- NARSDV (10/5): A Very Special Place to Stay - Wow! This place is a paradise in the French Quarter. A block or so off the crazy streets it is has a slow southern feel. The cottages are so lovely. We didn't get to use the pool, way too cold, but we did sit and soak up some sun in early February. Shawn, the manager is the most lovely person and the most service oriented hotel manager I have ever met. He is like a magician. whatever you need he is there. I can't say enough. He is 10 stars!!! I highly recommend the cottages. Fabulous stay Wonderful cottages.

- marcrK2545XX (10/5): Historic, charming and private cottages transport you to another time. - A wonderful alternative to staying at a large hotel, conveniently located in the French Quarter. Even though you are only one block away from Bourbon Street, you will be transported to a beautiful sanctuary as you walk through the front door to your private space and flower gardens. Cottage Three was spacious, quiet, and beautifully appointed with antique furniture and artwork. Shawn our butler was very pleasant, attentive and responsive. If you are considering a large hotel chain, think twice and come here instead, you will not regret it!

- Traveller1963 (10/5): French Quarter Luxury - We had 5 wonderful nights at the Audubon Cottages, the rooms are spacious and luxurious. Large comfortable bed and a compact but very functional ensuite. Also tea and coffee facilities and a bar fridge, which wasn’t stuffed with overpriced beverages which was very nice. The location just one street away from Bourbon street was fantastic made walking everywhere in the French Quarter so easy. The pool and little courtyard was lovely place to relax and cool off after a day of being a tourist. The Butler Sean was the most helpful member of staff we encountered on our whole USA trip and a credit to the organisation. Would recommend to any one wanting a central location without the faceless “chain” hotels. Here you feel like a friend visiting where nothing is too much trouble. The selection of bars and restaurants within walking distance means there is so much choice to be had. Thanks to the Audobon and staff for making New Orleans a fantastic part of our holiday.

The complimentary drinks in the pool house were an extra treat. The rooms are beautiful and quiet with plush towels and crisp sheets. Thank you Shaun and Anthony for making our stay so wonderful. - tiffanycH2259UF (10/5): A small piece of paradise in the French Quarter - An unbelieveable find nestled in the French Quarter. We had 2 cottages, #1 and #3 for 5 of us. It was perfect. My favourite part was the pool, coming back after exploring the quarter in 35+ degree heat and taking a swim was great! The staff and owner were amazing and always available to answer questions and provide suggestions. Highly recommend.

- Haunted1960 (10/5): OASIS IN THE MIDDLE OF THE QUARTER - We have been to NO countless times and stayed everywhere from the Monteleone , to the Royal Sonesta, to the Omni Orleans, to the Bourbon Orleans, you name it. The Audubon Cottages is now our favorite go to place. We stayed in #3, where Elizabeth Taylor stayed many times, and loved it. Like a tucked away oasis right in the middle of the French Quarter. Shawn, the property manager, was fantastic. He was so sincere in making sure we had everything we needed. We can't wait to go back
- Torrey (10/5): We had an amazing, peaceful time staying at the cottages. - It is a tucked away hidden gem. The property has lush greenery with an authentic New Orleans vibe and peaceful atmosphere despite being so close to Bourbon Street. The staff was friendly, helpful, and we will definitely stay there again. The check-in procedure was unclear. You have to park and check in at the Dauphine Orleans Hotel, then walk a short distance with your luggage down the street to gain access to the cottages. Make sure you call them BEFORE you get to the hotel. They block the garage off with cones, and it took us 20 minutes to get back to the hotel after we passed it.

I accidentally booked the wrong dates at Melrose Mansion owned by the same company. The staff at Melrose Mansion called around and found an opening at Audubon Cottages for the night. It was more expensive but so worth it. We liked it so much management of two properties found a way transfer our original booking to Audubon Cottages for the rest of the reservation. The staff of Sean and Jeffery were so great and accommodating.

It feels like a little oasis of calm when you walk through the gate! - Location is perfect, you are literally in the heart of the French Quarter just a block up from Bourbon St. We walked everywhere which was great, even the Garden District, though that was more of a hike! Room is lovely, with water and sodas provided daily which was a nice bonus. Courtyard and pool area perfect for relaxing in after being in the heat, with lots of shade. Checking in was a bit confusing.... as we came from the UK I didn't get any calls to my phone on the day of arrival. I am sure it must have been to do with calling international? There also seemed to be a delay on getting the 'what time are you arriving' emails too as they arrived literally after our stay. So when there was no response from the buzzer at the gate, we then ended up following the instructions on the original email to go to the Dauphine Hotel, but when we got there they didn't seem to know too much. Though they very kindly called the cottages and spoke to someone who was then at the gate to meet us. It really wasn't too much of a problem as the hotel is just a few mins walk down the road, and all in all it was only about 10mins to get sorted.

Sean, Jeffrey and the team were absolutely fabulous and we wouldn’t hesitate to recommend to friends and family. We stayed in cabin #4. A 2 story, 2bed/2bath cottage with balcony overlooking its private courtyard and the communal pool. Was perfect. For years we have stayed at the Roosevelt hotel when visiting the FQ. Not anymore. We have a new home now. Go & enjoy.
- W89JXjohnr (8/5): Disappointed - Audubon Cottages, March 25-April1, 2025 Our stay began on the sidewalk outside the cottages. We were greeted by an aggressively sarcastic host. We were both taken aback and non plussed. I think (hope) he meant to be funny but after a day of travel we were not in the mood. We were not off to a good start and the remainder of our evening was colored by our lingering sense of, “Is this the right place for us?” Our host recommended bars and restaurants based on his long experience in the quarter. Our taste did not agree with his. He closed his welcoming speech by impressing on us the importance of not losing either of our two sets of keys. If we lost a set, we would have to pay for changing and re-keying all the locks for the entire property. The property is a serene island amid the chaos of the quarter. The food is great, the jazz is up-tempo (not my fav, I am more of a Frank Morgan fan), the crowds are annoying. We are both in our 70s so you can gauge for yourself. Local recommendations: Vacherie for coffee, rolls, sandwiches and ice cream near by on the SE corner of Touluse and Dauphine. Lunch at Antoine’s and wear a jacket. Breakfast at Brennan’s, again, a jacket, and reserve 9 a.m. Alternate less expensive breakfast at Café Fleur de Lis, NE corner Chartres and Bienville, arrive at 8 to get a seat on upstairs balcony. Tours: Whitney and Laura Plantation; toursbyisabelle.com. The Hermann-Grima mansion: hgghh.org, on St. Louis between Dauphine and Bourbon. We had take out from Vacherie on our patio the last evening. We were visited by at least two rats. Would suggest you do not leave your room door open. BTW: I noticed that discarded food waste sat in a bin out by the pool for more than 24 hours.

- Kennedy (9/5): Fantastic property. Too bad Canadians won't be travelling to the USA for the foreseeable future. - Fantastic historic property in a dreamlike setting. So very quiet but only steps away from the craziness of Bourbon Street. Our cottage was next to a huge air conditioning unit for a large adjacent cottage. Very, very loud! Staff were very kind to shut it down because no one was staying in that unit (plus it was very cold during our visit). The AC unit might need some maintenance.

Romantic and private with a soaking tub, great service and close to everything in French Quarter yet removed enough to be peaceful. Small scale and very unique historic property. It was a serene and idyllic retreat. The beds were extremely comfortable. The place was extremely clean. The landscaping and decor were gorgeous. And the location was extremely convenient. The only tiny complaint I have is the noise from the air conditioners right outside our window

- charles (10/5): Wonderful stay! - The Audubon cottages are unique and quaint, and offer a perfect respite from the craziness of the French Quarter. Loved staying there. Sean and Jeffery go to great links to make sure everything goes smoothly. As I was leaving in my car from the garage, Jeffery chased me down a block to give me a jacket that I had left inside by mistake. Truly above and beyond!

- ERIN (10/5): Sophisticated garden oasis - Delightfully restored cottage inside a garden, which is inside of another garden through a secret doorway from the street. Absolutely Beautiful setting with a bubbling fountain in the courtyard. Completely historic tall, narrow sets of double doors and windows with shutters opening onto a private courtyard beautifully furnished with antiques that hide all the modern conveniences. New bathroom - yay! Unfortunately, there is street noise from cars -not partygoers - in the afternoons and early evening. It was very quiet at night. Elegant and sophisticated one block off Bourbon - really!!

We were one block away from Bourbon Street, but you could not tell the minute you walked through the door. Truly an oasis in the middle of all the crazy fun of New Orleans. The staff was exceptional, from the two lovely women who took our luggage and cleaned our room (I'm sorry I did not catch their names) to Sean, "the Butler." Our cottage was spotless, quiet, and luxurious. You can certainly find cheaper accommodations, but I doubt you could find any that are nicer.

Easily the best accommodation on our road trip Sean, our host , gave us the most fabulous welcome and imparted so much useful info. Superb location, in the midst of the action and yet a peaceful and secure haven . The bedrooms were so comfortable and peaceful. There are no negatives. It was perfect and great value for two couples I’d definitely recommend.

- Michael (9/5): A wonderful stay in the wonderful Big Easy. - The hotel provide coffee, water and soft drinks foc. It was very close to bourbon st but no noise at all. The pool was in a small tropical garden. Towels, beds etc were all first class. Air con was great and needed as we had 90 temps. We did the fast swamp boat tour to see the alligators which was expensive but well worth the money. We also did the river riverboat jazz cruise which was very interesting and enjoyable. The ghost tour was also great giving us the background to the vampires legends etc We had a lovely meal in Deenys restaurant and a lovely buffet brunch in Courtyard of the two sisters. No cushions for the metal loungers, but this was only a small issue.
- Mindy (10/5): Home away from home.. - Absolutely not a hotel... so you lose the convenience of a hotel with no full time front desk. Keep that in mind for last minute bookings. However, this is the hands down best stay anywhere ever. Amazing location, comfortable suites, private & luxurious. I cannot recommend highly enough.

- David (10/5): Best hotel experience ever! - If I could give Audubon Cottages 10 stars I would. My wife and I have visited New Orleans at least once a year for the last ten years or so and this is by far the best hotel experience we have ever had. The grounds are absolutely gorgeous, the cottages are beautiful and comfortable, the location is perfect, and the staff is the most hospitable and friendly group you could meet. As an example, the property manager Shawn was kind enough to take a forgotten souvenir to FedEx and ship it home for us. For him to go out of his way speaks volumes to the kind of service we received at Audubon Cottages. And a special note of recognition to Wilma who was everywhere and really took care of our daily needs. I honestly believe my wife and I have found the perfect place to stay the next time we travel to New Orleans.

- Julia (9/5): Convenient location and something a bit different in New Orleans. - Very good location in central French Quarter but perhaps too good as the evenings could be very loud with car engines and drunken parties. Lovely room in a quaint courtyard setting and a small pool (too cold to try) which I imagine would be a real plus in hot and humid weather. Decent sized fridge in the room with complimentary cold drinks and a useful coffee machine were provided. Bathroom was nice and everything was clean. It was a very handy location as we didn't need taxis for most of the things we wanted to see such as French Market, Audubon Aquarium, Treme, Bourbon Street etc etc. We found it hard to get access when we arrived - with being on UK phones and it was only because our taxi driver was kind enough to call the concierge that we did get in. The place isn't really staffed so don't expect service or help when you need it (like needing help to call a taxi to get to the airport etc) or anyone to help you with your bags. Do bear in mind that it is a raucous area so not always a quiet night's sleep! But that' not what you go to New Orleans for I guess!

- ByHolly (10/5): Old time Hollywood glamour - Walking through the discreet door off Dauphine is like walking into old time Hollywood. You can feel the history and glamour in the lush plantings and in every brick in the patio and walkway. Cottage 7 where we stayed is tucked away, off the street and exudes peace and tranquility - so welcome in the French Quarter. We parked in the sister-hotels garage on the next block - easy. I agree with another reviewer that Sean is a gem. Picky comment: surprisingly inferior pillows. But I would stay here again in a heartbeat.
- Ann (10/5): - If you want a nice respite from the quarter without being stuck in a box room hotel try this place or its related properties. Private courtyard area for each cottage with gate to pool area. It’s still the Quarter area so light sleepers bring earplugs (me) for any FQ lodgings.

Excellent staff, seemingly available at any time. Cleanest place I’ve stayed in the Quarter. The old time keys are nice, but can be hard to manage.

- carrieh924 (6/5): Wanted to love it. - Such mixed feelings - pros are the place is lovely, staff was excellent and great location. We wanted a two bedroom place with a sitting room & dining table for morning coffee & place to play cards after dinner. Cottage 4 - check. I chose this place for character and beauty and didn’t want an ordinary hotel. Check. But oh the cons. Neither bedroom had bedside tables or lamps, the bed frame was really creaky and the bed was only passably comfortable. The room was poorly lit for getting dressed in the evening or reading at bedtime. The antique dresser in our room was beautiful but not particularly useful as a dresser. I get it that the dresser should be an antique for the vibe, but there are many, many antique dressers to be had that have fully functional drawers. Lots of hanging space, tough to store other items and we were there for a week. The mirror in our room was small and hung so high it was another miss, and the wall beneath had plenty of room for a full length mirror or even better another dresser. Seriously- big blank wall could easily house a side by side dresser! There was also ample room for a couple of nightstands with lamps. It would take very little money to make it so much better. The other bedroom was very small, not a big deal but again, furniture was ill suited for the space. Could be so much better & for the money (which we didn’t mind paying) it doesn’t deliver.
- cherylmT2607MC (10/5): Secret Hideaway in Tranquil Surroundings - Secret gem in a perfect location. All I can say is "wow!", why didn't I know about this place before? We have stayed in the Quarter numerous times over the years, and prefer historic or unique properties with antique-type furniture. Our old favorites have either closed or switched to typical hotel room decor with a faint historic flair (I'm talking about you, Prince Conti Hotel!). The Audubon Cottages really fit the bill. Enter through a fairly nondescript door into another world - lush tropical semi-private courtyards off the stunning main courtyard. Each cottage is unique and is situated on a semi-private courtyard shared with one other unit. The 2 bedroom units are stunning and huge. The bathrooms are modern but classic. Good water pressure for washing thick long hair. Everything was spotlessly clean. No weird or musty smells. The very welcoming and friendly staff was responsive and always available by phone or on-site. (It is not staffed 24/7, but help is only a phone call away). We parked at the Dauphine Orleans a block up the street, an affiliated property. No breakfast service, but honestly, you're in the French Quarter! Go get some beignets at Cafe du Monde or have Eggs Benedict at one of the many nearby cafes. We walked everywhere in the French Quarter including all the way to the end of the French Market, to the river, and up to Canal St. Nothing felt too far and we never felt unsafe (but always pay attention to your surroundings anywhere in NOLA these days!). You can be on Bourbon Street in 3 minutes. Yes, there was some street noise at night, mostly from cars with their outrageously loud and bass-filled sound systems. A small trade-off for being so close to the action! Bottom line, highly recommend Audubon Cottages.

If you want space and a place to truely relax after the hustle of the French Quarter then consider looking at Audubon Cottages. The accomodation is right in the heart of all the fun things to do. I couldn't recommend this awesome place enough! Best sleep I have had on a holiday and best shower too!
- SFJane10 (10/5): Hauntingly Beautiful - The place is beautiful, romantic......and haunted! Holy Cow! I got up in the middle of the night to use the restroom and I heard a male voice in the bathroom sort of grunting like "Mmmm. Mmmm. Mmmm." I thought it was my husband playing a joke on me, until I glanced in the bedroom and saw him sound to sleep. I dashed back to the bed and hid under the cover, because we all know covers will protect you from spirits. The next morning over coffee, I told my husband who said he heard strange noises in the middle of the night, but chalked it up to our sound machine, only the sound machine doesn't make the same sound that he heard. Upon check out, I asked the "butler," as they call them, really the front desk person, if the property is haunted and she excitedly asked, "What did you experience?!" She confirmed it is haunted and said many guests have experienced something similar, nothing creepy, just spirits making their presence known. I think you have to be sensitive to them. That said, I would stay here again. It's a lovely property with great hospitality.

- Curiosity65858002116 (8/5): Nice place to stay with a wealthy family - The location is perfect. It is inside New Orleans, close to all interesting places to visit. The cottage we had on two floors was great. It is a bit expensive for a place managed like an Air B&B. No breakfast. No way to get anything to eat or snack. Place clean, well maintained.
- sidney7474 (10/5): Peaceful retreat steps away from Bourbon. - An oasis just steps away from the craziness of Bourbon. This is a stunning property, VERY quiet. Only 7 rooms, a beautiful pool ( the oldest in New Orleans) . Rooms were well appointed, beautiful antiques, modern bathroom, lovely courtyard. There is no lobby, concierge or room service. If you are looking for those things, look elsewhere. The property manager will meet you at the door and give you keys.

The location was great. The room was beautiful, unique, and very clean. The staff was friendly and wonderful. I will definitely come back next time I'm in NOLA. The shower had no door, so it was hard not to get water on the floor.
- Robert (10/5): A Delightful Hidden Little Gem - Just blocks from ultra-noisy and busy Bourbon street, this tiny little group of brick-lined cottages provides a quaint and quiet respite from the typical French Quarter hotels. With a room larger than most, a courtyard with a pool and plenty of extra amenities, this "hotel," all containing one room first floor "cottages" was a delightful alternative arrangement. We are happy we stayed.

- marybesst (10/5): Lovely time with friends. - We have a group of about 9 friends that stay in New Orleans together every two years. We take a bus to Baton Rouge on Saturday for the LSU vs UF game but stay in NOLA for a few nights before. We always try to find places that will allow us to hang out together while waiting on others to finish getting ready or to have our morning coffee. Audobon Cottages was perfect! We've stayed in at least 10 other places over the years and this is by far the best location! We will stop looking and book this location every time. The staff was delightful, helpful and professional. I highly recommend Audobon Cottage for any stay in NOLA.
- amygS79TZ (10/5): Quaint cozy hidden treasure - We rented cottages 5 and 6 to attend our son's wedding in the French quarter They were perfect for us and 2 couples..3 bedrooms and 3 baths. There was a connecting door we could open to visit in living area. Clean safe and quiet for being in the French quarter. Sat night was noisy with street niisebut other nights were fine. Lovely grounds. We enjoyed the private enclosed patio area. Pool pretty but too cold to swim. Great location on a quieter street. Close to restaurants and shops. Parking was in a hotel parking deck 1 block away and safe.
