We had a very warm welcome and special birthday surprise. Location is easy to reach by bus and metro. The host was wonderful. Nothing not to like.

It is a 20-minute walk to the Colosseum, about 5 minute walk to the subway, you have many convenient stores and restaurants around. Everything was wonderful. Comfortable bed, we had a small refrigerator in the room, the bathroom was a decent size, there was a coffee machine in the common room which was accessible any time. Free coffee and tea. The room has all the instructions and information printed out around the room. It basically answered all my questions without having to bother the receptionist. Also, there is free WiFi. Despite the instructions for opening the main door of the building, we weren’t able to get inside the main building at first. We arrived around 7:30-8:00pm. We were fortunate that someone opened the door on their way out. That’s when we were able to enter the main building. Other than that, finding the door and opening the door to our airbnb/hotel, there was no problem. Also, the TV in our room didn’t work well. I think there might’ve been a problem with the cable or something. Trying to connect to YouTube/Netflix on the tv didn’t work as well. But that was okay. We didn’t need it anyway. That’s why we didn’t bother the reception to fix it or anything.

• Lilly (9/5): Tolle Lage, nette Gastgeberin und schönes Zimmer mit allem was man braucht! - Wirklich tolle Lage, man war zu Fuß in 15 min am Kolosseum und Metro oder Bus sind auch in der Nähe. Self Check in war gut und die Gastgeberin super freundlich und hilfsbereit und hat sehr kurzfristig geantwortet bei Fragen. Das Zimmer war auch super, sehr schön, Sitzmöglichkeiten und hatte alles, was man braucht. Jeden Tag frisches Wasser, es gab auch einen kleinen Korb mit Wattepads, Shampoo, Shower Gel etc., es wurde jeden Tag aufgeräumt und das Bett gemacht. Es gibt Kaffee etc. in der Unterkunft. Theoretisch gibt es auch Frühstück, haben wir nicht genutzt, aber die Möglichkeit gibt es. Es ist etwas hellhörig und es gibt nur begrenzt heißes Wasser beim Duschen (sollte man einfach nur wissen, es hat bei uns zu keinen Problemen geführt, da wir es so abgestimmt haben, dass wir nicht hintereinander duschen gegangen sind)

• pabil (10/5): - The appartment was nicely fit and perfectly clean. The bed was comfortable. We appreciated contactless check-in as we arrived in the evening. In the mornings there is staff at the reception desk if you need any help. Although the windows in our room were facing the main street, they were perfectly silenced, so we heard no noise and slept well at night. Overall the object consists of 5 rooms plus a common area, in which you can make yourself a coffee or tea (everything is provided). The location is very good: a safe neighborhood, with a choice of various shops, cafes and restaurants near by. Some major attractions are in a walking distance: The Basilica in Laterano is just 5 minutes away and The Colosseum some 20 minutes away. Other parts of Rome can be reached by Metro from the San Giovanni station, which is only 5 minutes away from the appartment. At the end of our stay we took the advantage of the possibility to leave our luggage after check-out for a few more hours, which was very convenient. For guests arriving by plane at Fumicino: you can get an airport train from Fiumicino to Termini train station and from there there are three Metro stops to San Giovanni. However, you can also walk from Termini to the appartment, which will take you some 20-25 minutes. For those arriving at Ciampino: you can take the bus number 520 (right outside the airport), go to Cinecittà and jump into the Metro line A (the station is right near the bus stop) that will get you to San Giovanni.

• Andy (6/5): Quaint but has issues as a bed & breakfast - The location was a 2 metro stop from the main termini train station and had good access to trams and buses, we found it ideal to explore the sights of Rome. The room was secure, clean and in keeping with the character we'd hoped for. Air conditioning worked well as it was 30°+ every day and the room was serviced each day. The fridge did not work and there were no British news channels or any other UK channels on the TV. The breakfast was disappointing, it was a cafe about 200m away and was a token for a small coffee and a croissant. The cafe opened at 8am midweek & 9am weekends., not ideal if you have sightseeing plans. They had a tea/coffee machine in the communal area but no milk available. The lift was so tiny it made us laugh as a feature, completely useless if you have mobility issues as rooms were 2nd floor.

• D'ambrosio (7/5): Good - The room is in a second floor flat /guesthouse. Very close to the metro A and walkable distance to restaurants and bars. Very complicated and confusing instructions. There was a paper with instructions for each single item (how to open the door/breakfast/keys/heating etc) and we have received many emails while staying 2 days. I would recommend reviewing the communication strategy, to have a clear and brief set of instructions.

• Debbie (9/5): Great accomodation, breakfast is a disappointment - We booked the deluxe room which was exactly as pictured, with views of the park across the street and the road, we loved feeling like we were part of the vibrant city. We walked from the train station with our luggage (which was manageable), also to the Colosseum. There are restaurants within an easy walk, and the best gelato shop. The hop on hop off bus stop at either the Colosseum or Bascilica Santa Maria Maggiore is an easy walk to/from the apartment. After spending a month in Italy and having Italian breakfast included daily, the breakfast provided here is very basic, a coffee and one pastry. As a non coffee drinker, be aware you can not substitute the coffee for a tea or juice. Communications from this property seemed over zealous. To top it off, upon departure we received a message suggesting we score this property a 10 “ if it was pleasant and satisfied you” (No doubt the host will dispute this, however this is how we found it)

• Nataly (7/5): Quiet neighborhood and comfy beds - good for a couple. - The location of the place was about a 5 min walk from a main subway station, but not in the touristy areas of the city at all. If you are comfortable using the subway, it's a great way to get around, and a lot cheaper than the taxis. Our host was very responsive to any questions/ messages we sent. Antonella switched the TV in our room after we told her it wasn't working, and she suggested a great taxi service to take us to the airport directly from the hotel. The room was not very big but comfortable enough for a few nights. The breakfast (a croissant and a coffee at a local bakery) and a short 3 min walk away from the hotel. We found items belonging to the previous guests in the drawers of the room. The bathroom was a little tight, with a sink that didn't drain very well. Although it's probably due to the number of guests who just rinse hair down the drain, it would have been a more pleasant stay if something like that would be checked between guests.
• Neda (8/5): It was nice to stay there considering the price and accomadations. - The property was extremely clean like a hotel.The room was renovated compeletly so in spite of the old building, the unit was very comfortable. All accomadations were Ok as described on Booking. The host was kind and helpful. There were different types of tea, coffee, and sugar for free, and also the microwave and kettele in public area of the property. The location was not satisfing enough. At night, the street was solitude so we were not comfortable to walk to reach the property. The instruction to use the elevator and entrance to the department was rather complicated . I recommend the host to describe about two doors of the elevator more clear.

Breakfast is typical italian - cofee and a croissant. I didn’t like that the pictures displayed in Booking com are not of the actual room, but the similar ones. So it gives of an impression as if you’re booking room thats light and airy, and then you don’t get the one you thought you’re getting. After I asked for help on this, out bed covers were changed to more happy ones (black to blue)

• Marsh (10/5): Exceptional - The room and facilities were exactly as described. This is not a hotel, but there was everything we could have needed and the host was absolutely lovely. There were restaurants and cafes nearby and a local mini supermarket where we bought our tickets for the buses and metro. San Giovanni metro station is 5 minutes walk away, but we walked to the Colosseum and it was only 20 minutes. Highlight was using our breakfast voucher for a great coffee and pastry at the delightful cafe round the corner. We would be happy to book again. Nothing, everything worked and was as described.
• Konstantin (9/5): A nice stay for a Roman holiday. - The property is a clean, warm, and comfortable guesthouse. The hosts are very nice and welcoming. We were given a very detailed instruction about the facilities, and we’ve got all the assistance we needed. Also, we were allowed to leave our luggage for several hours after we have checked out (our plane was in the evening), so big thanks for that. Public transport accessibility is perfect. Inside the guesthouse, there is a kettle and a microwave, and there is a tiny fridge, glasses and small plates inside the room. Also, there was a small present waiting us (a panettone), which is very sweet. Breakfasts are dispatched a local coffee shop. You have a choice of a coffee and a croissant. While they are very tasty, it could have been a little more. There are a couple of cozy restaurants and pizza places in the area, too. Overall, we are very pleased with our stay at Le Stanze Di Elle. Nothing, everything was excellent. The neighborhood towards the main railway station (Termini) is not very nice, but it is not that close, and it is definitely not the issue of the guesthouse.

• Susan (8/5): Small, but does the trick. - The breakfast was up the road at a quaint little bakery. Homemade baked goods. Very delicious. It was our first time in Rome, so picking an accommodation was hard. I wanted somewhere close to the colesseum, unfortunately it wasn't. So that was an added cost. It was on a main street so the noise was city noise. . . sirens, cars, people hollering. But really, totally expected, it is city.

• Lindsay (7/5): Clean room in good location. - The property was very clean. If you want to stay within a 20 to 25 minute walk of the Termini station, this is a great location. The breakfast is only offered at a nearby café starting at 8. There is no flexibility about the time. This would have been perfectly fine but it would have been helpful to know this before we booked as we had an early train. The air conditioner is weak.  I understand that it was a heat wave, but many Italian air conditioners work perfectly fine in this heat.  It took nearly 2 hours for the room to cool down to a temperature that was comfortable to sleep. We had the fan on all of the bars, but still only a little air came out of the vent. Perhaps during heat waves, it would be nice to offer the use of a fan as well as the AC. Lastly, I was sent no less than six emails asking for my passport in order to gain entry to the building.  In Italy, this is perfectly normal. However, I sent the photos to the email twice, but never received a confirmation even after I sent at least four emails asking for confirmation.  I was finally able to contact the person through WhatsApp. I would highly recommend using that rather than email on Booking.com. I am sure the host will write  a rebuttal to all of my comments as she specifically sent an email asking that we give a good review and not compare the room to the Hilton. I found this peculiar as she did not respond to any of my emails, but clearly had access to them.
• Mark (9/5): Good apartment for a short stay in Rome. - Wonderfully accommodating and extremely helpful on arrival and departure. Good location to metro and excellent location to some nice shops and restaurants. Room was clean and perfect for a short stay. Nothing to dislike.
• Martin (10/5): Amazing and affordable stay close to city center and metro stations - The room was very nice and clean, nicely furnished, with small fridge which take 6 big bottles with water. The bathroom was spacious, modern and very nice. Air conditioning worked fine, it just required to wait for a moment, but it was powerful enough to cool down whole room no problem. There was also free of charge coffee machine and coffee capsules in the common area, including microwave and electric kettle and tea. Just down stairs is also the best restaurant in the Rome - Feels good, so you don't need to look for anything else even in late evening. As it was oriented to south-west, it was impossible to have the outside shades open because it was too hot. But thankfully there were some, so it helped significantly to block the warmth, which is great. The elevator is super small, so it was tricky to get in and out with luggage :)
• Mathieu (10/5): Great stay - Very well located close to the subway and the coliseum. In fact we mostly walked everywhere. The little cafe a few minutes from there that serves the breakfast is really charming (and yes as mentioned many times Italian breakfast = pastries and coffee). Room was clean and modern including much appreciated AC and mini fridge. Firm but comfy bed. Appreciated the included Nespresso :)

• Patrycja (9/5): Superb - Very much enjoyed the place. it was really close to Colosseum, like 10-15 minutes walk which was great for an evening dinner. A lot of restaurants and shops all around, metro and bus station very close, absolutely no problem with checking in and checking out late at night. The breakfast was small but really good 😊 very clean, friendly staff. I definitely recommend this place if you’re looking for something with good price and great location.

• Jeffrey (10/5): US in Rome - Very clean facilities, room and bathroom (which is very rare anymore). Very courteous staff that answered all my questions. No issues with room or bathroom at all. AC worked and so did the shower, sink, etc.

• James (10/5): Exceptional stay. - Lovely updated room with very modern bathroom. The room and facility were immaculate. Friendly, responsive staff. Conveniently located with nearby metro access. Breakfast at nearby cafe; best croissants in Rome. Great experience.
