Guest Reviews
- Vanda (6/5): - Room ok, though previous customers underwear left in drawer ( so whoever prepped the room didnt do vasic check).
Didn't do evening bar meals, only breakfast, asked if we wanted breakfast, yes please. Following morning when checking what time breakfast was( no info in room to say & no one around to ask), told we hasn't been booked in ! Tbf staff did say get here in 30mins & you can have..... we declined, seemed as if we were an after thought.
- Christopher (4/5): Poor staff attitude - Staff playing music till midnight and rude when asked to turn it off. Not impressed. This followed a generally poor reception to the property,
I travel a lot for work and would not stay here again.
- Kim (8/5): - Large clean room
On a noisy road
Wifi a bit hit and miss
- Jacqueline (10/5): - A lovely friendly place , very clean and convenient to the local town
- Richard (8/5): - Stayed one night on road trip. Staff were friendly and helpful. Some areas of the pub and car park were a bit 'tired' but the room was clean and comfortable. Appreciated the view of a windmill from the room. Ample and easy parking on-site.
- Graham (10/5): - Wonderful staff
- Jacqui (10/5): - I like the friendliness of the staff, the convenience of being able to walk to shops.
- Roger (8/5): - All good
- Dave (10/5): - Perfect location for the next day
- Jacqui (10/5): - I liked the convenience of being in the town and having everything on hand. Also the friendliness of the people and staff.
- James (8/5): - Nice place and very pleasant. Could do with a paint brush around in places but apart from that not bad .
- John (10/5): - It's a great location
- Jacqui (10/5): - I liked the convenience of being able to walk into town, and having everything nearby.
- Fiona (10/5): Hope to Return Soon - Beautiful view of the windmill and river. Friendly and kind welcome. Very clean and lovely, comfortable room.
- Fayth (10/5): Fabulous dog friendly accommodation. - I stayed at the Kings Arms on business, but my partner brought our dogs to look around Boston. I will definitely stay here the next time I come to Boston. Really lovely host and fabulous with the dogs. Place was spotless, and great breakfast in the morning including a vegetarian version for my Muslim partner. Very relaxed and more like home from home, which is our kind of accommodation.
- Beverley (10/5): - Perfect. Friendly and relaxing
- Robert (8/5): - I stayed in a single en-suite, which was a surprisingly good size, including the shower. The decor was a bit dated, but overall quite clean, all the essentials and complimentary coffee and water which was great.
My only thing to riase and of course I knew this when booking was the noise from the pub below. With that said, once the pub closed and everyone had left at 11:30 it quickly became deathly silent and I fell straight to sleep. It was next to a semi busy road that got loud from about 5:30am, but the bed was comfortable and I usually struggle to sleep before a marathon, but I got a solid 6 hours.
Considering the room rate, I think this was good value and would stay again.
- Jacqui (10/5): - I like the space and cleanliness of the property, and the fact that it's easy to get to .
- Raymond (4/5): Not has posted - The room wasnt very clean ,need decorating badly damp on the walls.
Was told beer gardenfor dog butit was all over grown no where to put doggy bags.
- Jacqui (10/5): - I liked the convenience of being in the town, the cleanliness and being able to relax.
- David (10/5): Good Price with Great Service - Lovely local pub in nice location. Service excellent.
- Geoffrey (8/5): - could do with decoration in room
- Jacqui (10/5): - The staff were friendly and helpful, lovely breakfast good value for money. I would recommend this place to all my friends and family. Will hopefully stay here again soon.
- MARTIN (10/5): - We only stayed for one night. Room was large with a double bed and 2 single beds and very comfortable. Staff were very friendly and helpful. Great location, only a few minutes walk in to the main town and market place. Would definitely recommend.
- Jacqui (10/5): - Have stayed here a few times, always find the staff very helpful and friendly, nothing is too much trouble comfortable room and lovely breakfast. Would definitely recommend this place.
- Michael (10/5): - Lovely staff, and great atmosphere pub for a community drink
- T E (8/5): Weekend in Lincolnshire - Very friendly lady that showed us around comfy bed lovely veiw from room excellent breakfast
- Kevin (4/5): - Warm welcome from the bar staff. Coffee machine in room. Sheets didn't fit the bed, very dusty, lamp broken, light broken in bathroom.
- James (8/5): A great find - Great little place for my business trip, much more characterful than Premiere Inn, friendly host, generous breakfadt, great value, great views.
- m (10/5): lovely cosy place - had a great stay staff very nice and friendly stayed in room 2 very clean and cosy had a great view from the window
- Kate (10/5): A very comfortable second stay ! - Back for a second stay. Perfect location. Opposite a windmill. Extremely good value, comfortable, clean accommodation in a friendly pub. Dog friendly too! Sarah who runs the bar and welcomes guests is just lovely and goes out of her way to help, and Paddy the manager served up a delicious breakfast. I'll be back!
- Shabeena (10/5): - Very good value for money
Paddy is an excellent host
- Chris (8/5): Good stay - The stay was pleasant during my 4 nights and the location was ideal for the work.
- david (8/5): Lovely pet friendly place with great hosts - Lovely last minute booking. Customer service was excellent, couldn’t do enough. We choose our accommodation based on it being Pet friendly. Such a welcome for our Reggie. Nice secure outside area to let your beloved dog outside without worry. The only faults were room & bed looking/feeling a bit tired & breakfast appeared mainly fried so a lot of oil. We stayed on a Friday and being a pub were disturbed until quite late.
- Stuart (10/5): - Always a very welcoming reception here
Great pub b and b that serves a great breakfast and represents great value for money.
- Verified traveler (4/5): - location and views are good. Building is dated but kept clean.
- Verified traveler (10/5): - VERY FRIENDLY ATTENTITIVE OWNER WHO PROVIDED AN AMAZING BREAKFAST AND WAS REALLY WELCOMING. THE ROOM WAS SPOTLESS AND COMFORTABLE WITH NICE FACILITIES LIKE A COFFEE MAKER, PLENTY OF TEA, BISCUITS, MILK ETC. GOOD SIZED EN SUITE BATHROOM WITH BATH AND SHOWER OPTION TOO. ALL JUST 5 MINUTES FROM THE TOWN CENTRE TOO. A LOVELY STAY. THANK YOU.
- Verified traveler (8/5): - The setting is great convenient for the town good parking lovely breakfast. Nice touch to have a coffee machine in the bedroom. Friendly dogs and staff
- Alisandra (10/5): - Very comfortable room. Tasty, fresh-cooked breakfast and friendly hosts, including 2 dogs. Good pub atmosphere and short walk into town center. I would stay again!
- Keith (10/5): Clean and comfortable - Clean, comfortable and courteous staff. What more do you need. Close to town centre
- Samantha (10/5): Super lovely! - Stayed here 25/05. I wasn’t about very much but Amy who checked me in was really friendly and welcoming. I stayed in a single room over-looking the river and a cute little windmill. Room was lovely, clean and warm and had everything you would need.
Bed was comfortable, I was asleep as soon as my head in the pillow. Walls are quite thin but wasn’t noisy by any means.
Breakfast was really nice, I was greeted by Paddy, who too was friendly. I ordered a Vegetarian Full English and everything was cooked lovely. This is a dog friendly B&B and I had the pleasure of meeting resident dogs Teddy and Oris who were very well behaved!
Will definitely stay again if I’m back in the area, highly recommend.
- James (4/5): - Unkept
- Sue (8/5): - The room was tidy and toasty which was welcoming as the weather was quite chilly. The bed was comfortable and the shower was hot and powerful.
Breakfast was nice, various cereals and full English if required.
Pub is 10 minutes walk from Boston centre where there are several eateries...this pub doesn’t serve food.
The pub is dog friendly and there is a nice park 4 minutes walk from the pub.
A very nice place to stay and good value for money.
- Verified traveler (8/5): - Accepted dogs! Lincolnshire pretty hopeless in this area.
- John (6/5): - Expensive for a pub with rooms
- david (2/5): Be aware - Be aware, the Hotels.com rating is very misleading. They don't serve evening food, it's just a pub with a few rooms above. I was shown to my room and handed a selection of local take away menus. The room smelled bad, the bathroom was dirty and needed a good clean, it was cold and the wooden window frame was so rotten you could see daylight through it. The beds had not been changed from the previous night, you could clearly see human hair in both beds with the smells that go with this.
I had prepaid, so I found an alternative hotel nearby, I couldn't spend another minute in that room, disgusting! Nothing good to say at all.......be aware.
- Sam (10/5): - Clean room with proper coffee machine. Nice and warm. Comfy beds. Good value bar and takeaways are near by. Didnt stay for breakfast due to an early start. Free on site parking. Would stay again.
- simon (8/5): Rooms above a pub. - Great welcome on arrival with explaination of facilities. Good size room with good features. Breakfast was spot on.
- Verified traveler (10/5): - Close to town centre so convenient for restaurants etc in evening
- Roy (8/5): enjoyed staying here only for 1 night - clean room, good shower nice f/e breakfast free parking
- Verified traveler (10/5): Great room. Great staff. - Friendly, welcoming, down to earth place. Lovely staff. Convenient location. Fun local pub. Good breakfast.
- HIls (10/5): - This is a splendid budget hotel, good parking within the hotel grounds and about a mile and a half from the town centre where one may park in the market square from 18:00 to 8:00 for £1. The Kings Arms is exactly as described, friendly, lively but no intrusive noise in the bedroom. Plenty of space in the bedroom, a huge bath and lots of hot water. The latter was much appreciated as I recovered after finishing Boston Marathon. Vey comfortable bed and good, controllable bedroom heating so I had an ideal sleeping temperature. I require a gluten free diet and also, on marathon day, was grateful for the special marathon friendly breakfast cheerfully provided at an early hour by the most excellent gentleman"Paddy" all factors a must for a successful marathon run. Paddy also made me a delicious full English breakfast on Monday morning. If in Boston again I would most definitely stay at the Kings.
- Verified traveler (10/5): - Booked a double room got a double. Staff very friendly and helpful. Tea and coffee was replaced daily as I used it as was a bottle of water.
Exactly what I was after. A comfortable clean bed and rooms.
- Matt (10/5): Great value and very comfortable and friendly. - Friendly and welcoming owner, good beer and great breakfast
- Verified traveler (8/5): Good pint of batemans beer - This is not a hotel,it is a pub with rooms.bed area clean and warm.bathroom cold and dirty.say no more.
- Paul (8/5): One night in Boston. - Room was clean. Bed comfortable. Quiet room even though it was next to the road. Breakfast was plentiful and the coffee was good. The shower head needed to be de-chalked but the shower was still effective. The pub downstairs was friendly and the beer quality (Bateman’s beers) was good. Staff were friendly
- Bill (8/5): Nice pub b&b - Good location, clean and tidy, good food in the bar.
- Verified traveler (8/5): - Welcoming hard working staff. Lovely breakfast. The beds were comfortable the linen and towels were clean! The room was very adequate! It was quite quiet although could hear someone coughing in the next room but otherwise it was very quiet!
- Patrick (8/5): Great accommodation for price - Handy location, and comfortable room. Nice coffee machine in room, but no instructions (worked it out in the end!). Good breakfast. Plenty of free parking and the wifi actually worked well. Good value for money.
Ate out with business colleagues at a nice little Italian restaurant (turn left out of the hotel, and walk approximately 100m down the road) - run by Romanians so it was reasonably priced and the food and service were both fantastic! (I have been visiting Romania frequently for the last 25 years and have never had a bad meal there). Tip from the locals: If you are visiting at the weekend, book a table well in advance as this restaurant can be booked up months ahead for Friday and Saturday evenings.
- Rebecca (8/5): Perfect for what I needed! - I needed somewhere to stay that was both dog friendly and close to he hospital and this was perfect! They were not just dog friendly - but dog loving!
- Verified traveler (6/5): Cobwebs - Friendly staff, pleasant room, comfortable beds, nice fresh bedding, good shower and lovely breakfast.
Unfortunately every corner had cobwebs and spiders. Room hadn't been cleaned thoroughly and the milk was out of date.
- Bryan (8/5): Excellent base for our visit. Near to town centre - Comfortable rooms and friendly staff. Would stay there on future visits.
- Richard (10/5): Great stay, great people - The staff couldn't do enough for us on our stay, made to feel very welcome indeed. The English breakfast was very nice indeed, quality ingredients cooked very well. I'd happily stay again.
- Gomez (2/5): The Kings Arms, Unhospitable - To say it a hotel is an insult to the industry. In fact, it is just a pub with some below average rooms. No discernible form of service at all.
- Paul (8/5): Hotel in Boston town centre - I needed a hotel in Boston pending a business meeting close by in the morning. Hotel had a great location with large car park. There were several rooms above a pub well stocked with real ale. Evening meals not served but 5 minute walk into town centre where there are a few places to eat, Prezzo being the closest.
Hotel staff very friendly and room was large and well furnished. View from the window is of a quaint windmill across the river. Breakfast was good.
- Nicola (8/5): - Bed is comfortable and clean - the bathroom was refurbished nicely but no radiator so it was very cold when I stayed in February.
Wifi worked well so I was able to get on with some work while there.
Breakfast cereal choices are basic. The freshly cooked breakfast was very nice.
- ian (10/5): Hidden Gem! - I've stayed in various hotels in and around Boston over the years for work and recently discovered this one. I stayed in Room 1, very spacious with a view over over the river to the windmill opposite. Its far enough out of town to be away from the noise and traffic, but close enough to walk, plenty of great restaurants in town. Currently they do not serve evening meals but the breakfast was great. A good selection of real ale as well.
- Nicola (8/5): - Staff are fantastic! Very welcoming and friendly. Cant do enough to be helpful. Interior doors are in process of being painted but the smell did not bother me at all. The bed was squeaky but very comfortable and clean. Shower area and general bedroom cleanliness could have been better. However overall good value for money.
- lindyloo (8/5): Very friendly staff. Excellent breakfast. - Staff very helpful and friendly, unfortunately heating was not working in our room.
- rich (10/5): - it was ok nowt else to say ............... ................
- Joel (8/5): Perfect place to stay for gb trials - Great place, well priced, quiet
- Alan (8/5): Convenient and nice view - Don't expect a four posted as it said on website
- S (10/5): Friendly staff - Lovely staff, great room, great breakfast. All round lovely place.
- Angie (8/5): Lovely - Second year we have stayed here so we could watch football. Fantastic breakfast and really helpful friendly staff. Pub tends to go quiet around 22:00 so you don't get any noise. New owner this year too.
I liked the bottle of water in the room and proper glasses as well as mugs - a nice extra touch.
- Claire (10/5): Quirky and brilliant - A fine room with a decent tv , kettle, tea coffee (and quite posh biscuits), newly installed secondary glazing (very effective against traffic noise) a window that opened nicely for ventilation (I have stayed in expensive joints where suffocating the guests seemed to be part of the deal), blackout curtains, plenty of very hot water at all hours and good water pressure in the shower. Plus a pretty garden/smoking area, free and good wifi connection and a landlady who seemed genuinely pleased to have you staying there. Throw in a marvellous view of the windmill, plenty of parking and a decent pint of beer downstairs and you wonder why anyone would stay in a chain hotel box. The cooked breakfast was top notch and all this is such good value that it is not surprising that the place seems fully booked.
We stayed a couple of nights to visit Frampton Marsh and Frieston so didn't need a lot of clothes hanging space and were happy with the wall hanger arrangement - if you need a load of pristine changes of clothes then this might be a challenge.
- Ran (8/5): Friendly hotel nicely situated for Boston town - Despite having a thunderstorm during our stay the room was surprisingly quiet.
- Bob (10/5): Nice friendly pub - Clean and convenient, would be happy to recommend.
- Mihai (8/5): The Kings Arms - The room was nice and the bed sheats and the towels were changed every day. Also the staf was so kind, the girls from reception even helped me with some of my baggages. Downstairs is the small pub( quite crowded some nights) where you can drink a beer or something else, with fair prices.. The only minus is that with a room at first floor, you can sleep only after 12 PM (LOL, go downstairs and enjoy a drink with the others). It is located on a busy street, but very close to the city's center.
The owner has 2 little dogs who are adorables and loved by all customers... and they like to receive attention.
- Verified traveler (8/5): DVP round britain by rail - Traditional hotel/coaching inn, ideal location with very friendly staff. great breakfast
- Maggie (10/5): A great place to stay - I was only there for 2 nights, but felt at ease right away in this friendly hotel. I would go back there anytime.
- David (8/5): good stop over in Boston - Was actually impressed, looked dated from outside, but overall better than most pub B&B, and my view was a windmill across a stream which was different...
