• Nataliya (5/5): I liked the spaciousness and the bathroom is gorgeous. There is some work needs to be done. I would only stay there agai - Big spacious room with lots of sunlight if you open curtains. The full sized glass doors open right into the yard. Which allow for some fresh air flow. I thought it’s a private terrace, but it’s a common area between the 2 towers, with a fence. So not that private because literally everyone can see you and inside the room. anyone can walk in freely who has the access to the property. Including workers. CONSTRUCTION NOISE ALL DAY LONG. I was rudely awoken in the morning with a jackhammer that felt like is right behind my head. There are 2 buildings being built of BOTH sides of this tower. Super annoying. I came to work and it was impossible. At nights sometimes was quite. Some days some neighbors play very loud music! On a Tuesday night someone turned on Mexican music around 2 am and it kept playing until 4:30 am. And I don’t even know how to deal with this. Water from the bathroom while taking a shower is being splashed and it’s unavoidable. Then the water flows inside the room and under the bed. Floor becomes very slippery. And there is no mop to wipe it. I was staying for 8 nights, and no extra garbage bags were left. The host is not responsive at all. He literally did Not reply to any of my messages. They sent a cleaner 3 days in, to do a general cleaning I was told. Whyy??? I wasn’t expecting that since it’s not a hotel. That caught me by unpleasant surprise. I didn’t expect or wanted to be bothered at all. He notified me by sending a WhatsApp message at 6:30am on the same day. Cleaner showed up around 10, and woke me up. I wish at least it could be communicated a day prior or at the very beginning! Basically I have had been bothered a lot by many factors. The shower-head is broken! Water just flows from over the top and ends up being one stream like from a tap. Also there were lots of super tiny ants coming from the outside, under the AC and making their way to the fridge and further around the counter. Counter is dark and you can’t see them. But they do get on your hands and food when you’re cooking. Unpleasant. I had to buy vinegar specifically for that and clean it myself daily several times a day.

• Peter (1/5): AVOID AT ALL COSTS! - absolutely nothing Firstly the communication was shocking, i landed in Cacncun and had no details of how to get into the hotel and had to get WiFi in order to find out the details. But the room was so bad!!!! AC unit was broken and only blowing out hot air at 29 degrees, the shower was also broken and dribbled out water! Then to top it off the pool was also out of service. We had to move hotels as I had my wife and 2 kids with me. They have refused to refund my stay and have stopped responding. AVOID AT ALL COSTS

We did nt have a Mexicain chip on our phones. It will be Nice to have the informations before arriving Cancun.
• James (1/5): You might get a room nothing like the ones shown - Don't risk it, there are better options in PC. - Our room was in the rear tower, access to which is uncomfortable as you have to go up and down a few stairs and if you are over 6ft you have to take care not to crack your head as you pass beneath another crazy staircase. The room itself bore very little resemblance to the photos. Just as one example, the photos show a kitchenette with a 4 burner stove. Our room had a double electric ring only. The furniture was horrible: Bed very low and a huge hollow on one side of the mattress. The sofa was badly stained, nobody would want to sit on it. The table could use a coat of paint. The TV (which was badly configured) is squeezed on top of the closet, practically at ceiling height, so combined with the low bed offers a very uncomfortable watching experience. On to the bathroom: The washbasin tap is so poorly positioned with the spout right at the edge of the basin, so that it is impossible to use without splashing water everywhere. The water drained very slowly from the basin. The hot water delivery in the shower was totally dysfunctional and impossible to control. The shower has no provision for placing items like soap/shampoo, you have to use the floor - very uncomfortable. Only two very old towels were supplied - no mat for the floor. One day we returned to our unit to find the door open with a maintenance worker installing a door handle which was totally superfluous. This was without our permission or previous notice from the owner/operator. Totally unacceptable. We mentioned the problem of the impossibility of controlling the hot water but of course nothing was done to fix it. I see from other comments that this is a long standing issue.

• Alfredo (7/5): Fair price - The locations was convenient and the price was great Just the fact that there was no one that actually followed up to check if we were able to access the building I actually texted through booking so I could find out how to get to the place and I was ignored until I actually arrived in playa, I would say that the lack of attention from the host was what I did not like
• Verified traveler (4/5): - Para hacer el check in tienes que contactarte antes via correo o whats, por que ya estando en las instalaciones no hay quien te reciba, nosotros pasamos 1 hora tratando de contactar, hasta que nos dieron numero tel y en whats nos enviaron las instrucciones de entrada, la alberca de noche pesimo "falta de mantenimiento y oscuro" la cama dura, la habitacion encontramos varias cucarachas grandes, solo 1 papel para 4 noches, sin limpieza y ademas con un letrero que dejaras las cosas limpias de la cocina, la cama dura y una tv pequeña de 32 pulgadas, internet lento y se fue por varias horas.
• Christian (6/5): - Check in was as worse as it can get. Looking for an hour in the mid day heat to find the place as pictures didn’t tell exactly and google maps location doesn’t show any signs. There is also no reception. I called the number of the place at least 15 times, no response. Eventually with the help of many locals and helpless Spanish communication, the details to enter the room were send to a helpful stranger. Via WhatsApp, communication worked pretty well, however, critical questions (e.g. about the bad A/C condition and the unnessary switch) remained ignored, which was the main reason for the bad communication rating. Don’t expect too much when you book this accommodation. The furniture is very old. The A/C works but is very old as well. It dripped water during the night on my bed/head. So I had to move the bed and put a towel under. A/C also stops once you leave the room, so when you get back it’s always hot. The place is in a good location and free parking is right in front of the building on the street. The area is also quiet and seems safe. The room was mostly clean, however in 8 days only cleaned once. Make sure you don’t leave any trace of food inside your room as cockroaches and ants will come in insanely quick. If you leave no food, it’s mostly good. Just had 2-3 bugs in those days. I was happy that I had no mosquitos in the room. Bathroom is fine. Seat shell is a bit loose. All in all, the place is alright. But not a place where you feel like home.

La zona de alberca muy agradable y cuenta con elevador. Se encuentra relativamente 3 supermercados y estás a 2 calles del centro donde hay varios negocios de comida, telefonía, ropa, lavanderías. No tiene estacionamiento pero dejas el auto frente a los apartamentos, sin problema de espacio.

Water pressure is nice and strong, hot water as well. AC works perfectly and host was amazingly kind and responded very well. I will book this place next time too.

• Krish (4/5): Very disappointed, would not recommend - The host was very responsive and it was relatively easy to reach them. Check in was quick, efficient and easy. Bed was mostly comfortable and room looked clean and well maintained upon entering. I wish it had been made clear on booking.com or on google maps that there was no reception, so as to only book online. We did not know this before, so it was confusing at first on how to book the apartment. There was a clear roach infestation in the room, at first I thought it was only one but we started opening up drawers to find more. I did let the staff know about this and requested for an alternate room, but I never got any response. I was disappointed that no action was taken to help us with another room, because we did not want to sleep in a roach infested room. At night when sleeping we also heard noises in the walls, possibly rats. Kept us up a lot of the night. The air-conditioning broke down in the late night, wouldn't switch off and was also not letting us change the temperature so we were stuck sleeping in a freezing cold room with no blanket only the sheets. For 50 USD a night, you can get much better.
• Adelaide (10/5): Safe heaven away from the bustle of Avenida Quinta - I loved how clean and well appointed the studio is. It is modern and has everything one might need, in the kitchen especially. The studio is on the ground floor and has a cute little patio as well. The building is gated, therefore I felt quite safe -especially as a solo female traveler. The location works for me as well. It took me 15 minutes of walking from the ferry pier to arrive at the building. The studio is ideally located between all 4 major grocery stores (downtown Walmart, Super Aki, Chedraoui and Soriana), which are all about a 10 minute walk from the unit. Beach-wise, you can be there as quickly as 10 to 15 minutes (right by the ferry, off of Avenida Quinta) or 50 minutes to an hour of walking if you're shooting for less crowded places like Playa 88, Playa Esmeralda or Playa Palacar. Also, because the building is located a little bit away from the Zona Turistica, you have easy access to smaller Mom and Pop restaurants and stores where you can eat authentic Mexican fare (my rule is, the more locals patronize a place, the better the food) and catching a Colectivo is much easier also. Nothing!

• Gordon (10/5): Amazing mini-suite with an outdoor deck, very modern, clean, & great location. - Great communication from the host, with clear instructions, directions, & even photos. The room is more like a mini-suite with a couch, a small kitchen (with a Real stove AND a microwave), a nice-size fridge, and a dining room table with 2 bench seats. It's like a studio apartment. And there's a really nice outdoor deck. Plus a hot local nightclub across the street, that's more real than the tourist spots! Great location, near the main strip, but also more quiet and with real local residents. Everything was great. I have no complaints at all. I will be back!

However it is a budget property and it serves this purpose adequately. Stains on the couch had me concerned as to what they could have been. Maid service one in our 7 night stay was a welcome feature.

• Gauster (1/5): BURGLARY - BURGLARY Our apartment was broken into as the door to the balcony was ridiculously secured and you could open the locked door within seconds from outside! (There is also a proof video) Valuables worth €1000 were stolen from us. No help at all came from the direct supervisor of the apartments (Alberto). He hasn't responded to any of our messages. To this day, of course, we haven't gotten a cent back from our damage. We know that this house has already been broken into 3 times due to the lack of security!!!!

• Mike (1/5): The worst accommodation I've ever experienced. - Absolutely nothing. This experience has been horrific. Upon arrival, I realized that the host was using misleading photos to advertise this unit. The room did not have a patio as photographed, it did not have a stovetop; but rather two broken portable burners that were heavily soiled, rendering the kitchen useless. The kitchen sink was not draining water. There were cockroaches in the hallways. The entire unit had stains, cigarette burns, and bodily fluids everywhere. The bathroom sink was not functioning property, along with a broken shower-head, again, making this space absolutely unusable. On top of all this, the host messaged me via third-party in order to extort extra money from me. Finally, the host overcharged me for my short stay, as I had to vacate for reasons mentioned above. Stay far away from this place. The neighbourhood is sketchy as well.

• Dr. (8/5): Very goood place to stay but with minor things can go improve much more and get a greater rating - I liked the location of the place, the easy way i got communication with my host for details on how to get the key and password for the wifi and the door. The first day we reached, we reached a bit late in the night. The only minor thing is that there were only 2 towels the first night. It was until the other day that the lady took some more towels since we ere 4 friends. Then there was no soap to bath. Other that that the place was safe, secure and in a very good location

• Alexander (6/5): Close to the ADO bus terminal - It's a good location, perfect if you need to be near the ADO bus terminal. We stayed here because of that. I would recommend this place for a maximum of 1 night just because of the distance from the bus terminal. Everything was old and slightly unclean. The door to enter our room was loose, the air con was uncontrollable and all in all it just wasn't very comfortable. Like I mentioned, it'll do the job for a night but anymore than that is a challenge.

Mencionan qué cuenta con estacionamiento, pero no ez dentro del edifico es en la calle y lamentablemente nos abrieron la cajuela y nos robaron la llanta de refaccion y una maleta

• Verified traveler (2/5): Loud strip club across street, bad ac, huge spider - This place is across the street from a loud strip club. No peace to be had extremely loud until 4am in the morning many nights of the week. The AC does not work when you leave the room and the ac is too small for this place so it is very very hot and uncomfortable. We also had a giant spider as big as my husbands hand in our room. Terrifying to say the least!!! Also the man that runs this place came into pur apartment when we were gone and we came back and cought him inside!!! He tried to tell us there was a problem with our toilet and he was going to come fix it . BUTTT creepily there was no problem and he never came back. This place was over priced and the most uncomfortable noisy hot place we stayed during our extended trip to Playa. The pool is also run down and nothing like the pics. This place looks much nicer in the photos than it actually is.
• Gateway (4/5): - Receptionが，ないのでちょつと不便。(TELでの対応)　場所的には,周辺の通りに出れば食事処があり便利。Apartmentなので，Amenityは持参。 部屋は,1人だと充分だが，2人だと狭いかな。机は簡易手作りのため，貧弱です。屋上のPoolは，眺めもよく良かったです。
• Verified traveler (8/5): - C'est un bel appartement confortable, proche de la plage et de tous les services. Je n'ai pas aimé ça pendant notre séjour il n'y avait pas de service de ménage et 7 jours il faut au moins 1 fois laver la salle de bain et balayer.

• Michel (8/5): Good location - Good location. A 10 minutes walk to the beach and ADO bus station. Wifi worked great but in the room only. Rooftop pool was nice, not too crowded. Make sure you bring your own shampoo, soap and other products usually available on hotels/apartment rentals. It is a good find at a very cheap price. Would stay there again. Also bring hangers and hand towels if you need them as they were not provided either.

La habitación tenía todo lo necesario, la cama un poco dura, el baño queda sin luz cuando no hay movimiento lo cual es molesto porque quedas a oscuras. El aire acondicionado lo cobran aparte si lo quieres, durante mi estancia no fue necesario pero si se viaja en temporada de calor fuerte valdrá 5 dólares más .

Küche, Badezimmer, Schlafraum alles in Top Zustand und neu. - wer should pay a extra fee for the air-condition us$4,00 /day. There was no hint during the booking process. Accommodation and house are very new and clean. Except the ac was everything ok.

Lo único que no nos gusto fue el ruido de un bar que está justamente enfrente del edificio, la música demasiado fuerte desde las 4 - 5 pm hasta muy tarde en la madrugada y todos los días excepto el lunes. Las ventanas no tienen aislamiento de ruido, tuvimos que comprar tapones para los oídos.

• Maria Carmela A. (8/5): The place was nice! - It was our first time renting a hotel apart from taking an all inclusive trip to Mexico. The place was clean and I like the architectural design of the building. A lady named Carmen was so nice she helped us for the entire check in. We were put in the room that has broken aircondition, Sam addressed the issue right away and we were transfer into another room. Room were clean and big enought for 2 guest. There are utensils, pots,pans and fridge. They change towels two times a week and a cleaning lady comes once a week to clean the room. There is also pool at the rooftop. Elevator was out of service so we have to climb the stairs everytime we wants to use the pool. The location was accessible to eveything. Overall I had an amazing stay at Irish Studio. I will definitely come back Suggestions: maybe a safety deposit box for each room
• Manuel (2/5): - El departamento está muy bien en todos los aspectos: comodidad, ubicación, limpieza, lo que no le pareció es que aparte te cobran el uso del aire acondicionado; y eso cuando uno hace la reservación no lo informan

• Barbara (6/5): Overheated - Upon arrival the person I'm supposed to meet was a couple of minutes late. When showing me the apartment he said air conditioning was an extra cost and then took the remote would I would not pay. there were only two bath towels no washcloths for hand towels. Only one roll of toilet paper no spare.I was gone on tours for 2 days and ran out of toilet paper on my last day. The phone number I was given to contact somebody for the property did not work.. the day I wanted to use the pool the elevator to the rooftop did not work.

• Verified traveler (6/5): Be aware of daily cash fee for A/C - I booked a Gold studio. Description said it had a patio or balcony but IT DID NOT. Most other rooms do. It was also alongside the road and very noisy, and a/c would not cool the room much. There is also a daily a/c fee payable for your entire stay upon checkin in cash. You can actually book your stay without seeing that, unless you click to see the fine print before booking. When there are fees for a/c I understand why, but it should NEVER be in fine print and shame on Hotels.com or any other book site that permits this. It should be right there by a/c or in the main room description for all to see before booking.
• EV (8/5): - It was nice having your own space with refrigerator and microwave, a pool on roof top w view, and walking distance to major stores (Walmart, Chedraui, mall, and more etc), ADO bus terminal, and to beach. Great deal!

• Abraham (2/5): Un engaño y falta de compromiso de su parte - La persona que renta el lugar nunca respondio mis llamadas, el lugar no se llama iris, talvez ni sea la direccion, llegamos al lugar y nadie nos pudo ayudar estuvimos 2 horas afuera del aparente edificio, no nos dejaron pasar, requiero una explicacion y se me rembolse mi dinero

• FRANCISCO (4/5): Una pena, no pudimos descansar correctamente - Lo más importante de un alojamiento es descansar, tener un protector de plástico sobre el colchón y un colchón de muelles NO ayuda, es un pena porque el sitio tiene una buena relación calidad precio SI subsanasen esa deficiencia

• Juan Carlos (6/5): 4 días en depa pequeño - Un departamento pequeño, restricciones en el uso aire acondicionado, luces, agua (disque ecológico) cama de baja calidad así como los blancos dela cama. Ubicado cerda de 2 que es prácticamente el centro y es un poco sucio. Locales bebiendo ó en estado de ebriedad por las calles y en algunos momentos se sentía no muy segura el area.
