- Kayla (10/5): - Staff services immaculate, food 10/10 stayed in number 2 hardly any noises, slept really brilliant. Felt safe to sleep at. Good weekend overall. Would definitely recommend and be back.
- Reginald (10/5): My 80th! - I was staying at the Inn where I was to celebrate my 80th Birthday Party with my family. The staff were very attentive and the food was excellent.
I will attach a view from my window, my full English breakfast, and my birthday cake.
- Nicholas (10/5): Derby Arms - Friendly service, great food comfortable rooms

- Ned (10/5): Wonderful Place To Stay - Last minute decision to stay whilst travelling from Devon to Scotland. What a wonderful, welcoming place.
Food was fantastic in the pub area.
Room was spacious and very comfortable.
Highly recommend. Will stay at The Derby Arms again.
- Tracey (10/5): - The staff are fantastic, they are a real credit to the company. I thought the food was excellent. The level of service was outstanding.

- bradley (10/5): Wonderful last minute booking. - Winderful stay. The food is incredible and the room was very comfy. Staff were all very friendly. 10/10
- Stephen (10/5): Friendly staff - We had a nice weekend stay.
Friendly staff , especially Matt.
- Verified traveler (10/5): - We stayed here for a nearby wedding. We had a family room which was really spacious with a lovely, and again spacious, ensuite bathroom with bath and shower. Staff were really friendly and we had a great night's sleep. We paid for cooked breakfast which was made to order and also included some self serve cereals. If we were in the area longer we would have loved to have a drink in the bar area and try the food.
- Stewart (10/5): - Lovely stay at this pub. Evening meal and breakfast were fantastic, rooms really good and staff lovely.
- Verified traveler (6/5): Below standard - The room was a little below par with chunks of plaster coming off the ceilings in the bedroom and bathroom, a mirror had been removed from the bedroom some time ago you could tell as the paint underneath was a different colour to the rest of the room which really brought the standard down. On reflection the food was over priced for what you recieved, and in my opinion wasnt worth it, £16.95 for a chicken burger and a few fries - see pic
- Andrew (10/5): - All good great food great staff good room big and comfortable big bathroom ideal family room
- Jane (10/5): Great food at the Derby Arms - We really enjoyed our overnight stay at the Derby Arms recently. In particular, the food with lots of fish options and the friendly and helpful staff. Would definitely stay here again and would recommend.
- A (10/5): Great venue for food & location for walkers - Trip was for an overnight stop seeing friends at a charity event at Chipping village hall. Arrived at 4 pm and had a superb meal before going out.
Very good selection on menu with a variety of special dishes.
The staff were very friendly and made our stay very pleasant with a good hearty breakfast the following morning. Matt was very friendly & most helpful telling us about future events. Thoroughly enjoyed our stay and certainly would return again.
- Angie (10/5): Fantastic - Fantastic food and a lovely big room which was very comfortable
- Sarah (10/5): Great stay x - We stayed as a family of three, we received a warm welcome dined in the restaurant and stayed one night. Food and service was great.
Our room was spacious and comfortable and we all had a decent a nights sleep, there were a couple of things we had to ask
for but these were quickly provided for us.
We’d stay here again :-)
- Danny (10/5): Great place to stay 👍 - Nice and friendly staff, good food & clean room.
- SUSAN (8/5): - Very good evening menu - comfortable beds and friendly staff. Dog friendly. Breakfast not included and we just wanted coffee and a slice of toast but were charged £9 and this didn't even include jam.
- Lee (10/5): - Staff were excellent, accommodation was great . Would highly recommend.
- Kimberley (10/5): - From the moment I arrived I received a warm reception. I was attending a wedding at a property next door so was short of time. Check in was smooth advised on the property lay out etc and shown my room, which given was a standard double - huge!
Checkout the next day was smooth also.
- Patrick (2/5): Avoid like the plague. - Very disappointed. The building is not manned at night. No outside security lights. No instructions given on check in about how to get in. Took us 20 mins to find the entrance door at 10.30pm- it was round the back behind the bins! Ruined my best shows because I stepped into a puddle looking for the door. Raining & cold. Roadside. Dangerous. Felt vulnerable and unsafe. Room was old fashioned. Wardrobe looked like it was from a flea market. Not worth the money. Mattress uncomfortable. No topper. Would not recommend & will not be returning. Complained at checkout & was told lots of other people have said the same things. Then why have they not changed things?????
- Claire (2/5): Disappointing - Arrogant and confrontational staff that are over confident of what they have on offer. Made to feel we were doing them a favour staying here. The food was over inflated and failed to deliver on the night, I couldn’t eat my steak due to the amount of sinew. The room was tired.
It’s no wonder they are now trading under a new name!
- Peter (10/5): - Beautiful place to stay. Off the beaten path. Lovely view over the countryside while enjoying a pint and a meal. Very spacious and comfortable rooms. Wish we’d stayed longer.
- William (10/5): - Stayed here overnight as it is convenient for a journey from Scotland to the South of England. A lovely country pub with nice rooms. The staff were most welcoming and helpful, a delight to be their customer. We ate in the restaurant and found the food to be good. We would certainly consider staying again if we were in the area.
- Cathryn (6/5): Excellent hotel/pub with a couple of niggles - The hotel and pub are excellent. The food incredible. For us, and due to circumstance, we had a few niggles. Our room was above the pub speakers and having a child in the room we had to wait until 9pm before the thumping stopped. Also, we paid through Hotel.com but they still charged us for the room. I highlighted it and they have refunded the money but it is still to show in my account.
- Mark (10/5): Lovely relaxing break - Had such a lovely stay. Drinks and great food.... very relaxing.
- Rosalind (10/5): - Lovely atmosphere, nice size rooms, very clean. Staff were lovely and very friendly. Food was delicious! Very highly recommend
- Richard (8/5): Great hotel/pub fantastic food and great staff. - Lovely hotel comfortable and clean room, the food was fantastic and the staff all very welcoming. Would certainly stay again, only downside was the positioning of the speakers in the ceiling of the bar which meant you could hear the beat of the music in your room until closing time. So if you wanted to get your head down early and were sensitive to noise this would be an issue.
- Verified traveler (10/5): - We just stayed here for one night but had a lovely big room, staff were so helpful.
- Verified traveler (10/5): - Really friendly and helpful staff. Dogs allowed to stay in room when we went out in the evening.
- Stuart (10/5): Too short a stay.... - Its been many years since we had been to the Darby arms and its changed ownership and been renovated, i had great memories of previouse times and am pleased to say our short vist was fantastic.
Great staff, friendly welcome , great room outstanding food and service. We were made to feel very welcome
- David (10/5): - Welcoming hotel, with excellent pub and dinning. All the staff were friendly and helpful throughout. Thanks guys for a great couple of days
- Verified traveler (10/5): - The feel of the property was matched by the warmth of the welcome received from the staff on arrival. The friendly atmosphere was evident at all times during our stay.
The room was tastefully decorated and the bed very comfortable so that I enjoyed a really good nights sleep which rarely happens on a first night away from home.
Food was excellent. In fact, even if I wasn't staying at the Derby Arms another time I would go there for a meal because of the quality of the food.
The only criticism I have is that in the room I stayed in I could hear the music from downstairs at all times when the property was open. In fairness, when this was mentioned, the volume was reduced.
Overall? A most enjoyable experience and one I would very much like to repeat.
- ROGER (10/5): Come back - Great stay good great nice people
- Verified traveler (10/5): - Lovely country pub just outside Preston. Fantastic food and very friendly staff.
Perhaps think about replacing the carpets..? a very small comment on a really lovely stay. Would go again and would thoroughly recommend it. The Fruit De Mer is a must if you ever visit. Best we have ever had and didn't need to eat for a week.
- Verified traveler (10/5): - Excellent facilities, staff warm , friendly and very accommodating
- peter (10/5): Great pubotel - Very friendly pubotel. All the staff were great and very helpful. One ortwo niggly things happened but all dealt with professionally and to our satisfaction. Breakfast was great except wasnt too sure about the sausage but, hey, 2 of everything - whats not to like. The evening meal was lovely. The place was heaving so must be doing something right. The local area is lovely.
- Verified traveler (10/5): - Easy check in,Friendly staff,very clean room.Lovely Breakfast.
- Verified traveler (10/5): - The room we stayed in was lovely. Decent size. Excellent facilities anf very clean. A comfortable bed and lovely and warm. And it wasn't noisy considering it was a saturday night. Staff were very friendly and helpful too. And only a £7 taxi ride to Longridge for the pubs and bars.
- Janet (10/5): In a word EXCELLENT - Made very welcome and comfortable
- Holly (8/5): - My 4th stay at the Derby Arms.Fantastic staff ! Billy and Jordan in the bar were brilliant.
Fabulous food in the restaurant makes this a regular fix for me when on business in the county. Great work Team Derby Arms !
- Mark (10/5): - Really nice pub with rooms. Located a short drive from Longridge. Food really nice and breakfast was delicous. Friendly staff. A very enjoyable stay and highly recommended. Mobile signal not great as quite rural.
- Jeremy (10/5): - Lovely pub with rooms. Music from downstairs may be an issue for anyone wanting an early night, but rooms are very good, really nicely done, and the pub and restaurant are great. Staff were brilliant.
- chantelle (10/5): Great cosy place to stay - We can highly recommend this place. Staff are fantastic, room was a really good size, very comfortable and a nice bathroom. The food is fantastic and well priced. Breakfast is very good. I cannot fault this establishment. Highly recommended!
- Phill (10/5): If you are near you must try - Very nice stay check in quick and pleasant food in restaurant was ...... Amazing!
- Verified traveler (10/5): Grea stay, would recommend! - Great stay, very welcoming and spacious clean room. Breakfast in the morning was brilliant, definitely will be staying again.
- Thomas (6/5): Lacks attention to detail... - Considering i ve stayed in a partner hotel previously (The Assheton Arms), that i was very pleased with, i was disappointed with the Derby Arms.
The room was noisy, music could be heard from the bar until late.
There were no biscuits or quality coffee in the room.
The breakfast buffet was non-existent! Cereal or... fresh air? Not even fruit juice or fresh fruit! I asked for fruit juice and i was given a bottle from behind the bar. The cooked option was good, but far too larger portion, i felt embarrassed i couldnt finish it. Overall, a disappointing stay.
- Kate (10/5): Overnight stay perfect for family - Soacios family room. Good food.
- Lorraine (10/5): Good time had by all - Great food, great service, brilliant evening. Thank you guys
- Verified traveler (10/5): Best stay of our vacation! - Wonderful find! Great service, rooms and facilities. Made a perfect retreat for our family of 5 after a week in London.
