hours to warm up, meaning the bathroom was cold all evening.
No provisions, as promised on the booking, fridge empty.
Asked in pub for a change of room, but that request was ignored.
We have stayed before, but never again.
Should be given some sort of compensation, as what was advertised was not given.
- Neil (8/5): Very comfortable, clean and good location. - The property has everything you need and is in a good location. Pity no WiFi but believe it’s a signal issue in the area.
- Julie (9/5): Superb - Lovely room, very clean, everything we needed, the room was very big , the bed was comfy, friendly staff, when we walked into the bar it was a very warm and friendly atmosphere. When we first arrived the room was very cold, we put the heating on it did warm up slowly, from then on we was toasty warm. I just think if the room was warmed up a bit before we arrived everything would be perfect 👌.
- David (4/5): Disappointing -
- Matthew (6/5): Pleasant - No brekkie, broken TV and loo was very noisy!!!
- David (7/5): OK for one night. - The room was spotless. Everything worked. Apart from the bed the furnishings were comfortable. The bed was very lumpy and, for me, too low. To be fair, having a good night's sleep when away from home is quite difficult. The offer of a cooked breakfast would have been nice.
- Debbie (4/5): Disappointing! - Location was good, size of room was good. The requested cot wasn't there, no extra bedding! NO extra breakfast, but what we had were awful stale croissants. The information in the room stated hot breakfast in The bull from 08.30, walked across at 08.40 no sign of life and no one answering the phone, so we drove into Tenterden.
- Debbie (2/5): Very Disappointing! - Location good, size of room Communication - no response from questions on the app, no one answered the phone or returned messages, spoke to bar staff who seemed disinterested and didn't help, also emailed but 3 days on and NO response!
Breakfast - checked in on the 31st, milk was use by 28th, no jams etc for the stale croissants, no hot breakfast in the pub as advertised in the room, no one answering the phone and no staff around in the pub.
Left room at 11am, cleaner outside said if we were off he would refresh the room and put Saturday's breakfast in. Popped back around 2.30pm, to find our door propped opened, no one around and room not refreshed. We closed the door as we had laptops and other valuables.
At 6pm called into pub to say what had happened, our room hadn't been touched and no breakfast. Unable to tell us if there would be anyone in at 08.30 to provide a hot breakfast as they didn't know who was on duty.
There wasn't anyone around by 08.50 on Saturday, so headed off into Tenterden to find a breakfast.
The rooms are nice but we couldn't recommend them because of the way we were treated. Feel totally ripped off as the room charges were paid upfront on October 9th and no one responded at the time and as yet no one has!
- David (8/5): - 2nd time I have stayed here.
All clean and tidy.
Another enjoyable visit.
- John (8/5): Very good - Hit and miss!
- Lisa (9/5): Superb -
- David (10/5): The staff were friendly and helpful. The pub was lovely and served excellent meals. - Breakfast was good. Very comfortable. Very spacious. Friendly staff. Good location. No wifi
- Tope (9/5): Superb - The bed was comfortable and the place was spotless. The shower could have been a bit stronger.
- Saad (7/5): A good stay in a comfortable clean and quiet room in a great location. - The location was great and the room was very quiet No wifi. In one of the rooms I booked, the plug in the bath did not work. There was not hot water in the bath but the electric shower worked ok. The in room breakfast was very basic. There was no one available in the pub for checkout.
- Marion (9/5): Superb - Clean and spacious room for a family of 4. Very friendly staff. We had a very good dinner in the pub it is attached to.
- Martin (10/5): Big, comfy, modern ensuite room with parking and DIY breakfast - Stayed here before on visits to Benenden Hospital. Breakfast is DIY, it's in the room, more than adequate continental breakfast though with yogurt, porridge, cereals and croissants. Plentiful supply of tea and coffee and plenty of fresh milk. It's a very good sized room with a sofa and TV. Parking immediately outside. Can just up and go, no checking out nonsense. The cereal packets are left on the top vent of the fridge so they get quite hot, why not leave them on the side table? The radiators were sourced in Europe and have adapter plugs. Those adapters are not designed for that sort of current and you might like to think about sticking an English plug on them, a UK plug would also be fused. They are great rads by the way, but we didn't need them.
- Samuel (7/5): A good place to stay if requiring an overnight stop in Kent. - Good location. Lots of parking.
- Alex (9/5): Great location and immaculate rooms - Loved the location. Room was immaculate and very nicely decorated. Beautiful park and cricket pitch just next door which was ideal for us. As there was 3 of us, we weren't given 3 cups, 3 plates, 3 lots of porridge etc. That's the only thing.
- Mark (7/5): Good - No wifi. Are you kidding me?!
- Barbara (9/5): Superb -
- Francois (7/5): Nice stay in a friendly place, we will be back ! - Nice and quiet place, easily accessible, very well located for many to do things and to be visited places in the surroundings. The pub is very nice and offers quality and very kind service, and excellent food which you do not always experience in similar places/pubs. Thank you ! We did not receive any check-in instructions or schedules, despite the disclaimer confirming we would receive these in due course, and my questions to the host via booking platform remained unanswered. The bed is very confortable, however the canapé-bed is not confortable at all for the third person sleeping there, it clearly need to be replaced, at least its too thin mattress. Breakfast is supposed to be available at the pub from Friday to Sunday, however we found closed doors on Saturday. These are no critics, just few points that could be improved, as we highly appreciated our stay :-)
- Murphy (10/5): Exceptional - Very clean with all the amenities you would need. The staff were excellent and great food in the pub.
- Trevor (6/5): Not bad - Was ok bit slow to check in. Did book a table for 7pm then was told to go to room and wait. No wifi ppl. Very hot in room. Was clean
- Oliver (7/5): Good -
- Mira (8/5): Pleasant stay. Good location for visiting Tenderten and rye - Included breakfast was poor quality.
Paid breakfast in the pub was great
Staff at the pub all very helpful and friendly. Include cooked breakfast
- Caroline (10/5): Perfect for a short break - Lovely, comfortable rooms. Nice size and continental breakfast included. Friendly staff and good food at the Bull Inn next door.
- Sally (8/5): Adequate for nights stay - Lodges were very nice for a nights stay. Breakfast left in lodges adequate. Pub next door very nice. There was a slight unpleasant smell in all lodges booked we couldn’t find where it stemmed from.
- Graeme (8/5): Very good - Clean, great location, friendly staff
- Mrchris (8/5): Very good -
- Clark (10/5): - Very pleasant room, large and clean.
- Sue (8/5): Very good -
- Sandra (9/5): Superb -
- Florin (10/5): Exceptional -
- Marta (5/5): Maybe i was unkucky this time. Nice place so i would like to repeat and hopefully i have better experience. - Silent environment, had a hairdrier, shower was good, very clean. A bathroom water leaked made a third if the carpet very wet, which owners were aware if. No smell, but wet feet and socks if we forgot to avoid stepping on that side if the room.
Room was prepared for 2 even if i book for 3 people. They corrected a couple of things, but we had to share the glasses and cutlery.
Sofa bed had the thinnest of mattress so i left the bed for my kids and i slept in the sofa. No duvet insert, just the bedsheet.
Worst for me was the large section of wet carpet.
- Geoff (5/5): Passable -
- Bank (5/5): Passable - Feedback: I booked for 2 adults and a 2-year-old child, and I expected the sofa bed to be equipped with sheets and bedding since I planned to sleep on it. However, there were no bedding supplies provided for the sofa bed. If there’s 3 people book they should provide bedding for a sofa bed
- April (6/5): Unorganised, not that helpful and overpriced. - its proximity to chapel down vineyard. it was comfortable. we arrived at 2pm, check in was 3pm. In order to check in early to the room that was already ready and waiting they charged us £15 - fine we paid but we’re not at the ritz so seemed a bit money grabbing. We then had a bit of a rigmarole about whether the room was ready and setup for 3. We booked for 3 and they could see that but they weren’t sure if we had added a sofa bed which apparently costs extra. In the end they saw we had but it wasn’t set up so they had to do that (after we paid the early check in fee). I enquired about whether they could book a taxi for us and was told i could find numbers in the room (most places would help you book one). Then they heard us having trouble booking taxis, the fourth one we called eventually was ok but he didn’t have a card machine and we didn’t have cash. We asked if they would do cash back (they were a pub) they refused which i found pretty shocking. They gave us one toilet roll for 3 people so the next morning we had to go and ask for more. Breakfast consisted of a box of rice krispies and a yogurt, we were only given two despite booking for 3 people. There was no milk to have the rice krispies or to put in the tea. And only two mugs. We found the staff quite abrupt and unfriendly. Wouldn’t come back. It did the job but next time I would pick Rye to stay in, we had a much nicer experience there.
- Martin (7/5): Good - Good Pub nearby. Very nice people. It should be mentioned that the breakfast is only a"snack" in the room.
- Ian (8/5): Does the job! - Continental breakfast supplied. Comfy bed. No WiFi. No USB charging points. No gutter or overflow of rain created a loud noise outside our door
- Jennie (8/5): Lovely staff, delicious breakfast, good value and met our needs for a flying visit to Chapel Down - We had a cooked breakfast at the pub which was really delicious. If I had to be picky, I’d say that the pillows were a bit lumpy/uncomfortable and the bulb in the light by the mirror wasn’t working. The chair at the dressing table had a blob of what looked like jam on it too which I very nearly sat on. The carpet is tired looking and could do with cleaning/replacing.
