We had coughing & vomiting from the high levels our first night. The kids ended up with UTIs as well. Despite our room thermostat being set to 67 the room never got below 74 (after 4 days 3 nights). The room had zero sound barriers and thus sleep was hard to come by. The room also smelled strongly like chlorine the whole time. The continental breakfast was a joke. So small and nothing looked fresh or appealing. Cherry on top, the ice machines were broken.

- jonathan (10/5): Great place in the hart of the park - I found the room and everything very interesting. It was clean well kept just very nice. I was just hoping to find a hot tub in the room, and this one was great! Plus, it was super close to Canal Park. The staff were so nice, and I really enjoyed the atmosphere. There were food and drinks everywhere. Sadly, the social will be closing soon, but across the street is definitely the best ice cream shop ever.

- Travel323647 (6/5): The Suites in Duluth - not so suite! - I was excited to check out this hotel- it was pet friendly it was in Canal Park it had suites large enough for my family of 5 to all stay in 1 room with a small kitchenette- we were there for the weekend to enjoy Duluth, a family getaway and Bentleyville the weekend after Christmas- we drove up on Friday afternoon, and according to all the info I had, we could check in at 4p, we arrived about 15min early. I went to the desk to see if by chance our room was ready it was not- we were told to come back at 4p, so we went and walked around for 15-20min. I went back to the desk at 4p, it still was not ready- that was the start of a 2.5+ hour wait in the lobby- we kept getting told it was not ready, not clean yet, etc. We were 1 of 3 families that waited hours to get a room. When we finally were able to get into our room it was fine, it was 'clean' not ideally MY clean but it was clean-appeared to be a 'rush' clean, however - my daughter said the comforter on her bed had a rather unusual stain on it, and I found a glass half full of water in a drawer in one of the bedrooms. We were there for 3 days- so that first night I tried to speak with the manager and was told they were not there to check back in the morning, we got busy and I forgot but I did talk to Erik the manager that Saturday eve - I told him about my frustration with the wait and lack of communication and I also told him about the issues we had with the room and he told me that he appreciated the feedback he was sorry we had to wait and that was not communicated better and offered to 'comp' me a stay for use at another time. He took my name, and all my information. There were never any towels in the pool area, we had to continually go to the desk for towels, otherwise our stay was decent - When we went to check out on Sunday - it was a fight for baggage carts it appeared that they only had one. While it was not the hotels fault - we had our stuff on 1, I ran across the street to pull the car up was gone all of 1 minute and someone took our stuff off the cart and took the cart - we had a room full of stuff to still haul down- it was very frustrating. When I returned home, I gave it a couple weeks to hear back from Eric, and I got nothing, so I reached out to him - he remembered who my kids and I were and assured me that he would have his manager reach out to me regarding a comp'd stay - it is now March and I have heard nothing! I did reach out to Eric 2 more times via email and he has not responded. We chose this hotel due to its location and family telling us they had a good review of it when they stayed. My kids and I are in Duluth fairly often and I am always interested in finding good places to stay- in the canal park area that are reasonable, pet friendly and have the larger suites to accommodate us all vs multiple rooms. I am very disappointed - for so many reasons. Especially the lack of communication after we returned home - IF you are going to make promises to do something I expect you to do just that. Eric did not have to offer to comp me anything- but the fact that he did and then did not follow through with that is unfortunate, since I could have/would have told friends/family about our stay there and probably looked at staying there again in the future - now probably not.

- 711shannony (2/5): Horrible! - I reached out multiple times regarding our stay in December 2025 and have yet to receive a satisfactory response. Our experience was extremely unpleasant and far below acceptable hospitality standards. From the outset, our room was freezing (we complained multiple times), making our stay uncomfortable. This was compounded by being woken abruptly at approximately 8:00 a.m. by maintenance and staff pounding on our door as if there were an emergency, only to check for leaking pipes??! ( not apolgies). This situation was alarming, disruptive, and handled very poorly. Additionally, breakfast ran out before the posted end time, which was frustrating and inconvenient. Communication with front desk employees throughout our stay was consistently poor. When we raised concerns, staff were dismissive, rude, and failed to offer any apologies or meaningful assistance. Overall, the lack of professionalism, communication, and basic courtesy was extremely disappointing. This experience fell well short of what we expected and paid for, and it has left us very dissatisfied. I have not received any acknowledgment or explanation in person or by email.

- Janine (7/5): Nice room, well located hotel - The breakfast was ok. Location is great. Nice to have a refrigerator in the room. Room rate was very reasonable. The bed was too hard. No grab bars in the tub/shower and the shower is very slippery. The toilet paper is awful.

- Rebekah (8/5): - We liked the historic charm of the building. We had a king suite that had a window overlooking the drydocked Irwin. There was a full kitchenette, which was nice, a loveseat, and a seperate bedroom. The air conditioning worked well, the bed was comfortable, and the room was clean. Coffee was available all day. Breakfast was standard fare. The elevators worked well, which is good for a historic site, and required a key to use for security, which we appreciated. The location was great, with Old Chicago Pizza, Red Lobster, and Adventure Zone within a few steps. The lift bridge is at the end of the block and Canal Park is a few blocks away. There aren't views of the lake, but we were able to book one night over July 4, which wasn't available at several of the other Canal Park hotels. We walked to the July 4 concerts and fireworks. The ice machine was out of order with a sign to get ice from the front desk. It would have been nice to know that when we checked in. The lobby and breakfast area did not seem to be air-conditioned and was stuffy.

- DANA (9/5): Overall, very pleased and will strongly consider staying again. - Breakfast - so nice to have both hot and cold options. Location - loved being in center of things - nice to be able to walk just about everywhere. Pools - brought my 10-, 8-, and 3-year-old sons and they loved the pools. Nice to have a variety for all. Stayed two nights and our room was not cleaned or provided with new towels on day 2. Used/wet towels were not removed, trash was not emptied, and an extra roll of toilet paper would have been nice.

Off street parking is a plus and all of the options of things to do in and directly around the hotel is unmatched! I personally liked everything about it but some people may say its dated perhaps since it IS an older historical building but I find that to be the icing on the cake
- 595faithw (4/5): Bentleyville 2025 - We had some issues like they said the hot tub was open but then after walking around bentlyville we were excited to sit in the hot tub and come to find out it was closed because the maintenance guy didn't show up to do the chemicals. It looked fine not cloudy or anything. We had some other issues like didn't fill our shampoo and ran out of food/drinks at breakfast. We wrote a complaint and called four times telling me the manager will call me. He never did. They do not care about their customers.

Pleasant ,welcoming staff,very helpful in extending check-out 1 hour .Our stay was medical appts anticipating late day completed it was a very late day....a weekday during Christmas week,in a city with a major Christmas attraction: Bentleyville. Great location to walk to that. Good security for elevators,ice machine ,etc. Optional Eating and Drinking establishments also available in building and immediately outside, next door etc. Private parking lot across a busy street,challenging for unloading/loading. Breakfast hour 630am -930am but by 900am , cooked breakfast items depleted,had to ask if there would be additional chicken eggs and sausages. They were able accomodate. The ONLY ice machine for the 4 floors of rooms was on 3rd floor but had been emptied by 930pm Monday night and had to be re-set/restarted to slowly produce. Somone had apparently filled coolers despite signage. Had NO IDEA our rooms were windowless ....an" inner row"(?) of rooms with 1 door on each side of room to 2 different halls. This must make the hallways fire safety exits since NO windows(!),ugh. Of course the perimeter rooms have windows (???)and 1 door. Furniture placement for TV : VERY awkward given this room had a sofa sleeper. Table/desk also awkward but sl.better than sofa. Couldn't see how else to rearrange the Furniture either.

- 249devann (2/5): If You're Reading This... Don't Stay - Absolutely HORRIBLE service and stay, filth absolutely EVERYWHERE!!! The room was not what we booked but the price was 2x higher than quoted. There is duct tape on the pipes and all over the ceiling, the room was freezing, and the pool was broken after being told it wasn't. There was broken glass (literal meth pipes) on the floors of all the vending areas, as well as used needles in the halls, elevators, as well as throughout the parking lot and walking areas. Drunks lined the hallways and drug users and dealers were on nearly every floor even though "you can't access any floors without a room key". I had a massive surgery with multiple complications which required an unexpected night stay. My husband and my son are both 100% disabled, I am their full-time caregiver, and the only driver. This was the first and only time that I left them alone for more than a few hours. My husband 100% Permanent and Totally Disabled Combat Veteran with C-PTSD, 3 TBIs, permanent fractures, major hearing loss, amongst other permanent injuries from his nearly 3.5 years of deployments in Fallujah and Ar-Ramadi Iraq; circa 2004, 2005, 2006, and 2007 after being involved in four separate IED attacks, two booby-trapped home explosions, and a handful of other unimaginable incidents. Our son (6) is 100% non-verbal and autistic, with anxiety, and severe processing disorder, who had never spent the night away from me in his life up until that point. The day of my surgery, my husband went down to get cereal for our son, only to be kicked out of the hotel for "looking homeless and stealing food". I was barely able to get the situation fixed and issues straightened out before immediately leaving for surgery but running 20 minutes late. They spent their entire time afraid to leave the room, to even try to use the pool (they said they fixed it, but didn't), and they wouldn't even go out for a walk, because Michael feared that they would be forced out and into the cold -16°F (without windchill). The following morning, my husband (with multiple witnesses, staff, and other guests included), was again accused of stealing breakfast, being homeless, and sneaking into the hotel to steal food. BY THE SAME INDIVIDUAL, from the morning prior. My husband went back upstairs to bring our son his food. Only to then be called down by the police and office employees to be told to "pack up his "$#it" and get out in 15 minutes or less because the hotel said they can ask anyone to leave for any reason at any time and claimed that Michael was causing a scene. It was 8:00-8:30 am; our son had barely gotten to even start to eat, he also had a messy pull-up, and wasn't even slightly dressed or ready for the day yet. The hotel staff along with 2 of the 3 police officers refused to let my husband get our son changed. Forcing him to walk completely embarrassed and confused to the car in front of everyone with feces on his pj pants and going down his leg (we are potty training). In the hospital; not even coherent from the day before and heavily medicated, I am the ONLY driver, my husband can not physically drive. The hotel also refused to release our money to us to get a new room, because "they legally didn't have to". We live on a fixed income and we could barely afford the stay as it was. Not just him either but our 6-year-old son. Who was literally laughed at by the same employees and called "Ŕet@rd€ḍ", "Stupid", "Pathetic", and "Rude" for not replying to one officer and by employees when he didn't talk to them or acknowledge them. All while I was berated by hotel staff while under sedation to make arrangements for them from my hospital bed with no knowledge of where my family was or what was happening. Later, security cameras 100% backed up my husband. The police apologized profusely, they were simply enforcing the law and assisting the hotel in removing an unruly guest. Without being informed of the facts. Focus turned to hotel and staff. Who were purposely displacing a disabled minor with no heat, no ride, no meal, and who hadn't even been allowed to get dressed.

- kate2003 (10/5): Scary reviews. Nice place. - I will be honest, I was nervous to come here after reading the reviews on TripAdvisor. In fact, I packed a hotel cleaning kit just in case. Here’s my honest experience. When we got here, it was easy to find the hotel’s free parking. A extremely wonderful man named Eric helped check us in. He was informative, polite, prompt, and extremely helpful. Our room was clean, spacious, and very comfortable. I always do an extra cleaning when I get into hotel rooms …especially high touch services and places that I think sometimes get missed …everything was very clean. We appreciated the special touches like a clock with multiple plug-ins in easy reach of our bed. I also really appreciated the cool vibe with industrial ceilings, Modern lamps, and remodeled bathrooms. Are there shabby parts to this hotel? Yes. The laundry on our floor was out of order. Nice if it works. Not the end of the world if it doesn’t. Does it have ample liminal spaces that have a creepy cool vibe? Also yes. Could the walls be a tiny bit thicker? Yes, but if you’re not traveling with a sound machine, you should be. In a pinch download white noise on your cell phone. You can’t beat the location. I’ve stayed at the Hilton property across the street for more money and got less space. Bottom line don’t be afraid to stay here but, do upgrade to the rooms with full kitchens!

The floors had stains on them in the bathroom that could have easily been mopped up, but we could tell no cleaning to the floor was done. We ended up leaving the towel and suit in there and just not touching it.

There were dirty dishes in the dish washer. The hot tub had some chemicals or something in it when we started it up and it foamed up.

- Q323VVjasonm (2/5): Wow - didn’t even know service got this bad. - This was one of the most unprofessional and disrespectful hotel experiences I’ve ever had. We arrived at check-in time with our family and were told our room wasn’t ready. Fine — delays happen. What does not happen at a remotely competent hotel is forcing paying guests to sit in a cold lobby for OVER TWO HOURS past check-in with zero communication, zero apology, and zero effort to help. The most appalling part? The staff. Instead of showing even basic concern, they were laughing, joking, and carrying on while watching us sit there, clearly uncomfortable and visibly frustrated. It felt intentional. Dismissive. Degrading. Not once did anyone take ownership, provide a real update, or act like they cared that a family with kids was being treated this way. No drink vouchers. No temporary room. No compensation. No accountability. Just smirks and indifference. This place charges real money while delivering sub-motel levels of service. If management tolerates this behavior, that tells you everything you need to know. If they don’t know this is happening, that’s just as bad. Do yourself a favor and stay literally anywhere else in Duluth. This hotel does not respect its guests, and we will never return.
- Keith (3/5): Ugh - The hotel itself was not bad. It's cute and vintage look is appealing. The rooms contain a full size fridge, micro and stovetop which is a huge plus. The 3 rooms we had booked through Booking were not the rooms we got. The hotel blamed booking.com. We were charged the higher price and got a lesser room. The check in was delayed for an hour plus after check in started and they admitted that it was because they were unclean . Our bathroom was covered in hair, shower and floor.

- 27JeanG (2/5): Not the hotel it used to be. You might want to look elsewhere until they make some changes. - The plan was a relaxing extended family staycation. The experience was anything but. This hotel is tired; suffering from an obvious housekeeping shortage or housekeeping standard that would not pass a health inspection; and with a supervisor and general manager who lack customer service skills. First the positive: the front desk clerks we encountered were polite and as helpful as they could be; Matt in maintenance was friendly and informative; the assistant manager I met with agreed that our experience was an unacceptable failure on the part of upper management and did reduce our bill. The story: Our group included my nearly 90 yr old parents, and we’d booked 3 rooms. My sister arrived two days before us at 7p and waited an hour for their room to be ready. We arrived about 3p, so understood when our room wasn’t ready. We were told to ask again at 4p. The supervisor who happened to be there said they’d have our room cleaned next or move us to one that was. At 4p, the room was still not ready, and I was told, “4p is just when check in starts; it doesn’t mean your room will be ready.” We (and many other guests) hung out in the lobby for hours. At 7:30p, I went to the front desk with a new approach: “I have a problem, and I need your help to fix it. I’ll wait while you go find out when our room will be ready.” It was 8p when we finally got keys to the room. We arrived to find an overflowing laundry hamper nearly blocking the door and large bags of trash in the hall. (They were still there the next morning, so I asked the front desk where we could move them for housekeeping to pick up. And yes, we hauled them ourselves. ) Our 2 BR/2 BR condo was filthy: dirty and stained carpets & chairs; dishwasher full of dirty dishes; residual yuck in toilet bowl; dirty fridge; splatters on several walls. And in disrepair: one bathroom toilet leaked; the kitchen faucet was both broken and leaking; dishwasher got stuck on a cycle the first time we ran it and began emitting a foul odor the second time; one window curtain was broken; tile floor needing repair; exposed sharp metal edges in one bathroom; exposed tile edges at carpet to tile transitions. We made several trips to the front desk to get needed supplies like paper towels, wash clothes, toilet paper. So….I suggest you call before you go and adjust your plans accordingly since there’s no guarantee your room will be ready. Bring your own cleaning supplies since there’s no guarantee your room will be clean. And perhaps consider staying elsewhere until this hotel returns to the decent place we stayed at in the past. The roomy condos might not be worth it until the hotel and some of the management team are refurbished.
- Vacation54828919244 (2/5): What a let down - It was filthy. Definitely very disappointing for the price. I shouldn't have to scrub poop off the bathroom wall when it cost $300 for the night. There was dust caked over various appliances and the bathroom was gross. I Definitely would not recommend this. The location was pretty epic and the building very historic. It could have been awesome. Their customer service also left much to be desired. They didn't even try to rectify any of this. Save yourself a headache. Don't book this.

I have called and left 4-5 messages to call me back and has NEVER called me back. Brutal hotel that scams money on parking “boot” with outdated signage and wants $150 to remove boot !! Stay away !!
- Courtney (1/5): - Check in started at 4pm, we arrived at 6pm and told our room wasn't ready. After leaving for an hour went back, and told yet again not ready. There were several people that didn't have a room yet. Upon saying check in was at 4pm it was rudely pointed out that it started at 4pm not promised. Around 9pm we still didn't have a room. Tried to call the hotel to ask questions and no one ever answered. When we returned to the hotel at 9pm we were told we'd get an upgraded room however there was no time frame as to when it would be ready. I was very disappointed in the hotel and the service provided.

- Stacy (4/5): Overpriced and underwhelming - Was conveniently located to the marathon we were in town for They were unable to find my reservation and put us in a different room type than we booked. When we had been in the room for a while they called to say they had finally found the reservation and would move us to the whirlpool suite we had booked. We checked in to that room and it was a mess. The fridge was dirty, the toilet had been used and not flushed, part of the whirlpool tub was falling off and there was a window curtain laying across the bed. We stopped at the front desk and showed them pictures of the room condition and they said they would clean it while we were at dinner. When we got back they had flushed the toilet, didn’t clean the fridge and put the broken whirlpool part and curtain on the closet shelf

- Lisa (4/5): Don't stay when they are busy! - Room was late getting ready and never called to tell me when it was ready. I went to the room 4 hours after check in and the bed was unmade, bathroom had hair all over, food left in fridge. Front desk gave good service and made the bed at least. Said they were busy and short staffed and because I booked through hotel.com they couldn't offer me anything to make up for the countless issues I encountered.
- Samantha (6/5): - I’ve been staying at the suites for years, and while the convenience and wonderful staff have remained the same, the recent renovations have really stripped a lot of the charm and character out of the hotel. It is a unique space and the rooms used to celebrate that with art highlighting the history of the area. Now the rooms have been given a generic coat of paint and the history has been swapped out for uninspired wall art that looks like it was found at a home goods store.

- Brenda (6/5): - Breakfast lady was not friendly, room was not real clean, location was good. Told the front desk we didn’t have a phone as their was no cord for phone to wall outlet, maintenance never did show up to put one in, no bags for ice bucket, had to go to front desk for one.

- kristin (4/5): Can walk to arena but not worth the cost - It was close to the arena we could walk Well they first gave us the wrong room. As we were realizing another person used a key to get in the room so they literally double booked us both in wrong room. Had to go downstairs to get correct one. The room was decent. Bed is firm and had a sofa bed for my kiddo that worked well. When about to take a shower…pile of hair was found. So no one cleaned it which is disturbing having to clean up someone else’s hair to use it. Breakfast isn’t that great. Has waffle maker, oatmeal, eggs and sausage.
