They use a space heater to heat the room. I had to unplug. The TV to plug the heater in.
Dirty rugs. Nasty dirty smudges and filth on the main door,on the inside! Terrible water temperature, took forever to get the hot water flowing. TINY room.

The room was small but quite nice with a very comfortable bed. I was also pleased to find a small refrigerator. WiFi was good.
Odd item - this room had no closet, but that was okay. I don't always use a closet. Other rooms do have closets.
- Erica (6/5): - Amazing location, pretty run down though. We stayed in e family apartment which was actually pretty clean, but outdated and in need of some repairs. The battery in the door also died or malfunctioned so the key fob didn’t work and they had no way of getting us in the room, so the maintenance guy (Dave, who was amazing) had to rip the AC out of the window and we ended up crawling in and out of the window all night/ the next morning. While Dave was working on the door/window situation, the toilet flush fell out, so he then fixed that for us (it was midnight at this point and he was still so nice.) We asked for a discount because we had been locked out 2 times and then jaded to use the window, they gave us $30 off $300, which wasn’t great but at least something. I don’t know that I’d stay for the prices again, except they were friendly, it was pretty clean, the 2 bedrooms were really convenient, and the location can literally not be beat.

Ac wasn’t working well. Not clean, only give one pillow per person.

- Shawn (8/5): - Is in a great location to people watch and get across to the beach. There is no elevator so make sure you pack only what you need to limit trips up and down stairs. Down fall was we had an ocean front room and was in the middle we had smokers in both side so was hard to keep slider open to enjoy air or to be out in the deck in general should put them on too floors

Rooms are small but adequate. 10:30am sharp check out- wish it was 11 as that is when most places open up for lunch before we hit the highway.

- RICHARD (8/5): - I only had 1 free day on a trip to maine for class a reunion and I always liked the fireworks at Hampton Beach and this place was cheap for the area. I liked the price and location but they don't have an elevator and my girlfriend needs a walker or cane so she had hard time there.

- Ron (6/5): - The location is great being right in the midst of Hampton Beach and near the Casino Ballroom. We had a balcony room facing the ocean. Overall, this was a good stay, but a few points that might help others. The bathroom is sufficient but is very small. I'm 6 feet tall and 210lbs and anyone larger than me would have difficulty in the tiny shower and with room around the toilet. The balcony doesn't have a privacy wall so we could see our neighbors (thankfully they were pleasant), but it also meant that they could see into our room partially, so we had to keep the blinds partially closed which slightly diminished the advantage of an ocean view room.

The room was clean and they mention that the economy room is super small but i found the room size perfect for me and my boyfriend. We stayed 4 nights and the hotel was quiet at night.

- Carole Ann (10/5): - The location was phenomenal...literally right across the street from the beach! I loved the balcony my room had. There was an awesome little coffee/ tea/ shop with delicious muffins and sandwiches etc. literally right next door! My ONLY complaint would be the mini fridge had a smally odor, so I never put any of my food into it. Otherwise, I loved the room!, and the bed was extremely comfortable!! I definitely would stay there again!

There was mold, staining and dirty walls and looked like there was food or something else stained on the carpet walls had something smeared on them and bathroom was dirty. Honestly would appreciate a refund on this one because I wasted some money having to buy things to make the room more comfortable for myself. There was no desk attendant to ask any questions as they left soon after we checked in very weird situation and odd set up.

The staff were very nice and helpful.. carried my luggage upstairs for me and always ver friendly..

Tiny garbage where you couldn’t put anything in. The TV didn’t work. A random shoe under the bed and hair in the shower. Just little things that added up. It was in a great location so the room wasn’t enough to ruin our trip but I probably wouldn’t book here again.

- Lisa (4/5): - I would not recommend. There were too many things left undone. The air conditioner had years of build up on the filter. There were spots on the rug. And a bed that didn't fit the base well. Blood on the bathroom door a very very tiny bathroom. Many stairs up to the room. And old style locks on the door it felt very unsafe. The patio door did not lock. And the ceiling over the patio was caked in algae that was falling down. The TV remote was broken. The TV was unplugged when we got there. The Shelf in the refrigerator was broken. In other words despite their hard work this place is really not in great shape. There's a lot of things that should be monitored but aren't. And they only have staff occasionally on the window but most of the time they're on call between 9:00 am and 9:00 p.m. no coffee maker. Chep coffee in the lobby after nine. Tiny towels. There was nothing much in this property that was worth the over $300 that we paid for the room.

It didn't bother us when we closed the door! Definitely recommend getting a room spray though. Bed was rock solid. I do recommend bringing an extra pillow. But overall was good for us!

There is no elevator so two flights of stairs with your luggage is too much unless you are twenty something. Will not recommend or stay there again. Booked for 3 nights and no room service provided. Parking is not on the property so that also was not convenient.

Overall youre paying for the location more than anything else. This is a very bare minimum place to stay.

Did not see anyone at the lobby desk in 2 days and waited nearly 10mins after buzzing the bell for someone to come in order to check in.
- Teresa (6/5): - The location is in the heart of all the action so if you are ok with a lot of hustle and bustle around you this is the perfect spot. The staff was friendly no complaints there.
My critique with this hotel, the room provides 2 towels and one bath matt! With a sign that states towels are not for the beach and will charge $25 if a towel is missing. They pride no hand towels so bring your own. The room could have been cleaner, there was quite a bit of dust on the air conditioning window unit, I found a man’s pair of boxers under the dresser and some obvious wear and tear throughout the room that could have easily been touched up. I stayed in the economy room which is very small but that’s ok, it was more of how the room was presented that matters.The bed Mattress was awful, like a step up to just a box spring. It’s definitely a beach motel that is more suited for younger adults who just want to run to the beach/party all day and just pass out when they get back to the room.
The location is perfect! It’s in the heart of everything for shopping and food and entertainment.

The staff was very pleasant and we got there early and was offered to use their lot while we waited to check in.

- Rachael (10/5): Economical and pleasant - We had a wonderful visit. The best part was probably the easy access to the beach, and the easy access to the free parking. They also let us keep our car in the parking lot beyond checkout because they didn’t need all the space during those hours, and we really appreciated that. I was also surprised that even though we didn't have an ocean view that was advertised, we could actually see the ocean out the window on the side of the building from one of the beds.

- Sarah (10/5): - Great location! We had an economy room at first which would have been fine if the weather was better. We upgraded to the ocean view and it was worth every penny! Coffe shop downstairs was really good and had a huge menu. The place next door had ice cream, fried dough, and beach foods and was open until 11pm! Property was older, but kept up as well as possible. Would definitely stay again!

- Justin (2/5): Disappointing - The bed was so hard and uncomfortable, barely got any sleep. Woke up and could barely get out of bed. Room had a window ac and a portable space heater, functional but not practical. And hot water took about 6-7 minutes to get a hot shower. Also got an email the day before saying parking was for compact vehicles only. No trucks/vans allowed to park in a lot that’s a few buildings away from hotel.

- Melvin (6/5): - On the positive the Hotel was centrally located to the activities and the beach was directly across the street. The owner was courteous.The bed was nice and firm and the room was clean except for mold on the shower curtain. On the negative side the room did not have a curtain hanging on the curtain rod and ended up using the bed spread to keep the outside light out. There were no instructions on how to turn on the air conditioner so ended up opening the window and could hear street noise. Also someone unplugged the direct TV box so it took 20 minutes to figure out what was wrong and get the TV going. Checkout was 10:30 AM a bit earlier than most places.
