We requested a 2 bed apartment but ended up with an apartment on the first floor & one on the second floor so the family had to be separated. Kitchen & dishes not very clean. Very disappointing.
- Constance (10/5): Palazzo Olivia - A four star hotel, this isn't, but Palazzo Olivia couldn't be more in the center of Rome if it tried. Piazza Navona, Campo Fiori, the Pantheon and Largo Argentina are in the surrounding area. The little street behind Palazzo Olivia is full of shops, restaurants and gelato places.
My room in the Palazzo itself was fine, it had two beds, which they push together for couples. The only quirks were that it was a little dark in the room, even after they replaced a bulb or two, and the beds have just a loose duvet on top, not tucked in or anything, which means your duvet tend to slide off in the night.
Palazzo Olivia works best for people who are looking for comfort over glamour. There's a fine little elevator so no dragging suitcases up the stairs, and the entrance is on a very small street, nearly an alleyway, which was a bit off putting at first, but that means the street noise is minimal. In Rome, that's big. I was there for a week, and I found it to be entirely satisfactory as a base.
The staff were exceedingly helpful and gracious, setting up my transfer to the airport and addressing a few small problems with the room promptly.
- Verified traveler (6/5): - There is no reception so there was no one there to check us in, just a locked door. We luckily had a working phone but the numbers wouldn’t work. Finally got it to work and someone buzzed us in but no one greeted us. Keys and papers were o bathe table. Bed was softer and shower bigger than other hotels in Italy which was nice. It was also fairly quiet except the doors are heavy and hard to lock so anyone opening their door was extremely loud. They give you a set of four large physical keys which are inconvenient to have to carry around since there’s no reception to leave them at. Good location near Piazza Navona. They booked us a private car to the airport but it was over 30 minutes late!!! Had to run through the airport and it was very stressful. They should use a better service.

The location is great, we walk to all the places and attraction (Vatican, Coliseum, Spanish sters).
- Ken (8/5): More like an AirBNB than a Hotel - Overall, this worked out very well for us. However, if you stay there you should be aware it is not a standard hotel. There is no reception desk. Indeed, since we arrived after 7pm we had to call a number and have someone buzz us in the front door. Once inside, we found our keys on a hall table. We never actually saw anyone who worked at this hotel.
Lots of pluses:
There is an elevator so that made bringing our luggage up to the 4th floor easy.
The room was very clean, and it had daily maid service.
Considering how large Rome is, this is centrally located. We could walk to almost every site and tour in 20 minutes. (Borghese is a 40 min walk.) A bonus was finding a taxi stand a block away.
(FYI: Taxis are MUCH less expensive than Uber in Rome - less than half the price.)
And despite the neighborhood being active and noisy, the room was quiet.
The apartment is laid out somewhat oddly. There is one bedroom with the large bed and opened sofa bed filling the room. The second room is a combined small kitchen / living room, with a 2nd sofa bed. The shower had plenty of hot water.
The Wi-Fi was weak. The air conditioning was also weak, but it cooled the room if left running.

- youssef (6/5): 2nd floor room - The room had not enough lighting in it at all i had to use my phone to find the safe in the room. The room had a damp smell and zero wifi at all. Staff are great location is great but realy needs a update in room 3 and towels dirty on first day. No staff on site at all apart from cleaner call or email only.

Bed was comfortable and room clean with fridge and nice bathroom.
I would suggest staying here if you have an early flight in and are able to check in when the office is open. We were very late (flight delayed) and didn’t get an answer on the buzzer to get in, but a couple was coming out and saw our name with our key so they let us in.

Apartment had everything for self catering, fab shower, great air conditioning, comfy bed and was spotless. Very little interaction with staff, but those we met were very pleasant. It was home from home for a few days and we absolutely loved it. Only downside was the small street outside was quite dirty and bags of rubbish piled in places, but this seemed to be the case along many of the streets in Rome. I'd happily stay here again.

The locations is a walking distance to all the attractions and the eatery places just around the corner. Although it's very central it is also peacefull in the evening when all the tourist are dining out in local proximity.

Checkin was seamless, the apartment was spacious, very clean (and attended to by housekeeping daily), and has a great central location. We walked just about everywhere in Rome during our stay. - Mark (4/5): - We have stayed a Palazzo Olivia a number of times since 2005 and always had an outstanding experience. I am reluctant to write this review based on our previous nice times there. There was some confusion about the number of guess (4 when they expected 3), but they remedied the situation by adding another person charge and opening the hide-a-bed in the same bedroom as the adults. Our previous experiences had separate bedrooms for guests, a sitting room, and reasonably sized and equipped kitchen, with front and rear windows to enable any breezes/fresh air. Surprise about the sleeping arrangements was less important than the strong odor of cigarette smoke--and whatever efforts were made to mask the smell--that filled the small rooms. We had never experienced that before in "no smoking rooms." The kitchen was less fully equipped and we were informed that the internet service worked only in the kitchen/sitting area. We tried to manage the odor, but with kids and our own sensitivities, my wife (reluctantly) asked if there was another room. The staff were accommodating, but our only choice had no bedroom windows and even smaller kitchen. We appreciated their efforts, but compared to our previous visits, our experience was tolerable, but not nearly the same as our other visits. The property seemed "very tired," with no sense of spark/enjoyment we felt in the past. Again, given our so very positive experiences of the past, I'm reluctant to write this.

Walking distance to main attractions in Rome - we didn’t even have to use the daily transport pass. The room was really clean and spacious. I’d definitely recommend.

Walking distance to the Pantheon, Trevi Fountain, and Spanish steps. Short drive to all other main sites. There were a ton of restaurants within walking distance. The little alley down the road from the hotel was adorable. Instead of taking the side street to the main road, go the opposite direction.
Only downside was that the room was a bit outdated. Would be difficult to find (however, we arranged transportation from the airport through the hotel).

Excellent location, could not recommend this area more. The sites in Rome are fairly spread out, but this location is very central and you can get to everything in 10-20 minute walk. Bathroom was among the biggest we had in Italy. Very comfortable bed. Only small negative is they don't have the front desk staffed 24/7, that didn't impact us at all but it is important to some people. Very smooth check in an check out process.

Our junior suite was large, spotless, well appointed and exceeded our expectations. Most importantly, you cannot find a better location in Rome at this price point. Wonderful restaurants and shops close-by. 2 blocks to the Piazza Navona. Easy walk to the Pantheon, Trevi Fountain and the Campo de Fiori market. Simply Outstanding!

Located just off of Vittorio Emanuele II, it is just 3 blocks to either Piazza Navona to the northeast or Campo de’ Fiore to the south with very little street noise. It’s also in easy walking distance to the Pantheon and Trevi Fountain, and a longer walk to the Colosseum/Forum and to Vatican City. This was a great spot for our four nights in Rome and we were able to walk to dinner and around the sights. Don't miss the Pantheon at night!
- Michael (8/5): Adequate Lodging, Best Location in Rome - This was my fifth stay at Palazzo Olivia - so, no surprises but the same frustration with WiFi I had last year and given I work when traveling it was an issue. The place is spare, clean, and tired - again, no surprises - but I do not exaggerate when I say it is the best located albergo in the city, Five minutes from Piazza Navona, five minutes from Campo Fiori, ten from the Pantheon, fifteen from the Ghetto and Trastevere, twenty from the Vatican. There are more than 100 places to eat in some fashion within a 5-10 minute walk. And, best of all, the Via Governo Vechhio at night is the best street in Rome towander and stop for wine or gelato or dinner.

- Joyce &Ed (8/5): Quaint, quiet, perfect location! - This boutique hotel was charming and in a perfect location off of the Piazza Navona. The room we had was comfortable and the bed was wonderful.
One small issue we had was an odor that came from the shower drain each night.
The entrance to the hotel is in an alley that if you didn't know it was there it would be very hard to find.
We arrived at the hotel early Sunday morning, and it was probably our mistake, but there was no one at the property to let us in. We called and someone let us in, but we could not check-in until 2:00. We were able to leave our luggage and our room was ready at 2:00 as promised.
The transportation from and to the airport was excellent. We would certainly recommend this property.
- Maria (10/5): Hidden Treasure close to Piazza Navona - This property may disappoint you in the beginning but you will be surprise when you get to your room.
It is old but with lots of charm and character. The bed is very comfortable, the bathroom is small but very functional and it has a small kitchen as well that comes with fridge and a microwave. The room is clean and everything is in place when we came in.
Francesco the hotel manager is very accommodating and helped us in all our needs. He explained to us all what we needed to know and also arranged our transportation to the Airport.
It was a wonderful experience.

I wouldn't describe the room as having "charm" (per say) or being particularly "cozy" but it was clean, well-maintained, and comfortable. For my girlfriend and I that were travelling together, we didn't have any problems with this hotel and would definitely recommend it to others! There are great restaurants nearby and most all major sites/attractions are within walking distance.
We also liked the convenience of the airport shuttle service (which, when split between the two of us, was not unreasonable). Had I been travelling alone, however, I probably would have looked at different transportation options to/from the airport (as there are often shuttles from Termini train station that are more reasonably priced for 1 person).

- Amy (8/5): Great hotel in a fantastic location. - The accommodation is located very close to Piazza Navona, which is a great location to walk to all the major sites. The apartment was clean and well equipped and it is attached to a fantastic restaurant. Our only complaint is that the air conditioning didn't work so it was very hot at night (it was a heatwave in August). We would stay here again.

- Verified traveler (10/5): Week in Rome - The hotel is centrally located, within everything in walking distance of most sites and attractions.. The Vatican and Colosseum are walkable in about 30 minutes.
The hotel is small and the staff are very friendly and accommodating.
Our room was a little small but adequate for two and housekeeping was excellent.
Breakfast is simple but satisfying.
Would definitely recommend this hotel as a base for walking the sites of Rome.
Surrounded by many Piazza's with restaurants and bars close by.

- Or (10/5): Perfect roman hotel - Amazing (AMAZING!!) location and a very local atmosphere gave us the best roman experience . Staff was helpful, and very communicative. The room was clean and spacious and breakfast was great for a nice light start of a day of wondering the city.

- Joanna (8/5): A Few Evenings in Roma - The Palazzo Olivia Hotel was a nice location to end our time in Italy - the apartment was nice and spacious on a quiet alley off of a street with lots of great restaurants, shopping, and bars. Upon our arrival, the gentleman at the front desk did seem a bit surprised to see us, so make sure that you make an appointment for check-in, but otherwise, the staff were very helpful getting us settled and organizing transportation for us to the airport. Breakfast was served each morning at the adjoining restaurant and it was always delicious. Very close to the Piazza Navona and the Pantheon and just a short walk to many of the other tourist attractions in Rome. My only complaint would be the noise from the apartment above us - it sometimes lasted late into the night and began early in the morning. Otherwise - great stay!
- Verified traveler (4/5): - The air conditioning didn't work and they said it would be fixed but they never did. We had to keep the windows open and then got bit by mosquitoes. The lighting was very dim and one of the light bulbs was out.
The location was perfect! It was walking distance to everything. Overall, I would rate it a 2.5 our of 5.
- LESLIE (8/5): Great location, great space and service! - Pretty good. They swapped me for a different room and I noticed the room had better pillows. Great location, breakfast room is great and the space is pretty comfortable. Design wise it blends in with the Roman vibe. Would stay here again for sure!
- Carolyn (10/5): Hotel Ala great place to stay in Venice - Great stay. Would book this hotel again. Only thing is do to water smell in the bathroom you need to take air freshner but that is small price to pay for this hotel. Loved the ease if getting to the hotel.

- Fabio (6/5): Good location - Stay was fine overall. Upon arrival I was told my Visa card was charged (even though Hotels.com indicated I could choose my preferred method of payment) and was via Expedia not Hotels.com (??!?). Also I was charged 35 Euros for the taxes and not 30 Euros as indicated (good luck trying to get money back from Hotels.com. Breakfast was average for the rates, good location but expect to hear trafic for the front rooms. I've been to Rome several times and the location was the best feature.
- Mary (8/5): Location, location, location. - Hotel is situated in a narrow street which leads to many lovely restaurants, shops and supermarkets. It was right beside Piazza Navona and all other major tourist attractions are within walking distance. We had a one bedroom apartment for four of us which was great, as it gave us more space than we would have had, had we stayed in a conventional hotel. The apartments are basic but quaint with old world charm. There is a small lift to the upper rooms which holds four but only 2 of used it at one time. There is a hike up a winding stone staircase to reach the first and second floors. Breakfast was typical, croissants, fruit, toast, cereals, eggs and cake.

- doug (6/5): No service - There was a incident during the night (screaming and physical abuse in another room ) and we had no one to report the problem to. The front desk is only open between 14:00 and 19:00. There is no staff on the premises or helpline.
- William (10/5): Great clean Apartment Hotel, centrally located. - We stayed for four nights and would definitely go back. The staff were very friendly, professional and very helpful. We looked forward to breakfast each morning. Fresh baked croissants, cold cuts, boiled eggs, toast, fruit, juices etc. Oh and first class cappuccinos. WiFi was good. Rooms very clean. We had a spacious bedroom with a king bed, smallish bathroom and a sitting room with a full kitchen and tv. We would definatley stay here again. Extremely well located.
- Elaine (10/5): Great place to stay in Rome - Had a super 5 night stay in Palazzo Oliviia. Location is excellent for all sightseeing and restaurants/cafes in the evening. Room was cleaned daily with fresh towels and staff were always so helpful. Nothing too much trouble! Breakfast was vey adequate to start the day. Thoroughly enjoyed our stay here and hope to return soon. Would definitely recommend these rooms/apartments.
- Jonathan (10/5): Über Cool Palazzo Olivia - We had the pleasure of staying at Palazzo Olivia for 2 weeks, July 2016. The staff are Super Friendly, helpful, and diligent. The breakfast buffet every morning with croissants, 2-types cold cuts & cheese, breads, soft boiled eggs, and espresso, will be a boost to your easy access to all of Rome's Delights! If ever you need anything the office staff promptly assist you. We had an apartment during our stay which us perfect for a family. It had 2-fold out couches, one in the master bedroom, and 2-twins that could covert to king in master bedroom. The decor is clean and modern IKEA. The kitchen area has an electric 2-element cooktop, a decent fridge and smallish freezer, a table that could expand, 2-chairs, sink, pots, utensils, plus, plus! Besides the people at the Palazzo Olivia, we really LOVED the air conditioning in our room!!! Every day out and about in Rome's heat and humidity, to step into our Super Chilled room was blissful!
