It is convenient enough to get anything from a nice cafe for breakfast to rental bike store. Strong WIFI, new AC and hot shower are all helpful.

- stephen (10/5): I鈥檇 stay again! - Great location, off the Main Street so it鈥檚 quieter but next to everything in town and only a 15 bike ride to the beach. We rented bikes next door which was convenient. The staff were super nice, the rooms were super clean and comfortable. Nothing else I鈥檇 need (other than breakfast, which would have been awesome) but you do have your own kitchen so it works out.

- Dariush (8/5): Ok for that price - For the price it's ok. Very basic. If you come from the US it's well below the average standard, yet above average US hotels price. I stayed two nights in January. Even then the a/c is not strong enough to cool down even if it is on 24/7. Parking is convenient. Walking distance to many restaurants and shops. Far from the beach.

Lots of great restaurants and shops nearby. I wouldn't hesitate to stay here again. The wifi wasn't working but we were able to install isim cards for internet connection.
- Ambour (2/5): - I don鈥檛 normally leave negative reviews but this experience was the most frustrating experience I鈥檝e had in quite a while.
To start, when we checked in, we were told there was no wifi in the hotel and that there was no air conditioning. This is at odds with what amenities it shows the hotel having on the listing. If we had known that there would be no wifi or AC (in a tropical climate, mind you) we would NOT have booked the room.
It was really late when we checked in so we had to wait until the next day. When we approached the concierge about the lack of amenities, he says the wifi is down everywhere in that location (which wasn鈥檛 true because we were able to get wifi at a place 1/2 a mile away). When we asked about the AC, he holds up a remote to turn on the unit in our room. What good is that going to do us to get ac if you鈥檙e keeping the remote to the ac in the room, behind the desk??? So we had to sleep in sweltering heat for a night because they didn鈥檛 want to give us the remote to one wall ac unit that looked incredibly old.
The worst part is that, after checking out early, due to the lack of amenities advertised, they did not refund us for the 3 nights we didn鈥檛 stay so we ended up having to pay for 4 nights when we only stayed one. Awful customer service on top of it being incredibly loud and the room being outdated.
Not worth the money AT ALL. Do not stay here, there are much better options nearby.

The pool was always dirty. The service at the front desk was not the greatest either. The hotel does have a beautiful setting but it is not well kept.

The place was clean and consisted of one room with a semi-separate space which included a sleeping couch, a small dining area, and a small kitchen. You can cook. They have free water downstairs to fill water bottles. The staff are extremely friendly and the price was great. I'd stay there again anyday.

Great restaurants shopping , me and my hubby had a lovely time. The room with the swim up was really awesome.Cleaning crew very nice and staff nice and friendly. Although the late night gentleman didnt speak much english we still got what we needed. It gives you a homely vibes feeling that you want to stay a few extra nights.

I stayed here for a week to work remote. The room has a great table to work from and the wifi was pretty reliable. It dropped out a few times but mostly late at night when I was done working. Only warning is that there is construction next door that probably won鈥檛 end for another year and from 10 to 5 there is sometimes constant jack hammering which is very loud especially if you are on conference calls.
It鈥檚 located right next to the main strip of restaurants so you can easily walk to all of the restaurants. You can also easily rent a bike next door and bike to the beach.
I was also traveling solo so safety was important. At 10 PM they close the main entrance so no one can get in without passing the Guard. It was also one block off the main road and well lit at night to walk back alone.

No free bikes to use, mini fridge didn鈥檛 work, staff was not friendly, neither were they mean. They were aloof. Disappointed since I very much enjoyed my Jan 2020 stay.

The staff was very warm and welcoming. As a solo traveler and first time traveler to Mexico, I wanted somewhere safe and this hotel answered the call. The bolt the front door at night and someone is present to let you in should you stay out late. It was great and I extended my stay due to the comfort. WiFi was perfecto!
- Lori (8/5): Nice with a few inconveniences - We were told breakfast was included, but in fact there is no restaurant or food on site due to covid. There was also no tv due to there had just been a hurricane a week prior to our visit, but they did have good WiFi. There is also work being done next door where a backhoe/jackhammer is breaking up rocks which is a little loud but we ignored it after a while and staff was very apologetic. With all that being said, we very much enjoyed this facility. The staff was great. The guy working at night was very helpful even with the language barrier. They have a pool in a lush garden setting. They are eco friendly and refill the shampoo and body wash which were both amazing. All in all we enjoyed our stay and would definitely stay at Live Tulum again.
- Tatiana (2/5): Worst place ever! DO NOT book this place!!! - Looks can be decieving. This property has construction going on right next to their hotel. They take no responsibility for the inconvenience of the horrendous amount of noise and vibration going on at the hotel. They actually completely ignored my request to discount the room for the inconvenience of what felt and sounded like a earthquake was happening from 8:15am to 7pm daily. In the pool you could feel the vibrations going through your body, and it wasn't a good feeling. Even if you leave all day, the noise will still be there when you return because they work until the sun goes down. This is an over-priced, garbage piece of property that I will never recommend to anyone coming to Tulum. This kind of noise level would be illegal in Canada. The construction obviously just started so this place will have issues for atleast a year. See photo below. I wish they allowed videos as I have proof of this but they won't let me send it to them.

Friendly and helpful staff...their beach club and restaurant recommendations were on point and led us to some of our favorite experiences while in Tulum! The room was clean, spacious, comfortable, and well decorated (we had a first floor swim-up, though we ended up not using the pool, since we were gone during the day when there would have been some sun). Great experience, especially since so reasonably priced. I would definitely return!!

The bikes they provided were a great addition to our stay as well. The only negative things I would say about the hotel was the wifi was a little slow and they didn't provide face towels only hand and large bath towels. But other than that I loved everything else about this hotel and would definitely stay again.

There was a power outage on the morning of departure so we were unable to use hairdryer, hot water and any electrical related task. Was noisy during the day and over night from time to time.
- C (2/5): POOR RUN DOWN HOTEL - Quite a run down hotel in the outskirts of the city. Big rooms, and clean. But it is clear that the images online does not show reality and this entire hotel need a renovation.
Although what really really was the worst was:
1. The bikes, these rusty almost-falling-a-part bikes that they advertise they have, first they charge a 50$ deposit each although they are SO BAD. Not a hold, but a charge.
Second, we had to change bike 4 times due to it falling apart. My wheel broke in one of the sights and I had to walk in 40 degrees heat with the bike all the way back to the hotel which ruined my day and not even an apology.
Also the woman in the reception kept arguing for no reason instead of giving a new bike!
2. The woman in the reception HAS SUCH AN ATTITUDE. I CANNOT BELIEVE YOU PUT HER AS FRONT OF HOUSE!
And to top it off when we left and were in such a hurry. We asked if she could call a taxi, she mumble something, look down at her phone, clearly not calling one, and just says, there are no available.
We walk out the door and it takes one minute to grab a taxi. WHAT A SERVICE RIGHT!
STAY AWAY FROM THIS POOR RUN HOTEL!
- amy (10/5): Feels like home :) - We had a fantastic stay at livetulum. The staff were friendly, and helpful. No issues with anything. Easy check in, delicious breakfast. We loved the free rental for the bicycles that we used everyday!

- Verified traveler (10/5): - I loved how close we were to restaurants and the beach wasn鈥檛 far at all. Coba ruins is about a 40 minute drive as well as xel ha. Taqi tacos around the corner will have you coming back for more every night. Room was very clean and quiet. Housekeeping couldn鈥檛 have been better. Next trip to Tulum I will be back !

- Verified traveler (8/5): - Really nice and helpful staff, gave good recommendations for things to do around. Breakfast and bike rental included, so a pretty good deal. Well located and clean. Only downside was the very soft mattress and our terrace door wasn't working properly and wasn't fixed despite multiple reminders.

The room was super clean from the bed to the restroom area... the hotel itself was in a great location between the busy downtown area and on the path to the beach either by bike or car. Three hotel has a lot of charm and the people working there were very helpful. We'll definitely stay here again in the future.

- Aundrea (8/5): Highly Recommend - This place was perfect. It is walking distance from the restaurants/nightlife and biking distance from cenotes or the beach. Couldn't have asked for a better location. The hotel was clean, beds were comfortable and the staff was very friendly/helpful. The only negative about the place is their free breakfast. Wasn't really edible in my opinion. Many places to eat near by so wasn't really a problem.
