We travel all over the world and will be keeping in touch with Yu & Yuki like family. The food is exceptional, the atmosphere is warm, and we will always stay here when traveling in Niseko. The location is excellent, just two minutes walk from the lifts!
Also the vouchers with discount for the lifts in Annapuri or for the onsen hare very handy.

- Alexander (6/5): - I booked Pension Cotton Farm because of the outstanding reviews and because I much prefer staying in a pension or lodge rather than a hotel, and I can confidently say this was one of the best accommodation experiences I have ever had.
From the moment you arrive, you are welcomed not as a guest, but as family. Yu and Yuki are the heart and soul of this place. They are warm, generous, genuine, and caring beyond words. They truly feel like your parents during your stay, always checking in, helping with everything, and making sure you are comfortable and looked after. I have never experienced such sincere, welcoming service anywhere in the world.
If you are travelling solo, this place is especially special. Yu and Yuki welcome you with open arms, make sure you are okay at all times, and create an environment where you never feel alone. They become your family and your friends.
The location is unbeatable, a 2-minute walk to Niseko Annupuri, with the gondola and all six runs literally at your doorstep. Ski hire and lift tickets can be organised directly at the pension (with a discount), and honestly,don’t stress about booking anything in advance. Just book everything with Yu once you arrive. They make the entire process effortless and completely stress-free.
They even drove us to the Annupuri shuttle stop, lent us helmets, and went above and beyond to help me when I developed a bad chest infection. That level of care is rare and unforgettable.
The food is incredible, and the breakfast deserves its own mention,absolutely amazing. The rooms are comfortable, spotless, and perfect after a long day on the mountain. I genuinely cannot fault this place in any way.
I will 100% be coming back, and I cannot recommend Pension Cotton Farm highly enough. Please do yourself a favour and book it, you will not regret it.
And personally, Annupuri is the best ski side out of the four.

Owners go out of their way to make you feel welcome and help get your car out when stuck in the snow! Appreciated recommended directions when driving to Rusutsu. I will miss this place.

- Pei Fang (8/5): Very good Affordable option in Niseko - This is a very cosy BnB at the Annupuri Ski Area. Yuu has patiently attended to all our queries on directions to get to the accommodation, wifi speed and connections for Zoom meetings, rental of snowboarding gear and snowboarding lesson, dinner arrangements, including how to get to our next accommodation.
The included western breakfast is very nice! For dinner, Yuu’s father decides on a very reasonably priced menu upon our enquiry. We usually cleaned our plates after every meal unless we are too full.
Oh yes, the fruit liqueur packs a punch. Take care when you try it! Nothing
- Scarlett (10/5): I would choose Niseko Annupuri Ski Resort again just to stay at Pension Cotton Farm! - I originally booked Pension Cotton Farm just as a convenient place near the ski resort, but it turned out to be so much more—I felt an overwhelming sense of warmth and happiness during my stay!
The host is a friendly and cheerful woman who made my solo trip feel less lonely. She often chatted with me, sharing stories about her interests, work, and the local culture, making me feel completely at home. Her mother plays the piano in the lounge, her father crafts fishing tools in the workshop, and her sweet grandmother greets guests every morning with a gentle voice—small gestures that create a truly heartwarming atmosphere.
The breakfast was absolutely delicious, especially the homemade fruit jam—I loved it so much that I even bought two jars to bring back to Taiwan! Their home-made fruit wine was also fantastic. I regret not trying more flavors—I should have had two different ones every day!
The entire place is spotlessly clean and beautifully maintained, which is impressive for a wooden house. The bathroom was bright, pristine, and filled with Japanese charm, making my stay even more enjoyable.

location 5 minute's walk from lifts/gondola 8 minutes from bus to other resorts, if wind is a problem can eat breakfast and still get the 1st bus (8.04am) to other resorts.
Can ski from top of Niseko Annupuri to Niseko village , Grand Hirafu, etc. and back again.
Great powder and DO ski the gates.
- Peter (10/5): Exceptional - Very personable with great breakfast, the location is so close to the slopes with ski holding facilities right at the door. Family who run the house are lovely. We would return in an instant. We had two rooms, a triple and a double, the triple was split across two floors with loads of room, the double had a small sofa and plenty of room for all our bags. The setup is also very accommodating for families as well: the communal dining area is available in the evening to rest in and eat any take out food and drink. Excellent value for money and perfect for our family. It's a little dated by modern standards and the bathrooms are communal (i.e. traditional japanese) so a bit of a culture shock for a family of 5 with three teenagers but that is not a reflection on the property, just our own naivety!

- KENNETH (10/5): - These are lovely people who are genuinely just nice people. They have run this pension for 40 years and its 3rd generation, all whom which still work their bar the Patriach Granfather whosed passed.
The Matriach Grandma still works here at 92. Her daughter and husband run the place and do all the cleaning and cooking and daily chores along with their extremely helpful daughter.
The pension is 200 metres from runs. Its basic but its clean and its warm and its homely. Because its their year round home. So they have skin in the game. It wont be for those who want luxury stay.
Personally I'd much rather stay at a place like this with a heartbeat, than a 5 star Hilton type place, where staff are paid to be sycophants.
Couldnt recommend it enough. Just beautiful people.

Our hosts provided for everything, including delicious dinners, one a sushi dinner and the other a pork based dinner. Both were beautifully done and a great way to experience traditional Japanese food. As a bonus for skiiers the Inn was only about 200 yards from the Annupuri gondola and walking distance to a variety of local restaurants. A delightful experience overall.

Takeshi-san and Naoko-san were very gracious and helpful hosts. Breakfast (a variety, each day was different) was included and we arranged two dinners, one sushi based and the other pork based. Very enjoyable! They also have a selection of delicious homemade fruit liqueurs. Hosts also very helpful with local info and tickets. A wonderful chance to experience traditional style of small hotel snd Japanese hospitality.

The dinner (to be booked in advance) was an amazing 5-courses of french cuisine and was a highlight...the best steak and best french onion soup I've ever had. Easy walking distance in ski boots to the gondola/quad and a few restaurants nearby to go out. It was nice that there were authentic parts of the Inn that kept a Japanese charm while making it very accommodating to tourists. I was a bit hesitant to stay on the Annupurni side away from some of the action of niseko/hirafu but was very happy with my chose to stay at Pension Cotton Farm and at Annupurni.

- Kilty (10/5): - We loved staying at Cotton Farm. The host family cares so much about their guests and making sure that everyone is taken care of. Naoko-san really takes her time to communicate and ensure you are comfortable. Her husband cooks delicious breakfast, and gave us a ride in his personal car to the hospital when my partner broke his ankle. Michi-san is the happiest and has the sweetest smile. We also enjoyed meeting Naoko’s daughter and her husband.
The facilities are clean, and we loved that the furo tub in the bathroom was very hot. There is lots of space for boards in the front area. The beds and rooms are comfy. Although the walls are a little thin, most guests are conscientious and courteous of keeping volume down. FYI, there are stairs in case you have crutches.
We were VERY happy to stay here and feel grateful to have found Cotton Farm. We hope to come back.

Reminder that Japanese customs follow set processes very closely, if you veer from the process you will not get the reception you are looking for. You can walk to the Annupuri slopes from the B&B. You can request dinner, at a cost, and must request at least 1 night ahead. You can walk from Nook Annupuri ski area and also from Annupuri northern resort (where the buses pick up)

- Jeff (10/5): Very nice - Very nice bed and breakfast right next to Annupuri. Very friendly and helpful staff. Just note that you need to check in before 8pm. If you plan on arriving later you must make arrangements well in advance.
- David (10/5): Great Hotel stay - This little homestay hotel was great! It was located right next to the ski lift and it was literally a one minute walk to get to the lifts! The hosts were amazing...they don’t speak much English, but they helped us out with renting our skis and snowboard which was brought to us the next morning. They also get a discount for lift tickets. Lift tickets are cash only and rentals you can use credit card. Breakfast is served every morning and the dining area is cozy and has a fireplace to warm up in. You do have to share bathroom, but they were clean. There are a few restaurants just a few doors down, the pizza place was great. On our last day when we asked them to call a taxi for us, the guy offered to drive us to the train station for free! We would definitely stay here again.

Traditional baths, cheap reasonable stay with minimum 2 people for Niseko accommodation. Easy access to the annupuri lifts and Niseko bus to other mountain access.

The owners are extremely helpful and friendly, organizing lift passes and dinner for us on several occasions. It's a beautiful large house only a couple of minutes walk from the Annupuri gondola and we'll definitely come back on future trips to Niseko.

I don’t think there is a better location in Annupuri. Hosts really go out of the way to ensure everyone has a pleasant stay.

The pension is in a quiet street very very close to the ski fields and 3 min walk to the gondola. Annapuri resort is very nice and plenty to ski for a few days. If you want to ski on the whole mountain, you can too with resorts connecting at the top of the mountain. There is also a free shuttle bus which stops very close to the pension. Same stop is used by buses connecting to airport.

- aly (10/5): Cosy family run Japanese hostel - Hosts were really warm and hospitable and the room was small but cosy. It did serve our purpose well overall and we enjoyed our stay very much. Shared bathroom facilities are Japanese style (google for more info) so that’s something you might want to note.
- J (10/5): Homely accommodation very close to the ski fields - The accommodation is run by a small family who are responsible for all aspects of accommodation. They are very friendly and will try their utmost hardest to help you with any queries even with the limited English they speak (which doesn't impede communication).
The environment is shows its age but is still very clean, cozy and comfortable. I would definitely recommend people to come stay at this accommodation if you were looking for somewhere to stay in Annupuri.

- Nativenzhippo (10/5): Next to the Gondola, very helpful owners, great! - Pension Cotton Farm is a 2 min walk from the Annupuri Gondola, the rooms were spacious, the beds were comfortable and warm, breakfast was included and delicious, has its own small baths down stairs, great for relaxing after being on the slopes. Spacious dining room with a warm fire if you want to sit and chat or hang out. Hosts were very helpful, they don't speak much English but they try very hard. They gave us advice on places to go, discount coupons for the ski field and local onsens, even dropped us off at the bus stop on our way home. Several dining options nearby (frying pan next door was delicious but make a reservation). If you want to drink locally there is a bar three properties down.
They have an 11pm curfew so if you are wanting to party in Hirafu late into the night, this is the wrong place for you. If you are looking for the best skiing/snowboarding, its perfect.
- Skidadle9683 (10/5): Great traditional pension close to slopes - Everything was great 2min walk to the slopes at Annapuri and you're treated extremely well. The owners speak little English and the early curfew (11pm) are the only down sides here. Well worth a stay.
- Leo (10/5): Nice bed and breakfast close to skiing resort - Very nice place that is walking distance from the Annupuri skiing resort. The owners are really helpful. Even though they speak limited English, just as others have mentioned, they still try their very best to help us out in every way. They recommended a ski rental service that delivered to the pension, and provided discount for ski pass. The breakfast was delicious. A lot of homemade items that you can tell is made with heart. The room does not include your own bathroom, and you have to share a showering facility that is Japanese style. Even though all the rooms were filled when we were staying, we did not have to wait a long line for shower. Overall a pleasant stay that we would definitely come back to when we come skiing next time.
- Verified traveler (2/5): Curfew at 11pm!!!!! - When we arrived on site we were given a paper with the rules of the hotel. In the end of this paper it was told about their curfew so you literally can not get in to sleep after 11pm. So at this time the door is locked and the hosts refuse to open the door after this time. The guests are neither handed a key to the outdoor. Please note as well that the only village with bars and restaurants, Hirafu is located around an hour by bus from the hotel so if you book a room from this cheating hotel, you would have to leave latest at 10pm from there, or otherwise you will not get in. There is almost no services in the village of this hotel.

- jonathan (10/5): Excellent location friendly hosts - We had a pleasant stay here. The hosts were very nice and friendly. They even helped us arranged transportation to our next destination. The location is exceptional just a few minutes away from the Annapuri ski area. Breakfast was nice, very nutritious.

place was very clean, cosy, warm. wifi was quick. shower is Japanese bath, which water I suspect is drawn from the base of the mountain, thus very rejuvenating.
breakfast every morning was sumptuous, enough to pack your stomach up to a full day of skiing.
location unbeatable, literally at the doorstep of the base of annupuri.

- Gabriele (8/5): Decent Ryokan very near Niseko Annapuri lifts - The Roykan has very friendly owners that speak some English. They do good breakfast and excellent dinners. The hotel is located on a very nice street in the small and quiet Annapuri village of the United Niseko ski area. It is 2min walking to the lifts.
The rooms have an 80s charm like many ryokans on Hokkaido but the location, food and friendly owners make up for that.

- Patrick (8/5): Great place! - We spent 3 nights at Cotton Farm. It's a lovely place with a very personell touch to it. Although they don't speak much English, they are amazing at helping out all the time.
It's very close to slopes, ca 1 min walk! So if your looking for cheap but nice accommodation whilst enjoying the Niseko powder - this is the place to stay.
- Robert (8/5): Nice place - It is a nice little B&B but the language barrier was a bit of a problem. I will return. There is a great buffet for breakfast, lunch and dinner at the very nearby Grand Northern Resort.
