- Carrie (1/5): After seeing our room I asked for a refund he showed us another room that was just as bad . So we asked for a refund the - Nothing at all . It was an absolute nightmare . Something out of a scary movie Everything . It was disgustingly dirty . Pee stains on the bed , room stunk terribly , mold growing on the walls . Old blood stains on bathroom door toilet was literally rusting apart . Old food in the fridge water wasn’t on to the toilet . Someone used dirty toothbrush on the counter just absolutely terrible . The price is insane for how terrible this hotel is. Found another hotel 100 times better and paid less than I did at this hell hole

- Armando (1/5): A very bad night. - The convenience of public transport The AC unit when turned on to air made a horrible cranking sound and during the night I was cold so I turned the heat on and the fire alarm went off and I had to turn off the unit.

- Luke (2/5): Don’t bother, it doesn’t look anything like the pictures. - The beds were clean. Noisy area, staff that are unpleasant , no running water, bad area, I could go on.

- alexandermN7965AP (2/5): Unclean and Unprofessional - Got a room here in hopes of getting some rest after a long drive. Oh I was wrong. First room that was given to me reeked of mold and cigarettes. The carpet was even wet on one side with some questionable stains. On further inspection I noticed the bathroom floor looked like it’s never been cleaned before. The dresser that was provided in the room was falling apart and the sheets were stained. I wish I took a picture of the first room. Simply because I could not believe I was paying $80 a night for something so disgusting. I mentioned to whoever was at the front that if I could get a different room. They seemed bothered by my request but gave me a new room anyways. Coming into the second room I saw holes in the curtains and bed sheets. The bed sheets had some brown stains and one of the pillows was yellow. This room also had also had odd stains on the carpet. Practically same scenario as the old room. The problem got worse when my boyfriend went upstairs with his ESA dog. He stepped into the room to help me change because of personal issues that I wasn’t able to do it myself. We walked back down stairs after changing and the man at the front desk ran quickly to us to tell no pets were allowed even though she wasn’t a pet. He gave me no time to explain anything. He said we had to grab our things and leave and to never come back. Left us embarrassed in front of other guests at the hotel. I went to the front for an explanation and he was hostile from the beginning. I tried telling him what the dog was and that we weren’t in the room for an hour before he kicked us out with an assumption he made. I asked for my money back and he refused saying he doesn’t do refunds. If you want to be ridiculed and have your time wasted come here.
P.S. also included pictures of a room next to us with a broken window and bloody curtains. Also trash spread in the hallway
- sarahfU1844CM (2/5): HORRIBLE CUSTOMER SERVICE - This hotel falsely advertises a pool on their sign which is locked up and unusable. This hotel is severely water damaged from not being maintained properly. It has Black Mold Aspergillus in the walls. I stayed at this hotel for a week and cleaned the room before I checked out. When I turned in my key to the employee today. I needed to use the Wifi to use my phone to hear back from people regarding my next location. I was told that I could not stay on the property even in the parking lot to wait for my Lyft/Uber. The female employee demanded that I take all my suitcases and leave the property immediately after checkout. I then had to carry both suitcases down the street to another hotel to wait for my Uber/Lyft to arrive. This hotel was also extremely rude and several employees followed me around demanding that I pay $80 or get off the property that I could not even be in the parking lot with my suitcases . I was forced to the side of the road. And then after 3 mins my Lyft arrived. Do not stay at this hotel or the one down the street because they have homeless and prostitutes living full time on their properties. They have multiple building code violations and treat people like criminals in jail.
- 786janaz (2/5): stay away from this place - it is managed extremely badly and you may be treated as a criminal - - no sign of welcome or hospitality on arrival - maybe because we might have woken the receptionist from his sleep as it took him quite some time to react to the bell we were ringing and appear at the counter (we arrived at early morning hours, however, they advertise 24-hr front desk), however, what welcomed us on the floor of the corridor leading to our room was something that looked like poop or vomit
- a property can be run down, which is the case for this place, however, it can still be kept clean, which definitely is not the case for this place - the poor cleanliness together with the fact that none of the staff wears a mask did not make us feel like we are staying at a safe place that takes covid measures, AT ALL
- the room stated non-smoking on the door, yet, the bed cover had several holes from cigarettes - besides this thin cover whose cleanliness was questionable, there was nothing else than a sheet on the bed, so I was pretty cold at night
- they do not have a DND sign, so the housekeeper woke me up with her loud banging on the door
- worst of all, they called the police on my husband for basically peeking into the wrong room by mistake: upon arrival, we asked them for a second key, because we knew my husband would need to leave the next morning and come back while I might still be sleeping - request rejected with the reasoning that they do not have a second key (the do not use key cards - they use the traditional hard keys); next morning, my husband accidentally peeked into a next door room, whose door was open for cleaning - he suddenly called me asking me if I can walk outside with the payment slip, as they are accusing him of not paying for his room...? I grabbed the slip thinking that the night shift did not pass on the info to the morning shift and they think we did not pay, and when I arrived to the room next door, to my great surprise I found out the person telling my husband he did not pay for his room was the same receptionist who checked us in 10 hours earlier and did see my husband at check-in! Instead of politely telling him something like "Sir, I believe you are staying in a different room", he was screaming at him that "he is not allowed to enter as he did not pay for this room", and in the meantime requested that his colleague at the reception calls the police! The police was very reasonable and understanding of our frustration of being treated like criminals instead of like guests, but understandably could only advise us to speak to the property management. When we went to the front desk and asked for the manager, the first response was "the manager is not here"...I asked for the manager's telephone number - the response was "the manager is out of the country" - I said it does not matter, I will call the manager wherever he/she is, as I really need to speak to him/her. The receptionist asked me to wait, and after a while - guess who appeared? the same receptionist who mistreated my husband so badly, claiming he is the manager! I thought there is no point in speaking to this mean, nevertheless said that I want to speak about the misconduct he exercised on my husband and the handling of this incident? his only "offer" was to refund us the following night - I said that obviously that needs to happen as we are not staying at this place any longer, but that is no apology or compensation - his response was that this is all he is going to do, and when I said I am not accepting this solution, his response was that he is going to call the police then!
I feel sorry for the police in this district - they must be a frequent visitor of this place...
One would think that especially now, during the pandemic, accommodation establishments will be grateful for every guest, and value the fact they do not have to close down because these guests are still willing to stay there - not at this property...
- mjlatty (10/5): WONDERFUL! - We found this place by accident, and it was great!! Clean, economical, staff was great, and it was close to restaurants and the airport--a great deal!! We were worried, as we needed a place at the last minute, as plane flight was early AM!
- 375adaa (2/5): Worst place to stay don’t stay here Avoid it at all cost!! - Let me start with this place is in a bad location of Kissimmee not one of the safest area of Kissimmee . The owner and his wife are horrible people to deal with very rude! They lack customer service skills and hospitality ! The room are gross ! Carpets are nasty haven’t been cleaned since god knows when rooms smell sheets aren’t in the best shape they have stains , cigarette burns etc. The maid lives on the property and she smokes like a chimney while working I might add so if you aren’t a smoker guess what your room smells like cigarettes I had major problems with this I’m allergic and my allergies were in bad shape . To get room service you have nag them and the owner has the audacity to charge 70 dollars a night 400 plus a week for a room what all the problems I mentioned above. You have better rooms in the area that are cheaper and or about the same with better service hospitality and overall better cleanliness. The owner has the nerve to say this is a high quality hotel / motel you are out your damn mind this place is dump in McClaren circle and you should be ashamed of yourself running that hotel the way you do ! I rate you zero stars stay away this place is horrible don’t ever pay to come here
- francisjoseph2018 (10/5): My Stay In May At An Excellent Hotel - Jenny and her husband,Ashanti are like a good Aunt and Uncle you may have had who are very nice and always want to help you. They go out of their way to make you have the best stay while you are waiting to go to Disney World. You are in the heart of downtown Kissimmee, Florida. The rooms are as comfortable and as cool as you want them to be. They give you magazines to read and have water to buy in their office. Dori cleans your room during her stay and deserves a tip. Call now.
- ashleytracey32 (6/5): Clean and quiet - Very last minute decision to stay here. While the place was no 5 star hotel, I was pleasantly surprised how quiet and clean it was. Check in and check out was super easy. The great location allowed us to pick up right where we left off on our way to South Florida.
- kkcv05 (8/5): No complaints - Room was clean. Tiki bar food was good and open until 10pm. Staff was friendly. They have a water park on site open from 11am-7pm. Not fond of the bright colored orange and blue rooms but for $180 it was a nice place!

Make sure you wake up the first time they knock on your door, otherwise they'll just come in.
Owner was rude, nasty carpets. You can still smell the beer the prostitute spelt on it years ago.
- X7630WUangelag (2/5): Rude manager tries to discriminate against service animals, horribly filthy disgusting hotel. - I booked this hotel for 3 nights but within the first 5 minutes, I knew that was a huge mistake. Part of the reason for choosing this hotel was that it was listed at "pet friendly". The very first thing out of the manager's mouth upon my check in was, "You have a big dog, we do not allow dogs." I told him she is a service animal and he asked for proof. I gave him the same printout that I have given to every business we have ever entered and was informed that it was not good enough. He asked for further proof, special identification for my dog. He said the paper I provided was something anyone could print out. The paper I gave him was the ADA federal laws regarding service animals, what questions businesses are allowed to ask, and what constitutes discrimination. When I told him that paper was sufficient enough to allow my service dog and I into Epcot, Cocoa Beach, restaurants, and 3 other hotels he told me he did not believe me, I could just be making that up. When I explained to him that he was not allowed, by federal law, to demand special identification for my dog he proceeded to tell me that he did not have my reservation or any rooms available. When I gave him the confirmation code for reserving and paying for the room online, he proceeded to tell me that I did not specify I had a service animal during the online reservation and that he would not honor the reservation. After arguing with this rude man for a good 10 minutes, threatening a lawsuit if he kept discriminating against me or by trying to turn me away, he finally consented to allow the reservation. He slammed paperwork and the hotel keys around, was very hostile and rude, and stuck me in the nastiest room imaginable as punishment for daring to know my rights and having the audacity to demand that they be upheld.
This room had burn holes in all the blankets and sheets. The sheets and bedding were so dirty I demanded clean sheets to lay ON TOP OF THE BEDDING! The carpet was so disgustingly filthy that my feet were black from walking around the room. There was blood spots on the sheets and bed, hair and food inside the tucked in sheets, black curly hairs in the bathtub, altogether the nastiest hotel I have ever stayed in.
I will definitely be checking my credit card to see if he put extra charges on there. I wouldn't be a bit surprised to see a charge for pets even though that is also against the law regarding service animals. Do not stay at this hotel! Would not recommend this one to my worst enemy.
- marcelom272 (4/5): You get what you pay for - The location is good - 20 min from the airport and the parks. But, don't expect nothing more than that. There was mold at the bathroom ceiling, the bathroom fan wasn't working and there was a cigarette hole at the bed sheet. It's ok for one night, but if you are staying for a few more days, it's better to pay a little more and stay elsewhere.
- 353yvettel (2/5): Worst place to stay - I have to admit that this was the worst place new have ever stayed. The carpet was filthy and the room had a nasty smell. The bathroom was very dirty and the tub looed like it was not cleaned in days. My family and I stayed overnight and we decided tom wait until we checked into a new hotel to shower and change clothes. We slept in our clothes and made sure our faces never touched the bed linen due to the fact that they were dirty. Would not recommend this hotel to any one that has a sane mind.
- 806ericar (2/5): Awful - Not worth saving a few bucks. Bad area of town, room was awful. I was there three nights, housekeeping never came. Room literally only had one bed and an empty headboard next to it, no table and a gross stained chair. TV had burn marks all over it.
- Dogtowndawn57 (2/5): Horrid - I mostly stay in one or two star hotels to save money but this was ridiculous. No cell phone service as everyone was outside late at night talking on their phones. No internet service as could not connect. Room was fair. Bed was hard as a rock. I was overcharged according to the prices on the Internet and refused a receipt when my son paid for the room with cash. This is the first time I have reviewed a property that was this bad. As stated in another review no toiletries. Minimal towels and supplies.

- N_Valkyrie (2/5): Do NOT try your luck with this place! - This "Inn" will not be a pleasant experience for a wealth of reasons. Immediately, they will overtly try to overcharge you. In addition, the woman at the counter during the evening shift was unpleasant, and her service was horrendous to say the least. She had absolutely no shame in renting a room with horribly stained walls, a lack of toiletries and supplies (literally, one extremely thin toilet tissue roll, one sliver of soap, and two threadbare bath towels), and all the room doors on the front side of this "Inn" looked as though they have been kicked in regularly! A horrible and possibly dangerous place.
When and if there are better rooms available, why would an "Innkeeper" choose to rent these rooms to anyone? Which begs another question, why would anyone want to stay at this facility now that they have learned this?
If you want to be near attractions, do not stay here. You will not be close to the theme parks. This property is located at the opposite end of the city NEXT to where the attractions are located.
Kissimmee is full of great deals for hotels. Keep looking. As a local who knows the area, do not stay here, or on this end of Kissimmee at all.
- RPicard (8/5): Great place to stay in Kissimmee - We have stayed there more than 5 separate times in the past 20 years. Service is always great and courteous. The owners are extremely helpful with tips, suggestions and driving directions as well as discount tickets to attractions. The Flamingo Inn is a clean and quiet place to stay, and it is within easy walking distance from a convenience store/gas station, a major pharmacy as well as many other shops. Eventhough it is not a recent construction, the grounds and the building are always well maintained and clean. Also, we love the smaller size pool that is great for all ages and swimming abilities.
Next time we visit Kissimmee - we will certainly stay at the Flaming Inn.

- Peace001 (8/5): Best Value for the Money - If you want a good and cheap place to stay near Disney, I would suggest to stay at this hotel. The management is extremely friendly and very accomodating. The rooms are nice with Microwave and Fridge. You even get free wifi and HBO. The price for the hotel is very very reasonable compared to other places nearby. I would suggest to stay here compared to any other hotels nearby. Much better quality than other budget priced hotels.
- Koala8009 (2/5): Sleepless in Kissimmee - Our room faced a bar across the street that started playig live music about the time we wanted to relax from a full day at Disney. It kept us awake till about 2:00 - 3:00 AM. The party continued at our hotel. It was 3:30 AM when we begged the people next door to us to please be quiet. By the way, there was no management after 11:00PM to help us. We had to endure 2 nights of this. Didn't have much of an option, because we prepaid with cash, and there were no rooms available elsewhere.
Don't care about the cheap rate. It was no value!
