- Audrey (9/5): A short stay in Playa - A nice room and a nice welcome by the welcome desk. A quiet hotel. We didn't use the swimming pool as we spent the day in Xcaret so cannot say much about facilities. Supermarkets in the vicinity. Free parking on premises and under the hotel. N/a.

- Pamela (10/5): Muy buena estadía - Me gustó mucho el alojamiento, ya que tenía una ubicación excelente. El lugar era muy seguro: estaba a dos cuadras de la Quinta Avenida y, además, a la misma distancia había un supermercado grande donde se podía comprar de todo, junto con un mercado cercano. Era un lugar silencioso, sin ruidos molestos. En la parte superior había una piscina preciosa y de gran tamaño. El departamento era tal cual se mostraba en las fotos: contaba con dos habitaciones, un baño, y se encontraba limpio y seguro. En general, había mucha seguridad y no se sentía el ruido de la Quinta Avenida. También valoro pequeños detalles, como que dejaran un bidón de agua de 20 litros, una esponja y lavaloza. Además, a dos cuadras se encuentra la estación de buses ADO, lo que facilita mucho el traslado hacia el aeropuerto de Cancún. En las mañanas hacía mucho calor, y eso que viajamos en abril; en verano debe ser bastante intenso. Las cortinas del living son demasiado justas, por lo que se filtran los rayos del sol temprano. Entra mucha luz y calor desde la mañana, lo que obliga a mantener encendido el aire acondicionado. Además, dentro del departamento hay varios carteles que insisten en el uso moderado de la electricidad y advierten posibles cobros extra, lo que resulta incómodo durante la estadía. Por otra parte, había un problema con el balcón, ya que no se podía utilizar. Esto fue una desventaja importante, porque necesitábamos un espacio para colgar la ropa —aunque finalmente lo hicimos igual y también habría sido ideal poder usar la terraza para relajarse o tomar algo.

- RED (10/5): Un super séjour - La piscine au top,top.surtout la salle de musculation trop bien.la suite au calme bien situé par rapport à la 5eme.cuisine super et les magasins pas loin pour faire les courses. Je conseille de prendre des boules quies.le bruit moteur du frigo et le bruit des moteurs externes de l’air conditionné.A savoir qu’il y a une construction au loin.

- Oscar (8/5): Un buen lugar para estar en PDC - Muy comoda la posición del departamento. El departamente esta bien equipado y nos pudieron rentar también una cuna para uno de mis hijos. Ha cumplido bastante bien nuestras necesidad así que no tengo algo de que quejarme.

- Nabil (2/5): - Avoid at All Costs—Health Hazard and Scam Central This is the worst place I’ve stayed in 30 years of traveling to 50 countries. The location is misleading—the actual building isn’t where it’s listed on Google Maps. We were stuck in 201N, directly above a noisy street where trucks and buses kept us awake all night. The mattress was as comfortable as a slab of concrete. The bathroom is a mold-infested disaster, with black mold everywhere. I left with an ear infection from sleeping on their filthy bed, and I’m still dealing with hearing loss and ringing in my ears. The kitchen is unusable—no appliances, no utensils, and filth everywhere. Clean towels or sheets? Only if you pay $60, and the “complimentary cleaning” doesn’t actually clean anything. Worse, they rummaged through my partner’s purse and left fresh bloodstains on the floor. The plumbing is horrendous—showers barely trickle water, and the toilets don’t flush. When you complain, they hand you a plunger and walk away. To top it off, the concierge confirmed they had my laptop charger but refused to answer calls or messages when my driver arrived to pick it up. Clearly, they stole it. Avoid this nightmare. It’s unsafe, unsanitary, and staffed by thieves. Stay anywhere else.

They wanted $25 usd to change towels, $60 to change the bed sheets. Very stingy with toliet paper, no dishwashing soap, no paper towel.

The 2 bedroom suite 201N, was missing a lot of basic things and broken things for the price paid : can opener, wine glasses, knives, bowls, ice cube trays, sink plug, oven gloves, no chairs for a beautiful balcony. Broken stuff: 1 Toilet broken, coffee maker broken …. It started off our 3 weeks there rough!!!!

Two of the towels had stains, floor was unclean, air conditioning was not cold at all. Oh and there is a school right in front of it with loud bells and kids all day long. Staff at reception were nice, staff responsible for the room less nice and a bit rude and unfriendly.

They gave me a phone number to call to get this code, but no one answered. I tried for hours across 2 days. So I have no idea about the place, but for me, it sucked. Now I'm trying to get a credit back on my credit card.

- Jacinthe (6/5): - Although the condo unit (204 and 204B) looks nice and is a very good size, it’s located facing the street (Avenida 20) and therefore is a very noisy unit. That avenue is quite busy and loud vehicles pass on it constantly (especially since the building is located next to the ADO bus station). I do not recommend that unit if you want a relaxing night and if you are not a deep sleeper. The door lock inside the condo does not lock the door so use the key to lock the deadlock from the inside if you want to lock the door at night. Other units in the building are rented to longer term tenants and there is always a person at the front desk to manage the ins and outs of the building. No unregistered visitors permitted after 10pm which is great. Coffee pot was broken. Floors were very dirty (porous tile is hard to clean) so keep your shoes or flip flops on. No AC in the bathroom of unit 204B because the shower has a shuttered window with no glass. We had to buy or own garbage bags, dish soap and toilet paper as it is more of an airbnb unit. Missing a few kitchen items that would be very useful such as a can opener and toaster.

Around 5mins to the main avenue which in turn was 2mins from the beach. Free parking as well. The hosts were always on hand when we needed them whoch added that little bit extra as well. Lots of food options close by as well. I would recommend these over the main street as the prices were much better.

- Alisa (9/5): Excellent location, clean, well-equipped apartment with fabulous rooftop pool, jacuzzi and sunbeds. - Large, spacious, centrally located apartment with excellent facilities, including a gorgeous roof terrace, 3 TVs, a well stocked kitchen with full oven and micro wave—and superb amenities—including a lovely pool on the roof with jacuzzi and many sunbeds. Beds are comfortable and there’s tons of room for a family of 4. Everything was fabulous although this was the only apartment we stayed in in Mexico where we were asked to pay for water and a late checkout.

- SILVIO A (6/5): Cold shower and good bed only. - In practice, the unit is not a hotel room but an apartment managed by a residential unit management company. There is no concierge and administration on site for direct communication. The building does not offer any type of food and the (simple) apartment does not even have a minibar in which the guest can keep cold water or even perishable food. The best and most expensive units do offer a complete structure. The hot water in the bathroom was inoperative and, despite being informed to the administrator, the problem was not resolved and they only offered me another room on the last day of my stay.

- Verified traveler (6/5): Anah Downtown - My stay at Anah Downtown was marked by a series of contrasting experiences. On the downside, the absence of concierge service between 5 pm and 9 am was a notable inconvenience. During these off-hours, guests are left without the support and assistance they may require. Similarly, the front desk's inability to provide assistance when I lost my room key was disappointing and reflected a lack of attentiveness to guest needs. If I hadn't found my lost key I would of slept in the lobby. This is completely unacceptable as a paying guest. Moreover, the discovery of stained sheets and pillowcases upon arrival was a disappointing start to my stay. Despite notifying my concierge, whom assured me they were changed and cleaned, the issue remained unresolved throughout my visit. Again, we are paying guests and simple requests like this should be resolved without any hesitation. However, amidst everything , Anah Downtown was a convenient spot. The buildings location proved to be a significant asset, offering easy access to nearby attractions and amenities. Additionally, the premises were clean and well-kept. Finally, the rooftop pool emerged as a standout feature of my stay.

Check-in and check-out was easy, free parking was great and the location was awesome. We didn't have any noise issues and slept very comfortably. We really enjoyed our stay. We had to pay via a paypal link prior to arrival and it took a couple of goes to get it to work. We had to pay in MXN pesos (not USD or AUD as indicated in my booking) and this subsequently pushed the rate up in our currency but it was still a great deal so no regrets.

We ended up not using them because they did not tell us that each person had to have given a 300 pesos downpayment. They also just sold us the 7 tickets for the camastros and we thought it was for the entrance. Thats what we understood. Also, they oy returned us half of the money and stayed with the tickets that we did not use.

- Siani (2/5): - This property is just awful. It’s not a hotel but this is a condo with a few rooms converted to a hotel/airbnb. There’s no concierge or help. When I entered there was no toilet paper and there was absolutely no water running from the taps. It was all bare bones. I would never recommend this place. I checked out of here 20mins of being there. It was horrible. There is no staff around to help. The person in contact replied to me 30mins after reporting the issue but still no help nor support of any kind.

Location is great, room was very large and spacious. Had a safe and lots of towels. Cost was very cheap for the night. The place is very noisy, the bathroom door to outside had a crack so we could hear all the street noises. Only one roll of toilet paper in the washroom, other washroom didn’t have any. Overall this place is very basic but the price is good. There was a pool but we didn’t get time to use it. There is staff at the front desk which was helpful. I’m glad I only stayed on quick night here.
- Andrew (4/5): Once Beautiful, Now Very Run-Down, Not Safe. - We have stayed every year since it has opened. This is a condo building where owners rent out their units through this company. We have enjoyed our stays in many clean and modern units over the years. This year was completely different. Upon check-in to our unit, we noticed it to be very run-down. Absolutely NO updates have been made in the 9 years since it was built. The kitchen cabinets were falling apart, as were the closets. One showerhead sprayed water everywhere but the shower. The beautiful terrace was furnished with 2 old PVC chairs. Very Disappointing. The bigger issue though, is that the lock to the sliding terrace door was broken. It was on the 2nd floor of a high traffic rd. Not likely to be broken into, but not impossible. Also, the Safe was broken. So we had to keep all our valuables on us at all times (to the beach, restaurants, etc) We alerted the management to all of these issues and were told "Yeah, we know. The owner doesn't want to fix anything" It is absolutely unacceptable to rent a unit with both a broken door lock and no safe!!! While I'm sure many other units may be up to date, we will never take the chance of staying here again and being given such a sub-standard unit. I would urge other owners to hold this management company, and fellow owners to a higher standard. Also of note, The rooftop pool is down to 2 broken umbrellas, so if you need a little shade, this place is not for you. The WiFi speeds are a painfully slow 2-3mbs.

As well once we got there we realized that they used roof top pictures from the other location which was nicer. There was no coffee maker. not one sharp knife in the drawer, no dish towels, the kitchen sink plumbing let go and flooded the floor with food scraps, the floors were dirty and there was no broom or anything to clean the floors with. The lockout room has a paper thin door and the snoring from next door was horrendous, it was if they were in the room with us. When we asked to cancel and get a refund from the host, we were denied. Location was good.

- Tony (4/5): It was FINE, not great. - Location was good — close to the center but far enough to be quiet. Not the most welcoming experience. We were 2 parties booking 2 2-bedrooms. Neither party was allowed into their room until strictly after 3, even though presumably the rooms were ready. There’s only 1 key per unit inconveniently shared among all the guests. There’s of an option of getting an additional key but they have to come to your unit, take a picture of the electric meter and will charge you if you go over the allowance (this is to prevent someone from putting the key into the ac switch and leaving it on while they’re away). While I agree in concept (there’s no need to be wasteful) the printed signs and emails about that seemed overly aggressive and not very hospitable. The condition of the unit was shabbier than appears in pictures. We had the 2 bedroom with large balcony. The bbq was filthy and not useable. The outdoor furniture was sparse and not inviting. The view was terribly obstructed.
- Natasa (8/5): - We were placed in a connecting room of an apartment. There was a door in the room that seperated us from our neighbors which was so uncomfortable and awkward. The walls are so thin we heard all of their conversations. The hotel does not provide basic essentials such as a blow dryer, in room safe, cups, and toilet paper which you have to get on your own. The water pressure of the toilet is weak and lets you flush once every 30min or so. The property does not give you anything for your money except a bed to sleep in. I find that cheaper motels/ hotels worldwide offer more than this hotel when it comes to the basics. All types of cleaning services including clean towels, and sheets are extra so if you're staying 5/7 days it's not worth it to stay here. You can get a little more for your money by staying somewhere else. Overall it was an ok experience this was our first time not doing all inclusive and would not come back to this particular property. The good thing about the hotel is that it is not too far from 5th Ave. The rooftop pool is nice with a good view, and they keep the grounds clean. Also the staff is very nice :) Bare in mind they do not take credit card deposits but ask for 300USD cash on arrival, this makes it inconvenient for converting back and forth if you do not live in the US.
- Josiane (8/5): Cool Apartment in Playa - Our hostess Julietta was responsive and super nice. The location is PERFECT and the apartment is nice, modern, quiet, safe and relaxing. We did enjoy our 5 night stay. There are things that could be improved to really make this an Excellent overall experience, listed here by my priority: No coffee maker!!!!! No small broom/dustpan or mop. They only clean once per week so needed if stay more than a couple days. No furniture on balcony to sit and enjoy outside. 😟 Only 2 bath towels, one hand towel and no wash cloths! We were able to use the two pool towels as substitute as our stay was over NYE and too cold for pool, but would have been a big problem if warmer and would have used them for beach or pool. The door deadbolt hole needs to be fully routered-out so the bolt fully engages with the wall and fully locks. I didn’t worry too much as the building is secure and there is a safe in the apt., but needs to be repaired. Damage deposit must be paid in cash and is not disclosed on reservation. This would be a deal killer for me if I knew in advance. I would be happy to pay by credit card. Teflon pots/pans need to be replaced w safer ceramic, and coating on the apt. pans is destroyed anyway, so really unsafe. Fortunately, we didn't use and we only boiled water. Refrigerator constantly leaks water on floor if the ac in the apt. is not constantly running. Surprisingly, a lot of water, and again, not enough towels. I think would be ok if weather is dry and warmer so ac runs.

- Peter (6/5): - If you're looking for a walkable property where you can experience it all at an affordable price, this is it. It was clean and modest. The rooftop pool was great and all of the staff we encountered were kind. Expect to pay around $12 if you need any laundry cleaned. It's a terrific and fast service. Do note, you'll need to purchase paper towels, additional toilet paper, Lysol wipes (or other cleaning mechanism), all toiletries, and bottled water. It would behoove you to bring additional towels as they do not provide an adequate amount per guest. You may also want to bring a noise canceling machine. We'd stay here again for a shorter duration because it was clean, has gated parking, and is affordable.

When we came, it was a strong smell of chlorine in the apartment. However, the floor was not clean. The sofa had stains and curtains had holes. I thought it would be a washer and dryer in the room, you had to buy tokens and go downstairs.

- Susan (8/5): Nice property - This is a nice property and I had a comfortable stay. It is a very spacious and well equipped condo. I didn’t realize that it’s not an actual hotel until I checked in. I received a message from the very kind concierge who gave instructions to open a lockbox to collect the key. The bed and pillows are very comfortable and it’s quiet so I had a great sleep. I only stayed one night but I think this would be a good spot for a longer holiday, the location is great, close to groceries and restaurants but away from the noise of clubs and bars. The booking site said there is a rooftop bar but when I went up there for happy hour it was no longer functional, doesn’t look like it’s been open for a long time. Also I don’t know that I’d care to use the pool loungers, they look a bit sad. Also, although there is a spacious balcony, there is no furniture on it so sitting outside with a coffee or drink wasn’t possible. I would stay again though, the price was excellent and the apartment was very comfortable.
