- Sina (5/5): - Location and price, staff member was friendly Disrespectful pple making loud noises at 1.30am morning arriving back at the hotel and continuing to talk loudly for a bit. Upon arrival at 5.45pm office was closed and their were no lights as it neared darkness...reminded me of the Bain Motel..even though there was a number to call stuck on the door just didn't seem inviting. Some pot holes in the steep driveway could be filled up / fixed. One broken sofa in the lounge for a family of 5 was not suitable. Kids wanted to make pancakes but no pan.

- Carole (1/5): Aloha hell - Nothing Room was dirty...mattress was stained with a large hole and springs sticking out...bed base torn and thick dust on bedside tables...couch stained and grubby...paper folded up under table legs to keep it even. Overpowering smell of deodoriser made eyes sting. Garden area was unkempt and furniture unfit to sit on. Carpets has holes in ..no aircon and heater and fan could only be used next to bed.wardrobe filthy and not fit to hang clothes in. On complaining shown another room which had not been prepared after previous guests..nauseating smell...another room this time up approx 15 concrete steps ..we are elderly and would not have been able to take bags up. The entire place was unkempt and definitely not 4 star as advertised. We said we would find alternate accommodation and left. No apology and no offer of a refund. We are disgusted to think that we were expected to stay in that studio and sleep on a filthy mattress.

But this place is one of the cheapest places to stay in Paihia, can’t complain there’s the beautiful beach close by. We didn’t use the pool, spa, laundry or outside furniture as it s all run down and uninviting and looks unsanitary. The stove was crappy, burnt everything, the low settings don’t work. The iron railings are scary for people with kids

That was much appreciated. Nice view of the bay from some rooms. Paid extra for this though. Lots of rain had caused the door to leak and the carpwt was wet. Floral spray was used to cover the damp smell but between the 2 smelss the air was not pleasant to breathe when you have asthma. Language barrier also.

The dehumidifier filled up at least twice each day when constantly running. Visble black mold on lightshades and pictures on the wall. Room was never serviced even when leaving the note out to have it serviced. My son has bites on his legs and his back from what I believe are beg bugs. Again, do not stay here. Pay a little more to stay elsewhere.

Towels and bedsheets were having stains Flys were there Not vaccumed properly Room is not sound proof and room beside was noisy and was audible. We booked 2 days and they didn't come for cleaning. Everyday towels and bedsheets need to be changed but was not done. Parking infront of my room was always taken by some other person and so annoying. Bed was too bad and sprint was making noise. Bathrooms taps are rotating and not fixtures are too old. Overall not a good experience.

There was no restaurant on the premises so for food you had to travel a short distance to town. Swimming pool with lounge chairs and umbrella were a bonus. No air conditioning but had fans. Kitchen & bathroom need some TLC but were ok. Shower curtain should be replaced was mildew. Kitchen utensils need restocking was missing a few things. But overall these were minor as the stay was so relaxing.
