From helping self to breakfast, to getting ice, to carrying out luggage to the car. He was intrusive to the point of being creepy. He needs to be better instructed on giving space to the tenants.

- Teresa (6/5): Has potential, but was disappointed - I'm not one to write negative reviews, but I feel the need to inform others. The home is quaint, the grounds well maintained. The living room, dining and kitchen areas are nice The gentleman who greeted us was pleasant; however there was no conversation. Our interaction with him was him taking us to our room.
Upon arrival via Uber, we felt safe. The block the home is on was nice. We walked to the falls early evening. Two mile walk. During the day it felt safe, but at night, on our way back, we did not feel safe.
Breakfast was very disappointing. Cold cereal or oatmeal. Eggs in the fridge (how fresh were they?) I didn't risk eating them. Bananas were overripe, Would make great banana bread. Two flavors of granola bars.
Our bedoom had just one luggage rack to put our luggage on. There was only a small table on one side of the bed, so I had to use the chair to put my phone and personal items on. The shower was peeling on the bottom, which they covered with several mats. In taking the mats off, I discovered the peeling along with a spider. We did not use the bathtub.
Walls between rooms are THIN. We could hear the conversation of the people in the room next to ours.
Was not worth the amount of money I paid. Wish I could say we will return, but unfortunately we will not.
- Tryfyanchyn (4/5): - we paid $185 per night, unfortunately it is not worth it, it is better to choose a hotel near Niagara Falls. there is no breakfast here, as stated in the description, there are snacks and coffee/tea. we had 1 room. the room and bathroom are small, but clean and cozy. the bed is a bit uncomfortable. also you will hear other neighbors and the smell from the kitchen. the house is on a safe street, but in a dangerous and terrible area

- Verified traveler (8/5): Hotel name is misleading - The place was fine. Nothing special. I would not say it’s a Bed and Breakfast. They have snacks like granola bars and a bananas. They allow you to use the kitchen as well but you have to cook your own breakfast. The bed was comfortable but it was extremely hot and we had to sleep with the fan on in the winter. The bathroom floor was not the cleanest. Overall. It was fine for a 1 night stay.

- Carrie (10/5): Quiet and close to the Falls - Lovely home set up as a bed and breakfast. Quiet, clean and comfy. Just minutes from Niagara Falls but away from the crowds. The kitchen was stocked with food for us to make our own breakfast. I was expecting breakfast served to us as that's the idea of a bed and breakfast. It worked out fine and the four of us all helped ourselves to what we wanted, when we wanted it. I recommend.
- Kathy (6/5): - The downtown area of Little Italy was shuttered and felt unsafe. The B&B should be called something different. The home was quaint and the Caretaker was lovely. The room was quite small and did not meet our expectation. The “Breakfast” options were a loaf of bread, peanut butter and jelly, packets of cereal and a quart of milk and a carton of eggs that we could prepare on our own. A French Press was provided so we could make our own coffee.

- John Joseph (4/5): - This facility was billed as a "Bed & Breakfast". Well, there was a bed, but no breakfast. Like, get your own breakfast. Oh, and make certain you clean up after yourself. Don't like the noise from the adjacent rooms? Too bad! Absolutely no noise mitigation whatsoever! You get to hear the person relieving themselves in the upstairs bathroom and/or walking across the floor noisy. Some may think this as "quaint"...we did not. Guaranteed to wake you up at 2 AM. The room was ok, the bed was comfortable and the sheets/linen/towels/bathroom were clean. Having said that, we booked 2 nights but decided to not stay the second night and went to a hotel in-town (Courtyard Marriott, $300 per night, if that gives you any idea how we felt). Yup, we ate the $200 just to not stay at this place a second night. I think that says everything that needs to be said. Should be re-named "Bed & Breakfast On Your Own". Overall, it sucked. Sorry, it is what it is. Save the money and get a hotel room, you'll thank me later, in the long run you'll save money and be happier with the experience of staying elsewhere. Caveat emptor.
- Dina (4/5): Don’t book this place! - The parking for this B&B was in the back in the alley. There was no sign to designate which house was theirs and it was hard to find.
Before arrival, I received a list of things they would like from their guests, including quiet time after 10pm and no eating in the rooms.
Our room was right outside the kitchen. We were in bed and had fallen asleep around 11pm and some guest arrived. Their caretaker came out to greet the guests and all of them were very loud. They certainly didn’t follow the rules of quiet time after 10pm.
Someone also came down at midnight and was very loudly eating and chatting with someone else. It was 100% not a relaxing trip.
The breakfast in the morning was granola bars and make your own oatmeal. They didn’t have water to drink for their guests either.
I really regret booking this place. In fact, had I gotten the “rules” beforehand, I would never had booked the place.

- Olivia (10/5): - This was a reallly nice bed & breakfast! Spotless clean, bed was comfy. I read a review that the shower was slippery and man they werent lying!!! But, otherwise, CLEAN!! I didn't realize until after I booked that they weren't actually serving breakfast because of covid, my fault, BUT they had individually packaged bowls of cereal, some fresh fruit & granola out so that was nice. I was kind of looking forward to the whole bed & breakfast experience of meeting the other guests but we never crossed paths with any of them & only heard them as they left in the morning. If your looking for a getaway, I would highly recommend this spot!!! We would book here again.

We stayed at the upper room, the floor was squeaking badly whenever we were walking across the room, and the side entrance door was right on the same wall of the bedroom we stayed in.. so woke me up every time someone closed the door hard,
That was nothing though compared to the loud noise some guests made when they came in @11.20pm even though the rule was “quite starts 10pm”.
We didn’t get the quietness we needed until after 03.30am, that was terrible & so insensitive from other guests.
We emailed Jordan early morning, hope he reminded the guests about what they had done to other guests in the house.

- Scott (4/5): Little Italy was a little disappointing - Little Italy of Niagara was an average place, nothing spectacular. Our room (#2) was quite warm and there was no way to very the temperature. Also, we felt that calling the service a Bed & Breakfast was misleading as most BnBs provide a fully cooked breakfast. Little Italy simply provided foodstuffs and a kitchen – it was cook-your-own. Plus, the owner asked patrons to clean the dishes for the sake of the other guests. If one is going to advertise as a BnB, we feel they should provide a fully cooked breakfast. Or, if not, make it very clear that breakfast is cook-your-own and adjust the fees accordingly.

There was a lot of banging (sounded like cleaning) starting around 6:30am which made it impossible to sleep in if we had wanted to. Other than being unhappy about the noise we loved it.

My two biggest issues were price and the fact that it was a self-serve breakfast. The room was around 180 dollars and that was in line with other rooms in the area, but it seemed a bit much. This was the most expensive booking on our nine day vacation. Niagara Falls had a lot of litter and the whole city seemed run down. Maybe the room was high because of tourism taxes...if so, that city needs to use that money to beautify their city. There was bacon, omelette fixin's and other continental breakfast stuff, but every bed and breakfast I have ever stayed at served the morning meal. I am certain it said that in the description, so I cannot fault the advertisement.
I was woke up to someone banging around in the adjoining room late last night, but I guess that is to be expected. Bed was comfy, shower was nice. Location was close to the Falls.

The bed is comfortable & I slept really well, which I usually don't in hotels. Overall, I loved the place and would definitely go back.

- The Gr8Brendini (10/5): Cutest B&B I've been to! - The property is a small modern home with 5 rooms, not a hotel. Our luck, I rented three of the five rooms and the other two remained un rented so we really had the home to ourselves (my first time to Niagra Falls). Jordan, the contact person and/or owner, told me to make myself at home and I did. The home is modern, clean, and has all the items you need when you're away from home. It was so cozy! We loved it and in the morning Becky came by and made us fresh breakfast. Honestly couldn't ask for more. Loved our stay, our accommodations, and feeling like you're at home away from home. Thank you for our stay, if we are ever in the area, it's the only place I'd stay. It costs like $12 for Lyft to go to the falls. Trust me, you wanna book this little gem!

Jordan was so friendly and fun to visit with. He prepared breakfast for us in the morning and it topped off a fun overnight stay. The only thing we did not like was the creaking as we walked around our bedroom and when we sat on our bed. We still give high marks for this B&B!

The breakfast was made to order and they were very supportive of dietary restrictions. The bed was more comfortable than mine at home and I didn't recall any noise from the outside or within the location. Parking in the rear of the location and garage are highly recommended since parking on the street has a schedule permitting when you can park on specific sides of the street. The facilities were very clean and functional. It's a home-style early American home meets a modern twist. Highly recommend this location for your stay in NY state.
