• HansHallen (2/5): Scam alert - I booked and payed one year ahead. Booking was cancelled by hotel after four months and was promised a refound, but still nothing.. Lost $2200 :-( Mailed once a month about this refound and was promised they would look in to it. Not answering emails since november
• Jennifer (2/5): - Sheets were dirty and comforter. A spring was hanging out of mattress. Everything stunk it was musty. The bathroom and shower was horrible. We were running low on toilet paper and couldn’t reach anyone. There wasn’t a lobby and nobody would answer our call. The deadbolt was extremely hard to turn. I couldn’t my husband had to. We checked out Friday after one night stay because we couldn’t stand it. It was very loud too! We tried calling to tell them we wanted to check out early because of the terrible conditions and couldn’t reach anyone nor did they call back. We want to dispute the other three nights charged because we weren’t there.
• rezelka (10/5): Clean & quiet! - This hotel is everything I needed for my stay in New Orleans. The hotel is an old 1890's house converted into private rooms. The single queen room is spacious enough for two people & luggage. There's plenty of storage space for clothes & personal items. The bathroom itself is super teeny - which is honestly to be expected in a historic district. The room was cool enough, everything was clean & tidy. The bed & pillows were quite comfortable. The kitchenette amenities were just right (coffee grounds & coffee pot, small fridge with ice cube trays, plates, utensils, cups). I would absolutely book another stay at this property.

• Vanise B (8/5): Misleading Information!!! - First, it's listed as "Nine O Five Royal HOTEL" but it's an Aitbnb!! My first experience with an Airbnb. When shown the living quarters, was not informed that the locks entering the building DID NOT WORK!!! Only the locks to the apartment worked. Anyone familiar with the property could easily walk in. Was not given a contact number in case of an emergency. Since I originally thought I was staying in a hotel, I knew I could leave my luggage with the concierge or valet at the end of my stay since my flight was late in the evening. Unfortunately that was not the case. I was told I could extend check out until 1pm leaving me to make other arrangements to store my luggage. Very disappointing!!! The apartment itself was beautiful. A lot of history with the decor. Would not stay there again due to lack of security!!!
• Verified traveler (4/5): No hot water - Everything was fine except that the hot water heater was not in service the entire trip. It was winter, so the water was ice cold. The management acknowledged the issue, but offered no assistance in finding a place to shower, and did not compensate me for the inconvenience. Hotels.com recognized the problem and issued me some reward dollars for which I am grateful! After four days without a shower in the cold of winter, I had a wonderful hot shower at my next hotel :)
• Michelle (4/5): - Extremely strong musty smell, dirty towel and ripped top sheet. Loved the location and ability to sit on deck and watch the street activity. The bed room and sitting room nice size, the bathroom very tiny, no fridge.
• Steven (10/5): - Very nice little hotel in the middle of the French Quarter. Just understand that there is no front desk or parking, just a bedroom bathroom kitchen you access from the outside of a house-sized building. Park at a pay lot Premiere Paek 0407 near Jackson Square. Check-in before 5:00pm.
• Miranda (10/5): - If you are looking for all the amenities with WIFI, fresh coats of paint, and fancy things, this place isn't for you. My husband and I were looking for history, privacy, and very little of the modern world. Nine O Five Royal exceeded those requirements for us. This is a remodeled house, and as such, it felt like we were coming home at the end of each day exploring the Quarter. The setup is different than what most people are used to in that Leo meets you there to show you your room, give you your key, and you are on your own. If being on your own isn't your thing, then this place isn't for you. We wanted a place to go where we didn't have to interact with a bunch of staff just because we entered the property. We would sit in the small, yet still very private rear courtyard right by our room, and not be bothered at all. If we find our way back to New Orleans, this is the only place we'll choose to stay. We value our independence and privacy above all else, and Nine O Five delivered that in every single way.

• Nicole (10/5): Great Place for a quick visit! - Great location, easy checkin! Super responsive! Our flight was delayed and we called to delay checkin without an issue! The shower bathroom is tiny and there is no refrigerator, but it works for a quick visit when you know you will be in the quarter a lot. I would stay here again. Suggestion to future travelers - pack a surge protector to plug in multiple items.
• Zachary (2/5): Negative - Thought it was ok, until today when they are telling me I rented two rooms. I will NOT be paying for an extra room as I didn’t stay in an extra room.
• Sean (10/5): - This was my 6th visit to the French Quarter, I try to stay somewhere different each time. Although i see myself going back to the Nine O Five. The location is absolutely perfect. Just a block away from Bourbon, 2 blocks from Jackson Square, 2 breakfast restaurants on the same block. Location is perfect. This is a historic hotel, not a new hotel, keep that in mind when booking, dont expect a modern room. I go specifically for the history and charm so it was absolutely perfect to me. It was clean and very comfortable. Staff was friendly and quick to respond to any concerns. When youre tired from walking around there are nice comfortable places to sit outside relax and you can almost always here music from some direction. To summerize, I loved it here, and i definitely hope to be back

Bourbon Street is right around the corner. We were able to park right in front and our car stayed safe! We will be back! Best birthday ever!
• Neenie22222 (6/5): Single Person Room Review Only - This review is for the Single Person room only. I stayed for 12 nights and overall liked the place, but I'm not too picky. That said, there were definite downsides. 1. Accessing the room requires going up a total of 19 steps, carrying your heavy luggage. 7 steps, a place to rest, 5 more, a place to rest, 7 and at the top. Now that might not seem like a lot, but to a person with limited capabilities or mobility, it's a mountain. It would be nice if that were mentioned in their room description. 2. No phone in the room. I don't have a cell phone, so that was a bit off putting for me. No way to call anyone in case of emergency. 2. The kitchenette has no microwave, just an old gas stove. Don't know if it worked or not, didn't try. That wasn't made clear in the minimal amount of room photos available on their website. Would have loved a microwave, especially since I was there 12 nights. If they took out the stove and replaced it with a microwave, it would make the room much better in my opinion. Nice to heat up leftovers during a long stay. 4. Only shower amenity provided in the bathroom is bar soap. No shampoo, conditioner, or lotion. Not good, if your don't bring your own. There are stores nearby to purchase what you need, but it was a bit surprising having to scramble for what seems like basic provisions. Also, the bathroom is very tiny. I would not recommend this Single Room to a person of size. I had to turn sideways to enter the bathroom, or be blocked by my shoulders. The shower stall is dark and small. You could hit your head on the sink if you fell asleep on the toilet, they're that close together. For the record, I'm 5'1" and had to stand on my toes to see my face in the mirror. 5. No "Do Not Disturb" signs. Some days, I don't need the room serviced but there's no way to let them know until they walk up 19 steps and knock on your door. 6. Worst of all was the wifi. There were two routers you could sign into, but neither of them had a decent signal. I tried on a tablet and a laptop, and was sadly disappointed with the lack of connectivity. This was the only way I could contact my family to let them know I was ok, and it didn't work 80% of the time. Don't advertise free wifi if it doesn't work well, please. I knew it was a small room to start with, so I'm really not complaining about the size. Just mentioning it for potential future travelers who might not fit well with this room. Good points? Location, mostly. 3 blocks away from Verti Marte, 3 blocks away from Rouses grocery. The room does have a good mini fridge for storing leftovers. The coffee they provide is delicious, the coffee maker could be updated a bit. Good cable tv, expanded basic with music channels. Great air conditioning. Comfortable bed. Wallpaper is a bit dated, but it's a guest house so I didn't mind much. It is not sound proof, take that into consideration if noise bothers you, You can hear all the noise in the street all day and night. In summary, this room would be better suited to a shorter stay. 12 nights of the Single Room was a bit too much for me. If the wifi worked better, it wouldn't have felt as long. Please fix the wifi, your guests would greatly appreciate it! I'm including many photos, so the next person will have a better understanding of what they're buying.
• joiar22 (8/5): Location unbeatable! - The location is IDEAL! You are in walking distance of everywhere and in particular Bourbon Street which is a block away! After a full night of fun, drinks and food, you can saunter back to the hotel and the area is safe at any hour. The folks at this hotel are very friendly and seem genuinely pleasant. They kept us informed of activities and parades. The wifi signal is not reliable at all so hopefully management addresses that weakness. If you intend to spend most of your time exploring what New Orleans has to offer, then this quaint and intimate hotel is a perfect place to stay! The room was clean though a bit dark and the bathroom was a tad small yet also very clean. While the size of the room is very limited, it should not be a deterring factor given that there is so much to do, see and taste in the French Quarter so you are hardly in the room except to sleep and shower! You lack for nothing at this location, cafes, a grocery, restaurants, bars, walking tours, shops and boutiques are close by. We used transportation to and from the airport only! Everywhere else we were able to walk.
• 123AnaM (6/5): Good but for that value you can find better - The room was small but Ok and had everything we needed, the location is GREAT, right in the middle of everything but in a quiet street. But the hotel charged a service fee of $25 that is hard to miss when you make the reservation and it couldn´t be cancelled even right after I did it, 6 months in advance. That made the price a bit expensive fot what it offers, since the WIFI is really bad, it has no common areas and no place to leave our bags the final day until it was time to catch our flight. Overall it was not a bad place to stay, but for that price I saw better options.
• Akaull (8/5): Great location and private! - This small hotel is perfectly located in the French Quarter just one block from Bourbon St. and within walking distance of most anything you want to do or see. The proprietor was very friendly and provided maps and suggestions for us. We loved that we could walk to just about everything including the WWII museum and Jackson Square. The rooms are small but very nice and provided maid service daily with fresh towels. We had room 6 which was very private and quiet. The walk to the war museums is long, about 20 blocks, but doable with comfortable shoes😀. Everything else is right there at your doorstep. Plenty of delicious food and sights to see nearby. We will definitely stay here again!
• DonA1153 (4/5): Hidden fees - This room was in a great location , but that's about all I can say that is good. Smelled of mildew, tiny bathroom too small to put toiletries in, horrible bed and not at all as website depicted. No front desk, no room service and certainly no casino. Our credit card was charged $25 more per night than quoted on hotels.com and at this point is not being refunded by the hotel. If you like a rundown room and hidden fees, stay here!
• 907janetf (2/5): Don't go here!! - the rooms (suites?) are old and shabby. Sheets looked clean but can't be sure when bedspread was last washed. Only place on a tough weekend so we thought it might work. We were able to deal with the less than desirable rooms, but the manager/owner was totally non-responsive. Couldn't get an itemized bill. Checkout time was 11 and our flight was not till 4 so asked if we could leave our luggage. Hostile reply no room and walked away. Never again
• 192mollyd (10/5): Old charm in a quiet (yes quiet) part of the Quarter - We visited during the first weekend of Mardi Gras (wet and wild). While we have stayed at large chain hotels in the past, we wanted the flavor (and value) of a small independent. The Royal Street location was perfect, convenient to great restaurants and bars in the Quarter without the drunken crowd scene. To go to Riverwalk, Canal Street, Hurrah's, just jump on the Riverside Trolley, a short walk away. The hotel is vintage and charming. That means that the bathroom is small, but spotless. The little kitchenette is small but gave us added convenience. The bed is standard size, but comfortable. There were two umbrellas in the closet which was very nice. I spent part of an afternoon sitting on the hotel's front porch listening to a great blues band playing across the street. There's no parking. We parked in a garage on Rampart Street that was reachable by trolley. If you want to feel a part of New Orleans, this is an excellent place. If you need space, modern, more amenities, then stick with the name chains.
• ibflee (8/5): Good for price - We stayed in room 6 which was on the side of the house. The room was big enough for a queen bed, two chairs and two dressers. There was a mini kitchen and bathroom en suite. Shower only. Toilet is super close to sink due to lack of space. Most hotels in New Orleans are small, so I can't complain. The room was clean. Housekeeping was weird. You never knew when they'd be coming and you couldn't decline services. They moved my stuff around the room and I'm not sure why. I locked the suitcase ahead of time due to other reviews. I'm glad I did. Nothing went missing though. Great porch and back garden. We sat on the porch a lot, drank and enjoyed a lot of music and people watching. Hotel is in a safer area. It's removed from bourbon street so it's pretty quiet.
• natasham798 (6/5): Historic, safe, great location, bit cramped - I stayed in a small room here. It is not as convenient to use as some of the larger hotels as there is no front desk and the room was really small, with old, creaking floorboards but it has character that many people would probably prefer. The location couldn't be better for exploring the french quarter -- there is a coffee shop down the road to relax in during the day and the street seemed very safe. The porch would be great for watching parades. The decor was attractive.
• K4854RLandyg (2/5): 2 bedroom suite is not 2 bedrooms - Their "2 BR Delux suite" is anything but. It's a one bedroom suite with a bed thrown in what would normally be a living room/sofa sleeper area. Doors wouldn't even close to one of bedroom w/no latch. Couples nightmare! Smelled of mildew. 👎🏼
• dionad (10/5): I stay every time I'm in New Orleans! - I love this property! The location is perfect and the rooms are beyond my expectations every time I visit. I have been in 3 different rooms so far and have not been disappointed yet! Management and security have always been courteous and polite. Housekeeping goes beyond expectations. The balcony room is perfect for parade routes, the porch is great when you don't have a balcony. Either way you win! Do it!!
• Elle23Kaye (8/5): Perfect for me! - This hotel was recommended to me by a friend who travels frequently to NOLA. She said it was a unique hotel not to be missed. The hotel was absolutely perfect for a traveler like me, however it is not going to be for everyone. There is a helpful manager onsite, but there is no central desk or office to speak of. When you arrive you push a buzzer and an employee comes out to show you your room. She explained how to get in and out if the gate was locked and escorted me to the room. That was pretty much the only interaction I had until I checked out. That being said, I truly believe I could have contacted the manager at anytime if I did need something. I had a small, single occupancy room which was lovely. The bed was very comfortable, and my room came with a small kitchen, private bathroom and a television. The room was uniquely decorated and I had an opportunity to look into one if their larger rooms which was also beautifully furnished. On the day before leaving, a note was left on my door explaining the check out process. It had the hotel address and a taxi company number on it. The morning I was to leave I follow the instructions, and a very kind employee let me leave my bag with her so I did not have to carry it around until I was ready to head to the airport. She also offered to call me a cab. There are two things I would like to warn you about: The first is that it can be noisy, however you cannot be that close to Bourbon St. and not have it be a little noisy. I live in a city so the noise did not interrupt my sleep, but if you are a light sleeper I recommend bringing ear plugs. The second is that the shutters in the room are the traditional slat style. That means that light does filter in, so if you are a light- sensitive person, I recommend bringing a face mask. The location was perfect for exploring the French Quarter. If you are an independent traveler and do not need a lot of hand holding this is probably the best hotel in the Quarter. If you want room service, concierge service, and a lot of guidance this is not the hotel for you. I know that I will be returning to NOLA, and I hope I am able to stay here again.
• Purdeaux (6/5): NOLA in October - Quiet, small rear room in a good location. Appropriate for one person. Independent traveler would be a good match as there are no frills or easy access to service. When I did speak with the manager, she was very friendly and helpful.
• 277gillianc (4/5): Cannot be recommended - Rear room smelt damp and unused. Bedding felt damp. No sense of any care or interest in the property by the owners. Needs updating and bringing up to an acceptable standard. The concierge was helpful when needed. The location is good but in all other respects I cannot recommend this hotel.
• CaroleQ7856 (8/5): French Quarter Funk - Leave your expectations behind when you visit the 905. There is no doorman. There is no concierge to speak of. Hell--there is no "pampering" at all! If that is what you expect (or want), take a cab down the street to the corporate digs at the other end of Royal. But if you want some historic funk, and to plan your own NOLA adventure in the Quarter, consider a night or two at the 905. What you sacrifice in "niceties" you make up for in authenticity and locale--Ten minutes on foot to Frenchman Street's sounds. Spill out onto Royal Street itself. Round the corner and up a short block to the boisterousness of Bourbon Street....Leave your preconceived notions behind and give this place a try. AND REMEMBER TO PACK YOUR OWN TOILETRIES--alas, the "funkiness" of the 905 is no more apparent than in the bathroom. Think Motel 6 bar of generic soap. No shampoo....nada. Once you get past that: a bit of old time magic is in the musty air.
• spoon2013 (4/5): Not Great - The location is perfect! However we stayed for five nights in one of the suites. It was not worth the money .The bed linens were threadbare, mattress badly stained wall paper was peeling off and it had a strange damp smell.
