They close the gate to the property at 11pm so if night life is your thing, this may not be the best stay.
Very friendly and organized my bus trip for me.
They do laundry on site for you for a very reasonable fee. Washed, dried, and folded.

- Maria (8/5): Good stay for Angkor Wat - Very basic but good value! Comfy bed. Close to Pub Street. No kettle or fridge but the can of iced coffee from 7/11 stayed cool overnight so we didn’t mind lol. We regretted the lack of aircon a bit but only because my husband is a large boy who runs warm. The fan was fine for me.

- Ame (4/5): - This property was well located with easy walking distance to everything you need in town. At check in the man at the desk tried to tell me that I had booked a room with fan only. I had deliberately booked a double room with aircon and fan as the weather is very hot and I need aircon to sleep in 30 degree weather. He tried several times but I did not budge and he reluctantly gave me a remote for the aircon.
The bedroom and bathroom are quite run down but appropriate for price point. The bed was comfortable. The air con made a noise when starting but that went away after about half an hour . The room wasn't serviced however I was only there for 3 nights so thay wasn't an issue.
On the second morning I had a 4.45am pick up for Angkor Wat sunrise. When I arrived downstairs I found the metal gate at the front of the property was locked and there was no way to exit. I reentered the main entrance and there was nobody there. I called out, progressively louder, before someone woke up and came to open the gate.

- Verified traveler (6/5): Needs renovation - I was booked to a two bed room instead of a single bed. My room was not cleaned for a day. I suggest not booking tours and tuktuks through the hotel as they add extra dollars of the actual costs. It needs to be renovated as the sink in the toilet is about to collapse and the bathtub is not working. However, the owner is really really nice.
- Eirik (10/5): - Clean, friendly and incredibly cheap. Your basic necessities - and then some - are taken care of. Always tuk-tuks right outside, should you need a ride beyond walking range. But you'd better have something else to do in Siem Reap than hanging around the house.

Free transfer to airport a Nice plus. Would definitely stay here again. Cant imagine getting better value for the money. - Ronaldo Carvalho (10/5): Chilled place in a very simple setting - Amazing guest house with spacious rooms. It is a nice experience as the family who runs it are always around and they are happy to interact.
Breakfast is delicious and it is served in a large table where you get to interact with other guests. It is very quiet and the street leading up to it is safe and calm.
I can recommend this place and will stay with them again in the future.

Personalen gör sitt yttersta för att ge så bra service som är möjligt. Detta uppväger det något slitna rummen. De erbjuder frukost för 2 dollar/pers som vi upplevde helt tillräcklig. Läget är tyst andra sida floden. Eftersom det alltid finns Tuktuk vid hotellet är det inga problem att ta sig till Old market/Pub Street för 2 dollar.

- Darren (8/5): - I arrived late in the evening and was picked up from the airport. When l arrived at the hotel staff were happy to provide advice and organize trips around the city and Angkor Wat.
The room was comfortable and clean. Air conditioning was an optional extra but I did not need it. There was a good WiFi connection.
Breakfast was included.
One negative was the lack of a safe or locker to keep valuables in.
Overall great value for the budget traveler.

Les transports locaux (le tuk-tuk de Visar en particuliers) sont juste devant la porte.
Le petit déjeuner de type anglais agrémenté de mini bananes est suffisant pour se lancer dans une excursion.
La cuisinière peut vous préparer un déjeuner ou un dîner si vous le souhaitez.
Une fontaine d'eau est à disposition en permanence.
Dans les chambres on apprécie les moustiquaires aux fenêtres.
Les logias avec hamac permettent des moments de détente sympathiques.
Bref pour une étape comme pour un séjour plus long comme moi, c'est une très bonne solution pour un agréable séjour.

The area is a little farther than other places to the center of town, but it's still only a 12 minute fast walk or a $1.50 tuktuk ride away.
There were a few ants on the bed and bathroom, but it was really no problem. The bathroom door of room #9 almost didn't open, so I thought I'd be trapped for the night haha.
- Verified traveler (6/5): Guest House - Owner was friendly. Room was okay. Furniture was basic and bed was comfortable. Old style tv on a stand near the ceiling. Was annoying to watch that high up. Should be on a table. Breakfast was okay. Wifi worked in the room. For two days, there was no water in the room. This wasn't the hotels fault. It was new year and city can't handle water when many people are there. Some minor electricity outages in the area. People in the city burn garbage, including plastic, at night till early morning. You smell this in the room sometimes and most of the city. The city needs to stop that.

- Verified traveler (10/5): Fine room at a great price - You get a great deal at the Bun Kao Guest House. With prices rising for hotel accommodation in Siem Reap is is refreshing to find one that recognises its limitations and charges accordingly. I stayed in a single room with fan and it was perfectly adequate for a vacation. The room had a good sized, built-in wardrobe, TV on a shelf, small table, hat stand, comfortable bed and reasonably compact but functional bathroom. The bed linen was clean as was the floor space. The breakfast is thrown in and while it is basic it's ample and sets you up for a day of sightseeing. The front desk staff are friendly and are great for giving advice on a full range of trips, tours and transport options. In the immediate area surrounding the guest house there are several cheap eating places and a small but well-stocked supermarket that sells some western brands, bread and cakes if you fancied a snack in the hotel room. It is about a twenty minute walk to the Pub Street and Old Market area, not far but in the heat of Cambodia you can be a bit sweaty by the time you arrive. A moto-duc (motorbike taxi) will get you there smelling sweeter for around $1. Overall, it is a great place to stay if you're on a budget and looking for something functional and convenient.

- CHUNG (8/5): Nice hostel. Well run by family. - I got a single fan room for 4 nights. The guesthouse is pretty clean throughout and my room comfortable. The fan is inadequate for the heat, but that's not the hotel's fault as I could have booked an A/C room. The bed was large for a single room and the mattress firm, just the way I like it. The bathroom was okay for the price. More functional than anything else. There was no hot water in my bathroom, but the owner was kind enough to let me use another room with hot water so that I could shave.
This guesthouse is run by a super family. Nothing is too much trouble and they're so helpful in arranging tickets for buses, massages and drivers. As far as I could tell from around town, the prices they were charging were no different than if I'd done it myself direct. There's a basic breakfast included in my stay, which was better than average. I had an early bus out to Battambang and they were kind enough to package up my breakfast to take away
I was there for 4 nights, so I wished someone had changed the sheets, towels and cleaned the room at least once. In fairness, I was too busy and never mentioned it to the owner.
Location is quite a walk to the old market and pub street, but plenty of shops around the guesthouse.
Overall, great value for money and would stay again, albeit not in the fan room.

- Brad (8/5): Nice hotel in a nice area - The hotel staff was friendly and helpful. The hotel is located in a nice area with mostly budget accommodations, so the people you meet are pretty cool. The Siem Reap markets are a pleasant, fifteen minute walk away along a tree lined street by the river. My room was equipped with a fan that did a good job of cooling me off. Air conditioned rooms are also available. The WiFi connection is excellent. Computers with internet connections are available for free use in the lobby. Breakfast was perfectly fine.
- india (6/5): Just fine - The hotel is quiet, private and feels safe. Delicious breakfast and reasonably helpful staff. There were ants in my room and a staff member just sprayed raid (insect repellant) and then left. Also I was charged twice for hiring the bikes and i had to pay twice.
