- Neil (8/5): Friendly welcome - Obviously a little dated as all of these places are, but clean. Got upgraded to a twin en-suite room with usual tea & coffee making facilities. Kathy was away but greeted by Eddie, very friendly Liverpudlian. Breakfasts were really good - cereal then sausages, bacon, eggs, black pudding, hash browns, fresh tomato and baked beans, all times two and cooked nicely. Then toast and marmalade plus orange juice and tea.
- Verified traveler (6/5): A Stay In Blackpool - Things got off to a stressful start as payment taken a few days before by a go-between service hadn't actually been paid to the property, instead, it was taken into a hold pending status. Never had this happen before. I'd chosen pay at the property, and now funds were being withheld. I don't know where the issue really lay after speaking to Hotels.com, who just told me to pay via another method and funds would be released back to me soon. It was lucky I could make a cash payment, otherwise we'd have been stuck. The system for third party bookings needs looking into if there's a known issue. There's miscommunication somewhere in the process. Despite this happening, we finally checked in and got upgraded to a family room. It was a great size, so was very pleased. The mattress on the double bed was very worn in, but we slept well enough, so it wasn't too detrimental. A great thing about the property is that it's well located for the promenade and the Winter Gardens, so is a prime location for easy access to these attractions. It's a shame the area around the property is a bit run down, even so, it was quiet at night as we weren't on the main strip. Breakfast was prompt in the morning and very nice. Really can't fault it! We did accidentally get given expired milks for the room, which they apologised over - the expiry date is actually hard to see under the pouring lip. All in all, it's a tidy little place; definitely good for a short stay, and for a fair price, too!

Unable to have breakfast due to having early start. Owners made us breakfast sandwiches to takeaway which was appreciated. Would recommend this guesthouse. Location is in the centre of all attractions. Great location.

- Julie (10/5): - The family size room was perfect for our needs, and the guest house was in a very convenient area for all the attractions. The area around the property was very run down and could do with a major makeover. The lady who ran the property was very nice and even let us check in early the breakfast certainly filled us up for the day you had choice of two cereals,croissants, and then a full English breakfast with plenty of tea/coffee which was ample for us.ideal location for attractions and transport and the tower.

Negatives:- Noisy next rooms, smelt of smoke going in and came in laters on as above rooms? Rough area, old fashioned, shower on second floor, tiny Tele, crinkle mattress protector,no view.
Stayed here for 2 nights, it looked like my nans old room but very comfy bed, got great sleep. Breakfast was delicious,loved full English! Smelt of smoke a few times which might have seeped in from below, clean, rough area but near front but for the cost it was a good bargain.
All in all I enjoyed my stay!
Pro tip: wear ear defenders and gaurenteed good sleep.

- Sam (10/5): I really recommend this cheap B&B very much. - A lovely cheap B&B in Central Blackpool, in a great location, walk down the road to The Castle Pub, Coral Island and The Market. Perfect for early morning walkers or joggers.
The people who have the Guest House are lovely and helpful, they are there in a few seconds with a buzz of the bell with any queries and questions. The room was perfect, comfy bed and everything working. And finally the breakfast was gorgeous, the choice of cereals, with fruit juice on offer, coffee or tea, before a cooked breakfast with toast comes out, with Jam and Marmalade at the ready if you want it.

Superb from the warm welcome; complimentary biscuits with the usual tea and coffee; soap and shampoo with the only power shower with actual power; and the only full english with black pudding.and poached eggs.
Close enough to the centre so that the tower, north and central piers, and most of the shops, were less than five minutes' walk away.
Bonus points for not being licensed, no cctv or spycams, real butcher's sausages, and overall top quality food and accommodation.
Would only come back to Blackpool if I could get a room here.

- Pamela (8/5): Excellent value budget option with great breakfast - This is a budget option which was very good value for money. I booked a single room with private bathroom, but was a little disappointed to find it wasn't en-suite. The owner immediately offered me another room with an en-suite shower which was ideal. The room looked newly refurbished, clean and fresh with a choice of beds. Sheets and duvets were spotless and bed lovely and firm. There was a kettle and a good supply of tea/coffee and biscuits. The toilet was a bit noisy flushing. Full English Breakfast was included and was perfectly cooked with poached eggs and grilled bacon, sausages and tomatoes, so not greasy. The hosts are very helpful and welcoming. Great location, a few minutes walk from Central Pier.
- pete (2/5): - never got into room ,said they had a leak day before ,never let us know until we arrived. Said she had booked us in with a friend a few doors away ,she took us there ,then she asked her " Friend " if he was Tony ,she didn't even know him. We found somewhere else ourselves.

- Tina (4/5): Hotel Facilities - Room clean and comfortable beds, but very cold due to no heating being put on despite there being radiators in the room. Gap under door blew a gale in and had to be blocked with towels. Woke up several times in the night due to being cold and no extra bedding available. We did tell the owner who told us the heating was on and there was no problem with it. Heating system needs to be looked at in winter months.
Breakfast was ok but not all to same standard. Some got 2 eggs, some 1. Toast cold and general hygiene in dining area not brilliant, some plates and cutlery not clean.
- Andrew (10/5): Hgrow - Needed a place to stay for one night. This guest house was perfect. Was given a warm welcome by Kath & shown to my room, which was clean, tidy with bathroom & toilet close next door. These were also clean. The bed was very comfortable and despite it being the weekend, there wasn't any noise outside the place. Or from residents inside, either. Breakfast was a choice of cereals, full English or just toast. Whatever you chose, Kath served up in abundance. She was a friendly lady & I promised her I'd give a good review. Which I'm happy to do. Would stay again and recommend to others
