Not expecting to have such a nice breakfast for this price category.
Friendly and helpful staff. Nothing wrong about Baan Hanibah.
But one thing about Chiang Mai itself: if possible avoid the season of man-made fires. The smog is bad. Looking at the bright side, there are not so many tourists then.

I arrived late, and the hosts kindly left clear instructions for me and allowed me to complete registration the next morning. The service throughout my stay was exceptionally kind and welcoming. They even prepared a special breakfast for me, which I truly appreciated. The WiFi is very fast ands there’s plenty of comfortable books around the premises to enjoy a rest in a sofa.
The room and the entire building are immaculately clean. The bedding and bathroom were especially appealing—very comfortable, inviting, and well maintained.
I had heard great things about the breakfast, and it absolutely lives up to the hype. The quality of the fruit and bread was excellent: very fresh, juicy fruit and bread with a deep, natural flavor. This was a refreshing change from the overly sweet and bland bread I’ve often encountered in Korea. Since I don’t like eggs, they thoughtfully made a special dish just for me.
The garden is another standout feature. It feels like a small sanctuary—peaceful, lush, and beautifully maintained, with many interesting plants. The gentle sound of water creates a calming atmosphere and is even helpful for finding your way back to the lodging at night.
The location is a major plus. It’s very quiet and peaceful, yet there are plenty of excellent restaurants, bars, cafés, and juice spots within about a 6-minute walk.
All of this comes at an incredible price. The value for what you get is outstanding. I’m very happy with my stay and will definitely return.

The staff were the best!!!!! - helpful and obliging and always very friendly. The building is traditional - lots of wooden beams and, I would guess, lots of history too.
After a day of broiling heat in the busy streets of Chiang Mai, I was always glad to return to the serenity of Baan Hanibah.
The location is very good, in a quiet street and close to nice bars and restaurants. And I really enjoyed the breakfasts there: fresh fruit, followed by a Western or Thai breakfast dish.
If I return to Chiang Mai, I would jump at the chance of staying here again. No complaints at all.

Being an older house with wooden floors and me being a light sleeper, I could hear when the guest across the hall came and went. However the managers at baan hanibah make sure to remind everyone to be quiet so I was not bothered by noisy guests. But it's still probably not the top choice if you want to sleep in (depending on when other guests get up) and are a light sleeper

- Chad (10/5): - This is exactly what I’m looking for in a property if I’m not trying to stay in a modern hotel. It had that older Thai look and style to it. It’s a beautiful family run property. They’re there to cook breakfast for you in the morning. Most importantly this is right in the eastern side of old town. You are maybe 510 minutes from the Sunday night market you are 15 minutes plus from the night bizarre. I’d probably tuk tuk over to the night bazaar, but it is walkable. There’s a couple of great just Restaurant Bar Alley, Street right nearby. That are just amazing and fun to be walkable. I will definitely stay at this property every time I’m in Chiang Mai. It is not a modern style hotel with a pool if that’s what you’re looking for but a beautiful patio to sit on beautiful rooms with air condition. A little more simple but exactly what I look for.

The women who run this B&B are amazing, kind, and thoughtful. The location is quiet but convenient to many temples and market areas of the old city. The common areas are relaxing and beautiful. The rest of the building has several nice lounge areas and a small patio area out front. Each time we returned to the hotel after an adventure it felt like a relax escape.
The staff is fantastic. They were always kind with my children. We felt extremely welcome. The breakfast was simple, but enjoyable.
The hotel is on a quiet side street, but close enough to walk to most central locations.

I got an upgrade of my room which was very appreciated. The room was beautifully decorated with old wooden furniture and beautiful little details that made it very welcoming and relaxing. It even had a little walk in dresser and a desk. The bed was very comfortable. The bathroom is a decent size and provides everything one might need.
The breakfast spread varies slightly everyday and is very generous, varied and abundant. They make their own bread every morning. And there is always some sort of thai option as well as bread, cereal, yogurt, etc. Nothing

Here we felt like back home and had leisure period in their balcony.. There are different choice of breakfast and had cooking eggs on site. That is not easy for non-brand hotel, but they really did a good job that we enjoyed the eggs with decoration everyday. We will stay here again if we visited chiang Mai again. Everything is good.

The staff member is very kind and helpful with local recommendations. Easy walking distance to lots of local tourist spots and food stalls. You have to take off the shoes to go to your room at upstairs. The shower head is fixed and cannot be taken off the wall which makes washing hair a bit inconvenient.

- Caterina (10/5): Pacefull traditional Thai household - Located in a residential area within the old town walls, Baan Hanibah is a beautiful gem, perfectly kept with a very relaxing garden that is the perfect hideaway since it’s abundant with plants, trees, and the Koi fish pond is mesmerising.
There are services offered in the area, good quality restaurants, massage shops, and laundry facilities, as well as Thai owned supermarkets.
Breakfast is very good, and there is complementary water in the room that gets replaced daily, complementary tea and coffee are also available 24/7.
The family is so very kind, you can tell that the care about what they do in every single detail.

- Paul (10/5): A wonderful family hotel in Chiang Mai - My stay at Baan Hanibah was truely wonderful. I highly recommend this hotel and is one of the best i have stayed at. This is a family run hotel and the kindness and attention was exceptional. The hotel is spotlessly clean, has a relaxed atmosphere. Its located in a quiet street, but within walking distance to the main attractions. My morning breakfast of fruit, omelette, coffee and yoghurt got me started for the day and was delicious. This hotel is unique and i will hope to return one day.
- Luisa (10/5): Exceptional - Everything is exceptional! The room, the common areas, the garden, everything is very well kept and beautifully furnished. The owners are simply exquisite, the kindest people I have ever met. Breakfast is delicious, there’s a different pastry every morning. If you’re going to Chiang Mai don’t hesitate, book a room at Baan Hanibah. Totally worth it, I miss it already! Nothing, everything was perfect!

The staff was super friendly and helpfull the house was very characteristic, with various old elements. The room was nice and super clean, nice bathroom, comfy bed. Breakfast and coffee were tasty. Loved the granola! Would stay here again. The only thing that could make it better, could be a small pool in the yard, but not sure there would be space for that. :)
- Nassim (10/5): - We had a wonderful stay here! It is a perfect location - quiet and on a lovely little street while also being in the heart of the city with many things walkable and easily accessible transportation for those that weren’t. Lots of temples, coffee and smoothie shops, markets - everything around!
The most impressive part though was the hosts who were so caring and thoughtful and warm. Every morning came with a breakfast (both Thai and Western) and they were on hand to make sure everyone had what they needed.

- Melissa (10/5): - I stay at Baan Hanibah every time I visit Chiang Mai. The location is super convenient and quiet. The wooden guesthouse is built in a historical style. A yummy breakfast is included—they even provide gluten free options if you let them know about allergies. Most of all, the staff are so friendly and helpful. I truly look forward to staying here.

- Frank (10/5): - What a clean, charming hotel! My family stayed in a 2 bedroom apartment for 2 days and thoroughly enjoyed it. The hosts and staff members are super nice and friendly; they allowed us to check in earlier and stayed a little longer as my wife was not feeling well. We enjoyed the fruits and variety of breakfast as well. I highly recommend this place to anyone visiting Ching Mai.

- Laurell (8/5): - Breakfast was good, staff was friendly and helpful. Toilet didn't function effectively. Signs should be erected in the bathrooms to indicate toilet paper should not to be flushed, rather than it being noted on the inside cover of the toilet. My stay was ok.
- Samuel (10/5): Great Location, Awesome Hosts, Delicious Breakfast - Great location in Old Town. Small family owned B&B that is perfect. Hosts were kind, great breakfast with your own french press coffee/fruit/eggs/porridge/fruit/etc. Had trouble booking Greenbus and hosts helped book it and deal with payment issues at 7-11. Very helpful, kind, room was made up nicely every day - all great!! Nothing!
