The room was good. The AC, safe deposit box and fridge worked, the bed was very comfortable, it was clean enough and nice to see some old school service in an ASEAN hotel with water and towels delivered daily.
Keep in mind Yangon is a very developing place, so don’t expect the Ritz at this price level. It’s very dated and worn out (like Yangon itself). But I can’t complain. Reception was helpful, it was very private with reception on a separate level, so you didn’t have to walk past them all the time, everything worked, breakfast was substantial and it was comfortable. I got a free room upgrade to the deluxe room. The restaurant never seemed to open apart from breakfast. I went up a couple of times, deserted.

- Veiko Kastanje (9/5): An unexpected marvel in the dirt - The roof terrace. The probably biggest food choice ever at the breakfast buffet - from watermelon, eggs and soups to different main courses of chicken and meat. Basically the breakfast is bigger than lunch and dinner at some restaurants..
Normal water pressure in shower. Clean room. Free drinking water bottles. Good location. Almost unbelievable for a *** hotel. Well.. The outside look and surroundings are not exactly the best.

- Chris (1/5): Bad - Nothing! I arrived at 5 pm to find that my room was not ready. The clerk tried to switch me to another hotel but I refused to change. After 30 minutes I was finally given a room key. However, when I walked out of the elevator on my floor I noticed garbage piled up in the corner next to my room. I looked on several other floors and it was the same, there was garbage left all over the hotel. I went back to the front desk and told them what I had seen and for some reason they were not surprised nor did they seem to think they needed to do anything about it. I have stayed in this same hotel many times in the past and things were never like this before. It used to be a nice place.....good location, decent price and clean. Very sad to see how bad it is now..........

- location is in the heart of chinatown. 3 streets away of the popular 19th street with many bars and restaurants.
- friendly but a bit insecure staff as they don’t speak a lot of english.

- old bathtub with rusty leaking shower.

- shower curtain with stains of rust & fungus.
- one tile missing on the bathtub tiling.
- old, shabby toilet seat.
- light switch was defect (constantly on!) so i needed to use the main fuse to switch everything off at night.
- you need to walk up one level to the first floor for the elevator.
in general i was very happy to stay there. they were friendly and tried to help with the light issue. besides it was close to 19th street and sule pagoda.

- Pitt (6/5): Too small for family. But resoobsive to feedfack - Downtown 21st though newer than Chinatow, has smaller rooms and housekeeping not as good. On the whole the service is responsive and allowed me to relocate to Chinatown for 2nd and 3rd nights. But both are not extremely accessible as to go to the lift, one must carry his or own bags five steps up from entrance and the reception is on level three or four. So it is an extra stop before reaching your room. Generally it is not value for money for three to share a room as the extra person has to pay almost the same price of a separate room instead of a roller bed. That seems to be Yangon’s way of telling family to spilt into two or more rooms. Have the same problem at Best Western Chinatown which let me decided to give it a miss this time, not knowing the same for these two and Clover City Centre Plus as well.

Location was not bad, 19th street is to the left while Junction City is to the right! Staff were very friendly and breakfast was comprehensive. Overall a great stay!

Not close enough to walk to shwedagon pagoda but taxi at the hotel is waiting for 3000kyats ($3)
Staff very nice and took up offer to an escorted visit to Bago and the reclining budda
Also can walk to Sule Pagoda and a very nice park with impressive building all round

My room was clean and comfortable, and the staff are very friendly and helpful. Also is located in a very convenient location, very near Chinatown. The rooftop breakfast area also provides good views of the city

a room at another hotel which is 4 star. Normally, okay- but we specifically wanted this hotel
as it was close our friends who were staying a block away.
The hotel staff didnt seem to understand that we booked this one for a reason and didint want to change.
Left the hotel to meet friends and planned to change to the new one after dinner.
When got back, they hotel said that they had managed to find a room, so the problem was solved.

- Kevin (10/5): Wonderful hotel. Fabulous rooftop breakfast. - Enjoyed my stay here. Wonderful centrally located budget hotel. Welcoming and friendly staff. Room and bathroom were nice & clean. Comfortable bed & pillows. Tv had about 15 channels inc a US premium movies channel, US news, French tv. Fabulous rooftop breakfast. Eat indoors in air con or outdoors and enjoy the lovely views over Yangon. Great selection of food inc meat & veg & fruit and I loved the peanut butter and chocolate spreads. The hotel is only a few minutes walk from the bars/restaurants of 19th Street. Taxi from the airport cost 10,000 kyat. Get a ticket from official taxi staff as you exit the arrivals hall. The hotel is on a narrow one way street. Yangon traffic is terrible and I give the driver the option to drop me at the corner of Maha Bandoola Road and 21st Street and then I walk 40 meters to the hotel to avoid going around. Hotel arranged a lovely car & driver to take me back to the airport and he also charged 10,000 kyat. Wi-Fi worked quite well. Grand United 21st is a great little hotel and I look forward to going back in November.
- Angeline (10/5): Awesome! - Love how localise the hotel is situated, at the busy Chinatown district. It's within walking distance to the Yangon night market, Sule Pagoda and eatries. Staffs are friendly and helpful too! Especially thankful to Goung to have introduce, arrange and brought us around Yangon on his off day; he could have chose to rest after a 24hrs work shift, but he chose to assist us instead. Really thankful for that! And thanks to the staff from Chinatown branch to lead us to 21st downtown when the taxi driver us to the wrong place.

Bed and pillows comfortable. Tv had about 18 channels, a few of which were western including a movies and news channel. Large free bottled water left for each guest. Coffee & tea making facilities with kettle and cups in the room which is a must for us. Wifi worked ok most of the time. Wonderful buffet breakfast on the rooftop with great views over Yangon. Sit inside in air con or outside. Big choice of foodstuffs. Vegetables, meats, fruit and even cakes. Eggs cooked to order. Peanut butter and chocolate spreads which was a nice surprise. Central location just a few minutes walk from the popular bars/restaurants of 19th Street. Hotel is situated on a narrow one way street. Sometimes best to ask the driver to drop you on the corner of Maha Bandula Road and 21st Street as it's just a short 40 metre walk to the hotel and saves a long detour in heavy traffic. At the airport change your money and get a taxi from the indoor taxi stand nearby. About 8000 to 9000 kyat. On the way back doormen called for a local taxi driver to take us back. Paid 10,000 kyat. Yangon traffic is very congested daytime and the airport journey can take up to an hour. We loved our stay at Grand United 21st Downtown and look forward to going back.

- Verified traveler (2/5): Old hotel in a less than apealing location. - The staff was friendly but I was taken back when I'd arrived.The front entrance to the hotel was located in what seemed to be a back alley.The hotel was extremely hot and the room even with some upgrades was very aged.I ended up leaving right after checking in.The staff was nice but the hotel was very sketchy in appearance.

So if you have hopes regarding to Your room, You might want to send a separete email. But You should ask hotel reception and doormen to arrange You a taxi to the airport or bus station, because no need to hassle about if the driver understand where You are going.
The location is nice near some local sight like Sule pagoda and more nice restaurants near the 19th street area You needduring your stay.
There is a small travel agency in the street level right next the hotel entrance. Exellent for booking bus or airline tickets.

They were happy to hold our bags and offered us breakfast (on the fabulous terrace). The room was very nice and clean. The location is great, very central. We would definitely stay here again.

The wifi was broken on 3rd floor and we routed to 4th floor, but wifi had poor connection. The breakfast on the roof was great.

- Richard (4/5): Small Room with Overpowering A/C - I had a premium room on the 8th Floor with a view of Shwedagon Pagoda in the distance. I enjoyed the view, but the room was very small, with the king size bed (which was pushed up against the wall) taking up almost all the space. The biggest problem, however, was that, because of the small size of the room, the air conditioning unit mounted at ceiling level blew directly onto the bed. Even after setting the thermostat up to 25 degrees, cold air kept blowing on the bed all night. Very difficult to get comfortable!

They speak pretty good English. And the guys outside are terrific and helping you with your bags and getting to where you want to go. I would highly recommend this hotel for anyone who wants to be close to all the major attractions. Also The breakfast upstairs on the roof is excellent with a wonderful view. We very much enjoyed our stay.
- Vverma (6/5): Not a 3 star hotel - This is definitely not a 3 star hotel. The room layout is awkward and taking shower makes the whole bathroom wet. We stayed for 1 night so was ok as a place to sleep. Will not recommend for a longer stay.
