• 817DebbieB (2/5): Closed - do not book - I should have trusted my instincts that something wasn’t right when I hadn’t heard from the hotel booking provider for a month reminding me of my upcoming stay. We arrived yesterday by train to find it was closed and the lady on hotel reception next door said it had been for approximately 2 weeks ! Unfortunately they did not have rooms available and we were in a hurry to get to a football event at Anfield and needed to drop overnight bags off. Thankfully there were rooms available at hotels on castle street so were able to go there last minute otherwise we would of had to return home and miss the event I’d payed £173 for 1 night and despite some recent poor reviews I decided it was worth taking a chance and was looking forward to staying at this historical place 😡

No communication from the hotel to advise booking was cancelled. - Can’t review, got to the hotel yesterday for our booking to find the hotel completely shut. No communication from the hotel advising our booking was cancelled. Had to find last minute accommodation in Liverpool for the night as we had an event booked so couldn’t just go home. Avoid at all costs
• Bigdavet1 (2/5): 30 James Street: The Houdini of Hospitality - Ah, 30 James Street Hotel—where dreams go to die and customer service is apparently a foreign concept. Imagine our delight when we arrived, only to discover that the hotel had vanished into the ether, taking our hard-earned money along for the ride. A disappearing act worthy of a magician, but sadly, without the applause. Thankfully, the Hilton nearby swooped in like a knight in shining armor, proving that not all hotels are allergic to basic decency. So, if you're considering 30 James Street, save yourself the heartbreak and just throw your money into the Mersey River—it'll be a more satisfying experience. Cheers to the Hilton for restoring our faith in hospitality! 🥂

The room are very Big the beds are comfortable and the Jacuzzi in the bathroom is amazing.the roof top bar has an amazing view. Will definitely be back again.

• connor (10/5): Happy with my stay - Very happy with the stay, a great location for bars and pubs etc, there is parking , but it is restricted to 1.8meters , I just wish the site said the measurements as the vehicle I had was 1.9 so was abit annoying but did find a NCP carpark close by, I did message and try to call prior but didn’t get a response. The shower and kitchenette was superb, if I wanted to be petty then the tv remote didn’t work very well and took ages to change channels but I really wasn’t too bothered about that I would certainly stay here again if I was visiting Liverpool , it’s 5 stars from me.

Can not get in contact with anyone, nobody answers the phone on any of the 3 options, nobody replies to emails and nobody responds to the social media. Outdated room but expected as it’s far past its prime. Would be high end 10+ years ago. don’t waste your money. Room was £130, plus the £100 I’m not getting back? £230 for this shocking hotel.

• James (6/5): Not what it was unfortunately - Second visit to the hotel (last being a few years ago) and the condition of the hotel seems to have been deteriorated. Badly sealed bathroom and loose tiles in addition to a missing plug for the jacuzzi bath (also quite stained) being a few notes. Nothing disastrous but just a general feel of neglect which is a shame for what was and could be a fabulous place. Staff were very professional and friendly, no complaints on staff whatsoever
• Anne (4/5): Disappointing - The hotel seems a little tired. Not well maintained and staff, although friendly enough, were not really professional. Examples - our room had a broken window! I queried this, wary of being implicated and charged for it, but it was known to staff. Arriving at Sunday breakfast at 8,45, we were told ‘you’ve only got half an hour for breakfast’ On checking in, we had not been told about times of breakfast, or where to locate the dining room. The room, very tired looking apart from the broken window, had no hotel info, no telephone, but was clean enough. Our key card never worked for us - very frustrating at 1am when we had to go down from the 4th floor to reception for help. At least the second time it didn’t work the cleaner was able to let us in! Very disappointing experience. Great location though!

The place is tired and in need of renovation which i believe they're in the process of doing. Super convenient to Liverpool one and some great bars and restaurants nearby. Would recommend as a base for anyone.

Room was lovely, I was apprehensive after reading some negative reviews but our stay proved them wrong. Beautiful room, comfy beds. Only negatives I’d say were the heating didn’t work and you could hear the noise from outside. Staff were all lovely and accommodating.

• Jennifer (2/5): - We booked a night away for my son’s 9th birthday, we have stayed in this hotel 6 years ago, and had a great experience!! When we arrived the staff were friendly we checked in and went to our room, when we got into the room, we was so shocked! The carpet was heavily stained the curtain pole was hanging off the wall and the back of the bed was broken, and the bathroom was dirty with mould all over the shower! I have never had to complain but was gutted with the room so went down to reception, who were nice and apologised but said they was fully booked and only had 1 other room we could have, we accepted it as at 4.30pm on a Friday night in Liverpool city centre we would of struggled to get anywhere else!! The room they gave us on first glance looked ok, but once we got all our stuff in the room, there was a leak from the bathroom upstairs were all the paint was peeling off the ceiling, the laminate flooring was badly damaged, there was a damaged wardrobe in the room and a ripped sofa, and the wall had a leather effect on it which had a thick layer of dust on it!! To say we was disgusted was a understatement! The mattress was a disgrace and all your could feel was the springs, for what is meant to be a 4 star hotel I was absolutely disgusted! Walking round the hotel, there was stained towels on the floor outside the restaurant, holes in the wall that had a board screwed over and badly marked walls!! Probably a great hotel for stag and hen party’s! But not for family’s or couple.
• Lord Daryl (4/5): - The place is about to shut down for a refit so the place is left in rack and ruin and no one cares as all have no jobs in a few weeks I felt for the staff but the photos they show is nothing like the rooms you get at all sorry they should just close untill the refit and not rip people off Sorry team you have to work with this going on. Would like to stay after and see your refit.
• Verified traveler (8/5): Great location, huge rooms..beware £50pp deposit! - This hotel is located close to the docks and Liverpool one making it perfect for a weekend away. The cleanliness was of a very high standard throughout the hotel. The rooms are huge!!! With the added bonus of a kitchen, the bathroom had a 4 person jacuzzi and a rain shower. What lets this hotel down is the decor is a little tired in places, the heating system didn’t work but the night shift team brought us heaters within minutes of us asking. The balcony door we couldn’t open, the toilet handle was broken. The sofa coverings were torn and worn and the curtains were not sully secured on one side. The hotel take a £50 deposit per person which after over a week still isn’t refunded. The older Irish Gentleman who checked us in was quite brash and warned us at check in that the hotel was full and we weren’t able to swap rooms…….a little strange as we hadn’t even checked in at that point. I guess he knew about the broken heating and toilet? He was just as sharp when we checked out the following day. The rest of the staff were polite and professional though.

• Jeff (6/5): - I visited Liverpool with my wife, daughter (13 yrs old), and nephew (16 yrs old). The price is great and we reserved a room with 2 double beds and sofa bed. The location is fantastic and you areb able to get around on feet. The hotel design is a little gothic, the room was dimmed, and my daughter was a little scared staying. It’s probably not good for kids between 6 - 14 yrs old. It was a really foggy day and the roof top terrace was closed. They didn’t have someone available to help with baggage holding or claim

• Nadira (10/5): Excellent location to explore Liverpool - aThe room we booked was really comfortable and clean on arrival. We were called and told that we could check in early the day before arrival, but on arrival we were told that it was a busy night and the room wasn’t ready. It wasn’t a problem because the gentleman on reception was super helpful and very friendly. He gave us a discount code for the shopping centre car park and we explored city centre because the location of this hotel is perfect! All the staff were friendly and helpful, we asked for more towels and they were on the beds in 5 minutes. The kitchen had all the facilities you could need for an overnight stay and was a really great addition.

Asked to be moved room, no apology offered, told the other room to offer was the only other roo. Available which was worst than the first. Dirty stained carpets, dust everywhere. Questionable stains around bed, windows and windowsills filthy and not able to be opened.

Broken jets on the Bath and moldy too, no ventilation in the so room gets too hot trying to have a bath. Broken AC for room not game breaker but seeing as windows are nailed shut it would have been nice for some cool air in there.

• Adele (4/5): - It was very central to the city and to parking, the hotel decorations are lovely however the rooms are below standard when it comes to cleanliness, the carpets looked like they hadn’t been hoovered in days, the jacuzzi bath tub sealing had turned pink in some areas and looked like that hadn’t been cleaned/sanitized properly, there was no tea or sugar, or forks, just coffee knives and spoons Also the bed sheets weren’t on properly I had to make the bed before I managed to sleep Then our third guest was questioned like she was trying to break in when she asked for a room key as she arrived later, even thought I’d told reception she was on her way and gave her full name. Conclusion, House keeping terrible, most staff rude, only one male staff member was actually friendly, who got us tea and sugar for our room.
• E (6/5): Disappointed - Property looks on its last legs, sold as having a bar and restaurant which had been closed . No plugs in any of the sinks/ bath/bathroom sink and kitchen. Cold tap in bathroom basin not working tried all the other cold taps which were running warm water. Windowsills between internal glazing and external windows very dirty - not been cleaned in weeks. Asked reception to address the issues when we left but no-one has contacted us regards to a refund regarding the non availability of bar and restaurant. Breakfast was surprisingly good considering all of the other faults. We were informed that it was due for refurbishment - shame it wasn’t reflected in their prices
• michael (4/5): Not the best stay - tired - Stayed many times but in dire need of upgrade/refurb that’s been on hold for well over a year Room was grubby, Jacuuzi didn’t work (again), key cards didn’t work 2nd day (again), room wasn’t turned over and was told extras had been put on the bill by staff blaming each other for modifying booking
• Erin (8/5): Okay but could do with some changes - Overall, the stay here was okay, however there could be more amenities in the room and some changes would have made the room worth the money as it was a fairly expensive hotel room. A fridge would have been useful during the stay. The air conditioning in the room didn’t work so the room was very warm. The shower is very small and it had no shelf in it which meant that your toiletries were on the ground and because it is a small space, it was hard to pick them up.

• George (2/5): Dirtiest hotel ever - The dirtiest hotel I have ever stayed in! I fully expected the hotel to look a little "tired" as it is getting quite old, but the level of filth was astounding! The bathrooms where full of black mould, and clearly never have a good clean. Carpets filled with stains and cig burns, electricity units hanging off the wall and so on. We complained about first room so we where moved, the second room was no better but we had no option other than to deal with it. Some of the staff where lovely, some on the otherhand where cocky, argumentative and arrogant with the attitude of "were closing soon so I dont care" when we politely approached them with any issues. We have stayed at this hotel for 10 years, we have slowly watched it go down hill and be used as a party spot with no respect for the hotel or surrounding guests... sad to say this trip was definitely our last and we will be finding a new hotel for our next visit to liverpool!
• Chris (2/5): - Hotel is very dated and in need of repair and a good clean. Wouldn’t be rushing back especially for the price. To top it off they ask for a £100 safety deposit that can take up to 2 weeks to refund.

The AC didn’t work , the shower and sink drains were very slow running and overflowing easily. The room didn’t have a bath as advertised when I booked on the Expedia. That was really disappointing. The breakfast was good food. We won’t complain for the price but they could do a little makeover

• Verified traveler (2/5): - The room was dirty and dusty. The dust was flying off the desk fan, chandelier and the spa bath was mouldy looked like it hasnt been cleaned for ages. The headboard had marks and stains all over it. the carpet in the room was black even though its a cream carpet, i had to wipe my feet on the way out. The sofa in the room was ripped and the bed was filthy.

Air con doesnt work, 2 fans in the room which just circulated hot air round the room, room and bathroom so warm thay a bag of ice melted within 20 mins and the soap melted Bathroom smelt funky and damp, previous occupants body wash still on top of shower screen and shower tray didnt drain Lights and lamps not fully working and full of dust and dirt Hotel is very tired, the only thing going for it was its location
• Kieran (4/5): - 30 James Street is nothing other than OK. It's not great, it's not the worst. The room is very outdated, very basic, shower is utter rubbish, the bath is very high so if you suffer with health issues you would have trouble getting in and out of the shower. It did the trick for 1 night, and that's all it did. I would much rather stay in the Premier Inn which I normally do when visiting Liverpool on the Albert Docks. The reason I stayed here as it accommodated 5 adults, but would be nice if some rooms had 5 single beds as opposed to 2 doubles and an old, horrible leather settee that turned in to a sofa bed. The price paid for the apartment really is a little over the top as the pictures on the website really make it look like the Ritz but it isn't at all.

• Katie (8/5): - Really ideal location for our trip. Made use of the 241 cocktails on the rooftop bar, which was excellent. All staff were very friendly and helpful. Loved the history of the building, however that does come with some minor issues. Mainly the shower and sink being blocked quickly and the toilets flush not great.
• Alison (10/5): Perfect for our stay - Friendly service at check-in with good local knowledge. Room was large with comfy beds and large bath with jets. Room had everything we needed. Hotels location in the city was perfect. All the staff we came into contact with were very friendly and welcoming. Paid extra for the breakfast…. Amazing. Had everything you could ask for. Located on the top floor of the hotel, had amazing views of the city The hotel was ideal for our stay and we would definitely book to go back

There were parts of the room and hotel which looked a little run down, but we were happy with our room overall and the facilities, and loved the views from our room.

No mattress protectors. Furniture scuffed and worn. Curtain rail hanging off Tea, coffee and loo roll was not replinshed. I waited nearly an hour for loo roll. Room service was minimal. No smart tv Room very hot and only one opening window Breakfast was cancelled Shower tray filled up in about 3 minutes Loo difficult to flush On the plus side the staff were very friendly WiFi was great Excellent location
• BERNARD (4/5): Do not pay for extra payment on breakfast!! - The hotel is below par to my expectations. The toilet is smelly, Aircon is not working and the breakfast that I pre booked is not available reception told me they don't do breakfast on Fridays??? Now I have to get my money back for the extra payment I paid for breakfast.

• Pamela (4/5): - Excellent location. Such a stunning building and renovation due next year is well needed. I was uneasy once I entered room as carpet was extremely dirty and windows either no safely catch or screwed shut. No air con in any room, we had a fan but was a sunny weekend and our first night was extremely uncomfortable. We did end up with noisy neighbours but a call to reception promptly shorted it out. We asked for a room change on first of our 2 days but it was fully booked first night and couldn’t accommodate but changed for our second night and room we got was cooler and not as run down. Breakfast was limited but all you need and really good with very helpful staff. Would return once renovations completed.
• Janet (4/5): Average - The hotel in generally in need of a refurb, looking very tired and grubby. The carpets in the corridors are very dirty . Everywhere felt it needed a deep clean. The beds were average for comfort. There was a terrible drain smell in the bathroom. The aircon didn't work and no windows could be opened, a dan was provided though. The breakfast was ok but quite a limited choice. I've stayed in many hotels in Liverpool city around a similar price range and they exceed here by far.
• Suzanne (10/5): Mother daughter break - Brilliant overnight stay. Clean and comfortable. Reception staff really were fantastic and looked like they enjoyed their job which is fantastic to see. Carpathia rooftop bar was great. The rooms are a little tired and need a little bit of tlc. Our carpet had a number of burn marks looked like they were from guests using the iron maybe. But for what we paid I can't complain. Air con didn't work but there were 2 floor standing fans in the room when we arrived. For the length of time we were in our room the fans were sufficient.

• Sharon (10/5): Great for the price. - Hotel is old and tired looking but our room was clean. Window did not open which was a downside as I love fresh air but fans were supplied as air con.not working and it was hot outside and inside. Location is ideal. Train station and docks nearby. Staff were accommodating. Breakfast was lovely. Would I stay here again? Yes if I had a room with windows that opened.

The hotel doesn"t have a proper big sign of the hotel showing where it is in James Street. Need to google the picture of the building to discover it.

• Lyndsey (6/5): Not up to previous standards, health & safety risk - Lovely large room, however rooms need updating and general repairs. For example window frames had wood missing leaving sharp jagged edges which could have caused major cuts to your hands, cardboard placed in window panes! Bedside cabinets absolutely filthy and not cleaned thoroughly, one of the light sockets was loose, room just generally run down, would not stay here again, new hotel group had bought out hotel which obviously aren’t doing repairs etc. stayed in this hotel 2 yrs ago and it was lovely which would have been with previous owners.
