- Rosie (10/5): - Great location just outside the walls near the Pile gate. Breakfast was included at the waterfront restaurant with amazing views and friendly service. We stayed in the luxury apartment, and it was clean, spacious and very comfortable, with a view of the fort. A great base for exploring Dubrovnik and relaxing inside during our one rainy day.

The room's location in comparison to old town and to the ocean is amazing. Downside was, the room smelled bad, there were dust bunnies and a cobweb, someone's hair was in the bathroom when we first got there, and the shower door was broken.

- Betty (10/5): - The staff was very accomodating. We were early for check in but could put our bags in the room that was just cleaned, but we could move into the other room if we preferred. The first room on the bottom floor looked nice, but had a somewhat moldy smell. We were glad to get the other room which had a fresh smell. The bed was very comfy. One towel had some spots, but otherwise acceptable. Breakfast was too late, 9-1030, for us the first morning because we had to catch a boat so they put together a package breakfast. The next day i got a proper omlett with tea and bread. The heatpump and fridge worked. Don't think the TV did, but that wasn't what we were there for. One electric outlet was quite loose, but worked. But again: staff was WONDERFUL.

For as busy as the location is, Hotel Orhan is tucked away. The room had the basics, and there was a tiny locked courtyard entrance which added a layer of safety. Restaurant a short walk and right on the water.

- Jack (10/5): - This was a perfect location for us! We loved being close to the Old Town and the beach. And the owners were so hospitable answering any questions we had. Breakfast was delicious! And they provided a boxed breakfast when we had to leave very early on our tour to Mostar. Highly recommend staying here!!

I struggled to locate the Orhan Rooms, no signs visible that I could see.
The restaurant was closed due to the circumstances, so no breakfasts were available (totally understandable), but whilst the room was clean there were a number of issues…
Plaster falling off the wall
TV had no signal & the remote didn’t work.
The power sockets were loose and not secured to the wall fully.
The shower worked well, but was very tired and in need of renovations.
On the positive side, the location is excellent for visiting the Old Town, a great place to base yourself from.

- Juliana (6/5): - We arrived very early in the morning so we couldn’t check in but the waiter stored our luggage until 2pm. It’s hard to find the place, we had to ask locals. We had to deal with the waiter in the restaurant as the rooms are around the street. We were told only guests can have breakfast, even though I was going to pay for it. So since we didn’t check in yet, we were only allowed drinks. We had a small bottle of orange juice for €5.50, and coke also €5.50. Yelena took us to our room and she was very kind and helpful. We didn’t see her again. The room didn’t have tv and needed more cleaning. Some parts were very dusty. Shower door didn’t close and we had to hold the shower head but we dealt with that. Place is very close to nearby restaurants, mini market and buses. 5min walk to Pile Gate. The restaurant had beautiful views of the sea and the walls. Very disappointed about the service. Something happened that restaurant closed on our second day and we couldn’t have the breakfast that was included with our stay. No explanation or some sort of compensation given. Waiters could be more attentive to guests.

- John (10/5): Perfect location in Dubrovnik - We received a very friendly welcome checking in at the restaurant and the service at breakfast was also good. The rooms are basically good but a bit tired. There was a sofa and fridge in the room which is good for this price range and the location is hard to beat for access to swimming areas as well seconds from Dubrovnik old town. Recommeded for a stop over to be close to the heart of the action but also quiet and outside of the town walls. Breakfast was a choice of a la carte breakfast menu options and tasty.

The location is fantastic and it was so nice to wind down the evening with a beverage listening to the water in a quiet spot. Breakfast was great too. I didn't want to move on to my next city vs stay there, relax and enjoy.

Staff is very kind and helpful. Having early tours, it was promised that a box breakfast would be ready for us on 2 occasions which were both forgotten. For their mishap, they were so kind to offer a free supper and drinks. Extremely challenging to find the hotel as the check in is actually at the Orhan restaurant.

Apartment was comfortable with good air conditioning and generally well equipped - our only complaint was a lack of toiletries. Soap appeared on our second day but we'd already bought some by then! Lovely to have a tasty breakfast overlooking the sea each morning, and helpful to be able to leave our luggage in the restaurant after checking out, as we had a late flight.

- Holly (10/5): - The location was unbelievable. It was steps from pile gate and when the taxi dropped us off we just had a couple of steps to the place. The place did have some steps up to the actual apartment. The view at breakfast is the best view in dubravnik and we loved sitting there with that view. Breakfast was good. They asked if you want omelets or scrambled eggs, provide fruit and bread. The room was totally adequate for our needs as we got the smaller room available. The apartment ones we didn’t see. We ate lunch there and the grilled meat and black risotto was delicious. The people that work there couldn’t be nicer. We often stopped for a drink in the evening and they did give us a free round which was nice. I would recommend this place to anyone for the ease of getting around and the view. Taxis were also near by. I saw that some people mentioned the courtyard not being nice enough but with the gorgeous view just steps from your apartment who cares. I thought it was fine but we never used it just went to the water. When we come back we will stay here again.

Wish there were better signage to reach the hotel. Our room was on the 3rd level. so be ready to climb about 25 steps. Will definitely stay there again.

The location is spectacular, right on the water and less than a 5 minute walk to get into old town. The best part about this place was the staff. They were extremely friendly and always around. - Julian (4/5): Regular - Empezando por lo bueno la atención es buena, y te reciben con algo fresco para beber. El desayuno es muy bueno y estaba incluido, la vista desde el restaurante donde sieven el desayuno es increíble. Es donde se fulfamoron ls escenas de kingdom landing de GOT. Pasando a los aspectos negativos, desafortunadamente tuvimos problemas con el baño, se inundó y desbordo de aguas negras, por suerte lo arreglaron ese mismo dia. Al otro dia se cortó la luz en las habitaciones (la zona tenía luz, fue un problema de mantenimiento) y estuvimos hasta el otro dia después del mediodía sin luz hasta que lo arreglaron. Ambos problemas fueron por falta de mantenimiento del lugar.

The staff are very efficient and friendly. The room we stayed in ( Luxury Apartment). Was stunning with an ocean view and a view of the West wall of the old city. The restaurant has excellent food options and is very reasonably priced. I would definitely recommend this hotel. Throughly enjoyed our stay.

The worst part was on the departure - they refused to take credit card, and requested full payment in cash! (though their restaurant was taking credit cards the day before with no issues)

- Verified traveler (4/5): Avoid like the Plague - Our Ohran guest room is unsafe. There are several loose live electrical wires, mold growing on the walls, broken furniture, no fire alarm, and a missing a shower door. I have already slipped on the wet bathroom floor. The life safety issues are serious enough for the local authorities to intervene. The reviews that detail that it is a dump are correct. Those reviewers who mention a "view" never stayed in our courtyard-facing room. When I read about a terrace, I didn’t expect an interior-facing courtyard that is also home to the garbage bins and also has some rickety, broken old furniture and is ready to collapse even under the weight of a small child. My pictures accurately show the conditions of the room and the terrace.
We complained to the managers and were given a room and private bathroom with a working shower. The hot water tank stored for only one short in duration, hot shower. My spouse had several cold showers. The mold was still present and obviously growing in this room as well. The room did have AC.
The location is very good. The staff is very nice, and the breakfast was quite tasty. Dubrovnik had a limited supply of rooms in our price range once we arrived. Otherwise, we would have left.
I don’t understand the how some reviewers rated this hotel so highly. I have studied the photos online again and they do NOT match conditions that I witnessed and endured.
The place is a safety trap that should not house anyone until the electrical and mold issues are address

- Sevara (8/5): - Staff was amazing, so helpful and friendly. The room was moldy and the dump smell was really strong. Luckily it was one night only as I started coughing in the morning because of the mold. Also the room floor was very dirty. Overall it was good and close to all the amenities

The luxury apartment 2 had two spacious rooms - living and bedroom, sparkling clean, comfortable and quiet, with great views. The service couldn't be better - we dined at an amazing Orhan restaurant steps away (same owner). The food was the best we tried in Dubrovnik- seafood and fish tasted like nothing we have tried before. Very friendly at the restaurant, as well, we had a half board included and had breakfast and delicious lunch or dinner. Location was literally 2 minutes from Pile gate and 2-3 min from Sulic beach with amazing water and views, and it was shaded till about noon and after 4 - a big plus, if you don't want to use too much sunscreen.

Hotel Orhan was perfect and easy to find, within walking distance from both the shuttle stop and taxi drop-off point. Upon arrival, you walk to the restaurant to check in, which is also where you have breakfast.
The apartment was light and airy with plenty of windows. The rooms were clean, and the air conditioning in both the living room and bedroom worked well (much needed as it was 40 degrees). Having a kitchenette was great, allowing us to make drinks and keep them cold in the fridge.
The breakfast was lovely, featuring fresh warm bread, croissants with butter, jam, cream cheese, omelette, fruit, orange juice, and tea or coffee. The best part of breakfast was the stunning views of the harbour.
The hotel is well-placed, just a few minutes from the Pila Gate of the old town. Additionally, the supermarket and taxi stop are conveniently located across the road. Hotel Orhan is well-situated and ideal.

Checking in and out was very easy at Restaurant Orhan, just a 30-second walk from our flat. The flat itself was well-equipped, with fully functional air conditioning in every room, a fridge-freezer, and a small cooker. We were surprised by how expensive everything was in Dubrovnik, given that Croatia is usually one of the more affordable countries to visit. Despite this, the property was competitively priced. The hostess responsible for the flats was very friendly and eager to suggest activities for our stay. It was clear she put a lot of effort into ensuring our experience was as good as possible.
All in all, I would recommend staying here.

- Rachel (10/5): Perfect location for Dubrovnik - Really great stay, the location of this place is excellent, very convenient for everywhere you need to get to. I think I prefer the location to staying within the city walls as it is right by the beach and it’s a little quieter. It has a really nice courtyard too and the air conditioning works well. Breakfast is included and for this you get some drinks, bread and spreads, a cheese and ham omelette/scrambled egg (cheese/ham are optional, I am vegetarian so I asked for it to be made without ham and this was fine with the staff) and then you get a small fruit salad afterwards. The breakfast has a view over the harbour too which is really lovely- see photo.

- Lejla (8/5): Great hotel! Very close to main spots. - Nice hotel right next to the old town of Dubrovnik which is around a 3 minute walking distance to get to the main area. This hotel provides yummy breakfast in the morning which was very helpful especially since the prices in Dubrovnik are a little high. Comfortable beds and AC works great, only thing is that in some areas it wasn’t so clean in the hotel but we were able to work with it since we only stayed two nights.

We rented the one-bedroom apartment, which was lovely, clean, affordable, and in a perfect location to the old city of Dubrovnik. It had the best restaurant onsite ( and included breakfast) with a gorgeous view. The staff especially Jelena were welcoming, kind and went out of their way to make our stay fantastic. The only bad part of our stay here was that we had to leave.

Taking a breakfast at their restaurant by a splendid view is a real treat!

- h (8/5): Perfect location - It was lovely welcome from host , I love breakfast , I am vegetarian still they manage sandwich , fruit salad , omelet and ice cream . Location of property feel like you are at place of game of throne . Rooms are bit compromised but not bad . Water has small heater tank . Powerful air conditioner , Sleeping is not easy comfort but not bad .7 out of 10 thing when you choose Stay are good . Price what we paid I think every penny worth .
- Edgardo (10/5): - Beautiful and breathtaking location. The problem we had was the WiFi access. Not accessible in the room you have to go in the breakfast room. Breakfast was okay.
- Patricia (10/5): - Our flight was delayed and thankfully a late check-in at the restaurant was available. Staff were very helpful and explained that there had been a booking error, so we were upgraded. Breakfast was lovely and a great viewing spot for people watching. Location made our few days in Dubrovnik very easy.
We were unaware that cash was needed to pay, but we were given enough notice and directions to arrange.

- Linda (6/5): Great location, dates rooms and cash only - The Orhan Rooms is in a great location. There is no doubt this is the best feature. The check in process was a person giving us keys and taking us to our room, which is okay but when I went to check out the women said it was cash only. I never got notice about this nor was it mentioned when I checked in. The room was dated and there was water damage which was extensive in the bathroom which had a moldy ceiling and peeling paint. The breakfast was limited but good.
- Trudy (6/5): - This property is perfectly located to walk to Old Town and the breakfasts were fantastic. However we couldn’t get the wifi to work and the shower had mold. The room itself was clean and the staff were great.
- Teresa (10/5): - We had the best time at this property and the location couldn’t be better. The staff were incredibly kind and friendly. It’s a two minute walk from the city walls and less than 10 minutes from two amazing beaches. The air conditioning was a lifesaver in the 35 degree Celsius weather. Breakfast was delicious and filling. I highly recommend Orhan Rooms to anyone visiting Dubrovnik!

- Keith W (8/5): - The hotel was spacious and the A/C was great. Location to Pile gate was great. It needed to have mugs for tea since it comes with a hot water kettle. The light in bedroom did not work and we needed a lamp. Breakfast should start earlier than 9 am and dinner at 6:30 where other restaurants were open.

- Ryan (8/5): - Staff at the restaurant; both at the check-in and during breakfast each morning, were fantastic. Polite and always had answers to questions. Breakfasts were very good. Croissants and sliced bread as well as a choice of omelette or eggs. The room is within an apartment building adjacent to the restaurant and is only a 3-minute walk to the Old City's Pila Gate. It's a fantastic location!! The room itself was okay. Paint and plaster flaking off several of the walls, sockets were hanging off the walls and the bathroom was a mismatch of fittings and sealants, but it had a comfy bed, working shower and a toilet and thats all my partner and I needed for our stay!! Especially for the price we paid, and so close to the Old Town. I'd definitely consider staying here again.
