Guest Reviews
- Joyce (2/5): - Location was good for just being outside of the heart of San Marcos. Lots of water damage in the room, one the pillows had mold in it. Front desk tried their best to make up for everything but, there are structural issues.

- Lori (10/5): Great stay, will be back - Location was great! Easy check in everything was great!
- Jonathan (10/5): All around amazing - The hotel was great the front desk staff was amazing and always available The only thing I didn’t like is that the cleaning person on our floor said we left a do not refresh sign on door when we didn’t but the front desk staff took good care of us
- Luster (10/5): - The location and the staff
- Max (9/5): Good - Breakfast oatmeal was not very good! Breakfast oatmeal was not very good!

- Tabatha (3/5): Stains on Comforter and Curtains - I needed to stay at a hotel for one night before heading back home. I brought our kiddos back to San Marcos alone and don’t drive late at night. I booked the room through Booking.com because it’s the first site that came up when I searched Courtyard Marriott. The room was only $99. When I arrived, my room was ready. When I walked in, I immediately began to inspect. There were stains on the curtains and a stain on the comforter that’s in between the two sheets. I gathered my bags and walked back to the front desk to ask for a different room. The guy at the front desk gave me another key. I inspected the second room and sprayed Lysol on each of the sheets and throughout the bed. I sprayed Lysol bleach spray in the shower for it to disinfect. While the second room was a little better, there was an indention on the right side of the bed, so I had to sleep on the left side of the bed, which was annoying, as I like to sleep near the door so I can karate kick anyone who dare enters. I slept all night until about 3 am, waking up with a nice headache. I think the cold air turned off while I was sleeping. I will not stay at this hotel again. I will drive 25 miles to Austin for a better experience. I enjoyed the fact that I was able to drive my kiddos to class that morning and they were only about 7 minutes away. Seeing their smiling faces made my disappointing stay worth the sacrifice.
- Ashley (1/5): Filthy! - Location. This hotel was filthy. I will never stay here again. It was not clean at all. I called the front desk to be transferred to a different room. I was told they were sold out. The house keeper was rude and unhelpful. My daughter has some type of insect bite on her back.
- Paul (7/5): Pretty good with some inconveniences - Service and low activity Breakfast not free like many other hotels, no inside pool as advertised by booking.com and low water pressure in shower
- Amye (7/5): Nice room but smells - Nice staff Room smelled like mildew. Very strong and gave me a headache.
- Tricia (10/5): -
- Johnetta (10/5): Exceptional !! - Clean and comfortable and the staff were very friendly and professional. And the location.
- maria de los angeles (10/5): - La amabilidad El precio
- Eric (10/5): Perfect 👌 - This place was perfect as usual. It is absolutely everything you see in the photos. If you have an issue while you are staying here, please let the staff know. Don't just write a bad review later because you failed to notify someone. No complaints.
- johnnie (9/5): -
- Maria (8/5): - Very quiet, was able to sleep. Joe in the Cafe was very nice. My room was not cleaned first night stay.
- Peggy (8/5): -
- silvia19 (5/5): Sucio - La ubicación esta excelente porque está justo en frente de los outlets Que el cuarto y el pasillo de afuera había cucarachas
- Sabrina (2/5): - Not cheap, no breakfast, warm room, outdated tv
- Alana (4/5): - I woke up to ants crawling all over me! They were all over the chair next to my bed. I told the front desk and all they said was " please have breakfast on us". No thanks!
- 60clintono (2/5): Horrible bed. There is a indention like someone sleep in the same spot for 6 months straight. - Horrible bed. There is a indention like someone sleep in the same spot for 6 months straight. When I brought it up the front desk I was told they had no rooms to move us too and a mattress was on order. That's it. Now we will have to see a chiropractor for a few weeks to get straight again. Not sure how nobody has noticed this before. Ridiculous. Status and loyalty doesn't mean anything these days.
- Crystal (10/5): - The property was nice and quiet, friendly staff.
- Steven (10/5): -

- Lisa (10/5): - Room very clean & presentable. Comfortable bed, covers , & pillows! Staff is very friendly. The Bistro is super nice looking & is readily available to guests upon entering the lobby when open during their hours.

- RICARDO (9/5): -
- Aaron (2/5): - The property management blocked the tv so i could not watch the necessary programs i needed to watch using my own device . This caused me to have to leave the property every morning to seek other ways to watch these programs.
- Mary (10/5): Great! - Everything Nothing
- Leslie (4/5): Poor quality for price charged. - Worst shower ever, needs new shower head. Paint peeling on shower ceiling. No ice machine on our floor. Bed was not very comfortable and the pillows felt cheap and flimsy.
- Lupe (10/5): -
- ARMANDO (10/5): - Loved the close proximity to our destination.
- Kristi (8/5): It’s great if you can get past the mildew smell - We stayed for 4 nights, overall it was an okay experience. It’s in a great location-close to shopping, food, and entertainment. The room we stayed in smelled like mildew and the carpet near the air conditioning unit was wet our whole stay. Other than that, the beds were comfortable and as long as we didn’t go near the wet carpet it was a nice room. The staff was very helpful and friendly.
- Brandi (6/5): Needs an upgrade - Lots of ear wigs in the room. The AC even at 65 would not cool the room because it's under a box, and the air is trapped. Horrible design.
- Daniela (10/5): GREAT OPTION! - EVERYTHING WAS CLEAN! COMFORTABLE BED!!!! IT WAS A GREAT STAY!! EVERYTHING WAS GOOD
- Brieanna (4/5): - I would of gave a 5 all around if there wasnt roaches... We found one in our window and my aunt found one crawling across her bed... I told the front when we were checking out and all they had to say was im sorry.
- Michael (10/5): - Great hotel for a great price. Very clean and comfortable. Great for families.
- Jennifer (9/5): Superb -
- Verenice (2/5): - The room did not look clean, the pillows were stained and there were roaches in the bathroom and saw some around the room. There was not enough parking so we had to leave our vehicle far away in a different property which was super inconvenient. The hotel itself seems old and outdated
- Abraham (8/5): - Nice updated hotel. Nice location. Nice beds. The property was not well maintained. The shower door wouldn’t close, the floor ac unit made the carpet all wet, the bathroom counter cabinet leg was pushed up underneath itself. They had an onsite restaurant. Parking was limited and not well lit. Ended up parking in next hotel lot.
- Vince (8/5): - A bar was advertised at the property however there was none... No Liquor License
- Lindsay (10/5): - Convenient location
- Heath (10/5): - Parking limited
- Philip (3/5): Definitely not the stay I signed up for or wanted to pay for. - I would like to have had the breakfast, but when I chose it for my booking it didn't show up as a feature for my booking, so i didn't get to try the breakfast. I did purchase muffins, coffee and a parfait, which were pretty good. nothing to rave about. Well, apparently since there is no way to notify the hotel that you are a rewards member, they use the fact that you booked with a third party as a chopping order when they overbook their hotel. So, the king room I thought I was going to be staying in was bumped to a queen room, where my spouse and I each get our own bed instead of getting to sleep in the king we wanted. We checked in a little later in the evening and when we settled in for the night, we couldn't get the T.V. remote to work correctly. Went to the front desk 3 times and ended up with 3 remotes and new batteries, but since maintenance was not working, had to wait until the next day for it to be addressed. The next day while I was out and had a do not disturb sign on the door, someone came in to work on the tv. didn't expect them to be coming in and did not have all my belongings secured as I would have liked, so was disturbed that someone had been in my room without letting me know. The bathroom which we expected to have a tub, was only a shower, and the bottom ledge clearly had a row of mildew on it which did not appear to have been cleaned in a while. The shower wasn't necessarily dirty, but the mold was unsettling. Then there is the Queen bed...one of the worst mattresses I have slept on in 20 years. The mattress was lumpy and sunk down to the support board under the mattress. Entire mattress was lumpy, worst night sleep in a long time. So, all this was addressed with the management during my stay, and the manager was supposed to contact me the day I talked to them before he left, but never heard a word, either by phone, email, or even contacting me before I checked out. Oh, and because the pool looked really dirty, we decide not to go swimming there either. Definitely brought us to the conclusion that you really need to book directly with the hotel, and not use third party booking, and probably will not book with Marriott again.
- Anastacia (7/5): Good -
- Melanie (10/5): - Just had to stay one night while my daughter attended Texas State orientation. Enjoyed shopping at the outlets then quick very friendly check in comfy beds was really nice little trip
- Cecilia (10/5): - Nice and clean and affordable
- Demetria (10/5): Very highly recommended - It was amazing!! Close to the outlet and plenty of food options!! I had a blast and will definitely be back!!!
- Mary Lou (6/5): Disappointed - The bar and restaurant never seemed open and when we asked they said the bartender was in the kitchen cooking. Went there to visit family and thought we could eat in the restaurant but there was never a soul in there. Power went out but probably was not the fault of the hotel. Very clean
- Laticia (10/5): Exceptional -
- Jill (10/5): - Great place to stay!
- GiG492 (2/5): Needs some Fixing Up - We made the decision not to stay after the condition of our room and the hotel. Our room had black mold growing all over the bathroom and the shower was dirt, the wall paper in the room was peeling off and there was a strong odor. When you walk in the halls, you see water damage. They need to close to remedy the water damage. The Front Desk refunded our stay and apologized for the room not being in “ready” condition but honestly there is no way they do not know there are some issues and that room won’t be ready until water damage is repaired. My eyes instantly got red and itchy and I was in and out of this hotel in less than 15min.
- tayd158 (2/5): Mold, Water Damage, Pee - My family did not end up staying here. We entered the hotel and noticed LOTS of water damage throughout the hallways. We walked into our room and it reeked of urine (this is a pet free hotel). My sister went into the bathroom to discover water damage and black mold. My whole family is allergic to mold and we felt unsafe. They tried to move us to another room but the other room was also dirty, humid, and lots of water damage. 0/10 I do not recommend.
- vanessa (10/5): - Wonderful excellent!
- Jonathan (10/5): - Small parking
- U189CDjohnm (8/5): Solid Hotel Stay With No Surprises - I booked my stay at this San Marcos hotel a month in advance, initially second-guessing my choice. Those worries were unwarranted as this place delivered a good experience.
Check-in was a breeze. The front desk staff greeted me, confirmed my details, and handed over my key, all in under a minute (more like 30 seconds). When I mentioned preferring a room far from the elevator, she smiled and confirmed my request was already noted in my profile, pointing me to a perfect room that could not be farther from the elevator. Check-in was efficient and thoughtful, it’s hard to ask for more.
The room itself was clean, comfortable, and refreshingly cool, a welcome escape from Texas’ sticky heat. The corner couch was comfortable. The bed was cozy, and the space felt just right for unwinding.
Later that evening, passing through the lobby, the same staff member that did my check-in asked if I had dinner plans. When I said I was unsure, she jotted down a few restaurant recommendations “just in case.” That small gesture stood out, and one of her suggestions ended up being my spot for the evening.
This place is not fancy. It is not luxurious. But it is a reliable, clean, and welcoming hotel that checks all the right boxes.
- Laura (10/5): Exceptional -
- Bianca (1/5): Horrible experience. - I did not like the property it looked run down The place did not look nice nor clean the room was horrible it smelled so bad and the bed was so uncomfortable and broken.
- Jerry (4/5): - The carpet was so dirty my grandson feet were black. There was smeared brown on the safety bar by the toilet. I reported it the 1st night but, was not cleaned off when we checked out. We won’t be back.
- Terrion (10/5): - I had a great stay at the Courtyard San Marcos! The room was super clean, spacious, and comfortable—definitely one of the better hotel stays I’ve had recently. The bathroom was especially nice with a big walk-in shower.
The staff was friendly and really helpful. I had a special request to stay on the first floor, and they were more than happy to accommodate me. Big shoutout to Linda at the front desk—she went above and beyond to help us with a small issue and made the whole experience stress-free.
- David (10/5): - Great stay
- Melissa (8/5): - Everyone was really friendly except for one young lady with a ponytail. I believe she works in the front but I saw her coming out of a room. Didn’t greet or even smile back. She needs to learn to smile! Overall, our stay with was nice! Thanks
- Loyd (10/5): Exceptional - Clean and comfy
- Sally (9/5): Excellent stay !! - Property is across from the Tanger outlet & San Marcos outlet mall , so an excellent location if your just going shopping. Very clean rooms , plenty of pillow & extra blankets, comfy bed, and cute swimming pool , would highly recommend to anyone Nothing, had a great stay , was reasonable booking on bookings.com
Check is quite late for 3pm , check out is 12pm so that’s quite nice
- Nieysha (10/5): - Great stay
- Pritesh (10/5): Best Option near San Marcos Mall - Good:
Relatively new hotel with a modern look and updated accessories.
The staff was very friendly.
The room was clean and of a good size.
The bathroom was really good.
Improvement:
Parking was challenging to find on Memorial Day night
- Samary (10/5): - Clean
- Margarita (8/5): Memorial Family stay - Clean & great air conditioning in rooms! No free coffee in lobby!
- Lotfi (8/5): - Friendly staff but the rooms are too small for the price they give. IHG properties are almost twice as big for the same price and even better services with breakfast included.
- Ariel (10/5): - Great place to stay. Would definitely stay here again.
- Yuri lev shlimovitch (10/5): - Excelente!
- Yuri lev shlimovitch (10/5): - Excelente!!!
- Amanda (10/5): Exceptional - Beautiful room super nice shower
- Robert (8/5): - No parking due to being heavily populated but a safe and quiet nice property.
- Christine (7/5): Clean room, friendly staff. - Bistro staff were very friendly. Some poor repairs in bathroom. Coffee in room not refilled. Wish they had complimentary breakfast. Internet outage for one full day.
- Donna (10/5): Very enjoyable and relaxing. - Breakfast was great. Bistro Joe was friendly and professional. He was very attentive and accommodating. Food was excellent. It was exceptionally good. Liked everything!
- Marketa (10/5): - Lovely room. Quality beauty products in bathroom. Well appointed!
- Ngoc (10/5): - the bistro service was top notch
- CYNTHIA (10/5): - Hotel was clean, quiet and easy to access from highway. Staff was pleasant, check in was easy. Not necessarily a complaint but we, and other guests, were misinformed about a “complimentary breakfast” when they actually have a dine in restaurant. Would recommend staying here but probably comparable stays close by at a lower price with included breakfast.
- Chrystal (10/5): Exceptional -
- Margie (10/5): - Kids were welcome with Easter goodie bags at time of check in. Exceptionally met expectations from fresh linens, clean room and Bistro.
Pool was a little dirty with leaves and water looked hazy. Overall would highly recommend
- Jeanette (9/5): Superb -
- Celia (10/5): Great family hotel. - First time at this hotel is a very nice experience. Check in was quick and easy. Staff is very pleasant and friendly. The room is very comfortable. The hotel lobby is very pretty and welcoming. Access to the hotel is easy.
