Vi ankom med buss från Playa del Carmen och hade 2 min promenad till hotellet.
Gott kaffe ingick. Sitt i skugga under tak eller inte.
Lite liv och trafik på gatan utanför men inget som störde oss.

Daglig städning. Nya handdukar varje dag.
Trevlig promenad till stranden, på vägen dit möte med leguan och andra ödlor, fåglar.

- Tyan (2/5): Really poor hotel that does not honour booking - Worst experience. Booked two nights at a discount given online by hotels.com and after arriving at the hotel. They did not want to honour the deal and cancelled my booking. However, it was not reflected on my booking that it was cancelled.
Called booking.com and they did not offer help. Sent me back to the same hotel expecting me to pay the original high price. Lady at the counter was super unhelpful and gave no assistance. Very very poor
- Rolex (4/5): - Es verdad que está justo en la entrada de las ruinas, llegamos 1:30pm y no nos aceptaron hasta las 3pm que es el check in, así lo dice en la reservación, pero generalmente en otros lugares hasta te guardan las maletas y ahí ni el intento hicieron, cuando hice el registro, me dieron habitación de PB cuando yo había reservado y pagado en piso superior y con balcón, pudimos prescindir de eso, me quisieron volver a cobrar lo que ya había pagado vía web, no había agua caliente y el clima estaba muy frío para soportar el agua helada, la caja del wc no se llenaba pues la llave de paso estaba cerrada y rota, con la mano no se podía abrir, mucho ruido por la noche para poder descansar a gusto. Que bueno que solo reservé por una noche.

Expedia rated it as a 3. I would rate it a .3. The toilet wouldn’t flush. It is across the street from ruins and the staff was fine. But would definitely not recommend it.

- Lorena (6/5): - El hotel deja mucho que desear, aun que ofrecen el servicio de agua caliente y fría, no es verdad, el servicio de regaderas pésimo, el servicio de restaurante muy caro, es increíble los precios, pague $180.00 por tres refrescos y unas papas grandes, la comida muy cara y termine mejor esperar a comer mas tarde, si así se tiene en mente promover el turismo local, mejor que ni lo hagan.

- Verified traveler (6/5): Andreas Tulum June 2018 - We have stayed at Andrea's three times before this trip, so you know we have had good experiences in the past. This trip was a little worse than normal. We had no hot water, and almost no water pressure, for the four days we were there. We like to ride our bikes to the beach early in the morning (around 8 a.m.) but on this trip we had to turn our keys in to the desk every night between 7 and 9 p.m. so employees could ride them home from work. They often did not return to work the next morning until after 9 a.m. so no early rides to the beach. There were approximately 15 bicycles parked at the bike racks but there we no keys for most of them, or they were broke down with flat tires or something else. For the time we were there only two bikes were operating and available to use. Wi-Fi was a bit weak in the room but we have Mexico coverage on our own plan so just used our phone as a Personal Hotspot. But as always, the coffee was great, food was OK, and the location is about as good as it gets for us.

- Verified traveler (6/5): - The location is excellent, however the rooms are basic and we didn't have hot water in room 1. It's an easy walk from the hotel to the ruins of Tulum. At night all the shops close, so to get anything you have to buy from Andrés or go into central Tulum. The hotel is close to a few cenotes which is good. Expect to be woken up around 7am as the area prepares for tours by playing music and loud noises.

The safe in my first room didn't work, so they switched my rooms & the TV was tiny (but I didn't use it). The shower flooded the bathroom floor, after mentioning to management, they seemed to have unblocked the drain enough by the next day. The bicycles are a bit old. First ones tires went flat, second, the chain kept falling off & they required me to leave driving license in exchange ( even though they had all my card info from check in). House cleaning were great, always clean towels for me & the staff very nice ~ overall a good stay, although a little off the beaten path.

- AJ (2/5): Loud and depressingly dark - The room I stayed in got zero light, which is the opposite of what you want when you're visiting paradise. It smelled like mildew and sewage in the room despite visually appearing clean. They would start blasting music around 8am right outside the door. With walls so thin it sounded like there was a speaker inside the room. Half of the staff I interacted with was pleasant, and the other half extremely rude. It was so inexpensive though, 207$ for 6 nights, so I guess you get what you pay for. I spent as little time as possible in the room but after being in the sun all day it was rough not to come back and take a little nap between daytime activities and going out at night. I loved Tulum, I will absolutely be back, it was magical. However, I won't ever stay in this hotel again.

If the staff had been friendly & helpful I would have overlooked the no hot water & medium clean sheets.
Just seemed they were only interested in money & no service.
- Verified traveler (8/5): Good value and location for Talum. - The accommodations are basic/comfortable with not many frills, but the staff is friendly, we felt safe, and they serve a nice breakfast for a reasonable price. Access to the central Talum for dining (short cab ride), and the beaches is very good. It is right across the street from the Talum ruins entrance so it is quite convenient if are doing a ruins tour. Best to bring cash (Pesos) since they do not accept credit cards. You can not pre-pay your hotel through Expedia - only reserve. We enjoyed our one night stay.
- Verified traveler (2/5): Stay away from this hotel - The place is in need of a complete rehab. There was a bad smell in the stairwell as well as the bathroom. Also, they have a very bad customer service. It is inexpensive but not worth it.
- BC (8/5): Fantastic if you're not a spoiled white bi*** - Very charming hotel for those comfortable with modest accommodations. We very much enjoyed our stay, especially because of the very friendly staff. Location was fantastic! Just a five minute bike ride from the Tulum ruins and 10 minutes from the incredible Tulum beach. The hotel provided us with free bicycles.

We were in Tulum to see the ruins and beach and this hotel is the Closest one to the ruins so was very convenient and also to the beach area .

- Iain (2/5): Don't do it. - I don't like leaving bad reviews, because of the effect they can have on the livelyhood of families, but there isn't anything else to say about this hotel.
The location is super close to the Tulum Mayan ruins which are amazing. But everything else is a negative.
The hotel staff seem to have a certain fed up, jaded attitude towards hospitality, though not explicitly rude, they are far from accomodating.
On arrival we were prompted to pay cash like a lot of the other negative reviewers here, but it was made very clear on a large poster at reception that no credit card billing occurred, this was fine.
Once in our rooms, after days of hot travel I decided to shower and shave but there was no running water in our room. We asked reception and they told us to wait an hour. We did and then had only dribbles of cold water from the taps.
The air conditioner was very loud and sleeping in the dense heat without it running was a better trade off.
The food was quite strange at the hotel restaurant but I highly recommend the Mexican Restaurant directly over the road.
All in all I would go for this room unless you are paying less than $15USD a night and can weather all of the aforementioned unpleasantries.

- Katka (6/5): Average hotel, good location - We stayed in this hotel for three nights. It is average hotel with quite small rooms (dark painting makes it looks even smaller than it really is), but ok for few nights. It is in good location - walking distance to ruins and beach - that is pretty good. To the centre of Tulum it is a bit longer walk (but we had a car, so no problem). It is quite hot place - in most of Yucatan peninsula we didn' t have to use a/c, here it was a must. We noticed that rooms in first floor doesn't have real useful windows. Therefore I recommend rooms in higher floors with balcony. View from balcony is not much nice, but at least it is some fresh air :-)
But be aware of prices of food and drinks in the hotel - since it is very close to ruins and next to the parking lot, everything is twice or even three times more expensive :-) Chedraui is not far, so better shop there :-)

- Stafford (2/5): DO NOT STAY AT THIS HOTEL - It's simple: DO NOT STAY AT THIS HOTEL. We were initially worried by the bad reviews, but it was new years eve, and there was nothing available. When we got there, the staff bordered on aggressive, the prices for food and water were obnoxious (a bottle of water and 2 bananas cost us about $7), the location is terrible.
- Vikas (4/5): Avoid this hotel if you can !! - Although this hotel is just walking distance from Tulum Ruins, I would still recommend to avoid it as the rooms are very hot and the bed is highly uncomfortable , you wont get the good night sleep. Look for another hotel.
