- Bradley (8/5): - This isn't a hotel experience at all. It's a very nice room with a shared bathroom. The bed was very comfortable and the pool, a life saver with the 107 degree temperatures. It just what we were looking for.
- Young Soo (8/5): - I like it overall. Just wished emergency phone worked but granted we arrived 2 hr later than the og deadline at 9pm - but we got super late check out so it was a treat. I amend the og post.
- Alicia (4/5): - This is a private home where the owner rents rooms. It was my mistake that I didn’t realize the rooms all shared one bathroom or I would not have booked the property. Given that the facilities were shared, I would expect that they would have been cleaned daily which they didn’t appear to be. The man/ men sharing the bathroom insisted on leaving the toilet seat up, day after day. On more than one occasion over my 4 night stay, dishes were left piled up in the kitchen sink. The property was overwhelmingly scented with plug in room fresheners everywhere. Bath towels had to be hung in the closet as there were no towel bars or hooks.

- Ross (10/5): - This is a house where the owner rents a few of her rooms. The bathroom is shared. This wasn’t exactly clear to me. My room had a fridge but no microwave. The owner let me use the microwave in her kitchen. Also, I was able to make coffee in the morning in her kitchen.Anyway, it’s a nice house and the owner is very pleasant and friendly.

- andrea (8/5): Great value for a stay in Northern Phoenix - I appreciate the host being available to greet me after the posted check in time to show me the room and amenities even though there was a map provided for after hours check in. The area was quiet and it was a comfortable room, but I felt the room was stuffy and it is central a/c through the whole house so there was no individual control in room or a ceiling fan. The shared bathroom sink was not as tidy, but there was another sink I was able to use. Quiet even though there were others in the house.
- justin (4/5): - Was greeted by a marijuana smelling guy with bandages on his face. An uppity foreign real estate agent could not provide motorcycle parking off the street. Barking dogs and screaming children outside.

The paint in the bathroom was peeling off the wall and it was dirty around the door knob. The carpet in the bedroom had stains. It seemed like the house had excessive wear and tear on the interior.

- Irina (6/5): - This is a private house, and one of the owners lives there on constant basis. You would rent just a room in the house, not a kitchen, and you are not welcome to use anything else but your room.
The room is not big, AC preset by the owner, you cannot change it, and you share the bathroom on the second floor with other people.

- Jeremy (10/5): Hidden Gem - My fiancé and myself stayed for a night. It was just what we were looking for, nice and quiet. Very clean and the owner was easy to contact via text message. Seemed like friendly people to me. I would recommend this place to others as well. It is more of a room with shared areas like the restrooms and kitchen but we didn’t see anyone the entire time we were there and enjoyed our stay.

- Verified traveler (6/5): I would not stay here again - This is a personal home, NOT a hotel, which was not clear when I was booking it. We were sharing a bathroom with other guests, which was also not clearly stated when booking. As soon as we turned out the lights to go to sleep, a smoke alarm in the hall started beeping because it needed a new battery, so that kept me awake most of the night. When we left in the morning, we saw no sign of our host, so were unable to inform her of any issues.
- VINCE (10/5): - We didn’t realize it was someone’s private residence when we booked it but it was clean and cozy and inexpensive. It’s not fancy but if what you need is a place to rest your head it’s a good option.

- Brandon (2/5): Stay away. - The description of this property is misleading. I showed up and this very creepy man met me at the door explaining it was an Airbnb. I felt SO uncomfortable with him. Everything in me said to run. But I excused myself to get my bags and sat in my car calling trying to find a hotel. He stood in the front window just watching me. When he saw me looking at him, he stepped aside into the curtain, as if he couldn’t be seen. It was creepy as hell. Someone on your end needs to know how this property feels. I did not stay there. I did not feel safe there. And it was so unnerving, I am still deeply bothered by the experience.

- Claudia (10/5): - A well maintained home at a reasonable price. Comfortable rooms, quiet, with all the amenities of a hotel. The only hitch is sharing a bathroom, but that was no big deal as it was clean and no different then staying at a friend or family members home.
- Teresa (6/5): - The property was nice and clean, although the description given is a little misleading, you have to read further into to the it to realize it is a residential home that has been converted into a semi quasi hotel. We were driving in from 3hrs away and could not leave earlier than 5:30pm due to work, did not see that The check in time cut off was 9:00pm, also it was a non-cancellation booking. We did notify the property and was told that a key would be left out so that we would be able to get in. When we arrived it was about 9:10pm the property was completely dark, not one single light was on, did not even have any motion lights. So here we are fumbling around in the dark trying to find this key and trying to unlock this door. Once inside, again very limited lighting, we did find our room with the map that was left for us. The room was very clean and neat, but again no lights!!! We did eventually locate the small bed side lamps which provided minimal light…. There was no a/c control in the room, but in the instructions it stated the a/c is controlled by the owner. The room was hot and uncomfortable so we finally opened the window just to try to get some cooler air inside. There is also one community bathroom for all the guest to use, which makes it interesting in the morning trying to get ready. In our room there was no vanity table or even just a mirror to use.

Sort of like staying at your friends', when they are not there. The owners are very nice, and I was so grateful to be allowed to take a shower after a check-out time (I ran a trail race that day). - Josh (8/5): A pleasant place to stay - Happy Valley house is a nice home North of Phoenix. Christine and Richard are nice hosts. This was my second stay. During my first stay my room and the adjacent bathroom were clean and nicely appointed. This time I think maybe Christine was not available to clean. There were a few signs of the previous tenant - I am probably overly vigilant about this. There is a lovely pool with a water feature and tortoises that live in the back yard. Both mornings I woke up to a lovely view of hot air balloons out the big picture window on the landing that I enjoyed in the backyard as well. There is a choice of Keurig coffee and some breakfast muffins and danishes are provided. Its a large house and I have yet to run in to any other guests except just briefly, even though I am told we sometimes share the bathroom. Its a quiet neighborhood and from the looks of it, a safe one. My litmus test is "Would I recommend this lodging to my mother?" Yes I would!

- Verified traveler (2/5): 1st Bad Review 1st Home on Hotels.com - I didn't get to stay at all due to this listing appearing to me like a home for a stay instead of hotel which was very amusing to my daughter and I until we called the number of the owner and came to find out it is a single room and there's multiple people staying there and we would be sharing a bathroom with strangers. My kid immediately said no to take her home and i am a single parent so we had to pay a night worth of no stays. Sadly dissapointing.

- Grouseflat (6/5): It’s Relative - Although the address is Phoenix, the location is not central. It is, however, a nice residential area. The room was spacious (I had the room with the private bath, the other rooms share a bathroom) and I really only have two small complaints. The first was the lack of adequate lighting in the room. No overhead light fixture and a few low-wattage bulbs in lamps scattered around. The second is more a question than a complaint: this hotel is in a residential home, it has a kitchen but is not a B&B. Why not?

We were asked not to place anything on the furniture because it scratches too easily. We picked up the key and then went out to eat. I didn't stay and didn't get a refund. I suppose the owner might think I should have had an alternative veiw . But I think the owner should also have an alternative veiw and if someone doesn't want to come home late from a bar in a taxi and and disturb the whole house or otherwise my anyhow. No refunds!! And the insurance won't cover you for not wanting to be stay there so I'm screwed

The home is lovely and everything is neat and clean. Nice room, good bed.
I was not aware that the room rate didn't include the Breakfast part of B&B, so I opted for the $10 charge for breakfast. Imagine my delight to find cold cereal and packaged pastries. I could have had two egg McMuffins at McDonalds. Not exactly like the British version of a full sausage & egg breakfast, but then I found out that morning that I was the only customer of the B&B so I don't fault them too much for not going out of their way. Oh well, live and learn.

Looks just like all the other houses in the neighborhood. I arrived late and wasn't sure if I was at the right place. I was a little nervous about ringing someone’s doorbell after dark. Other than that everything was awesome.Beautiful home, nice rooms. Thanks for having me.

Ultra clean, spacious, totally quiet, excellent Wifi and easy parking in a safe residential area. Owners are very nice. Too early in the season to use their lovely pool. Location a little isolated but very easy access to highway.

- kuang (10/5): - I arrived very late on the Thanksgiving Day and the manager made a good arrangement for my arrival. I was able to get to my room and everything was great!! The instruction was very clear and it was really a nice place to stay. The only thing is that it would be a little better to know the parking situation in advance. It was a bit late to know the parking space after getting to the room. I was very blessed to have the parking space before I checked into the room.

- ccil2631 (4/5): Paid but had no chance to get there... - Well, what to say ? The place is probably a nice place and we were looking forward to be there. We were in Dunedin to a rugby game finishing late. I asked if we could check in on our way to Dunedin in the morning (where we had to be for lunch), just to introduce ourselves and see with them where we could find the keys when we'll return after the game. But we've been told it was not possible. The owners where away, which I could understand. Everything was paid in advance, I thought they would be like kiwis are...helpful ! But no, they never excepted to organise to leave the keys somewhere for us to stay that night... Not used to this in New-Zealand. They took the money and that was it.
