- Jodie (8/5): Decent accommodations, nice pool. - Room was nice and clean, spacious and extra large king sized bed. Bathroom was okay, nothing fancy and every worked as well as good hot water supply. Room fit out is proportional with price...a good basic room. Hotel in convenient location. Several eateries, massage and laundry services close by. Would normally be fairly quiet, but evening roadworks happening during our stay.

- debbiear (6/5): Ok but better options out there - A cheap ok hotel - BEWARE if you like to sleep in just a little that the very chatty staff with walkie talkies on will start prepping halls with cleaning supplies very early and wake guests. Every morning before 7am we had bottles, cleaning buckets and noise outside room. They then proceed to talk over the walkie talkies, chat together and as every sound is heard if in walkway....the whole hotel is awake.
Management needs to address and educate staff of acceptable practice and not waking whole hotel before 7am.
The Good:

Internet almost non existent on level 2, tried all other options available and those too were woeful, if you need internet find another hotel.
Needs more pool lounges, people hover to take yours if left for a swim...space for more
Staff very noisy when starting day at 6am plonking down equipment outside rooms waking guests
Noise between rooms noticeable
Linen & towels all need replacing, a dull shade of grey and do tend to look unwashed
Bathrooms a bit dated but functional
Overall you get what you pay for.

First of all the workers were always very friendly, they kept our rooms very clean as well as all their facilities. A great advantage of this place is that it is next to a variety of restaurants, markets and shops, every night you will find something new to do in the area, it is also a place where you can request to be picked up for tours, and it is only 17 minutes from the airport. I really recommend it!
- TraceyC87 (10/5): Peaceful Boutique Hotel for an Excellent Price - The hotel is situated in a side road off the busy main road around the old town of Chaing Mia. It certainly is the hidden gem called by one review. It was quiet, peaceful and very clean. The staff were friendly and helpful. Although there was no breakfast provided, the morning snacks of juice, coffee, tea , croissants, toast, bananas and yogurt were just what we needed. The location is excellent and the price was such good value. I can't recommend this boutique hotel enough.

They don't offer a breakfast option but there is a small complementarity selection of breads, jams coffee etc to make sure you don't go hungry in the morning and complimentary coffee , tea all day. Small selection of drinks and snacks to purchase at reasonable prices
Staff are wonderful, we arrived early and they sorted check in after a small wait with a coffee provided
Good size swimming pool and outside area is a bonus.
Lovely location, easy walk to night markets, lovely eating places within 5 minutes.
My new favourite in Chiang Mai will definitely stay on our next visit
- CarolnIan (10/5): It got everything right! - A lovely hotel in the old centre of the city with just such a perfect vibe. The staff were friendly and helpful, the key thing being that they were so relaxed (yet efficient) it didn't feel like they were doing a job - more just being there to help. Lovely area near the pool to take breakfast each morning - lots of variety and tasty too. Great little pool to cool off in the heat of the day. Good spacious room with air conditioning and large bathroom. Wifi and a safe in the room also.
Stayed here for three nights, and wish it had been longer.
Good location for seeing the sights of Chiang Mai, and for going further afield, e.g. Ethical Elephant Sanctuary and full day tour by private taxi (very reasonable price) to see highest point in Thailand, hill tribes, waterfalls etc. Arranged through the taxi driver who collected us from the train station. Totally trustworthy and well worth the money.
Plenty of eateries in the surrounding area.

- 88carries88 (10/5): Excellent Location - I stayed two nights here. It’s in an excellent location inside the old city with man local eateries less than 5 minutes walk away. Check in was very quick and friendly. I was fortunate enough to be given a ground floor room which gave me direct access to the pool from the back door of the room. I loved this. The room is plenty spacious and the bed comfortable. There are USB charging points beside the bed as well. The room is clean and serviced each day. I was impressed that even though I had my Dog Not Disturb’ sign out they still left me bottled water outside the door. I would definitely stay here again.

- Mark (10/5): - We very much liked the location, the staff were always on hand to help and the overall atmosphere was relaxed and welcoming. Great value for money. The only downside is the lack of an elevator.
- tmaag (8/5): A very lovely Hotel in the old city - We arrived by plane in the afternoon and the hotel has organised a taxi transfer for us. Very helpful and 20 minutes after landing were we at the hotel.
Check-in was fast and staff was nice.
I had a room with pool view and the room looked very nice. The bed was huge and comfortable and everything you need was there. The matrass was Okay, the shower and toilet was a little bit dated but as the room as well very clean.
Cleaning service was perfect - they did everything always before lunchtime. I never had breakfast in the hotel, but as I heard is it simple but good.
I loved the location at this wonderful part of the city. It was very quiet and peaceful there. The hotel pool is nice but I never used it.

- jcarter8332016 (10/5): One of the Best Hotels We Have Ever Stayed In - We had a lovely 6 night break at this hotel at the end of October. The location was excellent within easy walking distance to the Sunday Night Market and the numerous Wat's and sights of the Old Town. The Room was spacious and very clean with an excellent shower and a huge comfortable bed. The pool area was fantastic with plentiful sun loungers and the breakfast which was very customisable was superb. All of the staff were friendly and attentive and went out of their way to be helpful. It is also worth noting that the Vegan restaurant which opened during our stay and was attached to the hotel was excellent. We are not Vegan's ourselves but thoroughly enjoyed the delicious food they had to offer in a lovely environment. When returning to Chiang Mai booking a room at this wonderful hotel will be the first thing we do

- Christopher (8/5): Good value; bad communication - Overall, my stay at BB Mantra was a pleasant one, but there were a couple of unfortunate incidents that soured the experience.
Upon check in, we found out the hotel had overbooked; we had to check in to a different room, then re-check in the next morning. While this was a minor annoyance, the staff was helpful ensuring a smooth transition.
Everything else was fine until check out, when I was informed we needed to pay for the breakfasts we had eaten. I thought I had been told at check in that breakfast was included, but since I foolishly had not verbally confirmed this policy, I agreed to pay without issue.
However, despite the sign on the counter confirming credit cards as an acceptable method of payment, apparently this doesn't apply to breakfast... because "that's separate"? I might have wrongly assumed breakfast was included, but there's no way someone told me it was cash only. Seems important.
Since this was the end of our trip, we were low on cash, and so I was pressured to use the ATM across the street, thus incurring an additional $20 in credit card/ATM fees. Very bad taste in the mouth driving away.
So, in conclusion, BB Mantra is good value, but could stand to improve the front desk's communication and organization. Future guests would do well to stay on their toes.

Very clean nice area not to big so your feel at home lots of nice places to eat locally.

Within 15 min walk you can reach the night bazaar. Staff are friendly and helpful. Along the road you can have a quick massage and check out adventure tour agents
- KatieS4063 (8/5): Pleasant Budget Stay - A simple hotel, not especially new or fancy, but clean and the staff works hard. I did not see a single bug while we were there. The room was cleaned each day without extra charge, although the sheets were not necessarily changed. Fine with us! Like I said, the staff works hard to help guests enjoy their stay. They were up early each morning furiously cleaning the breakfast area. I would stay here again. Not sure about value as I haven't stayed elsewhere in Chiang Mai, but for $40/night I felt I got my money's worth. The shower was exceptionally hot -- great for the rainy season! The wifi was a bit slow, but still useable.

Breakfast could be better...
Staff is friendly but their English is a bit poor, so communication can be difficult.
Rooms are big but a bit old and worn down, same for bathroom. Aircon a bit loud.
- KikeBC (10/5): Perfect place for a relaxed stay, 100% recommendable! - This boutique hostel is just perfect for a relaxed stay. The pool is great, well maintained, spacious and sunny for half of the day. With the hot weather and humidity having a such pool is definitely a plus. Rooms are very clean, good and fast service (the rooms are cleaned in the morning, sometimes when they saw us going down for breakfast they quickly came in and cleaned it, very efficient), the personnel is great, and the breakfast is good (always options of fruits, 2 types of fruit juices, croissants, cereals, bakery, toasts, and you can ask for fried egg, omelette, scrambled eggs w/bacon...as well). If you can, ask for a room with view and terrace facing the pool. The terrace is great for a beer. Very, very recommendable.

- jessi1996x (8/5): Beautiful hotel - Stayed here for a few nights last month after our previous accommodation was fully booked so we needed somewhere else to stay last minute. We came across this hotel and they had a room available and let us view it before we booked it which was nice. They were friendly so we decided to book and we made a great choice :)
The location is great, lots of nice restaurants nearby. The rooms are absolutely beautiful! I love the rustic wooden interior style! Breakfast was good, nothing amazing but it wasn’t bad.
The only downside is if the pool is busy at certain times you won’t have space to relax or get a chair/sun bed as it’s quite a small area. Also a few nights we woke up at 1 or 2 am due to really noisy guests and nobody at the hotel told them to be quiet?!
Other than that we had a great stay and would return!
- PandazOnTour (8/5): Good Stay - Nice hotel in the Old City. Rooms were clean and had balcony overlooking pool. Buffet breakfast was good. Nice pool, but cold, and not much sun due to the buildings and trees, but still nice. Rooms were not soundproofed and unfortunately the other guests had trouble closing their doors without slamming them! No fault of the hotel though! Wifi was good. Staff were friendly and smiley.
- phcrnet (6/5): Rude receptionist - I wouldn't recommend this place, around the area there are many other beautiful hotels for a cheaper price. 2 lady receptionist were not very friendly and professional, one of them made a comment about us, she said "last night you were drunk" .
For 2 nights we got the worst room (paying the highest price) we asked for discount but she said "we are giving you a good price" which want true because we paid the highest price for the best room. After two nights they finally managed to move us to a different room. This room was slightly better.
Breakfast is very poor and the taste of the coffee was bad.

- Brett (10/5): Comfortable & Convenient Stay - One of the most friendliest hotels I've stayed in during my time in Thailand.
I would like to compliment the exceptional good service from Pasin - she was so helpful and such a delight throughout my entire stay.
Other pleasant staff members include Jib, Apple, Pooh, Con and Dunk.
The room is spacious and the balcony is a nice addition - I recommend requesting the street side room due to the nice view of the mountains.
Convenient to all attractions within the Old City area
The best way to describe this hotel is home-like, cosy and comfortably-compact.
- Just Bob (10/5): One of the best in Chiang Mai - At an excellent price point. Been traveling to Chiang Mai for many years and have stayed in a lot of different places. BB Mantra is a win! The biggest plus - soft beds and good pillow selection. This is rare in the land of the plank bed. Also, the shower puts out a torrential downpour on high and has a curtain to keep the floor dry - another rarity in Thailand. The rooms (stayed in 3 different ones over two months Jan and Feb 2016) are all very well cleaned and the decks overlooking the really pretty pool are a bonus. Staff are super friendly and accommodating. I had trouble with a slow drain once and they were on it with the fix immediately. Very good location away from the diesel exhaust of the moat road, close to Somphet Market, good scooter rentals on site. Highly recommend!

The staff were excellent: very friendly, helpful and welcoming. The only problem was if you get a room facing the street, instead of into the garden, it can be a bit noisy. Excellent location as well!

- Neil (10/5): Great hotel near Thapae Gate - The hotel was in a small street with 15 minutes walk to the Thapae Gate inside the Old City. The location was great. There were message spas, coconuts, restaurants nearby and it was not noisy. The hotel had YAMAHA motorbikes for rent. Stuff was nice, the room was clean, and nice swimming pool also. I will stay in BB Mantra again.

- Dan and Carol (10/5): Wonderful Little Hotel - My Wife and I arrived on the12th in Chiang Mai. It was our 1st trip to Thailand.We found BB Mantra on Expedia. From our arrival tlill we departed, this hotel did everything to make our experience wonderful. The staff is friendly , out going and helpful . Any time we needed assisstance, they were right there. The hotel is ideallly located in the Old City of Chiang Mai.You can walk to everything. Markets, temples, restaurants and shopping. There are coffee shops, ATM, laundry and spas right out the front door. The hotel is small ( 25 rooms??), has a nice refreshing pool after a long day in the heat, restaurant and bar for drinks. We were only goimg to stay 3 nigjhts, but we fell in love with Chiang Mai and BB Mantra. We extended our stay for 7 nights. The staff was outstanding in helping with airline tickets and extending our stay. The hotel has a nice intimate feeling if you are into small hotels. We all ready planning our next trip back to Thailand and planning on staying at the BB Mantra. Also , their sister hotel has a great food for another dining option. Not far either.
- Parz (10/5): I wish I could give bonus stars! - My wife and I stayed for 6 days in mid-November 2015. Our stay at the BB Mantra was like staying with family - it was incredible. The room was lovely - comfortable, clean, and the little deck overlooking the pool was a great place to eat food we bought from street vendors or simply to just hang out. The staff are young and vibrant, always eager to please. For the lamp festival of Loy Krathong, they made boats for the guests to use free of charge - each boat they made was made with care and love. The neighborhood has everything you could want - wonderful food stalls and the cafe downstairs (always amazing food and drink), tour organizers, markets, temples, massages, laundry, and more. We were sad to leave and will definitely be back.

- Shannon (8/5): Great stay - The hotel was quaint and attractive. The street it was on was very narrow, but across the street was an atm machine, laundry service and a good massage place. We discovered the old city easily by foot, as there were many temples nearby. The staff was good at arranging tours and a taxi to the airport. The food at the restaurant was delicious and modestly priced. The rooms had nice balconies overlooking the beautiful pool. The beds were comfortable and the air conditioning worked well.
The only negative is we were assured by one staff member that breakfast was served after 6am. The morning of our departure, we went to order breakfast at 6:15am because our taxi was sheduled to arrive at 6:45am. The man running the front desk said breakfast wasn't served that early. We told him that we had been informed otherwise. He took our breakfast order and cooked it himself. I took longer than expected and our taxi driver had to wait 10 minutes, which turned out ok, as the airport is a short 15 minutes away. Still, it was bit nerve-wracking wondering if we were going to make our flight.

- Shannon (8/5): Great Hotel- just be prepared for a few things - The lovely staff members and all of their smiling faces and desire to help are the reasons this hotel gets a 4. There are a few things I would have liked to know before I booked, so I will pass them on: the room is dark...very dark, as in 3 20-watt light bulbs total dark. It is not possible to read at night if you are over age 20- this could easily be remedied with a higher wattage light bulb in the lamp ( hint hint to staff!)
The beds are concrete- we have travelled extensively in Asia and have come across many hard beds but these rank in the top hardest ever- this might not bother some guests, but just letting you know to be prepared.
There is an amazing amount of noise starting at about 6 am- guests banging doors, maids talking, maids using some sort of pulley contraption to bring their supplies up to the upper floors- I actually had to beg them to stop one morning at 730. If you rise early, this will not be an issue- if you want to sleep late, download the white noise feature onto your electronic devices- we found we needed to run them every night as well as use earplugs.
Now, the good news- even coming in unprepared for all of the above, we loved the staff,service, and location of this hotel.... And the price if nice too!
- Verified traveler (8/5): Comfortable stay, amazing breakfast - This is our first time in Changmai and we love this place. The hotel is very nice and in a quiet area, but walking distance to bars and restaurants. Walkable in the old city area, and 100bhat tuktuk ride to outside city.
The breakfast is amazing, we order the banana pancake everyday, together with the fruit juices etc.
The swimming pool and the balcony are nice. People are very friendly in hotel.

Clean rooms and comfortable beds. Very nice pool. Good convenient restaurant downstairs. No elevator but staff helped with luggage. Well occupied but not noisy. Great location in Old City with good restaurants, Sunday walking market, 7-11, fresh fruit and other street eateries, hair salons wiithin walking distance. Easy to get transport for more distant locations. Laundry across hotel does a kilo for less than 1 USD. Highly recommended!

- Janet (8/5): Fantastic - Great location, huge and comfortable bed, clean and refreshing pool with enough loungers. Almost all rooms overlook the pool but unfortunately we had a street view room which was a bit noisy especially on the weekend. Reception staff all friendly with good English. Would recommend.
- Patrick (10/5): Garden-like setting with super-chill location - When everything comes as promised at a very good price, it's hard to nitpick. That was the case with this comfortable, quiet, well-maintained guesthouse. The location (northeast part of the old city) puts you minutes away from too many coffee shops, restaurants and shops to count. The colorful, lush tropical flora is another plus. Try for a poolside room and step right from your patio into the water! Good value; recommended.

- Debbie (8/5): Great value super location - This hotel was a great value. The beds and pillows were comfortable. The room was large with a good sized window. Wifi worked. Pool clean and attractive. Balcony. Cafe style restaurant. Hot shower. The location was perfect. Staff was sweet and helpful. Located inside the old walls about 10 minute walk to Sunday night market. I would return here again in a flash. This isn't a fancy spa retreat, but has everything well done at a bargain price.

- Aaron (8/5): Clean rooms, Great location inside the old city. - We stayed here for 4 nights & found the location to be very convenient. There are 3 floors worth of rooms and no elevator. The hotel faces a fairly busy road but the internal rooms (surrounding the pool) are quieter. The rooms can be a bit noisy, since the bathrooms are all vented with open air vents & screens. There isn't a proper safe in the rooms, but instead you get a small key which locks a wooden drawer in the closet. Not extremely secure, but better than nothing. The pool is gorgeous and we spent most of our last day just sitting on the lounge chairs relaxing.
The staff are friendly and helpful when called upon. While there was not any complaint or specific negative experience to speak of, I would say the attentiveness of the staff was lacking in comparison with the other two 3-star hotels we stayed in during our trip.
Having a restaurant with good quality food on site was extremely helpful, as I picked up food poisoning somewhere along the way to Chiang Mai. I was able to get some steamed rice & ginger tea, while my wife was able to have a few meals without having to venture off while I was confined to the bed. There was a pharmacy just around the corner on the Eastern wall with a very helpful pharmacist, and plenty of coconuts nearby for rehydration.
- Sian (8/5): Lovely clean hotel, convenient location - Great base to explore Chiang Mai. Comfortable bed and a lovely pool that was perfect for a refreshing dip to cool off from the Chiang Mai humidity. Polite and friendly staff and the hotel was spotlessly clean. Excellent value.
