Guest Reviews
- dev (2/5): - Hotel.com insulated by advertising this hotel on your site.
I didn't stay there I walked back down stairs and cancelled and walked out. Could not sleep in a room like this..
- Joel (6/5): - great
- nathaniel (10/5): - Great location for relaxation, also close to the party nightlife
- Danny (6/5): - It's centrally located area & good price.
- Chirag (8/5): - Hotel is in good location.
- Nitesh (8/5): - SHOULD HAVE ATLEAST ONE MICROWAVE PER ROOM
- Peter (2/5): - Inhumane conditions. Bed was all coil springs that dug into the body, towels were dark grey, pillow cases were dirty, heard a rat underneath the bed. The kind of place where you’d question if life was worth living.
- Rob (4/5): Grim - Cockroaches, dirty sheets, knackered bed.
- Pyne (10/5): - I had a lovely stay with my family at Sukhumvit 20.
Sukhumvit 20 guest house is owned by a very nice Indian family. They are so hospitable and sweet. They run a small Thai restaurant just down the accomodation. It was so convenient to grab anything you want from 7 Eleven that is located just opposite the guest house.
Walking to the metro station from the property, you can find many restaurants, street food stalls and other miscellaneous shops.
There is one lovely gift shop on the way to the train station. All you need for the Thailand's gifts is there with so affordable price. I would definitely recommend this property for your trip to Bangkok.
- ruu (2/5): - The worst place in Bangkok
- jerome (8/5): - its ok good 👍
- Paul (2/5): - False pictures, photo shopped to the hill...!
- Martin (8/5): - clean nice people, okay value..ideally fix window lock and toilet
- Chris (6/5): - You stay at the property for the owners, very nice people. The room is old, you get what you pay for. This is not a couple's place, probably single men. Good for 2 or 3 days. But you're in the middle of the action. Term 21, soi cowboy. But it's extreme budget hotel.
- Edson (2/5): - No good very dirty
- Rene (10/5): - Staff is very nice and helpful, place is quiet.
- Sheri (2/5): - Pictures on Expedia is very deceiving.. unbelievable that Expedia would provide these pictures online when the hotel is extremely old and dirty. Glad I only had a few hours there.
- Steve (8/5): - Clean, tidy and good air-conditioned room. I would stay again
- Verified traveler (8/5): simple and comfortable - hotel is old and cramped but beds are clean and comfortable and ac is cold. Water was dripping from the ceiling in the bathroom leaving puddle on the floor which but that is easily repairable. Next door neighbors were audible
- Verified traveler (4/5): -
- Verified traveler (8/5): - For the price, you can't be it! Aircon and wifi were good. Room was tiny, but it was functional. Bed was a bit lumpy; I could feel the springs. However, I would stay here again!
- Verified traveler (4/5): -
- Verified traveler (2/5): Pathetic Hotel which lacks basic hygiene! - Hotels.com should remove this hotel from it's list of hotel. The room is full of viruses and dust which gave me a chest infection. Bed bugs, cobwebs and dirt is commen everywhere in the room. It's apathetic where basic hygiene is even concern. Seriously travelers who would book this hotel can seriously fall ill. I request hotels.com to please get this hotel off their list as some one could get sick extreamly bad and would be a liability of Hotel.com.
- Verified traveler (2/5): Worst hotel I’ve ever stayed at - First off, I have stayed at little bungalows to apartments, hotel rooms and villas. I have never gave anyone a negative review because I know what comes with every place I stay at, or have a general idea.
When I checked in here, the manager or owner of the place was extremely rude. I arrived at 10am, my check in wasn’t until 3 so I had to wait, no problem. The manager ended up getting my room ready an hour early, charged me 200 baht. Really? I was exhausted so I paid it.
The next day, I had to make a phone call. I asked if he had a phone and he said, yes. I explained to him the number I was going to call was in Thailand. I asked him if he understood and he said yeah. I asked him if i could make the call and he said, “what is your problem!?” I looked at him and said I’m sorry to bother you and I walked away.
I felt uncomfortable staying here and I do not recommend this place to anyone. I’ve never had such a horrible experience.

- robert (8/5): Great Location at a low, low price - This was a basic and a small one-bed room, but it came at perhaps one of the lowest costs in the neighborhood. This is the attraction, along with the neighborhood. It is walking distance from Asok Station on the BTS, which also has a subway connection.
I was very much in the middle of a lot of Bangkok.
- Verified traveler (4/5): The location is good - Easy walking distance to good food and easy to get to any place you want MRT and BTS close.
The staff are nice but the hotel isn't the greatest, stairs so if you have a heavy bad, not easy.
Towels random, once two nice big towels then two floor mat towels. Then one of each.
Shower leaked so bathroom floor was always wet.

- Verified traveler (4/5): Dismayed and shocked - The one on your site, is quite differwnt obviously with the reality of the place itself, yes i cant complain with the price, but i can let you know this place is not for a long stay, maybe overnight will be fine, tv broken, no kettle available, ac is weak(luckily there is a fan, the room isnt noise proof, the romm next to me seems like he always in a fighr with his phone. No food in the place( you need to get iut literally to get your own food). No computer electronics in the place so once you booked in your site. There is a high probability that the room you booked ahead is occcupied already and it happen twice during with my stay with a couple of guest. So overall experience below par.
- Joseph (2/5): Very poor - I did not stay at the hotel as when I arrived I was informed there was a problem with the room. I was directed to another hotel but offered no transport to get there.
I felt this was extremely poor.
- c (4/5): Half the price,. Half the room. - The staff were pleasant and tried hard to keep the facility clean. However the room was in disrepair. The wall had holes from being kicked in and the ceiling leaked water into the sink in the bathroom. It was only $16 per night in an area where the next cheapest room was twice the cost. So I really can't complain. I got what I paid for. A small room in disrepair with small stairs leading up to it. If you need a cheap place, then this is it.
- Verified traveler (2/5): Terrible hotel - Terible hotel that I wouldn't recommend to anyone let alone friends. Smelly room, full of damp. The toilet smell of sewage with old towels and no soap or shampoo. Does not desserve the title of hotel at all.
- Ali (2/5): Dreadfull place - It was dreadful so much so that even thiugh I booked myself in for 4 nights I chechecked out the next day and moved to another hotel
- Verified traveler (6/5): You get what you pay for - The room was very small but I didn't expect much else for the price I paid. It was an ok place to just sleep, shower and go.
- Boon Leong (2/5): Worst hotel stay I have ever book - Lucky I stay in this hotel for only one night...Cannot imagine what will happen if I stay for the next 2 days
- RAQUEL (10/5): As good as I expected - I stayed for two days in Sukumvit 20 with my boyfriend. Everything was ok, just don't expect a big bedroom. It was good accordingly to the price and the location is definitely really good, near skytrain and subway, starbucks and some other restaurants. The hosts are very kind and received us very early in the morning with all of our big suitcases.
- rojyar (2/5): Rubbish Hotel - The worst hotel I have ever been beds were dirty, couldn't take a shower, toilet blocked with full off sh**** the guy on the reception very very rude.
Don't waste your time and money
- Barrie (4/5): Not the best hotel - The room was smaller than I expected with no windows. The air conditioning did not work but in fairness was quickly repaired. I would not recommend this hotel.
- sandip (4/5): Be Ware - My stay was of one night, isnpite of confirming on site for checkin before 2:00 PM room was not ready, we were required to wait at reception where no one bothered to switch on AC and there were no fans.
The rooms are very small with barely enough space to walk around, same is the case with wash room. The hotel has 4 floors without any lift.
The room first offered was at 2nd floor, bed had red insects all over, after informing the hotel person they changed the pillow cover and on requesting for room change, said there isn't any available room, the insects appeared once again all over the bed. We went out for evening walk and on return they offered us another room on 4th floor where we have to shift our luggage all by our self and that too with stairs--Don't know from where they got room now.
The only good thing about this hotel is it's located close to Asok BTS and Siam mall.
- Jon (6/5): You pay what you get - Soi 20's walking distance to BTS is still alright but you have to walk about five minutes in the soi to get to the hotel. the walking timing from hotel to BTS is about 12-15minutes and luckily there is the short trip motorcycle-taxi at 20Baht/trip, so at least the walking to BTS is cut short to about 3-5minutes.
- Kerry (6/5): Nice low budget hotel - This is a low budget hotel but do not let the low cost turn you off. It was clean, and the room seemed relatively new...bed was excellent. Rooms are small but that is to be expected. It is not an entertainment hotel, it is just palace to sleep comfortable. Air con works great! Hot water. Fan in room. Coffee pot. Good bed. What more do you need. I will stay here again as long as I do not need to entertain. The staff is also kind and accommodating in every way. Thoroughly enjoyed my stay enough that I extended several times.
- Tweed (8/5): Friendly and comfortable - Small room with big, very comfortable bed. Good aircon , friendly staff with excellent English.
If you just want a good night sleeping this is perfect.
- Verified traveler (4/5): Very dissapointing - Hotel staff was friendly, but it seemed in many ways they didn't know what they were doing. Rooms are smelly and not clean. No lift so you have to climb up the very narrow stairs and corridors. The only thing going for this hotel is pretty central location in Sukhumvit.
- callum (6/5): Cheap, good location, but improvements to be made - The location of the hotel is brilliant, walking distance to sky train, a local park and the road it is on has bars, restaurants and convenience stores. The two owners were also very pleasant and on hearing any concerns, did what they could to help. My first concern was the cleanliness of the first room I was in. I was disappointed that although the obvious bits had been cleaned, on closer inspection things had not been moved which always makes you worry just how much the rest had been cleaned. On the discovery of some food from the previous occupent, i shared my concerns with the owner. They were unhappy that it was not up to a suitable standard and offered for me to change rooms, which I did. The next one was perfectly clean. My primary concern with the hotel was the finish of the rooms. It was not the the standard I would expect at a three star hotel and can only assume it will improve over coming months. Essentially the rooms have a got a good look about them, but it has not been applied well, there are gaps between boards, loose ceiling tiles, some damage to tiles and things like that. I think the key thing to say is that if you are not planning on staying in your room much (they are basic) then this is a very good place to stay. Its cheap and well located. In fact in terms of cost, its half the price of most others in that area.
- Verified traveler (4/5): - Very small room. Clean. Room on 5th floor and no elevator! No towels in room. Wardrobe door got stuck. Decent location with 5 - 10 min walking to sukhumvit road.
