Breakfast was late and made me smell of cooked bacon for a whole day - not great if you visiting customer/supplier. The couple of people being present that day constantly argued and I felt very uncomfortable asking one of them to take a payment. Defiantly not boutique place. If the stay was a jacket, which I could return I wouldn’t think twice. Wish I could ask for money back.....

I only had one issue and that was a more personal one as I'm used to absolute quiet when sleeping. Since this is in a city, it's more organically noisy than I'm accustomed to. Would I stay again, you ask? Absolutely!!

Door lock system does not work, one day I came back and found my door open although I had spoken to the Manager regarding how the locking system worked. Room was not cleaned one day - dirty wash hand basin, tea mug not cleaned, tea bags/milk not replenished, only bath towel replaced no hand towel.

- Sumita (8/5): Nice place but not the location - The B+B is being sold now and I saw a lot of for sale signs in the area which looked a bit rundown. Inside was comfortable and nice. It is pity that the area is not well connected with public transport and good restaurants.

- Werawan M (6/5): Too small - The room is too small because a bathroom was added to the room. The bathroom ventilation which is quite noisy is linked with the bathroom light. Once you turn on the light you have to bear with the noise. There is no elevator, we had to carry heavy bags on a narrow staircase to and from our room on the 3rd floor.

Went on a Black Cab Tour and they knew the B&B well and were able to pick us up there. Host was so very kind and so very pleasant. Breakfast room was very pretty and the meal was delicious. Parking is street parking and can be difficult to find during the day, but lets up in late afternoon to evening.

My only complaint is that they do not have any parking facilities available for their guests. You have to depend on off street parking in the area which "sucks".

Only issue I encountered was street noise after bars closed, but only the street-facing rooms would have to worry about this. Overall, an exceptional B&B that I highly recommend.
- Amanda (10/5): - This is a nice B & B on a pretty tree-lined street. Its a bit of a walk to downtown and about a 40 minute walk to the Titanic Museum, but we did not mind at all. Roman was super friendly and knowledgeable and made a mean breakfast. You pre-order your breakfast the night before so it's made-to-order and ready for you at the time you specify. The room was spacious and nice. The only area for improvement is the cot. There were 3 of us - and 2 of us got the comfy king bed and the other person got the cot - quite a contrast. Overall, a nice place.

I tried to correct the error and reschedule but they did not have a vacancy. But despite my ownership of the problem, they still charged me for three nights staybwhen I did not stay one night. This despite the fact that I was an ocean away and even offered to accept a partial refund as a gesture of goodwill on behalf of the property.

Romain and Emma looked after us very well, both with nice breakfasts and helpful tips. The location close to lots of restaurants and bars as well as the University, botanic gardens and Ulster museum was perfect.

Only real negative is the place smelled like cigarette smoke from the moment you walked in the door. For that reason, we wouldn't stay again but if that doesn't bother you... Go for it!

Actually a really nice continental breakfast, if there is such a thing. The room and bathroom were very clean, the shower was great with good water pressure, remodeled but still has the old charm. No elevator so good mobility required to access upper rooms. Breakfast was made to order and very good. Location provided walking access to everything. Service provided by Romain and Emma was superb and made our stay most enjoyable. Parking on street outside B&B was easy to find, safe and convenient.

- Verified traveler (6/5): Fine, but I had a concern - The B&B was good value, The breakfast very good. The room rather small. As a lone female traveller I felt the security of the room was an issue. The doors open with 4-digit code style lock on the outside - same code for the front door of the establishment. I have know way of knowing how often the door codes are changed. All this would be fine if there was some way to locck the door from the inside - a bolt of some kind, but there is none.

Emma was very helpful and sent instructions for late self check-in and accommodations were comfortable and clean. The B&B is a little worn out as it is an older property but this is out of the resident staff’s hands. Breakfast was a traditional hardy eggs, bacon, sausage, hash brown and toast. Parking is on the street. The tap water is probably the best I’ve had in country so far so we filled the bottles we had with it for the rest of our trip. Overall this B&B has its little charm and the experience has been very pleasant.

- Temsjol (2/5): Excitement smashed... - My story is, I booked this for March 12th and got a text on February 12th wondering what time I was arriving. When I explained the reservation was for March 12th and asked if they could change it they said no and I would have to pay for February 12th. I explained that the only logical explanation that possibly could have happened to change the month was possibly pushing the back button and then their site resets itself to February. I even had Expedia call them and they wouldn't budge. So, I'm writing a bad review because I've been to a ton of Bed and Breakfast places all over the world and everyone has always been super nice and willing to work with errors or changes. This place wouldn't. I had to pay for the night and then the manager, Emma, actually asked me to cancel my reservation. Why should I cancel if if I have to pay for it anyway? So you can go and rent it out and make more money and also take mine for the same room? Sorry to say, but I was really excited to stay there and now when I book my new place for MARCH 12th I will be staying somewhere else.

Very welcoming and chatty. Room was very comfortable, bed was great slept so well! Underfloor heating in shower room was a really nice bonus too. Parking was easier a bit later on around 5 as it is near city centre so roads around are quite busy.
Breakfast was tasty the next day good options and cooked fresh for you!

- Positively B (10/5): Convenient Location and Friendly Without Being OTT - This was a nice hotel for a short stay in Belfast. you can walk to the Titanic, Botanic Garden Museum of Ulster and city centre all in different directions and in a few minutes. Hotel itself very nicely done out 1860s Victorian run by the owner and with excellent breakfast staff.

It was easy to find and a reasonable walk from both the bus and train stations. Also, we found a good variety of restaurants within walking distance. If ever we return to Belfast we would love to stay there again.

The parking is the only downfall as it's difficult to get parking nearby, however the hotel across the road has cctv so parking is relatively safe if you do find a spot. Check out time is early too at 10.30, however, a later check out can be arranged at b&b discretion.
Overall I really enjoyed staying at Harpers B&B and would most definitely stay there again 👍

Our room was comfortable and clean - they made sure we had a taxi waiting for us or a tour booked. We had food cooked or a reservation made when we needed it ( we even had a breakfast in our room when we had an early tour!). Our luggage was in place coming and going. Without qualms, I would return to Harper's B&B and would highly recommend it!!!

We had a wonderful huge room which seemed more like a sweet in the front of the house. Everything was neat and clean and well-maintained.

- Swaggerman (8/5): Beautiful B& B with some issues - Generally good experience. Beautiful stately and spacious rooms, and helpful staff who did their best. However, we had some issues with our first room (sewage odour, broken shower wand and handle, brutal Internet that kept disconnecting and ran terribly slow). On-site staff Summer said that her and her partner could both stream audio and video, so it must be my issue, but NONE of my MacBook Pro, iPad or iPhone would load even static web pages after multiple re-starts and network diagnostics. Lovely bed and comforter but terrible flat foam pillows. They moved us to another room for the 2nd night, but still no useable Internet for any of us (5 minutes to load a single page; had to use cellular data to book Titanic tickets). Minor issue with the shower wand bracket (also broken in this room). Good full breakfasts with lots of variety available
- Julie (10/5): Nice townhouse stay in Belfast - Nice townhouse hotel that was quite comfortable for our family of four sharing a great big room. Staff was very helpful and breakfast was a nice spread. Nice neighborhood and easy enough to walk into town. Would definitely recommend.

- Ava (8/5): Comfortable and attractive B and B but ... - After reading the amazing reviews about Harpers we were excited about staying there. We received a warm welcome and our room was attractive and comfortable. However, breakfast was disappointing. Rather small portions and not particularly tasty. I had expected something better and we both felt that the breakfast let Harpers down.
