Jennifer (10/5): - We were switched to this property when our original hotel cancelled, a week before we were supposed to travel. This turned out to be a very positive change! This space was large, clean, bright and comfortable. I loved having a kitchen to make coffee and easy breakfasts. The Albert Heijn grocery store was a five minute walk away and was open til 10:00 for easy meal and snack options. I do wish there had been written instructions on how to work the stove and oven as the symbols were new to me and it took a bit of google searching. A few reviews have complained about the stairs, but this was completely normal for Amsterdam and really no big deal once we got our luggage up! We were walking distance to the shopping district, Artis (zoo) and many other attractions. The subway was also right there so easy to catch a train on days when we had done a little too much walking or it was raining. There was a small issue with shower drain no working properly when we arrived but someone came to check it out right away and while it wasn't fixed while we were there, they did bring us LOTS of extra towels to help with the overflow. The rooms with the double bed and the murphy bed were perfect. The room with the two twin beds was TINY and had no real windows so it got a little stuffy - something to keep in mind depending on who will be sleeping where. The thermostat was very responsive so it was easy to manage overall temperatures as the weather changed quite a bit during our week-long stay.

The property was not cleaned.. dust and dirt and a cup full of mould was under the sofa. Bed sheets wasnt washed from previous occupants and smelt abit fusty.

francois (4/5): un accueil bien froid ! - une fois arrivé à Amsterdam, dans la rue de l'happartement, pas de numéro ! Après avoir descendu et remonté la rue à force de chercher nous avons rencontré des personnes qui avaient le même problème. L'accueil en fait se situe dans une autre rue, non, précisé sur notre réservation. La ame à l'accueil, fort peu sympathique nous affirmé nous avoir envoyé les renseignements nécessaire, ce qui est faux ! Appartement une pièce très mal insonorisé, pas d'eau chaude ni de chauffage une journée. En dépit du très beau quartier, calme, vert ce séjour est une déception. Bravo la dame de l'accueil !!! ,
karen (8/5): - The property was in a great quiet location, easy walk to metro/tram. Cafe and Pizza restaurant at the end of the road. Nearest Spar about 10 mins walk. Lots of stairs to 3rd floor! Very comfy beds and duvets. Kitchen had coffee/tea/sugar (no cafetiere). As advertised and perfect for out 3 night stay.
Steven (2/5): - MOUSE INFESTED. What a rip off. My family (wife and three kids 22, 20, 17) stayed here in December 2023 for 3 nights. Despite the large cost the apartment is extremely basic with bare wooden floors and cheap furniture. It felt like a student flat. The door handles fell off. The common stair area was dirty. We were awakened every night by people smoking weed in the garden of apartment below. THE WORST THING WAS THE MICE THAT WE SAW RUNNING AROUND INSIDE THE APARTMENT IN BROAD DAYLIGHT. I CONTACTED THE OWNER BUT HAD NO REPLY. I RECOMMEND THIS PLACE IS AVOIDED AT ALL COSTS!
Roger (4/5): Beware of multiple flights of ladder like stairs. - The place itself was fine, but it was not at all made clear the treacherous multiple flights of near ladder like stairs required to climb to get to the main level of the apartment. We spent the night, but ended up booking a room at another hotel for use during the day to avoid going up and down those stairs more than once.

Verified traveler (10/5): Great stay ⭐️⭐️⭐️⭐️⭐️ - The apartment was much more spacious than expected & had all necessary amenities - the perfect communal space with private areas too. Everyone at reception was really welcoming & helpful. The location was great too - about a 15 min walk into the city centre so the apartment was peaceful & quiet at night. We stayed here in December and the apartment was warm & cosy even in the cold!

Sara (2/5): - This place needs to be gutted! It is filthy, dangerous and absolutely disgusting! From the grime on the walls and floor to the stains on the dirty sheets they left on the bed, this place should be condemned!! The railing was hanging off the wall, the planks on the stairs were all cracked making it even more dangerous to climb up! The pitch of the stairs are more like a ladder and extremely skinny! The handles on the door are screws, the bathroom sink was hanging, the shower floods the entire bathroom, the kitchen had all the coffee and jam smeared on the counter tops still from the last guests. This place is run down and is in serious need of an overhaul. The apartment is up 3 BRUTAL flights of stairs that are like a ladder to coins and super skinny, the hallways are filthy with the same garbage remains in them for our entire stay and is just plain gross. Expedia needs to reclassify this hotel to a 1 star or even think if removing it completely from their website.

On the second day, we had zero hot water and I reached out to the owner, but never heard back, although he had been very responsive previously. This was very disappointing because for 2 of the 3 days we were there we had to shower in very very cold water.
Verified traveler (10/5): Apartment in nice neighborhood near city center - We stayed in an attic apartment in a lovely neighborhood close to the city center. The apartment was very clean and coffee, tea, sugar, and creamer was provided. The wifi was a bit spotty at times. There was some confusion about the check-in time as hotels.com said 2pm and the hotel said 3pm, but the staff was very apologetic about the mix up. Would definitely stay here again!

Maria (6/5): - Looks way better in the photos than it does in real life. Bit grubby, really crappy linen, wifi was unreliable and the stairs to get to and from the property were dodgy. If you have anyone with mobility issues - this will be a real problem - getting suitcases up there was hard enough! The checking in and out three blocks from the property is annoying as well - I know it says that on the website, but you don't realise how annoying this is until you are there on the day. We certainly wouldn't stay there again. Location is pretty good.
Anne (8/5): Loved the apartment, hated being awake for hours - We loved the apartment - clean and well equipped, lovely bathroom, character building in an ideal location for seeing Amsterdam. However, for the first tow nights we had hardly any sleep because of the noise from other guests. There were single young females and males in the other 5 apartments and they were partying for most of the night. Shouting, running up and downstairs, banging doors and smoking dope outside the window. We asked for help after the second disturbed night and things improved. Still a bit noisy, but bearable! I feel the owners of the apartments need to decide if they are catering for all of the public, or for groups of singles coming to Amsterdam for a wild few days! I'm not sure it works putting both groups together.

Verified traveler (8/5): Central apartment in Amsterdam - The apartment was in an amazing location, only a 20/30 minute walk from all the central attractions and right next to lots of restaurants and cafes. It was a beautiful apartment with everything we needed for our stay. The only negative would be that it was not very sound proof so you could hear everything that was going on on the street outside and in the rest of the building (which wasn’t the best early in the morning).
Samuel P (8/5): Great Apartment! - Wifi needs improving - The apartment itself was very nice and clean, and there were all the amenities including a fan for when it got hot which was good. The area was great, very sightly with places to eat just round the corner and only a 10-15 minuite walk to the centre. The only negative was the wifi. I don't know if it was just our apartment or the whole building but the signal was weak, finding I would only get a decent connection on one side of the apartment. It kept connecting then disconnecting over and over again. And the weak signal made it very slow. I know it sounds a bit trivial to complain about wifi on a holiday when you're mostly out doing other things. But im sure most people would agree that having decent wifi is basically an essential nowadays (especially if someone was staying there on buisness) and this was not the case. So maybe the hotel will want to look into improving their wifi. Other than that though everything was great and had a really good time.

James (6/5): - Stranded at the airport one late night and forced to seek accommodation due to cancelled flight. Booked rooms before all beds were snapped up by other travellers. Simple and spartanly furnished small apartment with all the basics but no frills. Expensive for one person as sleeps two plus sofa bed = 4. A real squeeze for four. OK if one wanted self catering and is on a budget with a couple of half grown kids used to little space. Not very private. No view. No bath. Steep stairs up to first floor and above. Not suitable for those not fit and careful. Location on a quiet semi residential street. I wouldn’t like to have had to spend a night indoors. No air con so can be hot and clammy. The place is OK and adequate but not at all memorable. 250 euros for the night was maybe an asking price based on the city being full of stranded air travellers. If you want to eat places are 5 mins walk. Keys are recovered from a hotel 5 mins walk away. Was NOT happy paying a c 300 Euro deposit on top of my bill. Avoid unless one has no option. Don’t think I could have taken anything from the place that would cost that much to replace.wouldnt leave valuables in whilst I was out. Nothing over 300 Euros! As an experienced traveller it was just a place to lay one’s hat.

Kay (4/5): Good size but tired and not the cleanest - To be honest we were very disappointed with the condition of the apartment when we arrived. It is in desperate need of a paint and just general repairs, for example the door handles regularly fell off the doors which was both inconvenient and dangerous. They are very heavy and one fell on my foot which was very sore. The walls and window ledges were all dirty and some of the radiators were rusty. There is one bathroom and a separate toilet which is bizarre the bathroom should have a toilet as well since the apartment sleeps 6 people. At night the apartment is very noisy you can hear people below and at either side of you - it was noisy until the early hours of the morning both nights we stayed. Also the windows are very draughty although the central heating is good so that at least made up for that as long as you had the radiators turned up. For the price we paid overall we were not impressed and I wouldn't return here.

Hilda (8/5): Close to everything - This is a great apartment for a family or group of friends. It's location is very convenient as it's within walking distance (about 300 meters) from the Artis Tram stop which can take you to pretty much all the sights of interest. It's proximity to the Centraal Station makes it a great place to visit other tourist attractions and return to the apartment.

Verified traveler (2/5): Poor value for money - Booked this apartment for a family of 6. Apartment in definite need of a coat of paint and general repair. Found shower hose on floor of shower due to constant leak. Unable to close bathroom window due to water damage to window frame. Walls had multiple scuff marks. Though a non smoking apartment stairwell reeked of cigarettes. For premium price paid this was definitely not value for money.

Cynthia (8/5): Nice Stay. - Lovely garden apartment, clean, comfortable and cozy. We were delighted to be here but we were very disappointed in the people who are above us and use the stairs to go up and down to their apartment. They were very loud and have did sit down fir 5-minutes. The quiet time was 10:00 pm and are they kept us awake until 1:00am. Problems of being on a bottom unit and not having hotel staff st this location.
Jude (10/5): Perfectly situated, comfortable apartment - Staff were friendly and incredibly helpful to all five of us staying at the apartment, the alartment itself was soacious and well looked after, walking distance from rembrandtplein and nieumarkt. No faults come to mind, would definitely reccomend!
Kristina (6/5): Excellent space for 6 people - stairs a nightmare - Check in was chaos. Argument in foyer between property owner and staff. Problem determining bedding and addresses of 2 apartments. Stairs a nightmare. Very dark and similar to climbing a ladder, with small treads and very very steep. Not suitable for young children or elderly or people with mobility issues.
Verified traveler (8/5): - The staff and check in at the hotel was great. I booked my stay online the day before I arrived in Amsterdam. I actually stayed in one of the apartments near the hotel. The actual apartment was great! Very clean, quiet, and safe. I had three major problems with my unit: one was getting into the apartment (the lock was difficult to figure out but they had the onsite 24 hour maintenance person come help me both time I had trouble), the wifi (in my room, I had almost zero wifi connectivity), and the shower (the way the shower was set up, anytime I used the shower head, the water would spray everywhere - there was only a partial glass partition next to the tub). The location is perfect and the neighborhood is very quaint and pleasant. Easy to walk everywhere.
Anthony (8/5): Brilliant Location, Great Place to call home. - You do not check in at the address for the apartment but, the location is conveniently close enough to not be an issue. The location of the apartment itself is simply brilliant. If you want a mostly quiet place to stay that is also withing sensible walking distance to the most important points of interests...this is a great place to stay. The studio I rented was spacious, clean, and provided all the major conveniences one requires except for laundry facilities. The good news is that these are close enough by to not be a problem. The botanical gardens are literally half a block away. Artis the Zoo and Aquarium is a block and a half away. There is a great pizza place on the corner and a very good coffee shop as well. Highly recommend that short walk to Artis and eating at the restaurant Plantages. Absolutely outstanding food and service. One problem I had was with the provided wifi. The first night there it was not working properly. I notified the hotel staff and the problem was resolved in a reasonable period of time. I definitely plan on renting another apartment from them on my next stay.

Verified traveler (8/5): - It was a nice property, the only thing that was bad, when I made the reservation there was a glitch and the wrong date went thru. When I got off a 10 hour flight they charged me for the wrong date and would not refund me saying they could have rented the room to someone else even though it was after midnight.

You can sleep!!!! - Staff not nice, the apartment was not ready after 14:30 when the check out is at 14:00 and the ask you to leave the apartment before 11 o'clock on your last day. YOU CAN HEAR everything from outside and from your neighbors. So no way that you can sleep!! Beds not comfortable!!! For the price that You PAY IS NOT FARE for what you get it!!

Abdullah (8/5): Great stay.. Small gripe. - Lovely place to stay. Staff members were very accommodating, only thing I had a problem with was that the shower drain was blocked up and smelled quite badly in which I'd expect from a hostel and not apartments. The area in which situated is beautiful and accessible to central Amsterdam.
Mitchell (8/5): - Nice spacious apartment, great for a group of 5 of us. One of the bedrooms is internal between the other two bedrooms, was ok as we were staying with family so didn't mind. The shower over the bath doesn't have a shower screen so gets a bit wet in the bathroom, but not a big deal. The Magnolia apartment we stayed in was on the top floor, lots of very steep steps up there (wouldn't be great with older people or large suitcases but was perfectly fine for weekend bags). The upstairs lounge dining and kitchen was very comfortable and had everything we needed.
Sofia (8/5): Nice apartments by the botanical garden - The apartment is a typical Amsterdam apartment, up some steep stairs, part of the Dutch experience. Nicely furnished and clean. Just the right size for 3 adults and a baby. The sofa bed was a bit hard and thin mattress so not comfortable.
Verified traveler (6/5): Inconvienent - The check in process was very inconvenient. After traveling a long way the last thing I wanted to do was walk, not knowing where I was going for 25 minutes to pick up the keys to the hotel. Not well thought out. Also from the pictures could not tell that this was a railroad type of apartment that everyone needed to go through each other's rooms to get to the bathroom/kitchen/living room etc. Overall weird layout. Not dirty. Going upstairs on those little steps was a scary undertaking, even without our huge heavy suitcases.
FOB (6/5): - Special instructions in confirmation need to be highlighted more effectively when check and keys are in a different place than suite or room. A very important booking element and consideration when booking on the run on short notice especially internationally.
Ku-Ying (8/5): Great older building and lovely neighbourhood. - We stayed for three nights in this studio apartment, which is basically a bedroom, living room & kitchen combined, with a separate bathroom. As this wasn't a hotel as such, there's no reception, but that was fine with us, collecting our keys from the desk at AMS airport. The neighbourhood was really nice, with leafy streets, nice cafes and a park, as well as close access to a metro station. The room was clean and welcoming, with very large windows looking out onto the street below. Everything we needed for self catering was provided, so we didn't need anything else (other than maybe a washing machine, after travelling around Europe for the previous ten days!). The only downside was the potential for other guests being noisy, which happened to be the case with us, but I guess this could apply anywhere. The only difference being that being an older building with old stairs, people can easily make a lot of noise simply by walking up the stairs, and in our case walking directly by our door talking very loudly at 1am in the morning! Overall though it was a great stay and I'd do it again.

Kelly (10/5): I would stay here again - Excellent quality apartment we stayed in the Iris 2 North. Big bath and shower, very large double sofa bed. Nice quiet area next to the zoo with tram into dam square which takes ten minutes or you could walk. Very steep stairs up to the apartment on the second floor so perhaps not suitable for some.
James (8/5): Lovely stay - Really nice and spacious apartment, only about 15 minutes from the city centre (by foot), the staff were polite and helpful and there were plenty of places close by to eat and a supermarket 5 mins down the road. A really nice place to stay!
