• Leah (10/5): Exceeded every expectation for the price. I impressed my traveling partners by finding this place 😎 - Central, secure, easy parking, friendly staff. Frigid A/C. Very clean pool and a beautiful lush courtyard garden. Very comfortable lounge furniture on our private shaded balcony. Check-in was easy and it seems like some people are living in the complex long-term so it is clearly cared for as a real home. Kitchen was well stocked, and our only two requests for couple extra towels and refilling the drinking water as it was getting low (but did not run out!) were promptly accommodated. Would certainly stay here again. There was an awkward step from the bathroom to the hallway that my mother stumbled on in the night, so it could be more clearly marked, but she was fine. If stairs are a problem for you, be sure to request a ground floor room, because the ceilings are high so it’s more steps than usual to the second floor.

Las personas que atienden muy amables y pendientes si se requiere algo. La habitación olia a mucha humedad, y habia mucho mosco. Compré insecticida y se logró controlar. Por otra parte, los botes de basura estan a la altura del lobby, y los huespedes dejan la basura fuera de ellos, lo que causa mal aspecto y olor desagradable.

• Irina (8/5): Tolle kleine Dschungel Oase sehr zentral - Parkplatz vor dem Haus, toller kleiner Pool, top Lage, man hat es ruhig aber ist trotzdem direkt mitten im Geschehen. Wir hatten ein Zimmer direkt am pool mit kleiner Terrasse und Kühlschrank, richtig gut! Der Empfang und Kontakt war sehr freundlich und herzlich. Auch beim Problem mit der Toilette wurde direkt reagiert. Undefinierbare Flecken auf den Leintüchern (wahrscheinlich gehen die beim Waschen nicht mehr raus,macht trotzdem ein komisches Gefühl)

• Yasmin-Lévi (10/5): Great stay, would recommend to other backpacking families - We loved our stay here. The photo of the villa right next to the pool is exactly as shown. The steps in the image lead from the balcony in the bedroom, straight down to poolside. The kitchen was also a great size with a large table. We were a family of 5 and had plenty of space here. One room has two singles, the other a double plus a single and a couch. The living room also has a sofa bed which is like a large single/ small double. The bedrooms come off the main living/ kitchen area - with a hall way that splits either side of the main bathroom, so a nice way to block noise to the smaller room for the children. The kitchen comes with all utensils etc and a hob (no oven), as well as a blender (to make your own pina colada’s). There is also direct access to the roof top but we didn’t use this due to the mosquito’s. We also loved that the villa had two balconies - one from the living room with a table on. Our daughter ate breakfast here every day. And one outside the bedroom, that led to the pool. It also has n outdoor fridge, which was a great touch for keeping the drinks and snacks cool. Although this was slightly out of the way, the walk to downtown was lovely, felt safe and close enough to Oxxo, 7/11 and super Aki supermarket. It’s also a close walk to the collectivo stop to get to the beach too. There were a lot of mosquitos here so you have to be on top of closing doors and nets etc. the mosquitos nets could do with some repair and had some small holes in - we couldn’t figure out how else they’d be getting into the room but honestly the kids got so many bites! We ended up at the pharmacy buying cream. The owner was really helpful and advised the best cream to get but we’d prefer to not get bitten in the first place. Pool was very cold but we didn’t mind this on a hot day. Also a little bit on the older side but again we are travelling and not expecting perfect standards for the price we paid. There is a resident iguana that lives in the tree so bare this in mind if you’re scared. It was very friendly and our kids loved seeing it come out to eat the plants.

• Kun (10/5): - Overall pretty good. It is a family owned small hotel. It is very quiet and comfortable. It is not fancy, but pretty sweet. The people working there are very nice. I have no complain and enjoyed my one-night stay there. The only issue is that the hotel is difficult to find. I walked by it twice and didn't see the entrance. The google location is correct, but the door is so easy to miss. It is a hidden gem once you found it.

They were really responsive and helpful with suggestions. It’s not a luxury hotel which is obvious given the price. Great value for money! Also close to the colectivos (buses) that take you to the beach and the ruins
• Frank (8/5): Very good - Very nice staff and quiet location. Nice room, courtyard and pool area. Air conditioner was very noisy and rattling and ceiling fan would not turn on. They moved us to another room which was better.
• Henry (10/5): - My only issue was that there was no signage and I arrived on New Year's Eve and there was no attendant. There, as in most of Mexico, was no number on the outside of the building so there was no way to confirm I was at the correct place. There was also a sign on the door directing you to enter on another street which also had no signage. Eventually i knocked loudly and the staff person came to the rescue. Other days staff was at the reception door as you would expect. All else was as advertised and near perfect!!!

• Castillo (9/5): Our stay was very good in general. There are some details that can be improved. - The staff was very kind and gave us everything we needed and they even gave us a new years present. The location was good because it was near downtown and the jaguar park. Once of the bed mattress was not comfortable and some pieces of furniture were not practical. The decorations can be better. The TV screen was very small.

It was in a good location near restaurants, cafes and a supermarket. The things in the kitchen weren't really clean. There was a lot of humidity in the apartment. There were giant cockroaches coming out of the bathroom sink.
• Bolden (8/5): Great location, good price and great for families. - The location was excellent it was within walking distance to supermarkets, restaurants and Tulum Avenue. The staff were fantastic and kind, very attentive to our needs. Our family fell very safe at this property. Our Villa was a good size and had everything we needed when we made meals. Having a pool on the property was a plus. I definitely recommend this property to families. During one of the days we stayed to relax in the room the WIFI was not available. The property manager was working with the company to try to fix it, but the WIFI never came back on.

• Gary (8/5): - It was nice having a pool and a refrigerator. The air conditioner didn't cool our room to the degree we set it. A gym on the next street plays loud music in the morning. Although the staff is pleasant and most speak English, sometimes no one is around and the water is often empty. Even so, I still would stay there again as the place is in a good location at the edge of town, the price is good, and the grounds are really beautiful.

Everything was great and really good value. We were expecting it to be noisy given the location but it felt so peaceful!

• Tereza (8/5): A quiet, centrally located gem with a gorgeous garden, refreshing pool and kind staff - The staff were caring and kind. The garden was gorgeous, the pool which the kids loved was refreshing. The location close to Super Aki, colectivo stop and Tulum ruins was excellent. The beds were a bit hard and uneven. Wish the Mai room had AC, but when we really needed it, we retreated to the bedroom.

Cleanliness should be improved - spider webs on the walls and ceilings, stauned sheets and towels (even after we requested change) and we are not sure if there was mold in the bathroom which was just painted over (dark stains shining through)
• Ernesto Jr (6/5): - Small villa but if is just to spend the night is fine, the hot water is not continuous fluent comes and goes, shower head just pour water everywhere, no toilet paper for the first two days, dark street from the villa to the main road, no coffee on the room or on the front desk.
• Casey (10/5): - I liked how central it was. Very close to the main strip and lots of shopping and dining options close by. The room had a fridge which worked very well. The pool was nice and the option to refill the free water was a nice touch! Free coffee too.

• Nina (10/5): Exceptional - Very beautiful, peaceful and clean place. Staff has been very friendly. Perfect location, close to bars, restaurants and supermarket. Room could've been a bit bigger (3 bed room) incl. a third chair for outside. But it's been amazing and there is a beautiful hammock that could also be used.
• Billie (8/5): Very good - The swimming pool area. The availability of drinking water. Helpful and friendly staff. A coffee pot in the room.
• Harold (10/5): Exceptional - Nice place in Tulum Centro, very close just walking to the Comercial Area with restaurants, bars,nightclubs etc. 5 minutes by car to the Tulum Arqueological place. To short vacations to know Tulum.
• Jorge (9/5): Superb - Everything. :) -The bathroom window was not able to remain closed/locked due to damage on handled. -Water on shower was getting out in a very low amount, making showering harder; so, I had to unscrew the water output and clean it well, because it had a lot of rust and contamination obstructing the water to come out properly. After I cleaned it, shower was great.

• Eric (8/5): a nice retreat in the hell hole that is Tulum - the property was fine , however we found Tulum so awful that we spent most of the at the accommodation. you can have free coffee it feels a bit rugged from the street but once you enter it’s fine .

• Luisa (7/5): Good economic option - This is a nice option if you are looking for an economic stay relatively close to Tulum’s ruins. There is a supermarket close by and some restaurants as well. The staff is very nice and accommodating. It’s very far from the beach and the main hotel/touristic area and taxis in the area are kinda of expensive, so it makes it hard to really get to know the city on your own. The washbasin in our room needed to be fixed.
• Morales (10/5): Nice and quiet little hotel very well located. Very glad to had Rubi to help and greet us everyday with a smile. - Very well located, secure and Rubi was a fantastic help during our stay.
• Jonathan (10/5): - Stayed here in early October '22. Very nice quiet property. Pool was excellent. We had the standard triple room above the pool and it was perfect for us. There were some good restaurants within walking distance (La Coqueta for tacos, El Cayuco for seafood, Papaya for good 100 peso pizza) as well as a convenience store a minute away and a large grocery. Great cheap bike rentals a few blocks away (corner of Escorpion Sur and Calle Sol Ote.). Easy access to the bike paths going to the beach or to the temple area. Cheap laundromat with beer and food nearby (Bo). Great birdlife and reptiles in the courtyard, green geckos, large iguana. It's an ideal location in Tulum so long as you don't mind riding bikes to the beach. The rooftop bar (Nana) wasn't loud when we were there and they do have great cocktails (a bit spendy but good). Georgina at the front desk was very nice! We'd stay here again!
• David (8/5): Convenient base in Tulum. - Convenient location if you had a car (as we did) as it was easy to get to all the local attractions without having to pass along the slow road where all the coastal hotels in Tulum are situated. The room was also a good size. Nothing really, perhaps the beds could have been more comfortable.
• Michael (10/5): - Amazing pool and garden. Each unit has a private outdoor patio or balcony and we had a full sized refrigerator. No soap or shampoo so bring your own. Surprisingly quiet for a busy area. Would book agaun.
• RICARDO (10/5): - Okay the place is beautiful there’s no noises so you can chill out the pool is amazing the staff it’s beyond nice the only thing I wish they need it’s a tv, the location was perfect less than 10 minutes to get to the hotel zone and couple blocks from the banks restaurants etc Highly recommend!!

• Verified traveler (10/5): - Villas Akalan is a great property. Great pool and quiet neighborhood. Staff were very helpful and it was a reasonable price. Nice amenities such as safe and a/c. Overall a great property and a nice value. We will absolutely stay there next time.
• George (2/5): - Please do not waist your time at this property; extremely bad condition. Towels were very old and not clean. Small room, dirty bathroom. No TV. Late night party at the near by room and we could not sleep. Water leaking below the sink. Not all lights in the room was working. No pressure in the water.
• Verified traveler (8/5): - Villa Akalan is conveniently located near the Super Aki market, the Collectivo and numerous bike and car rentals. You can walk the main downtown strip in minutes and the beach access is @15-20 walk. Rooms were basic but clean. No extra amenities like shampoo, conditioner or lotion. We had issues with no hot water the first two days. We told the staff and they said they would fix it. Second night still no hot water but we had it on the third morning. Property is really small, maybe 10 units and has a security gate so we felt safe. There’s a small pool that is kept clean. Staff was very nice and professional. If you’re on a budget and want a clean no frills place, that is in walking distance to market, town and beach then you can’t go wrong with Villa Akalan.
• Beata (8/5): Good Wifi, Hot Water, Smelly Bed - This is the 5th hotel I've stayed in Quintana Roo area but the first time my bed and pillows smelled like a sweaty man has been on it previously and the smell soaked into the mattress or something. I don't think it was due to the humidity in the area. My room type was "Superior room with one king bed". It's on the second floor with a very cute balcony and private staircase. The interior of the room is very basic however, with a fridge, air conditioner, ceiling fan, an old couch, a round table, no microwave, and no TV. For me it's fine because I only go back to sleep. The fact that it is really close to a Super Aki supermarket is nice but there is no kitchenette for cooking anyways. What I really enjoyed is the hot water for shower!! It gets really hot really fast. Half of the hotels I've stayed in the Q.R. area barely have hot water, or takes forever to heat up. It was a 17 minutes walk from the ADO terminal.
• Emma (10/5): - This was a really cute place ideal to relax during the day at night there was a little noise from hostel rooftop next door but I really liked the big balcony and view of the pool
• Verified traveler (8/5): - The place was REALLY nice. That being said what we rented onlive wasn't what the property tried to check us into. It was due to a computer error. Expedia and the hotel both expected us to just be okay sith the downgrade or us pay the difference. When we booked online we selected a room with a full kitchen that slept 3. At check in we were took to a 12X12 room with 2 twin beds no kitchen, tv, or anything. About 2 1/2 hours later on the phone with Expedia we were told pay a lot more additional to the hotel and Expedia would make it right. We did this and unfortunately it took the past 10 days and probably 14 hours of phone calls to finally get the refund. We haven't seen it yet. I would stay again but NEVER without knowing exactly what room it was in advance. I would only rent it inperson. The hotel refuses to answer the phone when Expedia called and this is why it took soooo many days. They didn't care about copies of confirmations or the emails it clearly listed a room with a full kitchen. The people who worked the front desk acted like they cared but had no say on anything only the manager who you never would see. Beautiful property just online printing errors with the room amenities made our stay very frustrating. Thankfully the online errors have been fixed.
• Verified traveler (10/5): - This a great property. People were very nice and always very accommodating. Beautiful pool. Small number of guests so very peaceful. Excellent location to the town of Tulum and close to the beach. Would definitely return again and recommend it to others. A good value.
