- Anne (10/5): Just like a vacation rental. - This is just like a vacation rental. It's cozy, clean, and safe. But nothing is within walking distance, so a car is highly recommended. Plus you get to park in front of your cottage. But bring a hair dryer.

- janice (4/5): - When I arrived at the gate, the keypad didn’t{t work. I texted the manager and they said [Use the other gate[. It was dark with no signage. I drove around until I saw an unmarked gate and keypad and it did work. Once I found the cottage, there were no instructions as to how to check out, where to leave the key, and which gate to use to exit the property.
- Loraine (8/5): - Totally unexpected, but a gem in the rough! Not in the most expected area, but nestled quietly and safely. The host Vicki, was very accommodating and a pleasure to work with!
- Stacy (2/5): - There was no staff on the property at all. We were told keys would be left for us in the unit and there were none. Called staff many times with zero response. Had to lock belongings in the car while we went out and hope no one broke in while we were sleeping. Staff responded very late the next day and were very unhelpful
- Melanie (4/5): - The property manager was helpful. However as a solo female traveller I would not advice this location as the homelessness and drug users all around this block even up against the fence . It was not safe to walk around and Uber would not come get you .
The mobile home not cabin were comfy but there was layers of dust on fake plants . And dirty towels on outside of the “cabin”
The good thing was that the property is gated and the towels and bed were clean and comfy

It states there is a gym but I could not find one .
Be very cautious booking this place is you have kids or traveling alone . You are not able to walk safely to anything if you don’t have a car
- Sean (2/5): - Although the expedia app did not mention that this would happen, I was charged the full amount for the stay before I had even arrived at the property to check in. I was then told over the phone that this was the apps fault and I was supposed to be charged for the full amount early, and that I could not get my money back. I was told that If I gave information for a second card, then the charge could be reverted on the first, but the property was obviously trying to scam me further by charging two cards simultaneously.
The property was not as advertised, it was just a trailer park, with none of the "cottages" looking like the pictures, inside or out. The cottage I was told to wait in before check in was filthy. There was dog feces on the floor, dirty linens piled up, the toilet was clogged, and food scraps were strewn on multiple surfaces.
- Julia (8/5): - The actual cottage itself was cute! Perfect for what we needed! Area around it is a little sketchy though but I was happy to see it was gated. Wifi in our cottage didn’t end up working so we had to use the next doors wifi, tried calling the front desk to fix it and got no answer, texted the number that texted me the gate code too and got no answer. Was a little strange not having any contact with the staff at all for check in and check out but overall the stay was fine and the place was clean.

There's a gate around the community because it's obvious the area gets a little sketchy at night. Would definitely not have stayed here without my boyfriend. It's obvious they try to make it clean and offer everything you need but it's just not a great location.

- Naomi (2/5): - The name and description were deceiving. I have stayed in low-cost motels nicer than this. There was a large burn on the floor. The furniture was cheep, the floor boards felt weak in spots, and the closet door was broken. The shower floor was filthy, the counters had a film, and the flooring throughout had a layer of dirt. The door was held together with what appeared to be twisted paper towels. The location is nestled between a dumping ground for Goodwill and a small homeless encampment.

- Jeff (6/5): Good Place to Sleep - While there are definitely no executives staying in these cottages, they were a perfectly fine place to stay for 1 night. It seems people are living here as well. My biggest complaint is that the Air conditioning was not very good and could not keep the place comfortable. The front room had no AC and No fan which was a big problem making for a very uncomfortable night.

- Jennifer (2/5): The nightmare - The lady Vicki got upset becuz I told her I didn’t feel safe due to drug activity and homeless that surround the place She wouldn’t even open the gate for me basically said I lied when I said the room wasn’t supposed to be refundable She cursed at me left me in my car for 4 hrs trying to resolve the issue I spoke to 9 different people from hotel .com half of them she wouldn’t answer the phone for I drove all the way home to San Francisco due to the only solution hotel.com could find was refunding money which takes up to 12 days which left me outside to fend for myself I couldn’t even get a courtesy room for all the hours I spent dealing with this It was a disaster

The only thing I did not like was you could tell there had been pets in the place because we ended up with animal hair all over our clothes.
Overall the property was great and I would definitely stay there again.
- Jaime (10/5): - These small houses were very cute. All appliances work well. However shower was very very small and uncomfortable for shorter customers. Bed had many blankets to keep warm but made a lot of noise.

It was ok being a mobile home rental (but I didn't realize it was a mobile home until the day before our trip.. so I didn't have time to look for another 2 bedroom location). the 2nd bed was more comfy than the one I was sleeping in. The floors were creaky and we had a dead crane fly hanging on our living room light. The floors were wood, and made our socks pretty dirty. The plugs in the backroom didn't seem to work well. my charging plug easily slipped out of the plug. The fridge worked great. The couch wasn't that comfortable and the back of it wasn't too sturdy.

- Jonathan (2/5): Worst stay - It was a scary and horrible experience I felt unsafe for my family. There was homeless encampment outside, doing drugs and acting erratic. The room was super dirty and smelled like cigarettes. There were hairs on the toilet seat and shower was full of mold. The bathroom didn’t have a door for privacy. In addition, the blankets and pillows were dirty with brown stains and lots of hairs from past guest. Lots of spider webs were all over the premises and my daughters feet were all black from her walking around barefoot. We had to leave that location as fast as possible. Would never recommend or go back again.
- Wayne (2/5): - "trailers" look nothing like the pictures! extremely bad ghetto neighborhood complete with homeless encampments and a trash dump on the street. there are fences around the "park" that can be easily scaled by the area homeless. or they can wait for the slow electric gate and walk in! it has weak A/c that could not keep up on an 80 degree day. anyone that has given more than 2 stars must either be paid or own/work there! lesson learned look at reviews from several sites!
- Sarah (6/5): - I loved the layout of the litte house, but the name is misleading. It's a mobile home, in a mobile home park. The A/C never worked and it was roasting the whole time. Also, the water pressure was horrible. It literally took me 30 minutes to run a bath. Not enough kitchen equipment provided. The bed was comfy though, and it was close to the downtown area where we spent significant time, and which is VERY lgbtq and POC friendly.

- Sabrina (10/5): - My boyfriend and I traveled from Los Angeles to go to a festival near by and that’s when we booked this place. We were so amazed! It’s gated which we loved and you basically get your own studio/one bedroom all to yourself! I loved being able to have that privacy! Parking was included so no extra fee for that and we arrived very late and Vicky was SO accommodating to that. It was pet friendly as well so it was nice waking up and people walking there dogs in the morning. Felt more like a little home then hotel and we’re all for that! We already said we are re booking this place next time we come to this area! It was a steal!
- Leslie (4/5): - To call this "executive" is lying. It is a glorified trailer park in the middle of a bad area of town. Though it has a gate, I did not feel safe. There were cigarette butts strewn at the "cottage's" (trailer) entrance as well as other litter. Inside, it is apparent it has not been kept up - a missing towel bar with one part affixed and the other missing and spackled, furniture with nicks and stains, garbage cans too large for undersink - leaving the cabinet open, outrageously doused with air fragrance, a TV with no instructions, asking guests to just leave a key in their unit after they leave, (their checkout process,) which would leave anyone else in the park who knows of this procedure to go in there and do/take who knows what, etc. A GROSS MISREPRESENTATION OF ITS NAME.

Staff was very helpful and put on a mask when I asked.
Homeless encampment nearby but the community is gated and there seems to be no problems associated with it being so close.
The area isn’t the greatest but I knew that before as my Godson lives about seven blocks away.

- Steven (4/5): Horrible Bed and Weak old units. NOT COTTAGES. - The bed was an old old mattress with foam topper that sunk. ABSOLUTELY HORRIBLE.
The floors in these old old mobiles were weak and felt water damaged and they were very unleveled. Our friends did not stay in theirs, they left. We have it a shot and deeply regret it. Nice lady Vicky, but nice doesnt make comfort. There are long terms living in this park and the ones next to us had little dogs barking quite often.

Most of the units were quaint cottage type units, looked well maintained from the outside. I believe they are 1 bedroom units. Ours was a 2 bedroom and not nearly as nice looking on the outside. Upon entering unit, the exterior door knob was loose and coming apart at the bottom. It seemed clean but there were paint patches on several walls and holes on interior doors. Chipped paint in areas too. When I took a shower I felt like it could be cleaner and normally don’t do this, but I ran my hand on the top part of the shower insert and my fingers came away with lots of dust/dirt on it.
Definitely not worth the nightly rate and unfortunately I would not recommend this property based on our accommodations even though the smaller units looked better maintained.
- Morgan (10/5): I wish cabins like this were in every city! - You have the whole building to yourself, no worries about sharing a wall or ceiling with other guests — very quiet and intimate. Full kitchen means you save money on eating out, and having a separate bedroom means you don't disturb your partner if you stay up late in the living room while they sleep in the back.

- Jennifer (8/5): Nice place to stay - It was a nice experience and good place to stay. Although during the weekend that I was there, the police were constantly within the vicinity of the location. The great thing was that the place was located in a gated community.

This is now my 3rd-4th visting, however this time around I did find a pair of brand new socks and the door would not lock properly, but other then that we loved our stay.

- Verified traveler (4/5): Where did they take these pictures? - The pictures did not represent the place. Thank goodness it has a gate. The area is very run down. Honeless sleeping all over. The rental its self was run down. Patched up walls everywhere. No door in the bathroom! The backdoor of the rental kept popping open. No cable. Just apps. The floors were dirty. Our feet turned black. We had to buy extra socks jusy for the stay. The showerhead was so filthy the pressure was poor. Ugh. Really dissapppinted with the place. The pictures looked so cozy and fun.
- Christina (10/5): - The cottage was conveniently located near Hwy 99 and the Arden Fair mall. We felt secure inside the code-locked gate for parking. The furnishings and fixtures in the home were worn but everything was clean and working. The area was quiet and there was a cute little garden near us for guests. It happened to be very cold that night but if not it would have been a nice place to hang out. All in all our stay was very pleasant the manager was helpful and friendly. We will stay again!
- Sharonda (4/5): - It was not what I expected because it didn't look anything like the website. The inside is cute and quaint at a first glance. And I was really appreciative that she tried to make it romantic for me with balloons and flower petals. But it was not clean, there was mold on the pillowcases or black spots, there was blonde hairs in the bed, two screws that stuck out on either side of the headboard so you couldn't sit up because you could hit your head on a screw. When you flush it comes up in the bathtub and vice versa, there was broken fixtures a missing door two different color paints on one wall or an incomplete paint job. there was 2 tvs & 2 remotes but only bdrm remote had batteries and when you took the batteries out of that one to put in the front rm one it still controlled the other TV. so two remotes to work bdrm TV. Staff was not on site. If you call you get an answering machine even during open hours where it says that the office is open there's still no one in the office. All the amenities that's listed on the website of things to do far as gym in pool wasn't available it was roped off. You have to text for a check in and check out.

- Verified traveler (8/5): Solid stay - Oveall our stay was above average. The unit was clean,but showing its age inside and out. Vicky was a great host and our her attentivness and the overall value will keep us comming back.
- Sean (2/5): Do your research - The cottage lights did not work. The heater did not work. We arrived after 8pm and were unable to get in touch with anyone to help us. We left and went somewhere else for the evening.

I found the cottages quite comfortable,clean,easy to access,quiet,and worth staying again in the future. Vickie was nothing but friendly and welcoming. Even though arrangements were all done by phone via text or verbal. Communication was not any issue and with covid it was a contactless check in which is better. She even extended my stay at the last min for me and I was able to pay her directly.The rooms are a nice change from staying in a hotel. They are private and honey feeling. I will definitely be staying there again. I have to admit that outside the security gates,due to location, there are alot of homeless people but not once did I feel unsafe or bothered by anyone. - Leslie W (6/5): - Generally found the unit comfortable, but the bathroom was very small and uncomfortable to use. There was a sticky area in the bedroom wardrobe which soiled some of our clothing. I was not aware that daily cleaning and fresh towels was not included in services. Staff did provide cleaning and fresh towels, but only when asked.

The second bathroom floor was wet and soggy with the floor bowing beneath my feet when I went in to use the restroom. Horrible water damage. The outlets most of which were unusable and unsafe to be used with the face plates broken off or missing. Unit 39 here was gross, honestly I felt ripped off I even paid to stay there, if there was somewhere else I would have left here ASAP. It looks okay when you pull up, but trust what they have done to the outside is lipstick on a pig.
I am a traveling nurse and this place lost a lot of future business from me. Gross.
I wish I had taken more photos of this dump. No one would believe it.

- Jo B (10/5): Great place, quiet snd pretty. - We really enjoyed staying here. It is well taken care of, quiet, nicely landscaped, gated community. The casitas had all of the amenities in the kitchen, it was very clean. The casitas showed a little age but were very clean. We had our dogs with us and they liked it too! We will stay here again and again I hope!
- Ruth (8/5): - Our stay was awesome. The cottage was homey feeling. We had my elderly mom with us and she has a oxygen machine to sleep with and she didn’t have to worry about keeping us awake with it as she had her own bedroom. Definitely will stay here again when we come to visit the grandson .

- Luke (2/5): DO NOT STAY HERE! - DO NOT STAY HERE. I had booked two rooms for two nights on a quick business trip with a colleague. Very uncomfortable neighborhood with an incredible amount of homeless - just outside the gates of the property. I learned there was no-one on property to speak with from several other disgruntled patrons. My cottage was filthy - couch stains, cigarette burns in the bedding, pillows clearly overused and never washed, broken mirrors, no outlets were working... The list goes on. It was a total nightmare - we had to leave within minutes of being there. I rebooked at a beautiful Hilton in Downtown Sac and thankfully fixed the issue but has cost me a lot!
Hotels.com continues to try and get me a refund and the property simply denies the request. It's been the absolute worst experience using Hotels.com. DO NOT STAY HERE!!!!
- Tanisha (8/5): Nice little getaway, but!! - The place was comfortable& spacey checking in was easy. The only thing that we didn't like was the gate kept breaking and we didn't know how to get when it first happen so we had call and wait for someone to respond. The housekeeper was rude to my mother when it was time checkout, she didn't know we had spoke to the front desk about checking out late, she walk in out room and started being rude to my mother. Other than that the stay was a nice little getaway.

I did not see or smell cigarettes' or marijuana. The cottage was super clean and the smart TV's where setup and ready to watch. The closest had plenty of hangers and a iron with ironing board.

There was no possible way I was going to sleep there. Add in the fact that it cost me more than $300 and I couldn't get any type of refund, and I am still one very unhappy traveler. My suggestion, if this is the only place available in Sacramento, go to another City. Run don't walk!

- Kimberlynn (10/5): - I stayed 3 Days & I have to say I loved it. Its a tiny home with all the furnishings. They provided bathroom amenities. Its very clean and everything is 10 minutes away. This was very affordable and accommodating.

However, for the price and the location...it was not worth nearly $200 for 1 night in a sketchy neighborhood and a unit that wasn't clean (took pictures & video) and run down looking...I was severely disappointed especially since the pictures made it look great!

- Verified traveler (8/5): - Cottage was clean and well equipped except for no hair dryer. Area surrounding the cottage is run down and filled with homeless people. Cottage is in a gated area so we were reasonably safe. The instructions to enter the gate and cottage were very clear and provided promptly. Everything inside the Cottage worked great, especially the air conditioning. Enjoyed it much better than a motel.
- Verified traveler (2/5): - I reserved a 3 bedroom cottage for my group of 5, when I arrived we were given a 1 bedroom with a single full bed, broken air conditioning, and no staff on the property or answering their phones. We had to make a very expensive last minute reservation at another hotel due to their negligence, and were unable to use the room. I’m still trying to get ahold of the property to rectify this situation and get refunded to no avail

- Verified traveler (6/5): - We originally booked a 3BR cottage a month ago but told the week we were to arrive that it was not available & ended up with 2 1BR cottage for 6 people; not comfortable at all. Theses are converted mobile home units within a gate; not safe outside but safe inside gate. The floors squeaked, 2 TVs not work and very early check out at 9am. The good are the workin AC, full size frig, stove top, microwave, free parking in front of cottage, hot water. No pool. Ok or 3 rating due to late changes for 6 people; had to bring our inflatable mattresses for 2people.
- Verified traveler (4/5): Nice staff but disappointing rental - Needed more attention regarding cleanliness. Grime on doors, handles, microwave. Greasy hand and lip prints on dishes. Obviously not washed. Air vents were caked with grime, debris and cigarette butts. There was a purse, dirty socks and belt left in the corners of the closet, which didn’t open or close correctly. Toilet paper holder was busted off the wall. We left after the first night because the smell was overwhelming and making us sick. The beds were comfortable with clean sheets and clean coverings on the couch. The staff was super friendly and polite. I didn’t complain to them because I would rather lose the money than argue about things that were overlooked. The one we were in looked nothing like the photos but was not terrible other than cleanliness.

- Verified traveler (2/5): - Horrifically dirty. Tried to call the office and couldn't get a hold of them to try to fix the problem. Didn't even stay the night.
- Nerissa (6/5): Did not meet expectations - Eh. It felt a little sketch. It smelled like cigs when I walked in. And everything was just a little off. Wasn’t the cleanest place. Surrounding area isn’t the greatest. I felt like I was staying in a trailer park.

- Shiho (4/5): Do not stay - This place is not executive suits. It is a trailer park. The management texted me that the unit would be unlocked and they key would be left inside, but insufficient information. They did not tell me that there’s a gate nor the code for it. We struggled to get into the secured area of the trailer park when we arrived in the dark.
The place rug in the living area was dirty with crumbs and who know what these are. The roll out door of the extra room was broken and with a hole from the bathroom door.
Overall we DO NOT recommend others to stay. Motel 6 would be better. Only plus side during the pandemic is all units are separated so we did not need to interact or come cross other people.
