Seasonal Road Closure Notice: HWY 120 (Tioga Pass) generally closes for the winter from late October through late June. Daily closures can also occur during periods of inclement weather in spring and fall. The Eastern entrance to Yosemite National Park is located 45 minutes from Mammoth Lakes. Yosemite's Eastern Gate or Tuolumne Meadows is not accessible when Tioga Pass is closed. All other Yosemite National Park entrances are open year round. Guests are advised to check local road conditions/closures before travel with the California Department of Transportation at www.dot.ca.gov or by calling 800-427-7623.

- heather (4/5): - The unit smelled like it wasn’t used for months. There were ants and found a dead moth under the table upon arrival. Broken tile , bent blinds and a broken chair were noted upon arrival. Management company made aware both on arrival and departure . Patio area was dusty and dirty . Because these are units rented out you don’t know which units are clean and up to date. I wouldn’t stay again .

- Scott (10/5): Mammoth Lakes - Excellent furnishing and location. My only recommended suggestion would be to fumigate the master bedroom. There were large ants and small beetles infestation in the bed. Otherwise, it was perfect!

- Arlene (6/5): Close To Slopes - 2 bedroom condominium unit with pullout sleeper which was very uncomfortable to sleep on so this unit really sleeps 4. Best thing about the unit is it is very near Mammoth slopes. If you don't want to walk to slopes a bus comes right outside your door. The unit was built in 1984 with very few updates. Unit is clean though when we got there some unwashed sheets were in the washing machine. There is covered parking which is very nice. If getting to the slopes easily is your mission it all works

- Jenny (4/5): Don't, just don't. - Deceptive about proximity to Yosemite. It was a 2 1/2 hour drive from here to Yosemite Valley - ridiculous! Also, the air conditioning in our room didn't work.

- KATE (10/5): great stay on the mountain! - Absolutely loved our stay at Mountainback... the cabin was excellent, comfortable, and clean. Being within walking distance of Canyon lift was a surprise bonus that put this place over the top! We arrived late and the check-in process was a breeze. The trolley into town was easy to use and efficient so we used that a lot and thought the entire stay was just fantastic. Will definitely stay here again!
- Verified traveler (10/5): Great location in Mammoth - We were pleasantly surprised and impressed with our accommodations at the Mountainback Mammoth. We stayed in unit 53 in Bldg. 5. It was very spacious and could easily accommodate 2 families with 2 full bedrooms and bathrooms downstairs and a loft with a queen bed and bunk beds and another full bath. We will definitely request the same unit again when we go back to Mammoth. Note: It would be a bit of a walk in your ski boots to the lift at Canyon lodge but people are obviously doing it because the parking overflow from the lodge runs all the way down the street and almost reaches the complex. Also, I believe there is a shuttle but I did not happen to see one. If you have someone in your group to drop you off in the morning and pick you up at the end of your ski day, this place is ideal.
- fat tony (10/5): Right on shuttle route...super convenient...cozy - Easy late night check in. Instructions emailed and app made even easier. Each building has own tub. Village at Mammoth is well...sleepy. There is no Apres ski to speak of. By 9:30-10pm all restaurants in village were essentially empty and slow on a holiday weekend...even Saturday night!

Bra öppen spis, generöst med ved, bra sängar, två toaletter, välutrustat kök och underbart närområde med mataffärer, pizzerior och liknande. Hade gärna stannat längre. Aningen snåla receptionstider dock, vilket lyckligtvis går att lösa ganska smidigt via telefon.
- Verified traveler (6/5): There are better places in Mammoth. - Lots of items in the Cabin did not function. Only two of the windows would open causing the room to get very warm during the day. The cabins are not equipped with AC units so opening the windows was the only way to get cool air. The doors were all very hard to open and close. This unit was located at the top of three flights of stairs, making it very tough to lug luggage and equipment back and forth to the room.
- 12Ellen345 (6/5): Mountainback #103 - I love the staff. Marilou is awesome and love her dog Winston. We rented unit 103 for 4 nights and loved it. The unit is quite dated, the master bed is hard as a rock, could use a few nice cooking pans and a few of the windows didn't open. But, overall, we loved our visit. This is our second stay at Mountain Back and we will be back again.

- Ski4life (8/5): Beautifully furnished Condo - This is a privately-owned set of condos. We stayed at unit #34 which was beautifully furnished. The kitchen was well-stocked. We enjoyed our stay. The only complaint I have is that since our arrival was on 4 pm & the office was closed we had to figure out the code to the lock box to retrieve the keys. If you rent any units here just make sure to read the email they send a couple of days earlier that has the code to the lockbox.
- Verified traveler (8/5): - Condo was great! Very close to the lifts. The only reason for 4 stars instead of 5 is stock showerhead in bathrooms. Hard to rinse long hair with poor showerhead.
- Joanna (10/5): Loved it! - I really loved this condo! It was extremely clean, easy to get to, and the staff was insanely accommodating. Will DEFF be rebooking this same condo in the future!
- Steel (10/5): Canyon lodge ski pad - A group of good friends and couples getting together for an overdue ski/snowboard trip. It was a very accommodating experience from condo amenities to office staff. The condo was very clean and nicely updated! Beds and rooms were really comfortable and sheets and blankets were super clean. Three full baths definitely helped out too! Slopes at canyon lodge were within walking distance or a quick hop on the shuttle. Everyone in our group loved the place we stayed at and would not hesitate to come back and rent here again in the future!
- Chris (8/5): - This is a great condo. The outside isn't much, but the condo is great! 2 bed, 2 bath plus a den with a queen bed and a pull out couch. It also has a washer and dryer and fireplace.
- Henrique_WestOz (8/5): Great stay - Rented the Unit 34 for a couple of nights. It is a 2 bedroom suite. The unit felt very cosy. Well located walking distance to the village (20min) and lifts and only a few minutes drive to other lifts and shops.
The apartment has wifi and smart TV with Netflix! Also has TV in both bedrooms. The lounge room has a sofa bed which was handy for us traveling with kids and relatives. Also has a washing machine and dryer.
The kitchen is well equipped with everything we needed, fridge, microwave, stove, oven, dish washer, toaster, kettle, pans, plates....
The complex was quiet and wood for the fireplace was provided. It has undercover parking, it was very helpful because was snowing so much while we were there.
The kids loved playing in the snow in back of the building.
Overall had a great experience and would definitely come back again!
- Ursula (10/5): Great Mammoth Ski Lodge - This is a Lodge not a Hotel and for skiing it was awesome. Lots of space, great kitchen, large lounge with all sorts of amenities, log fire place. Exceedingly well equipped - we would certainly return. It is only serviced before you arrive and not during your stay. The Ski slopes are uphill and between 1m to +- 700 yards away.

The only tiny dissatisfaction is the range hood can't efficiently haul away the cooking smoke. We stayed at #72.
- Sandra (8/5): Mammoth Getaway - Great location. Extremely spacious with 2 bedrooms, loft and 3 full bathrooms. The kitchen was a bit outdated (they used paper towels to line the cabinets - not cool). Bathrooms were also in need of some updating but overall, very clean.
- Vinod (10/5): FABULOUS PLACE TO RELAX - Awesome place to stay in the mountains. Hotel staff was extremely polite and helpful. The kitchen was great with all modern facilities and above all utensils. Ladies were at ease while working in the kitchen. I would highly rate this hotel for others to stay.
- Carlin (8/5): Sierra Getaway - This was the perfect place for our stay in Mammoth. Nice 2 room condo and we had the building to ourselves. Perfect location for visiting Eastern Yosmite and the surrounding area. Decided to stay an extra day and it was no problem at a great rate.
- Neil (6/5): Nice location but.... - It was a great location and the unit was large, however it failed in many areas. The unit is clearly used by the owners and much of the stuff was in the unit. Including rubbish.
Unfortunately, with each unit being privately onward, it could be hit and miss as to the actually quality of your stay.
- Verified traveler (10/5): nice condo - The condo was well furnished, the kitchen was fully stocked with all the cookware you could possibly need. We had 6 people and there was ample space to hang out and relax. We were in #41, which had 2 bedrooms, and a loft. The only downsides we encountered were the construction crews that insisted on starting at about 7:30 AM on the weekend. There were a few minor issues with the unit, cable was out, fireplace was a bit small, but warmed the unit after a bit of time, and some of the furniture was losing screws. For the price however, the minor issues can easily be overlooked. Overall we were all very happy with the accommodations, the unit owner stocked the unit full of games, movies and books to keep us entertained while recovered between adventures.

- Malek (8/5): Great value, awesome location - Nice 2 bedroom 2 bath unit with full kitchen. Awesome location less than S mile from the village and about a 10 minute drive to mammoth mountain. Clean rooms, plenty of firewood, flat screen tv (not that we really used it). Only drawback is you need to have a fire running cause it gets cold and there's no central heat (there are small electric heaters in each room though but don't work all that great). Would definitely come again.
- hawinhb (10/5): Mountainback #38 - Booked thru mammothres.com. Fantastic price and much nicer than pictures. Nothing fancy but clean and in a good location. Wifi in unit. Shuttle service to slopes passes complex. Kitchen well stocked. Hot tub onsite, washer/dryer in the unit. Jacuzzi was too hot the first night, but we called management and somebody went out immediately to adjust the temperature. Parking garage and walk up 2 flights of stairs. No elevator. Would book again.

- Prasad (10/5): Excellent facility, recommended! - We had booked two of the 2-bedroom lofts. Spacious rooms with lots of beds, including bunk or twin beds in a loft area for kids. Fully furnished with all kitchen utensils, flat-screen TVs, games and DVDs for kids. Clean and well maintained with very friendly staff. Also given it was snowing when we stayed, great to have underground parking so the cars didn't get frozen in the snow. We parked in the covered lot when we checked in and just used the free shuttle to get to the slopes, village, etc.
- Peter (10/5): Excellent mountain/ski getaway. Minutes from lifts - I took my 2 kids for a skiing vacation and stayed at Mountain Back. This was a perfect size condo just minutes from Mammoth's Canyon Lodge. It came with a full kitchen,wash,fireplace,TV's in both rooms,giant whirlpool tub and spacious dining and living area. I would highly recommend this place to anyone.

- O4059SDjeffm (10/5): Good People - We didn't actually stay here but had a reservation and had to cancel at the last minute due to a family emergency. We had a several hundred dollar non-refundable deposit and the management there gave us a full refund even though they absolutely didn't need to. I can't comment on the property but I'd recommend it based on that experience alone.

- 83MaryJ83 (2/5): Will Never Rent From Again - My family has been renting from Mountainback for 20+ years. This year, a personal guest of the owner from the unit next to ours took one of our blankets that was in the hall, along with other items, by our door. All Mountain Back would do was email the owner, they claim they don't have a phone number for the owner. I was able to find a number online in 2 minutes. The owner admits to having the item. Mountainback refuses to follow up and will not help. When I told Marylou from Mountainback I was disappointed in their follow up she said, "Well you can feel that way." Do not stay here, they do not care about their guests!!!!
- wands3 (8/5): Mountainback #18 - If you're looking for a comfortable condo, this is it. Nothing fancy but not utilitarian either. Kitchen is well equipped and has SHARP knives...a rarity. One note: if you like a softer pillow, bring your own. Convenient location to everything. Efficient, well run complex. I'd return.
- stephtc (10/5): Plenty of sleeping beds in Mountainback # 3 - Mountain Back # 3 is beautiful. Updated kitchen and bathrooms. The kitchen opens up into the living room so as I cook I can see the mountains, TV, fireplace and interact with my family. Wood stocked fireplace is provided and stunning mountain views from living room and both bedrooms.
The "kids bedroom" or bedroom # 2 can sleep many. Bunk beds with a twin on top, double bottom and pull out trundle. Queen sleeper sofa by the cozy fireplace. Condo is stocked with games to play and everything you need in the kitchen. We take the free shuttle in the morning to the mountains and stroll back to the condo after skiing to take in the pretty walk home. We liked it so much that we're going back next week!
- 547michelleg (10/5): Perfect Autumn Vacation In Unit #9 - Who knew Autumn in Mammoth was so beautiful? September is warm and sunny and the trees and grass are changing color. This condo (#9) is in an excellent location, walking distance to shopping and restaurants, beautiful view of the mountains and pine trees. Extremely clean, roomy and cozy. The newly remodeled kitchen is stocked with everything you could possibly need to make great meals, many appliances. We loved that there were 3 bathrooms and the master bath had heated floors. You know it is a great place when you are already planning your next trip before your current vacation is over!
- JBnapavalley (10/5): Beautiful views, well appointed, comfortable and close to everything! - We traveled to Mammoth two weeks ago with 2 other couples and had plenty of room. Just down the hill from Canyon Lodge, this unit offers a shuttle service to the slopes as well as a ski locker at the lodge. It is also situated just above the Mammoth Village and is a short walk to restaurants and shops. Underground parking makes it easy to unload in any kind of weather. The fully equipped redesigned kitchen made it very easy to cook our gourmet meals. Comfortable beds and plenty of private space for each couple. Highly recommended! Can't wait to go back!
- paulpartypavilion2 (10/5): Beautiful home, perfect location, so much fun!!! - We went up and stayed at Mountainback Condos #9 for the Thanksgiving Holiday weekend and it was absolutely perfect! The condo is very large and slept not only our family of 4, but we also had a couple aunts and uncles stay with us too because there was extra room. The upstairs loft area has its own bathroom and was perfect for our daughters to have their own space and hang out area to play. The hall closet was completely stocked with great board games and we really just hung around the fire as a family and played games and watched the beautiful scenery. A great place to stay and the owners really take care of the condo so nothing is old or junky. Planning to make this a annual tradition for sure!

The owners did a great job decorating and appointing it with all the comforts of home. They even went above and beyond, with a foot massager for après ski and heated tile floors. We will be back!
- CRiiver (6/5): Mammoth Condo - We stayed at Mountain Back unit 112. The condo was nice, a dated but comfortable. My main complaint was with housekeeping. There were 6 people staying in this condo, we were left with one bar of soap, two rolls of toilet paper, dish soap that was almost empty etc. the pot holders were filthy, and the two dish towels that we were given, were so worn that they barely dried anything. We stayed 5 nights and only 1 fire starter was in the unit when we got there. On day two, we drove to the off site management company, Mammoth Properties Reservations, and I asked at the desk for more fire starters. I was told that they were swamped, and that they would have to have housekeeping return later in the day and get some from them. They told me that we would need to come back later as well and pick them up as sending housekeeping to us was not an option. I just stood there looking at the gal at the desk....trying to keep my cool as I had just come from the market and bought extra supplies, as mentioned above, soap, dish detergent and now we were going to have to drive back hours later to get the fire starter. All of a sudden, she pulls out a box from under the counter and it was filled with fire starter!! Needless to say, better organization is needed and if we need to drive to the management to get supplies, then they should have them on site so guests can go in once and get what is needed.
- zoomom76 (8/5): Excellent value - We drove to Mammoth to pick up our kids after a 120 mile hike. What a wonderful place to be able to bring them to for a hot shower, comfortable bed and fabulous kitchen facilities. We stayed for 3 days and LOVED the area. The only negative is that there was a leak from our tub that sent water into the parking garage. Fortunately, it didn't happen until we were leaving, so no inconvenience to us.
- lizs824 (2/5): Property Management of Mountainback - We rented unit 47 from 2/23/12 through 2/25/12. We arrived late afternoon and didn't realize we had no hot water until the property management office was closed. They had failed to turn on the hot water heater for our condo and we couldn't get a hold of anyone until the office opened back up at 9am on the following morning. After I went to the office at 9am I was told they would send up a guy to turn it on when he came in at 9:30. So much for a hot shower before our scheduled meetings that day. The person in the office showed no remorse for their failure and when I told them I would find a way to contact the owner of our unit 47, she said "go ahead, please tell them." I said, "I cant believe you just said that" and she replied, "go ahead and tell them" once again. Horrible attitude as it's not like I'm staying at a motel 6 for $49 a night, we are paying $250 a night and expect better customer service and a reasonable attitude.
Then we open up a cabinet and find a container of stale croissants dated 10/11. This was especially appetizing when we were getting ready to eat.
Our complaint is not with the owner of unit 47 but with the horrible property management. I'm sure the owner has no idea about the way the management mistreats their customers and that's a crime since they pay them 40% of the rental amount.
We will NEVER stay at Mountainback condos again!!!!
- TravelDrone (8/5): Good location, nice units, good value; lotsa steps, though! - Large complex off Lake Mary Rd (convenient): 10+ buildings of 12 units each of varying interior qualities and sizes. Good sizes, sleeping up to 12 in some larger units. Parking is below the units, at grade, with the smaller units one floor up and the larger 2-story units on the top floor. So the entrance to the top floor units is actually the 3rd floor, and those units have an interior loft or second story (4th floor). It's a lot of stairs, and can be a challenge in the high altitude.
You get two parking spaces; street parking is limited, and restricted at night. They give you one overflow parking spot as well, but that's in a dirt lot. The office and main pool (small) and jacuzzi are centrally located; additional smaller hot tubs are located between the buildings. Service is friendly, helpful and efficient.
Units are a bit dated, but many have been upgraded so check out the website for the best options. Prices are VERY reasonable considering the unit sizes. There is no additional cleaning deposit or fee (great deal!) and daily towel service is included. Cable TV and internet are included and reliable.
With a location halfway between the lakes and downtown, it's convenient and easily accessible off a major road. If it weren't for the stairs, it'd be perfect, and even dealing with the stairs it's a good option for summer travel in Mammoth.
- 1plato23 (8/5): Very comfortable condo. Pity about balconies/views. - Condo very comfortable. Bit dark inside and balconies/views very disappointing but we enjoyed the stay as quite luxurious/weel-equipped inside compared to hotels/apartments during our holiday. Mammoth itself not very interesting but but very close to lakes etc. Very quiet when we were there. Swimming pool an asset.
Town so empty in summer you could probably get somewhere even better and cheaper.
- lindylonglimbs (8/5): nice accomodations....but... - I booked a large group, we had 5 condos. The condos were wonderful, clean, nicely decorated. The proximity to the Canyon Lodge is a plus. The kitchen was well stocked with plenty of appliances, pots, pans, dishes, etc. There was plenty of firewood. The beds were comfortable. The jacuzzis were hot and everyone enjoyed them. Very nice.
There are no elevators, so if you have a condo on the third floor, be prepared for some huffing and puffing. With food and ski gear, it is a workout!
If you plan on booking here, especially with a group: BEWARE of parking issues; They tell you, three parking spots per unit. If you have more than 3 cars coming, you may end up having one park near the entrance to town in the RV park. (at $10 per night and sevderal miles away) This results in a logistical nightmare. It is illegal to park in parking lots or on the streets during snow season.(it doesn't say this part on the web site)
Whatever you do, don't deal with the girl at the front desk, by phone or otherwise if you have problems. The only word in her vocabulary is "NO!" She is not able to say, "Let's see what we can do to solve your problem, maybe we can work this out, etc. (actually, we encountered two unfriendly women at the desk) The answer is always "NO.", "Not possible", "Those are the rules." (period). I had to ask to see the manager, who was just the opposite, and solved our problem immediately. I would have given this place a zero for customer service if I had not taken the initiative to talk to the manger. .
The manager, on the other hand was very helpful with our parking issues and was quick to give us overflow parking. It was no big deal to him, however it was an impossible task when dealing with the front office help. ?
The entrances to the different buildings, which are stretched all along the street are not marked and it is difficult to find your unit the first time you arrive, especially if you arrive after hours. They do provide a map on the website, and it is HIGHLY recommended you print and take it with you if you arrive at night.
The buildings are spread out, so if you have a group, and multiple condos, your group is likely to be scattered up and down the street.
- G2GTech (10/5): Mountainback Condo 115, Mammoth Mountain - Good Times - I have stayed at this Condo a handfull of times. We try and visit at least once during the summer for mountainbiking and hiking and a few times during the winter months for skiing and snowboarding. This condo is located just a short walk up to Canyon Lodge (Chair 16) and really couldny be in a better location. The parking is underground which keeps your vehical warm and safe. The condo itself is big and cozy and there is a lot of space to spread out and relax. . Its on the 2nd story so there are great views of the area around the condo. The Master bedroom is huge with a king bed and has its own bathroom and shower/tub. The second bedroom is nice and has a queen bed and a full bathroom right outside the door. the loft is also great because it has two twin beds and its own full bathroom upstairs. The kitchen is a good size with all the appliances you would need to cook, make coffee, and entertain your family and friends. There is also plenty of space to store your jackets coats, etc. You also have a full washer and dryer if you are planning on staying a while. The living room is nice too; there is a 40 inch LCD flat screen TV (so bring your xbox360 or playstation); and the real wood fireplace is such a warm touch in the winter; with plenty of wood stored conveniently on the patio. There is also high speed internet. If you are looking for a wonderfull place to stay during the winter or summer; I would defintely consider this Condo.
- SLOVic (8/5): very nice condos, clean & well furnished - We went with a large group that rented several units. Our family shared a unit with another couple. The units are very comfortable, very clean and convenient. Well equipped kitchens. You must go upstairs from the underground parking, no elevator. We are going back again in 2009. Good, solid value. Lots to do: we hiked, kayaked, road and mountain biked, shopped and more.
- flos (10/5): Why stay anywhere else? - A novel idea which we came to through Trip Advisor; stay in a condo instead of a hotel for the same price! We were late in arriving at Mammoth Lakes so reception kindly left us keys and instructions. The unit they allocated us (72) was amazing; much nicer than other condos we have stayed in before; two beds, two baths and a wonderful living / dining / cooking area with windows with views to three sides and balconies to two. The unit was extremely well equipped with every comfort; open fire with wood, TV + DVD, new kitchen with nice appliances etc. In addition the whole place was spotlessly clean and well-presented so that it felt as if you were a guest in somebody's home. In addition, free local, long-distance and international calls were an unusual and welcome boon! We spent a really great couple of days here; the town is quite lovely with a range of stores and things to do and if you tire of that, Mountainback has a pool and the usual amenities. The reception staff were really friendly and we didn't want to leave.
One note of caution though; if you plan to use Mountainback as a base for exploring Yosemite, as we did, be prepared to get up very early as the road to the park is very long and slow. I'd still stay here again though!
