Les sols n'étaient pas propres, nos chaussettes étaient noires lorsque nous marchions dans la chambre.
Les salles de bains sont très vétustes, il y avait de gros insectes rampants.
Il faut choisir le petit déjeuner la veille. Le petit déjeuner n'était pas bon.
L'ambiance générale est désagréable : le personnel est gentil mais la présence de la gérante qui ne fait rien à part surveiller son personnel est dérangeante.
L'emplacement est difficile d'accès.

- Kirsty (1/5): Disgusting - Nothing After 24 hours of travel, 6+ months of planning, and multiple prior conversations with the hotel (including booking an extra night), we arrived at 8pm to outright hostility. The owner and staff insisted we had no booking and no room, despite us presenting a valid confirmation code, PIN, and written proof. We were called liars and told—without a shred of concern—that there was “nowhere else to stay locally,” after we had already spent money on taxis and travelled hours to reach this place.
The manager then pulled up our booking on her own screen, complete with a “press to cancel” button, yet still had the audacity to claim it must have already been cancelled and “wasn’t on their system.” The contradiction was laughable. Her attitude was aggressive, dismissive, and completely unprofessional—standing in our faces and making snide, unhelpful comments instead of resolving a problem they clearly caused.
Left stranded at night, we were forced to scramble for accommodation with only two options left for the date. Stressful, unnecessary, and entirely avoidable.
Unimpressed doesn’t begin to cover it. Disappointing is generous. Avoid at all costs.
- Gnanika (7/5): Great staff, not so great bathroom - Amazing staff, really good breakfast, nice room We had the most expensive rooms at the property- the 2 suites, but the bathrooms were not good - the toilets didn’t flush well, the level of. Cleanliness was not great, the water pressure was poor, the location had parking only for 1 vehicle and there was street parking in a very narrow and busy street which was not ideal.
- brandon (7/5): Nice to get away from the main hustle and bustle with great staff but not worth the money or hassle - Bedroom was great, nice to have the roof terrace to get the sun and the staff were amazing. Location is a bit of a nightmare up in mountains 500-1000 rupees to get into unawatuna. Sunbed by the pool don’t get the sun much, the pool is also tatty missing tiles. I was expecting to have my room cleaned daily and it wasn’t at all nor was my water filled up.

Номер огромный, хорошо обустроенный. Есть даже одеяло, что нетипично для Шри-Ланки (обычно простынки). Атмосфера уединения и комфорта! В отель приезжают, в основном, пары на 1-2 ночи, так что народу немного. Бассейн всегда был в нашем распоряжении.
Отдельное спасибо персоналу - я забыла свои кольца при выезде из номера, связались с отелем, их нашли и оставили на хранение! Мои благодарности всем и каждому! Отель правда подуставший, видно, что все было сделано от души, но лет 10-15 назад. Однако я понимала это по фото и не удивилась. При этом все достаточно ухожено, чисто, насколько возможно.
Состояние ванной, которая, по идее, являлась одним из преимуществ нашего номера, оставляет желать лучшего, я не рискнула в нее ложиться. Но это и не так важно, когда рядом океан! В общем, искренне считаю, что если рассмотреть внимательно фото, смерить ожидания и соотнести цену и качество - это прекрасный выбор.
- Ruby (1/5): - Got there to be greeted by booking cancelled, and we could have 17 nights at double the price .The fortunate thing about it was it was at the top of a hill with a terrible place ,so lied about it being a good location .If you're a mountain goat ! Managed to get a decent place that didn't charge double on arrival and was not laughed at like we were after a 5500 mile trip from levels staff ! Finished with booking.com as well as sorting out a taxi where we were attacked by the driver after refusing to pay 20 dollars after we'd paid , so bye b.com, you're the pits ! Everything

The staff were extremely helpful. But very shy, almost afraid to smile. The receptionists were very helpful and communicative.
The rooms were light bright and colourful, but the chairs need upholstering right throughout the hotel. Reception is not very welcoming. The reception desk had chipped black paint that was very visible. The rest room was very dark and smelled...it was dirty behind the sink and the toilet and worst of all there was no toilet paper and had nothing to dry your hands with.
The room has little notices saying how environmentally friendly they are, but the usage of chemical cleaners were very visible,
Bicarbonate of soda and vinegar would do a better job and will not be harmful to the environment.
We had no tea in our room either.
The bathroom was large and airy, with lovely working fixtures, fittings, and clean large towels. There was a jacuzzi that was old and dated .... stained, inside the jets were dirty. It was advertised as a bath.
The shower was large, but the edges of the floor were dirty. It would only take a good old hard brush!!!!
The dining room chairs, although aesthetically pleasing, were very uncomfortable...
The pool looks very inviting and the pool area was very beautiful.
The attention to detail is lacking.
- Dina (4/5): - The only reason our stay was remotely bearable was because of the incredible staff. Every single person we encountered went above and beyond to help us. They deserve 5 stars.
Unfortunately, the hotel itself is a complete disappointment. It’s extremely outdated, the facilities are rusty, worn down, and poorly maintained, and everything feels overused and neglected. From the rooms to the common areas, it’s clear that the place hasn’t been renovated or properly cared for in years.
It is also not a 3 minute walk from any beach, the closest beach is a 10-15 minute rocky and inaccessible walk. There is also nothing nearby other than a few local supermarkets and stalls.
It’s honestly a scam for the price they charge, their rating, the photos online are misleading, and the actual condition of the hotel is nowhere near what’s advertised. If it weren’t for the amazing staff, this would’ve been an entirely miserable experience.

The staff are amazing, very friendly and helpful. Breakfast was delicious, lots of variety to choose from.
It’s a short tuk tuk drive to Unawatuna Beach and Galle.
Side note - If you have a hire car, don’t drive during school pick up and drop off times (130-2pm), it’s a single lane road hill climb and got us super nervous with so many children around. It’s a little on the older side but the team have a beautiful dining area.
- John (4/5): - It doesn't happen often, thankfully, but this hotel just didnt seem like how it waa sold on Expedia and it wasn't up.to scratch. It is supposed to be a 4.5* and it juat isn't. Im really not fussy, but I just got the impression that the bed hadnt been changed (marks on the sheets) and the floor also had marks- a very clear footprint and a coffee cup ring mark. The manager tried to assure me it had all been cleaned but i Wasn't convinced, but without fuss to be fair, they changed the bedding and cleaned the room and I felt better about my stay. The room had seen better days - buttons missing off the chair upholstery for instance, tatty blinds and a jacouzi bath which didnt work. I had a go at filling it and switching it on but 1..the water was cold as it just filled with a tiny trickle and then 2. the bath basically leaked from a pipe in the bottom, out across the bathroom floor for some reason, which I couldn't stop! It is West facing and being July, it was very windy. There was a ripped canvas orning outaide my window which flapped noisily all night and woke me up a few times. The location is also a bit out of the way. It's not really possible to walk to Unawatuna Beach and Jungle Beach nearby doesn't have a lt going on or the most attractive view. You need to get a Tuk Tuk or taxi,.aboht 15mins to Galle and 10mins around to Unawatuan. POSITIVES: Nice pool, decent breakfast, lovely staff - especially the young guys who work hard.

Blockout curtains: Yes, but light from the hallway shines through the sides of the blinds.
Comments: Spectacular view. Electronic dance music/subwoofer from pool area is loud and can be heard in the room, even though there was no people at the pool. Made it feel like more of a nightclub vibe than a hotel. The music didn’t stop until 9.15pm when I called reception to ask what time the music stops. It commenced again the following morning at 8.20am. The water pressure in the shower is poor. Very hard to wash the shampoo and conditioner out of your hair. Breakfast is included. If you’re vegan or have coeliac disease you can only eat the fruit. If you’re vegetarian you can only eat the fruit and eggs. If we had booked more than one night I would have been incredibly disappointed. The dinner menu is alright though.

- Miriam (4/5): Mold and mildew - The view from the room is beautiful. We booked the room for just one night to make sure that we like the room and the overall experience. When checking in, I asked if we like the room if we can extend the stay. We were told by the front desk that the hotel was booked the next night and that there were no vacancies for the following night.
The night of checking in, I went to Hotels.com to look for hotels in Unawatuna Levels Unawatuna showed a vacancy for the same room for the following night. I felt that they did not want us to stay there because I look like a local and my life partner is African America with as dark in complexation as a local.
There was mold and mildew in the bathroom on the ceiling above the jacuzzi due to the water leaks from the jacuzzi from the room above ours. The bathroom counter needs to be cleaned or repainted.

I went to this place to stay after seeing the pictures from Agoda, but the hotel is nowhere matching these pics. I inquired about this and they said they can refund my Rs 40,000 if I opt to not to stay and I came back trusting their word and now they cheated me and informed Agoda to not to pay me as well. I will go ahead with the complaint at Tourism department on this as well as the spot looked suspicious to me with guys and girls together. Never recommend this place to anyone, especially with the family and kids.
- kasungayashanh (2/5): Terrible Experience – Reservation Cancelled Night Before Stay - I was extremely disappointed to have my reservation at Levels Unawatuna suddenly canceled on the day before our stay (16th April 2025). Actually, they cancelled last night before the stay. So, I had to complain to Agoda about the issue I faced due to the sudden cancellation. The sudden cancellation disrupted my plans and added unnecessary stress to my trip. They are very irresponsible, and they never tried to make any alternative arrangements for our stay. I strongly advise others to avoid booking this hotel if you don’t have any alternative options.

Perfect getaway - The property was on top of a hill, which gave some beautiful views, especially early morning during sunrise.. it was in close proximity to many other famous restaurants and pubs, so was easy to get around.. The chef accommodated to my special requirements in the menu and food was amazing! Favorite was the Spicy Nasigoregng. Extremely friendly service, accommodated to all my needs without hesitation. Even made a special cure for my hangover.. Had an amazing experience overall. Thanks team, will definitely visit next time i come to Sri Lanka. Cocktails were a bit too sweet, but once mentioned it was fixed

We had booked the suite in the 2nd floor and it was just awesome. A big room along with a big washroom as well.
Pros -
1. Great view - its worth the travel and kind of negates the cons :-)

2. There is no elevator so people traveling with elders or kids must bear it in mind
3. The property is great must needs a good renovation as a lot of the facilities are unusable - like the bath tub needed maintenance, the pool wasnt functional etc. Hope the management looks into the details and fix them soon.

Hotel only provides set menu breakfast as against Buffet breakfast, implying even if customer takes one additional egg which is not mentioned, it will get charged. Extra cost should not be insisted for minor changes in set breakfast option. Breakfast Quality is good. Inspite of checking out at morning hours, hotel provided take away breakfast boxes, which is a good gesture.
Room sizes are very good and has all amenities incl TV, Cupboard, Hair Dryer, Locker etc. Bathroom size was huge.
Swimming Pool is good, maintained with cleaniness. Location :
The hotel is located at hilly area near Jungle beach spot which is 3+ kms away from main Unatawana beach market. Actually, Jungle beach is very average spot, not at all worth a visit. Also, famous Hideout restaurant and Angel Beach resort are 3-4 kms away. No commuting facility Taxis, Cabs, Shuttle, Tuk Tuk are available with Hotel. Even taxi, cab etc contact numbers are not available with Hotel.
Suggest hotel should have own cab or shuttle or can tie up with Taxi Cab or Tuk Tuk for dropping customers to main market/beach area. If needed, it can be on chargeable basis. Also, contact numbers of Taxi, Cabs, Tuk Tuk should be readily available with Hotel for providing to customers. Considering the good tariff charged and locational challenge, it is a must requirement.
We had to arrange Tuk Tuk and Airport Cabs on our ownself by visiting Unawatuna market.
Staff :
Receptionist understand and communicates in English. However, Hotel hires lot of interns who have challenges in English communication speaking and understanding. Training should be provided by Hotel to interns who front end with customers. Though all staff is very courteous.
Currency/payment modality :
Hotel booking was done by us in USD currency through Booking.com. Though we were carrying both USD and SLR currencies, Hotel insisted on paying only in SLR. If hotel booking is done is USD, hotel should allow payments in USD currency. There are no currency exchange shops nearby hotel where customer can get currency exchanged.
Also, lodging payment is taken in advance during CheckIn but No Cash receipt is provided for it. Hotel only provides final bill on Checkout, so no Check In. Hotel should not defer providing cash receipt as its a finance control issue.
Ants Issue :
Numerous ants can be viewed on Dining table and across Hotel area. Hotel needs to focus on getting Pest control treatment done asap.
Roof Leakage :
Due to excessive rains, the floor leaked in the room.
- ksN4512LX (6/5): Mixed bag. If you have your own transport, you are sorted! - We had gone as a couple and booked a 3 night stay here. It was quite a mixed experience which I will explain in detail below:
The Pros:
Very helpful and polite staff. The manager is extremely helpful and provided us with a lot of information.
The food is wonderful. We had all our breakfasts and a dinner here.
The view is wonderful, you can see the harbour directly from the hotel.
The Cons:
The property itself is worn for care. It seems like it was made very well a few years back but the maintenance hasn't been done very well, especially for the price we paid. The photographs make it seem very big and grand but it is actually quite small and cosy.
The location. This was one big pain. The property is located on the top of a hill. It is close to Jungle Beach and Peace Pagoda. But to get down to Unawatuna Beach and the other restaurants around, can be very cumbersome. If you do not have your own transport you need to hire a tuk tuk, which is very very hard to get. (You will have to use PickMe or Uber and that is anyway better because hailing a tuk tuk otherwise you would get fleeced). The bigger problem is the return journey if you return post 9pm. You will have to hail a tuk tuk from the market place because no tuk tuk wants to climb the hill at night, so they will cancel on all apps and you will have to pay them extra to get you there. Not really the hotel's fault but its an issue.

- 505andriid (4/5): 50/50 - I stayed in a luxury suite with my wife, and here’s what I can say. The room was beautiful, with a great view of the ocean. It was clean, with no bad smells, but it was clear that the furniture and interior were not new. The bed was big and comfortable. That’s where the good things ended.
There was a coffee machine in the room, but no coffee pods, so it was useless. The balcony door handle was broken.
We couldn’t use the bathtub because it was leaking water all over the floor. We called reception, and they said they would send someone right away. There were no slippers in the suite, and no one came to fix the issue. After 20 minutes, I went down to remind them. A staff member finally came and did something, but we didn’t check if the bathtub worked after that.
The restaurant was a big disappointment. The tuna tartare was tasty, but we couldn’t eat the main course. We’ve been on the island for three weeks, and we don’t have fancy tastes, but the carbonara with bacon was actually overcooked tagliatelle with ham, covered in cream and without any real seasoning.
The veal tartare was obviously made from frozen meat, which we expected, but eating it with ice inside was not enjoyable. The dish had big pieces of red onion and no seasoning at all—not even salt and pepper on the table.
The service was bad, and it felt like the staff had no experience.
When we got the bill, there was no discount or even an apology. I had to ask for a discount myself, and the waiter and manager decided to take off just 460 rupees from a 31,000-rupee bill. No one apologized or asked what was wrong.
I’m just happy we stayed in this “luxury” suite for only one night.

Offering stunning ocean view .The room was spacious and comfortable bed .I love the large windows that let in a lot of natural light and provided a view ocean .I had a wonderful and I will return for sure . The staff at the resort were incredibly friendly and accessible.

The rooms are good size but dated and tatty. Plaster missing and exposed pipe work. The pool area just looks dingy. The pictures used to sell it are a lie. The view is stunning and the staff lovely but it lacks in all other areas.

- Polina (10/5): Exceptional - I want to share my impressions of this wonderful hotel! The staff here is simply wonderful, all the employees are very attentive and friendly.
The hotel is surrounded by greenery, and its windows offer an incredibly beautiful view. Of course, the age of the hotel is a little felt, but this only gives it a certain charm and does not spoil the impression at all.
The pool area is cozy and comfortable, and the relaxation area on the roof is atmospheric and picturesque. Comfortable beds and delicious, hearty breakfasts complete the picture of an ideal place to relax.
We were in our own car, and the hotel provided us with a place on the territory. It was very convenient. Overall, our stay in this hotel was wonderful, we will definitely come back here again!

- Pranali (3/5): Stay anywhere else! - PLEASE SEE THE IMAGES BEFORE BOOKING! Horrible policies of the hotel. I was here with my husband and we had opted for the vegetarian breakfast. They were very calculative about how much a person would eat and denied additional helping whereas our stay was “including breakfast”. Besides this horrible breakfast experience, the room was also extremely run down and dirty. The images put up by them are highly deceptive. The bathroom had weird stains all over as well. Please see my images and don’t be fooled!!
- MEG (6/5): Recent visit - The staff are very welcoming and give 5 star service. However the bathrooms are run down, towels are all stained and it needs a good renovation. No iron in room or board no cleaning service. Hard to get Ubers or tuks up and down the hill. Stay in the Galle Fort much better.

- Дарья (2/5): Terrible service - Restaurant staff is good the service we have got from the hotel wasn’t acceptable. It even wasn’t bearable given the amount of money we have paid for it. During our stay I have reached out to the Manager multiple multiple times and asked for a refund , because the service was truly horrible - no one gave us reception contact number so we had to shout from the balcony when we had questions; the bathroom was in an appalling condition (the bathtub wasn’t working , it was dirty , the walls were not even covered with any paint as if the room was under reconstruction, the tissue box was unwelcomingly empty etc.). We have paid some enormous amount of money - to hear on our arrival that we have to pay extra for the drinking water !! The breakfast was very simple and the ingredients were very poor quality. The bed dressing had huge holes !!
I asked the Manager to confirm with the director a partial refund. The Manager had 4 days to contact the director to confirm the refund for us, but eventually the Manager said “sorry the director does not answer my messages and calls”. On the check out day the Manager even didn’t come to us to give us an update on our request ! The girl who was at the reception was unable to give us any decision. I have left my WhatsApp number and asked to contact me when the Manager has confirmed a refund and is ready to send the money to our Sri Lankan bank account - no one contacted me. I am sorry to announce that I am terrified with the service.

- Aakash (4/5): Misleading Listing- Not as advertised - The staff was helpful overall, but unfortunately the hotel was in a pathetic condition. Overall the property is messed up . What you see in the pictures is what you don't get . Pathetic pool , although I must mention the owner was there and he did make the effort to get it cleaned. Still the next day the pool was in shit condition . No water in washrooms and the doors and walls needed serious repair. Breakfast was below average .

The way the place accommodates a perfect view out into the ocean and where it joins the land is awe inspiring. That is the view alone, the service here is simply top notch. All the people there including Kumara, Rasika,Thilina, sehan yasmka, chef sujith, were extremely accommodating no matter the request. The creativity and flavors of the chef here was top notch as well, didn't even feel the need to find a place to eat nearby after trying their food the first night. Honestly the only minor gripe I had was the wifi was spotty, but most of the time that didn't matter.

Completely different to what we got.
Dirty, grubby, tired, marks all over the walls, the bathroom was filthy and mouldy.
Don't get me started on the mattress (the room wasn't ready for us so we managed to see it).
The pool was being cleaned and out of use.
The staff were unpresentable.
We should have known the quality of the hotel as soon as we pulled up. Again, dirty!
We left the hotel very quickly after seeing our room.

Staying at this hotel was an absolute delight, primarily because the views alone are worth every penny. Waking up to breathtaking scenery each morning was a highlight of our trip.
While it's true that the hotel could use a bit of TLC in some areas, the overall experience more than makes up for it. The staff, particularly Kumara, Rasika, Thilina, and Sehan, are some of the best I've encountered. They are incredibly caring and always ready to attend to our needs, making us feel truly welcomed and valued.
Breakfast here is excellent, with a variety of options to suit all tastes. The restaurant menu is impressive, thanks to Chef Sujith and Yasanka, who do an outstanding job. Don't miss out on the creamy hot sauce—it was so good, we couldn't get enough of it!
Overall, this hotel offers a memorable stay with stunning views, top-notch service, and fantastic dining. Highly recommended!

The rooms were clean, spacious and the views were out of this world. We were provided exceptional service from Kumara, Rasika,Thilina, Sehan yasmka and chef sujith. They were friendly and kind, and the food prepared by chef Sujith was so so delicious — authentic Sri Lankan food to innovative new creations, he can do it all. I reserved the suite and got "suite 2" it was literally falling apart and was so outdated, and the bathtub shell was broken..
So I contacted the staff to change the room and they did as we were the only guests in the hotel at that time..
We spent more than half of the second night without electricity.

Rooms are huge but need some upgrading. There was a gap under the door so bugs would always get in It’s a very small hotel, less than 10 rooms. It is very dated and in need of a bit of an upgrade. The only window/light into the room is from doors that lead to a public walkway, so people would always be walking past. My room phone didn’t work.

Broken bathtub tap, broken light, broken dustbin, extremely lazy housekeeping staff service, lack of interest of front office manager to help the guests, half of the time the reception is empty, you ask for something and you have to remind them twice and then too you will get it very late…. Overall extremely underwhelming experience and poor guest service.

- Anja (3/5): Poor - I would not recommend this accommodation to anyone. The photos do not correspond to reality. This was perhaps once a nice hotel. But now it is completely dilapidated. Everything is broken and dilapidated. Doors don't close properly. There are insects everywhere and nothing is being done about them. No possibility to fill up with drinking water. The bathroom was so dirty that taking a shower was a struggle. For such a high price this is not okay. I will never stay there again.

We were there for 6 days and were not visited by housekeeping once. We ended up emptying the bins ourselves. We were not given a key for the balcony and upon asking twice was told someone would come with one. Nobody showed. We had to use a chair to make sure the door was secure at night and when we went out. The handle for the bath was broken so that could not be used. There was a lot of ants, which made it very uncomfortable. And the drinks/food at the pool is very overpriced. I would not stay here again. I was also charged approx £30 extra than the booking.com price when we got there.

It never happened to me to cancel our stay upon arrival🙈 - When we asked for cancellation and refund, as the hotel was really awful the manager immediately took care of it and refund us without any fees. We arrived and when we saw the hotel we asked for immediate refund and cancelled our stay. The hotel doesn’t look at all like on the pictures! It’s a tourist trap🤦♀️ Rooms and other facilities need renovation. The WiFi doesn’t work. Overall I do not recommend booking this hotel!

We were due to stay for 4 nights over the New Year but left after the first.
Plaster had come off the walls, the shower was filthy and although we had a view over the bay towards Galle, this was the only plus.
This was in the deluxe/superior suite at the top of the hotel.
When we left we were pushed out of the door.
Please do not waste your money on this place when there are so many other decent places around.
- 304penelopet (2/5): Do Not Stay here! - When we arrived, were very disappointed to find the hotel very run down and in disrepair. The website is very out dated as are the reviews. The food was appalling. We pre ordered a break fast to go whale watching. One for us and our driver. Our driver was appalled also. ( 1 piece of toast, 1 egg and 1 destroyed banana). We asked out your operator to move us to an alternative which they agreed to. levels refused to give a refund for the days we did not use. I do not recommend you stay here. It is not worth the money or your heartache when you get there! (No lifts and the staff main when they carry your bag up to your room)

You can see there is so much potential at Levels, but it is in need of some desperate love. This could really be a lovely property if the time and money was put in to it. We loved the pool area and location.
Aircon was really efficient. The property is looking a bit tired in places. See through glass doors meant the room was dark with blinds closed for privacy.

- Arparkorn (3/5): Not worth the money - It is somewhat close to Jungle beach and the food was ok. They fixed our hot water situation. The pictures of the property is deceiving. The pool is dirty and the building is quite run down. We didn’t have hot water until we asked them to fix it. There was no kettle and the lights in our room didn’t even really work. The room was quite dirty with uncleaned windows, hair all over the bathroom and just smelled weird. The hotel is on top of a hill and we got a view of telephone poles blocking the ocean view. Also, it was hard to access the place because the Tuk tuk didn’t want to go up the hill that steep.
